Alamo River RV Resort, San Antonio, Texas
- DEPOSITS/REFUNDS: Upon move-in there is a $150 deposit (paid by debit/credit card) which will be held until move-out. The $150 deposit is fully refundable when all funds (rent and utilities) are current at the time of move out. Otherwise this $150 will be used to pay the balance due with little to no refund after move-out. In the case of a refund, we will credit this to the same debit/credit card used at time of move-in. No checks will be issued.
- RULES: Guests agrees to read and comply with all rules in this agreement and the Alamo River RV Ranch & Campground Rules and Alamo River RV Ranch & Campground Pet Rules, available in the RV PARK office. It is the Guests responsibility to secure a copy of all Rules and Regulations. RV PARK may change rules at any time.
- WE DO NOT ACCEPT PERSONAL MAIL. All guests must obtain a PO BOX or a personal address to receive mail. Package delivery only- Include your Site Number for your delivery address. We are not responsible for lost or stolen packages
- AUTHORIZED VEHICLES & OCCUPANTS: The only RV, vehicle(s), and occupants permitted to stay at guest site are those listed in this agreement. Any changes must be authorized by RV PARK. All vehicle(s) must display a valid park pass always. Guest is responsible for obtaining a replacement pass if the pass becomes unusable.
- INSURANCE: Guests agree to carry their own liability and comprehensive insurance and current vehicle registration during the term of this Agreement. Guests will furnish proof of insurance to RV PARK for both personal and recreational vehicles.
- VISITORS: All visitors must register with the RV Park office, display a pass in their vehicle, must park their vehicle as determined by RV PARK at the guests site or Visitor Parking, and must be in the Guests control at all times. Guest is responsible for all of Guest visitors’ actions/behaviors. RV PARK reserves the right to charge for an overnight visitor. Visitors are considered to have visitor status for up to one week; after that time period, they become Guests and must subject themselves to a background check and appropriate fees to remain on site.
- EXTRA VEHICLES: Most guest sites accommodate two vehicles; some sites only have space for one car. If the number of vehicles at your site exceeds two, there will be a $20/month charge for each additional vehicle, and the vehicle must be parked either at the office or bath house. You may not park more than the allotted number of vehicles at your site.
- SEPTIC SYSTEM: I will use ONLY toilet paper in my RV toilet, in the bath house, and in the porta potties, and will maintain the proper amount of chemicals in my black tank. I will Not put baby wipes, paper towels, sanitary products, prophylactics, diapers, etc. in the septic system. I understand that should my RV, my actions, or the actions of my guests cause the sewer facility to fail, I will be responsible for ALL labor, parts, and repair costs, and I agree to have the card on file charged for this expense at the time of repair.
- WATER: Water hookup is available at the site. RV PARK shall be responsible only for the water line up to the faucet.
- ELECTRICAL: An electrical receptacle is available at the site. Electricity charges will be billed monthly at the current utility rate.
- TRASH – Garbage must be placed in a sealed/tied bag before depositing in the dumpster. Guests and Visitors are responsible for depositing trash, sealed in bags, and placed in dumpsters in the park.
- You will be notified 30 days in advance of any changes in utility charges.
- Package delivery only- Include your Site Number for your delivery address. We are not responsible for lost or stolen packages.
- RV REGISTRATION AND APPEARANCE: To help maintain a certain standard of appearance:
- RV Park must approve all RVs prior to stay. Management may require photographs of RVs before approval for stay at Park.
- RV must have current title and registration and a copy must be on file at the office.
- Guests understand their RV must be in good condition, power-washed on a regular basis, and well maintained.
- Before building anything at Guest’s site; the Guest must first obtain written approval from RV PARK. RV PARK reserves the right to charge for each additional structure on the site. Unapproved structures will be removed by RV PARK without notice.
- Tarps are not allowed to be used to cover the RV or any personal property, on site.
- Storing a minimum of material under RV is permissible if appearance is orderly with management approval.
- RV PARK reserves the right at any time to request the removal of any item on the site or to remove or disassemble anything built on the site or erected on the site or remove any item for any reason, without notice.
- Guests must demonstrate the ability to move/relocate RV at a moment’s notice. There are many reasons why a guest may need to relocate/change sites, and guest accept that the RV Park may need to do so at its discretion.
- SITE APPEARANCE: Guest shall keep site neat and orderly at all times
- Site must remain free from trash, debris, rusted items, unused items, and items not commonly associated with a recreational environment. Items that may be stored on a patio slab include: a patio table, chairs, BBQ grill/smoker, fire pit, umbrella/awning, and plants. Bicycles and kayaks are permissible if in good working order and stored neatly. Flags, signage, additional lighting, and other site modifications must be approved by RV PARK in writing prior to assembly and will be removed if installed without prior authorization.
