RV Pad License Agreement
- Parties. This is a site service agreement (“Agreement”) between Beck & Bella Ventures, LLC dba Austin Hills RV Park (“Campground”) and the Signee and Signee’s guests of this agreement. (“Licensee”).
- RV Pad Site License. Campground hereby agrees to temporarily license services to an RV Pad Site (“RV Site”) on Campground’s property. Campground has the right to relocate Licensee to any RV Site on the Campground’s property. Campground will provide twenty-four (24) hours’ notice to the Licensee prior to any such relocation.
- Term. The term of this Agreement shall commence on the date of Licensee’s arrival (“Effective Date”) and end after the 29th nightly stay. (the “Initial Term”). Licensee and Campground agree to automatically extend the licensed use to the RV Site for an additional 29 nights, unless terminated by either party.
- Rates and Charges. Licensee shall pay Campground a License Fee for use of the RV Site. The License Fee is the amount verbally quoted prior to Licensee’s arrival and reflected in the formal digital quotation Licensee agreed to prior to making payment. The License Fee shall be paid in advance and without demand beginning on the Effective Date of this Agreement and lasting for a period not to surpass 29 nightly stays. Unless terminated by either party, Campground and Licensee agree to automatically extend the licensed use of the RV Site for an additional 29 nightly stay thereafter. All payments are due and to be made payable to the Campground electronically via the manner outlined by the Campground. Use of Water, Wastewater and Trash service are included in the use of the RV Site. Licensee understands that Licensee is personally liable to pay the total amount of Licensee’s reservation prior to their scheduled check-in date, or at such earlier date communicated. If Licensee fails to pay the total due, Licensee agrees that Campground may charge any remaining balance (in additional to any damage charges or other amounts owed under these Terms and Conditions) to any credit or debit card on file with Licensee’s reservation. Any amounts due after 30 days will be subject to the maximum late charge permitted under state law.
- Valid Payment on File. Licensee will always maintain a valid form of payment on file with the Campground. Licensee acknowledges that the Campground will automatically bill the Licensee to extend Licensee’s RV Site license in 29 night increments. Licensee’s past Electrical consumption will be added in with these charges. If the Licensee has a declined charge, they will provide an alternative method of payment within 24 hours of the decline notification.
- License Fee Increases. The License Fee for use of the RV Site may be increased by Campground providing Licensee 7 days advanced Notice.
- Initial License Payment. Initial License Fees plus any Deposits are due prior to Licensee’s arrival to the Campground. Licensee acknowledges that they will not be permitted to connected to, nor utilize any services of the Campground and its RV Sites until the initial License Fee has been paid in full.
- Extended License Payments. In the event Licensee and Campground decide to extend the License to the RV Site for an additional 29 evenings, Licensee shall ensure all License Fees, as well as Electric usage, is paid no later than the 1st of each month (“Due Date”).
- Late License Payments. If, on the day after the Due Date, Licensee has not paid the total amount due under the terms of this Agreement, Licensee will be (1) Charged a $25 Late Fee as well as (2) be notified via a “Past Due” notice. The Past Due Notice will be communicated via either (1) The placement of a physical notice on the door of Licensee’s RV (2) a Phone call to Licensee, (3) an Email to Licensee and/or (4) a Texted Notice to Licensee to the phone number Campground has on file. Licensee will have 24 hours to remit their License Fee via electronic payment. Licensee’s failure to remit their License Fee payment shall be cause Licensee to be considered in default of this Agreement.
- Abandonment of RV Site. If Licensee vacates prior to the end of their license, the RV Site shall be deemed abandoned with all unutilized evenings of the license reverting back to the Campground. Campground does not prorate nor provide refunds of License Fees for unutilized evenings.
- Security Deposit. Prior to the Arrival to the Campground, Licensee agrees to pay Campground a deposit of $ 150.00 (“Security Deposit”). This deposit is to reserve the RV Site, cover the administrative expenses of setting up and removing the Licensee from all Campgrounds administrative systems, as well as cover the final clean-up, preparation, and electrical usage of the last month of the RV Site. In the event the Electrical usage is more than the Security Deposit, Licensee will be billed for the difference. The Security Deposit shall not be refunded to Licensee upon termination or expiration of this Agreement.
