Ancient Oaks RV Resort - Rockport, TX
Rental Agreement
This Rental agreement is entered by and between Ancient Oaks R.V. Resort Inc. and tenant. Under this rental agreement, the tenant agrees to rent a site/cabin at Ancient Oaks R.V. Resort at 1222 Business Highway 35 S Rockport, Texas 78382. On a daily, weekly, or monthly basis. A refundable deposit of $150.00 is also required at the time of signing this agreement. The monthly rent will be due and payable on the 1st of each month.
- Check-In: Check-In is between 3:00 – 5:00 PM. Tenants must be 18 years or older.
- Check Out: Must be Checked-Out by 11:00 AM. If you plan on extending your stay you will need to see the office for possible extension. We cannot guarantee we will have availability nor ability to keep your site or cabin.
- Reservation:
Making a reservation is encouraged. If you requested a specific site, we reserve the right to re-assign space if necessary. Rates are subject to change without notice.
- Deposit/Cancellation:
For a stay of 29 days or less, a deposit equal to the cost of your 1st nights rent is due at reservation. No Cancellation fees if you cancel 7 days before arrival, less than 7 days before arrival deposit is forfeited. The cost of your entire stay is due upon check-in. For a stay of 30 days or more, a deposit of $150.00 is due at reservation. No cancellation fee if you cancel 14 days before arrival, less than 14 days deposit if forfeited.
- Move Out Policy: Tenants are required to email a 30-day notice, failure to do so could result in a $150.00 fee and/or forfeit of deposit.
- Maximum Occupancy
- RV Sites are allowed two adults (19 years or older) and two children (18 years and younger). Additional guest will need to be approved by management and subject to fees. Maximum 2 Pets Per Site.
- Cabins are allowed a maximum of 4 people of any combination of at least one adult. Maximum 1 Pet Per Pet Friendly Cabin.
- Utilities (Applied only to Monthly Tenants)- Tenant shall pay electricity of .17¢ per kw. Price is subject to change. Meters are read on the 25th of each month and bill will be given to tenant by the 1st of each month.
- Termination: If the tenant or any member of his party violates any of the terms of this agreement, Ancient Oaks may, at their sole discretion, terminate this agreement with no refund of the used portions of the rents. Tenant is notified that they will be subject to an expedited eviction procedure pursuant to Laws of the State of Texas.
- RV/Trailer: All Trailers must be 10 years or newer, if not will need an onsite inspection completed by a Ancient Oaks representative.
- Assignment and Subletting: Tenant shall not sublet the RV spots, or any part of the Premises, or assign this agreement without Ancient Oaks’s prior, express, and written consent.
- Default: Any failure by Tenant to pay rent or other charges promptly when due or to comply with any other term or condition of this agreement shall, at the option of Ancient Oaks RV Resort, promptly terminate this tenancy and forfeit all rights of Tenant under this agreement.
- Maintenance and Redelivery of RV Spot/Cabin: Tenant shall always keep and maintain the RV Spot in a clean, free of debri and sanitary condition, and on the expiration or earlier termination of the tenancy shall surrender the RV Spot to Ancient Oaks in as good condition as when received, ordinary wear and tear and damage by the elements excepted.
- Effect of Holding Over: The parties agree that any holding over by Tenant under this agreement, without Ancient Oak’s written consent, shall be a tenancy at which will be terminated by Ancient Oaks in accordance with applicable law.
- Indemnification: Tenant shall indemnify, defend, and hold Ancient Oaks RV Resort Inc harmless from all claims and damages (including reasonable attorney’s fees and costs) arising from Tenant’s use of the RV Spot or from any activity permitted by Tenant in or about the RV Spot unless caused by the gross negligence or willful misconduct of Ancient Oaks RV Resort Inc. Tenant shall further indemnify, defend, and hold Ancient Oaks RV Resort harmless from any and all claims and damages (including reasonable attorney’s fees and costs) arising from any breach or default in the terms of this agreement or arising from any act, negligence, fault, or omission of Tenant and from and against any and all costs, reasonable attorney’s fees, expenses, and liabilities incurred on or about such claim or any action or proceeding brought on such claim. In case any action or proceeding shall be brought against Ancient Oaks RV Resort INc by reason of any such claim, Tenant, on notice from Ancient Oaks RV Resort, shall defend it at Tenant’s expense by counsel approved in writing by Ancient Oaks RV Resort Inc.
- Mandatory Arbitration: Any dispute under this agreement shall be required to be resolved by binding arbitration of the parties hereto. If the parties cannot agree on an arbitrator, each party shall select one arbitrator and both arbitrators shall then select a third. The third arbitrator so selected shall arbitrate said dispute. The arbitration shall be governed by the rules of the American Arbitration Association then in force and effect.
- Governing Law: This agreement shall be governed by, construed, and enforced in accordance with the laws of the state of Texas.
- Waivers: Waiver by Ancient Oaks RV Resort Inc of any breach of any covenant or duty of Tenant under this agreement is not a waiver of a breach of any other covenant or duty of Tenant, or of any subsequent breach of the same covenant or duty.
- Counterparts: If this agreement is executed in multiple counterparts, all counterparts taken together constitute this agreement. Copies of signatures to this agreement are effective as original signatures.