- Skirting, pet fencing, ramps, decks, sheds, or any site modification or structure must be approved in writing by management prior to setup and will be subject to removal by RV PARK at Guest’s expense if assembled without prior authorization.
- Guests with approved pet fencing must maintain their own sites. Failure to do so will result in one warning, then termination of stay.
- Guests with objects on their site that prevent the easy moving and maintenance of the site will be required to maintain the site. Failure to do so will result in one warning, then termination of stay.
- All cables/wires (for internet/cable TV) must be buried, and the company that is burying the wires in question must check in with the office for approval prior to digging.
- PETS: Pet policy is strictly enforced and must be adhered to at all times:
- We have a policy against allowing certain dog breeds. Restricted dog breeds include Rottweilers, Pit Bulls/Staffordshire Terriers, & Doberman Pinschers.
- Pets, of any kind, must be on a physical leash any time they are outside of your RV.
- Pets may not be left unattended outside RV at any time.
- Aggressive pets will not be allowed on park property and will lead to termination of RV PARKS Guests stay.
- Guest understands that they are responsible for their pet at all times.
- Guest understands that they must maintain a clean yard, free of feces at all times, they will not allow pets to defecate in another guests’ yard. Guest will remove all fecal matter as soon as their pet defecates, without exception. Guests understands that failure to do so will result in one warning, then termination of stay.
- Guests understand that they have access to the dog park located within the RV park, and that said dog park is the only acceptable area for dogs to be let off leash. Alamo River RV Ranch & Campground is not responsible for injuries, accidents, or incidents within the dog park area. Guests understand that they are responsible for cleaning up after their pet within the dog park area.
- RENT INCREASE: RV PARK agrees to written notification of any rent increase at least 30 days prior to the next payment. Rent may be adjusted at any time if taxes or utilities increase or decrease.
- RECOVERY OF UNPAID BILLS: Guest acknowledges that RV PARK is hereby given a lien upon RV and Vehicles listed in this agreement to secure all site rental fees, repairs, hardware, materials, labor or services rendered to or supplied to Guest during the terms of this Agreement. Any item left on RV Park’s property 15 days beyond the expiration of this Agreement will be offered for public sale to cover site rental charges.
- PERSONAL PROPERTY: Guest agrees to release all interests and claims to ownership and possession to all personal property remaining on the site, or on RV Park’s grounds, at 12 PM (noon) the day following termination of this Agreement. Guest agrees that abandoned personal property shall become the property of RV PARK immediately and, as such, RV PARK, at its discretion, shall have the right to dispose of said personal property within twenty-four (24) hours.
- LIABILITY: The use of RV Park’s facilities is at the Guest's own risk. RV Park’s Guests are responsible for their visitors. RV PARK assumes no responsibility or liability for the safety and security of RV Guest /visitors. RV PARK is not responsible for loss or damage to RV Guest property due to theft, vandalism, fire, any casualty, or act of God. Registered Guests and all other users of this property expressly assume all risk of such loss or damage and must carry their own insurance.
- NOT A MOBILE HOME. Guests hereby acknowledge and agree that (a) RV is not a “mobile home”; and (b) the area where Guest will be located in Alamo River RV Ranch & Campground is not a “mobile home park”. Guest acknowledges that the relationship created by this Agreement is one of a property owner renting a RV parking space on a temporary basis. This Agreement does not create a tenancy or residency or any other real property right in favor of the Guest.
- DISCLAIMER: RV PARK provides its services, including but not limited to, its sites, utilities, and amenities on an “as is” basis and makes no representations or warranties of any kind, either express or implied. By staying at or using RV Park’s facilities, you agree to these terms and that under no circumstances will RV PARK be liable for direct, indirect, incidental or any other type of damages resulting from your use of any part of the Property. This includes, but is not limited to, loss or injury caused in whole or in part by our negligence or things beyond our control.
- INDEMNIFICATION: RV Guest and/or Guest(s) shall indemnify and hold harmless RV PARK, its officers, and employees from all claims, liability, and expenses, including but not limited to attorney and other professional fees, for injury to persons, loss of life, or damage to property arising out of the Guest exercise of his rights hereunder.
- RESERVATION OF RIGHTS: Alamo River RV Ranch & Campground is private property. RV PARK reserves the right to amend the rules without prior notice to Guests or visitors(s). RV PARK, at its discretion, reserves the right to refuse entry on the RV PARK property to any person and to evict current guests without a refund. RV PARK also reserves the right to refuse to accommodate current and returning Guests or visitors that have violated the Park’s rules and regulations and /or have vacated the park without paying all fees.