- Electric Utility. Licensee shall pay Campground all electrical power charges used by Licensee in connection with the use of the RV Site. This amount is based on the variable/prevailing Energy rate /kWh and is calculated by the Campground according to TEX. UTIL. CODE § 184.034. The beginning meter reading as of the Effective Date of this Agreement shall be captured at time of occupancy. If, at any time during the term of this Agreement, Licensee becomes delinquent in the payment of electric services, Campground shall withhold electric services until Licensee pays the delinquent amount, pursuant to TEX. UTIL. CODE § 184.036.
- Rules and Regulations. Licensee and their guests, invitees and all occupants shall comply with the written Rules and Regulations provided to Licensee. Park Rule & Regulations can be found at the end of this License Agreement. Licensee agrees to comply with all state and federal laws, rules, ordinances, and regulations applicable to Campground’s property.
- Campground’s Right to Terminate Agreement. Campground may terminate this Agreement for any reason by providing Licensee a Notice to Vacate the RV Site (“Agreement Termination Notice”). Licensee agrees to surrender peaceful possession of the RV Site to Campground within one (1) day of the date provided on the Agreement Termination Notice. The one (1) day notice shall not be required if termination is the result of an Act of Default (as defined below). Licensee acknowledges that no part of their Security Deposit nor License Fee shall be refunded.
- Default by Licensee. The following acts constitute defaults by Licensee (“Acts of Default”):
a. Failing to timely pay the RV Site License Fee or other lawful charges when due under this Agreement as outlined above;
b. Giving false information to the Campground.
c. Licensee, Licensee’s guests and/or other occupants failing to comply with this Agreement, Campground Rules and Regulations, or committing serious misconduct or criminal acts;
d. Remaining on the Property after having been served with a Notice of Termination and remaining on the property past the date indicated in the Notice.
16. Towing Policy. Licensee default under the terms outlined above, may cause Licensee RV and other Personal Property to be removed from the Campground. In the event of removal, Campground will tow and impound all personal property located on the RV Site, including but not limited to Licensee’s RV, any/all Licensee’s vehicles, as well as aggregate, remove and store and Licensee’s expense any personal belongings. No advanced notice will be provided to Licensee other than the date indicated in the Notice to Vacate Premises notice. Licensee’s property is subject to removal at any time after that date.
17. Condition of RV Site. By executing this License Agreement, Campground represents that the RV Site is in good condition and is adequate for Licensee’s use. Upon termination or expiration of this Agreement, Licensee agrees to surrender the RV Site to the Campground in a similar condition, free of any personal property. If Licensee fails to surrender the RV Site in good condition, Campground will assess reasonable charges to Licensee for returning the RV Site to its original condition and retains the right to charge Licensee for such expense to Licensee’s payment method Campground has on file.
18. Assignment. Licensee shall not have the right to assign or sublet the RV Site hereunder to any person or persons.
19. Attorneys’ Fees. In the event any legal proceedings are instituted to collect unpaid fees and charges as outlined above, Campground may collect from Licensee all reasonable costs, court costs, and attorneys’ fees incurred by Campground in pursuing such action. In the event that an Attorney is not involved, Campground employee time will be charged at a rate of $150/hour.
20. Waiver. Campground’s failure to enforce or insist on strict compliance with the terms and conditions of this Agreement shall not be deemed a waiver of the above agreed to terms and conditions.
21. Notices. All written notices and communications regarding this Agreement, including notices sent pursuant to TEX. PENAL CODE § 31.04(c), shall be sent by certified mail or courier to the RV Site, Campground, or Address on the identification provided by Licensee upon arrival. Notices will also be provided in electronic format via text and/or email. Notices shall be deemed effective as of the date of mailing by certified mail.