MANAGEMENT RESERVES THE RIGHT TO EVICT OR REFUSE SERVICE TO ANY PERSON(S) WHO BREAK OR DISREGARD ANY RULES WITHOUT REFUND. MANAGEMENT RESERVES THE RIGHT TO REFUSE ANYONE. MANAGEMENT RESERVES THE RIGHT TO MAKE CHANGES TO THE RULES, REGULATIONS AND FEES WHEN NECESSARY
THIS PROPERTY IS UNDER 24 HOUR SURVEILLANCE. EQUIPMENT IN USE IS TO AID IN THE PROTECTION OF ANY CRIMES COMMITTED AGAINST THIS BUSINES
RV Resort Rules
- QUIET TIME: Quite Time is between 10 p.m. - 7 a.m. — please be considerate of others.
- No loud music at any time.
- SPEED LIMIT: Please observe a speed limit of no more than 10 mph. This is a family facility children and pets are at play.
- RENT: Rent is due on the first day of every month. There is a ten-day grace period- after the 10th day there is a $10 a day late fee added per day per site.
- MOVE-OUT NOTICE: 30-Day notice will need to be given. Deposit will be non-refundable if not.
- SEWER: Sewer connection- needs a positive sewer seal at both ends of sewer hose is required. Texas law requires that a sewer hose must be fastened using a connector or a rubber donut.
- CHILDREN: We want the children to be safe & have a good time, but always under the watchful eyes of a parent/guardian. Children under 12yrs old must be accompanied by an adult. CHILDREN ARE NOT ALLOWED TO BE DRIVING GOLF CARTS. We are not responsible for their safety or welfare. You are liable for their behavior and actions.
- PETS: Please maintain your pets on a leash at all times. The limit is 2 pets per site unless approval from management and subject to additional fees. Owners must clean up after their pets in all areas of the park, including sites. Do not leave pets tethered on a leash or chain or in a pen outside overnight or when you are absent. Absolutely no pets other than service animals are allowed in the office or laundry! The same rules apply for cats as for dogs. Cats are inside pets only. If outside, they must be on a leash with the owner at all times. These rules are for health reasons as well as the respect for others. NO AGGRESSIVE PETS ARE ALLOWED IN THE PARK.
- NO pet pens/canopies in grass
- Those that choose to violate this policy will receive as follow
- First Offense — Warning and/or $50.00 Fine
- Second Offense - 100.00 Fine
- Third Offense - $200.00 Fine
- Final Offense — Termination of Agreement and Immediate Eviction.
- TRASH: Dumpster located in the park is for personal trash only NO FURNITURE. All garbage must be bagged & tied, boxes broken down. DO NOT leave trash outside by your
- RV. Cleanliness of the park is important to us. Sites are to be kept clean and orderly, as determined by management.
- LAUNDRY: Please leave laundry as you would like to find them. If they need attention, please notify the manager.
- Water: Water is a limited resource and should be treated as such. Washing vehicles/RVs in the park is prohibited without a day permit, however; keeping your RV clean and in good repair is required. You must have nozzle on your water hose that enables you to shut water off while not in use. Tenants will need to make sure their equipment is not leaking if Ancient Oaks equipment is malfunctioning please contact front office.
- Internet/Cable: Wireless Internet is for our guest Cable is included at all sites. The Coax hookup is located on the lower part of the meter box
- Amenities: All our amenities such as (but not limited to) restrooms, laundromat, pool, gym, rec room grill area, and outdoor meeting area are available to tenants and registered guest. Please obey all rules of the park and rules posted at each area.
- Fish Cleaning: Guest are required to properly dispose of all waste from cleaning fish or leftover bait. DO NOT LEAVE OUT as this attracts rodents.
- Sites/Cabins: Plants are allowed so long as they are potted, set nicely on your pad and kept clean. No area rugs, plants, or personal items on grass. Maintenance will be maintaining grass on biweekly schedules (Weekly if needed). Ancient Oaks nor third party Lawncare Company will be held responsible for damages of personal items left in grass area. DO NOT PARK IN THE ROCKS/GRASS. If damages to our lawn occur, up to a $200.00 fine will be issued. Do not fix damages, you will need to contact front office for repairs. CLOTHS LINES ARE NOT ALLOWED. ELECTRIC SPACE HEATERS ARE NOT ALLOWED. NO CHEATER BOXES OR PIGTAILS ALLOWED.
Ancient Oaks RV Resort Inc. is not responsible for any electrical components on RV' s.
- NO FIREWORKS ALLOWED. NO OPEN FIREARMS DISPLAYED.
- PARKING: Two vehicles only per RV space if your space is large enough. Please Park parallel to your RV out of the main drives. Do not park on the in the GRASS/ROCKS! Vehicles cannot be parked on the street. Do not park in empty sites you will be charged the daily price; they may be reserved for another tenant arriving and your vehicle will be an issue. RV Sites are for Two Motor Vehicles.
- NO OFF-ROAD VEHICLES OR CARGO TRAILERS ALLOWED! NO SPAS/POOLS ALLOWED!! Each Site may have one golf cart.
- CONDUCT: Disorderly conduct, drunkenness, illegal drugs, obscene language, obnoxious, disruptive or vulgar behavior will not be tolerated. They will be reason for immediate eviction without refund.
- DRUGS: Illegal drugs of any form are prohibited on the property of Ancient Oaks RV Resort. Person(s) caught in violation of this rule are subject to immediate eviction without a refund. Person (s) knowing of any illegal activity are encouraged to notify the management immediately. Any information reported will be strictly confidential.
- LIABILITY: All park facilities and equipment of the park is intended for the convenience of the guests. All persons using the facilities do so at THEIR OWN RISK and consent. The park management is NOT RESPONSIBLE for accident due to fire, theft, wind, flood, personal negligence, acts of God or other unfortunate circumstances. The registered guest is financially responsible for all individuals and or pets at their site or in the park and for any/all damage to the facility.