- TERMINATION OF AGREEMENT: RV PARK reserves the right to terminate this agreement for any reason and without notice or warning. Termination of Agreement will cause the immediate removal of Guests and property from park, either by RV PARK personnel or law enforcement, forfeiture of deposit, and without refund.
RULES
For All Park Tenants, Guests, and Visitors
THE SPEED LIMIT IS 5 MPH IN THE ALAMO RIVER RANCH RV PARK AND CAMPGROUND
1. RVs must have been manufactured within 20 years of the current year and be in good condition. RVs older than 20 years are subject to management approval. A maximum of four persons per RV allowed to occupy an RV site.
2. To extend your stay (Daily, Weekly or Monthly), please notify us the day before your planned Departure-Check Out-Paid through date, to ensure that the RV site, tent-site site or Cabin is available. Payment must be received that day or checkout time is 12:00 P.M. (11:00 A.M. for Cabins).
3. There are no refunds after check in. Rain checks are available.
4. All vehicles must display a car pass while on the Property. If you need a pass, request one at the office.
5. Only two (2) vehicles allowed per site. Additional vehicles, cargo trailers, motorcycles, boats, etc. will be charged extra and must be parked in the designated area. Please do not park in empty sites.
6. A driver license is required to operate ANY vehicle in the park, including Cars, Trucks, Golf Carts, etc. Motorcycles are not allowed to be driven in the park. ATVs AND SIMILAR ARE NOT ALLOWED, EXCEPT FOR USE BY WORK CREWS.
7. Golf Carts only, are permitted on specific roads. Please keep off the trails and grass. The trails are for walking, running & bicycling. Children under 16 must be supervised while at Alamo River; no tree climbing allowed.
8. Most pets are welcome. Dogs must be on a leash at all times. All pet owners must sign and follow the rules outlined in the Pet Policy & Agreement. Animal abuse of any kind is not tolerated.
9. Pick up after your pet. Tenants/guests are responsible to clean up after their pet in the park & dog park.
10. No smoking or vaping or pets allowed inside any community buildings.
11. Quiet hours are 10:00 PM to 8:00 AM. Please be considerate of others when playing music, etc.
12. Do Not Cut Trees; gathering dead wood on the ground is ok. Firewood is sold at the office.
13. Fires in fire rings or fire boxes only. Use of barbecue grills within ten (10) feet of any structure and/or RV is prohibited. PLEASE DO NOT BURN PLASTIC.
14. RV spaces must be kept neat and orderly. Sheds, clotheslines, tarps, tents and storage of household items, appliances, propane tanks, equipment, tools or clothing are prohibited, except in approved Storage Sheds of resin/plastic of 48 square feet or less, or as approved in writing by management.
15. DO NOT FEED ANIMALS IN THE PARK. Remember to watch for snakes when walking; be cautious.
16. Swim in the river at your own risk; it can be dangerous. Beware there are venomous snakes in this.
17. Be responsible about alcohol use. Keep it out of reach of children, and do not drink and drive.
18. NO FIREWORKS, FIREARMS, WEAPONS of any type, including BB Guns, may be used in the park.
19. NO HUNTING ALLOWED ON THE PARK PROPERTY.
20. Tenants are fully responsible for their visitors and their actions, and for any damage to property.
21. City Water (Blue Faucets) – are NOT for washing vehicles or watering the grounds. Use Well-Water (Purple Faucets).
22. Sewer hoses must be on a sewer rack and drain properly. All sewer connections must be of an approved RV sewer hose or pipe and be properly sealed at the sewage drain. A sewer hose “donut” or “L” connector is required. A $25.00 clean-up fee will be charged if your RV causes a sewer back-up.
23. Modifications may not be made to any site. Vehicles, boats, motorcycles, rugs/mats, or pools may not be kept on the grass.
24. RVs with washing machines are not allowed to use them in the park; it overburdens the septic system. Use the laundromat or off-site facilities. Do not place anything other than septic approved toilet tissue.
25. Vehicle repairs are not allowed, except minor repairs taking 2 days or less in the storage area.
26. All sites must remain free of trash, debris, and litter. Garbage must be bagged before depositing in dumpster. Tenants and Guests are responsible for depositing trash, sealed in bags, and placed in dumpsters in the park.
27. Hazardous waste materials may NOT be kept or disposed on the premises.
28. Parents are responsible for the conduct of their children. Guests under the age of 16 must be accompanied by an adult when using the restroom, laundry & clubhouse.