22. Pets. The Campground allows Licensee to have two (2) pets on the property that are not on the Aggressive Breeds list as outlined in the Campground’s Rules & Regulations. Licensee is responsible for the pet’s behavior, health and safety, waste, and noise level. Licensee agrees to clean up after his or her pet and to be considerate of other RV park Licensees. Licensee is liable for any damage or injury caused by his or her pet. Dogs over 20lbs adult weight must be approved in advance. Barnyard animals and exotic pets are not allowed. Emotional Support Animals must meet our standard pet restrictions. Further, by acceptance of these Terms & Conditions, Licensee represents having had reviewed and accepted the “Animal Waiver” outlined below.
23. Valid Payment on File. Licensee will always maintain a valid form of payment on file with the Campground. Licensee acknowledges that the Campground will automatically bill the Licensee to extend Licensee’s RV Site license in 29 night increments. Licensee’s past Electrical consumption will be added in with these charges. If the Licensee has a declined charge, they will provide an alternative method of payment within 24 hours of the decline notification.
Campground may also process a charge to Licensee’s account for purposes of cleaning or repairing the RV Site if Licensee vacates the RV site without paying Campground the total amount due under this Agreement. If Campground uses the payment information for the reasons described above, Campground will provide Licensee a statement of account listing the charges by mailing a statement to the mailing address provided by Licensee at time of arrival.
In the event of reversal and/or denial of legitimate charges by Licensee, a fee of $100 plus attorney fees will be charged.
24. Severability. If any provision of this Agreement is held illegal, void, or unenforceable in a judicial proceeding, such provision shall be severed and shall be inoperative, and the remainder of this Agreement shall remain operative and binding on the parties.
25. NO LIABILITY. TO THE EXTENT PERMITTED BY LAW, LICENSEE HEREBY INDEMNIFIES, RELEASES, AND AGREES TO PROTECT AND HOLD HARMLESS CAMPGROUND, ITS OFFICERS, OWNERS, EMPLOYEES, AND AGENTS (“CAMPGROUND PARTIES”), FROM AND AGAINST ALL CLAIMS, CAUSES OF ACTION, AND/OR LIABILITY ARISING OUT OF OR RELATED TO LICENSEE’S USE OF THE RV SITE, CAMPGROUND’S PROPERTY, AND/OR ANY CONDITION THEREON, WITHOUT LIMIT AND WITHOUT REGARD TO THE CAUSE OR CAUSES THEREOF OR THE GROSS NEGLIGENCE OF CAMPGROUND PARTIES.
LICENSEE HEREBY RELEASES, WAIVES, DISCHARGES AND COVENANTS NOT TO SUE the Campground, its owners and agents (collectively, Beck & Bella Ventures, LLC), from any and all liability to me, my children, my invitees/guests, personal representatives, and heirs for any loss or damage on account of injury to person (including death) or loss or damage to property relating to, or arising out of, use and occupancy of the Campground property, facilities, golf carts, amenities, pools, water park, jumping pillow and hot tubs (collectively, the Premises) and any dangers and hazards associated with acts of nature such as changing weather conditions; high winds; thunder and lightning; temperature fluctuations; falling trees; tree limbs, ice; or encounters with wildlife.
LICENSEE HEREBY AGREES TO INDEMNIFY, SAVE AND HOLD HARMLESS the Campground from any loss, liability, damage or cost (including attorney fees) Licensee may incur due to injury (including death), damage or loss of property relating to use of the Campground by Licensee, their children, and/or their invitees/guests or due to any incidents that may occur during Licensee’s stay. Licensee understands that, although the Campground Management makes every reasonable effort to provide a secure environment, the security of Licensee, Licensee’s belongings, and all persons registered in Licensee’s party is at Licensee’s sole responsibility.
As a courtesy, Campground employees, if so requested, may assist with directing Licensee to Licensee’s designated RV Site. It is Licensee’s sole responsibility to ensure that the site will accommodate Licensee's specific trailer/RV and that Licensee will not hit any branches, bollards, trees, etc. when positioning Licensee's RV on the RV Site. Licensee agree to indemnify and hold the Campground, its owners and agents harmless from any loss, liability, damage or cost (including attorney’s fees) that may result from an employee assisting or directing Licensee onto a RV Site.
Furthermore, Licensee release, waive, discharge and covenant not to sue Campground Management for any and all liability, loss, or property damage relating to an employee assisting/directing Licensee to Licensee's site.
26. Right to Revoke. Licensee acknowledges that this Agreement provides Licensee with a revocable license for use of the RV Site. This license may be revoked at any time at the unilateral discretion of the Campground.
The Campground is privately owned, and Campground management RESERVES THE RIGHT TO REFUSE/REVOKE SERVICE to anyone for any reason except for those prohibited by law. Campground management reserves the right to require any person or party it deems necessary, to leave the campground based on violations of Park Rules or behavior management deems inappropriate or disturbing to others. Harassment or mistreatment of our staff or other guests, including but not limited to, threats to staff, racist comments or hate speech, will not be tolerated under any circumstances.
27. Final Acceptance of Agreement. This Agreement becomes effective only when the Licensee has paid both their Security Deposit and First Month’s license of the RV Site, and Campground has acknowledged acceptance of Licensee in writing as having been accepted to be on the property.
28. Licensee’s Acknowledgement of Intent to enforce applicable law. ACCORDING TO TEXAS PENAL CODE SECTION 31.04, a person commits theft of service if, with intent to avoid payment for service that the actor knows is provided only for compensation, the actor intentionally or knowingly secures the performance of the service by agreeing to provide compensation and, after the service is rendered, fails to make full payment after receiving notice demanding payment. “Intent to avoid payment” is presumed if the actor absconded without paying for the service or expressly refused to pay for the service in circumstances where payment is ordinarily made immediately upon rendering of the service, as in recreational vehicle parks. That is, any guest who leaves without paying for site services or who refuses to pay for site services when due may be subject to criminal prosecution.
As such, we will prosecute any violations under the following laws:
“THEFT OF SERVICE LAW.” ACCORDING TO TEXAS PENAL CODE SECTION 30.05,
a person commits an offense if the person enters or remains on or in property of another, including a recreational vehicle park, without effective consent and the person had notice that the entry was forbidden, or received notice to depart but failed to do so. That is, any guest who receives notice to leave and refuses to do so may be subject to criminal prosecution. If we ask Licensee to leave, Licensee must vacate Campground’s property. We will prosecute any violations under the
“CRIMINAL TRESPASS LAW.”
Evacuation. Notwithstanding anything herein to the contrary, Campground hereby reserves the right to require Licensee to evacuate the RV Site and/or Campground’s property in the event of an emergency or catastrophe, as determined by Campground, or as Campground otherwise determines is necessary for the protection and/or safety of Licensee and/or any other person(s). When notified of any such evacuation by Campground, Licensee hereby agrees to, and to cause Licensee’s guests, invitees and occupants to immediately evacuate from the RV Site and/or Campground’s property, as required by Campground, and remain a safe distance from the affected area until Campground notifies Licensee that no further hazards are present, and that Licensee is permitted to return.
CAMPGROUND SHALL NOT BE LIABLE TO LICENSEE FOR ANY COSTS OR EXPENSES SUSTAINED OR INCURRED BY LICENSEE IN THE EXERCISE BY CAMPGROUND OF ITS RIGHTS IN THIS PARAGRAPH AND LICENSEE HEREBY WAIVES ANY AND ALL CLAIMS AND/OR CAUSES OF ACTION AGAINST CAMPGROUND FOR DAMAGES BY REASON OF INTERRUPTION OF LICENSEE’S USE OF THE RV SITE BECAUSE OF THE EXERCISE BY CAMPGROUND OF ITS RIGHTS IN THIS PARAGRAPH. FURTHERMORE, LICENSEE HEREBY EXPRESSLY ASSUMES ANY AND ALL RISKS ASSOCIATED WITH ANY FAILURE BY LICENSEE TO COMPLY WITH ANY SUCH REQUIREMENT OF CAMPGROUND, WAIVES ANY AND ALL CLAIMS (INCLUDING, WITHOUT LIMITATION, CLAIMS FOR DEATH, PERSONAL INJURY AND/OR PROPERTY DAMAGE) THAT LICENSEE HAS OR MAY HAVE AGAINST ANY OF THE CAMPGROUND PARTIES, AND AGREES TO INDEMNIFY AND HOLD HARMLESS THE CAMPGROUND PARTIES FROM AND AGAINST ANY AND ALL CLAIMS, CAUSES OF ACTION AND/OR LIABILITIES, ARISING OUT OF OR IN CONNECTION WITH THE FAILURE OF LICENSEE OR ANY OF ITS GUESTS, INVITEES OR OCCUPANTS TO COMPLY WITH THE PROVISIONS OF THIS PARAGRAPH.
The provisions of this paragraph shall be binding on Licensee and all of Licensee’s heirs, legal representatives, successors and permitted assigns.
Licensee acknowledges that they read the enclosed Terms & Conditions of their stay, enclosed Animal Waiver, as well as the Campground’s Park Rules & Regulations. By Licensee’s acceptance of these Terms & Conditions, they express their agreement to be held to this agreement as expressed herein. In addition, Licensee understands that Licensee is responsible for the actions of all persons in the Campground visiting and/or staying at Licensee RV Site, including any children, and any guests. On behalf of Licensee, and or anyone staying with or visiting Licensee; Licensee herby grants the Campground and its affiliated entities and promotional partners the right to include any photographic, video and other visual portrayals of each person in Licensee’s party in any medium and for any purpose.
Animal Waiver
Licensee hereby agrees to the following regulations and conditions relating to Licensee’s pet while staying at the Campground:
- Excluded Areas. Licensee agrees to keep their dog out of the following areas including, but not limited to, food and beverage areas, the pool and pool deck, Ranger Station, playgrounds and pavilions.
- Excluded Dogs. Licensee agrees that the Campground has the sole discretion to exclude dogs. The basis for exclusion may include, but is not limited to the following: breed-specific exclusions; due to their Licenseeng age are exempted from state or local law vaccination requirements; are sick; are in heat; are aggressive, vicious, dangerous or potentially dangerous; require muzzling; or are easily frightened or sensitive, resulting in disruptive behavior (such as fighting or biting) in response to a stimulus.
- Supervision. Licensee agrees to keep their dog on a leash or in a carrier while in all public areas of the Campground. Licensee further agrees to always have their dog with them or a designated individual and understand that Licensee may not leave the dog unattended in the cabin or at the RV Site. Licensee agrees to prevent noise or any other disturbance by Licensee’s dog, in the interest of other guests at the Campground.
- Vaccinations. Licensee represents and warrants that their dog is up to date on all vaccinations (including rabies and distemper) and flea treatments.
- Disturbances. Licensee agrees that, should their dog create any disturbances, which cause complaints to be made to the management by other guests or employees of the Campground, at the request of a Campground employee, Licensee will immediately make arrangements to house their dog elsewhere outside the Campground. Additionally, Licensee understands and agrees that if they do not find alternative housing for their pet after being asked to do so, they will be asked to leave the Campground and will not be issued a refund.
- Assumption of Risk and Release. Licensee understands that permission to have their dog at the Campground is a privilege and not a contractual right. Such permission is expressly conditioned upon their adherence to the terms of these rules and other rules in effect at any given time. Licensee understands that the Campground may revoke such permission at any time for any reason. Additionally, Licensee hereby assumes all responsibility of risks, injury, damage, and/or all other harms that may occur while their dog is at the Campground or caused by Licensee’s dog. Further, Licensee hereby knowingly and voluntarily expressly releases and discharges the Campground, its owner, its agents, its parent companies, members, managers, directors, officers and employees (“Released Parties”) from any and all claims, damages, liabilities, injuries, demands, or causes of action, both present and future, whether known, unknown, anticipated or unanticipated, that Licensee or Licensee’s guests or invitees may have against any of the Released Parties arising out of or incident to Licensee’s dog’s presence in the Campground, whether arising from any act or omission, whether negligent or otherwise, of Licensee, Licensee’s dog and/or any guest or invitee. Licensee further agrees to indemnify each of the Released Parties for all such claims, damages, liabilities, injuries, demands, or causes of action, including costs, expenses, and attorney’s fees arising as a result of or related to the presence of Licensee’s dog at the Campground. This provision shall be fully enforceable of the law.
Acknowledgment. By Licensee’s acceptance of this License Agreement, Licensee acknowledges that they have read the foregoing Terms & Conditions as well as Animal Waiver, and fully understand its provisions and implications. Licensee’s acceptance of this License Agreement is entirely voluntary and intended to be binding on Licensee, their heirs, executors, legal representatives and assigns.
Licensee has read this License Agreement and understand it is their responsibility to abide by its terms. Licensee further understands that it is Licensee’s responsibility to ensure that their guests and invitees also comply with the terms of this agreement as well as the stated Park Rules & Regulations that follow. Failure to adhere to the policies and rules set forth herein will result in termination of Licensee’s license to be in the Campground, resulting in Licensee’s removal from the Campground without a refund.
PARK RULES & REGULATIONS
Site Changes: Licensee has been assigned a specific RV Site, if Licensee wishes to move, please check with the Campground Manager. Due to reservations and maintenance, moving may not be possible. Please inquire before moving sites.
Sewer Hose Connections: Sewer hoses must end flush into drain line and area kept clean and hygienic at all times
Occupants per RV: Only TWO Occupants per RV are permitted. All RV Occupants must be approved by the Campground prior to occupancy. Licensee shall lose their license to occupy the Campground and forfeit any deposits held and unused days of their LIcense by campground if any new occupant is discovered residing on the premises that have failed to register with the campground.
Structures: No attaching structures, decks or rooms to one’s RV.
Open Fires: Open fires are not allowed in our park. Fires must be in firepits or designated fire rings.
Firearms: Shooting of or Pointing of a Firearm at another guest on site will result in RV Site license forfeiture.
Site and Park Navigation: Please be respectful of Licensee’s neighbors and do not walk between sites when navigating the park. Please use main roads, sidewalks, and designated public paths to walk around the campground.
Washing: Washing RVs or vehicles is only permitted with 1 bucket of water and a sponge. Hose washing is not permitted, as it can result in a mess and disturb Licensee’s neighbors.
Rugs: Rugs bigger than 3’ x 2’ are not allowed as it kills the grass and we want Licensee’s site to look good for both Licensee and the next guest.
Pet Policies
- Breeds: No Aggressive Breed of Dogs On Site….EVER: Aggressive breeds are: Doberman Pinscher, Pit bull, Rottweiler, Chow Chow, Wolf dogs and wolf hybrids, Presa Canario (Canary dog), Akita.
- Weight: Dogs over 20# adult weight must be approved in advance. Barnyard animals and exotic pets are not allowed. Emotional Support Animals must meet our standard pet restrictions.
- Leash: All pets must be on a leash at all times. This helps Licensee, Licensee’s pet, and other guests and other guests’ pets stay safe. Please do not tie Licensee’s pet to our trees, doors, or posts. Pets are also not allowed to run alone unless deemed a designated dog park.
- Cleaning Up After Pet: Be a good neighbor and please use the dog walk area and clean up after Licensee’s pet always. Do not let Licensee’s pet deposit waste on Licensee’s site or any of our other guests’ sites. Failure to clean up after Licensee’s pet will result in Licensee being asked to leave without a refund.
- Leaving Pets Unattended: Pets may not be left unattended in our park. Please do not tie Licensee’s pet to a tree and leave. Leaving Licensee’s pets unattended is dangerous for Licensee’s pet as many factors including weather, power outages, etc. can affect Licensee’s pets well-being while Licensee are away.
- Pet Vaccinations: Due to Insurance Requirements, all pets must be vaccinated in our park. Please make sure Licensee’s pet’s shots are up-to-date.
- Barking: Excessive barking is not tolerated and disturbs Licenseer neighbors. Please note that excessive barking may result in Licensee being asked to leave without refund.
Vehicle Policies
- Speed Limit: The park speed limit is 5 mph. This policy is to keep Licensee, Licensee’s visitors, and Licensee’s pets safe. Exceeding this speed limit will result in a warning. Multiple warnings will require us to ask Licensee to leave. Safety is our number one priority for our guests.
- Parking: Each paid guest registration covers 1 RV per site and 2 vehicles per site unless noted. Extra vehicles will need to be parked in additional parking spot, if available. There is to be no parking on our grass. Ruts caused in Licensee’s site due to additional vehicles will result in damage charges. Trailers, Boats, and additional vehicles will cost additional fees. A nightly registration covers 1 RV and 2 vehicles only. No parking in common areas. Do not park in the middle of the road. Do not park on the side of the common road. Do not park in sites for which Licensee is not registered. Parking on the grass is not permitted at RV Sites or in common areas. ABSOLUTELY NO PARKING IN SIDE YARDS OR RV SITE. LICENSE AGREEMENT WILL BE CANCELED IMMEDIATELY.
Severe Weather: In case of severe weather, seek shelter. We love pets, so please bring them with Licensee and please do not leave them in Licensee’s RV during severe weather warnings.
Visitors: All visitors that enter the park are the responsibility of the Licensee. They are subject to these same rules. Visitors may not bring pets. Campground reserves the right to limit the number of people visiting a site.
Electrical Use: Licensees are responsible for understanding how many amps Licensee is using in their RV. Amp usage over the 50 AMPs provided can trip Licensee’s breaker. Please be mindful of Licensee’s amp usage, so that Licensee does not trip Licensee’s breaker during Licensee’s stay.
Please notify the office so that we can notify maintenance if Licensee have any electrical issues during Licensee’s stay. Guests are not permitted to diagnose our electrical pedestals per insurance and safety requirements. Maintenance is happy to help. Even if Licensee is an electrician, laws prohibit Licensee from working on our pedestals unless hired to do so.
Quiet Time Policies: Quiet time is 8 PM to 8 AM. Anyone playing loud music will be warned only once and then asked to leave without a refund.
Trash Disposal and Recycling: Trash cans are located throughout the park. Please tie trash bags completely closed and put Licensee’s trash completely in the trash container. If the first can is full, please find another container. Please do not place Licensee’s trash on the ground. Opossums and racoons are attracted to left out or disposed of food and while we think they are cute and wonderful animals, we don’t want Licensee to find a surprise night visiting racoon at Licensee’s RV Site because of incorrectly disposed of trash! Do not dispose of wires, oil, furniture, mattresses, or any toxic waste or chemicals in our trash cans. Trash is emptied once per week. Times may vary due to maintenance scheduling requirements throughout the campground. Failure to adhere to this rule may result in charges for disposal fees.
Children: Children under 18 are not permitted to reside in the park. Children who are visiting are permitted but must be supervised by an adult at all times. Horseplay, running, or disturbing other tenants is not permitted. Riding bicycles without a parent and on our main entrance road is prohibited for the safety of Licensee’s children and our incoming RV guests. Anyone under the age of 18 must be back at their site by dusk.
Drones: Drones are not permitted in our park. Please do not fly drones over people or RVs. There are several local area parks where drones are permitted for Licensee’s enjoyment.
Clotheslines: Clotheslines are not permitted in our park.
Fireworks and Firearms: Fireworks and firearms are strictly prohibited in our park. The prohibiting of fireworks includes sparklers, smoke bombs, aerials, and firecrackers. Shooting of or Pointing of a Firearm at another guest on site will be cause of site license forfeiture.
Repairs: Repairs to RVs and vehicles are not permitted in our park. We are happy to recommend a local Mobile RV Repair service that comes out to Licensee’s site to assist Licensee with any repairs.
Safety and Emergencies: Emergency Contact Information forms are required from all monthly guests. This information remains private and used only when a situation arises when we need to contact someone in the event of an emergency or is sought by law enforcement agencies. We never give personal information out to others.
If Licensee observe any activity Licensee believe to be of concern, please call: 512-474-9500, 24 hours a day. (No soliciting is allowed.)
If Licensee needs to call 911 for any reason, and time allows, please notify the Campground Manager so that they may be prepared to escort the emergency personnel to Licensee’s site.
