Backwater Jacks RV & Cabins

PAYMENT POLICY: All reservations require full payment at the time of booking.  Advance payments are by credit card.  By providing a credit card number, you are authorizing Backwater Jacks to bill your credit card for each payment amount as it comes due, including any fees incurred while at the property, outstanding balances not paid at the time of departure, and cost of damage to and/or missing property of Backwater Jacks. 

PETSNO PETS ALLOWED IN OR AROUND THE CABINS.  Quiet, non-aggressive pets are welcome in the RV park and tent camping area.  Pets must be secured at the campsite and walked on a leash.

SMOKING:  No smoking allowed in the cabins.

CHECKING IN & CHECKING OUT:  RV & Tent Guests: Check-in at 1:00 PM, check-out at 12:00 Noon.  Monthly RV Guests: Please provide 14 days’ notice of departure, if possible.  (No refunds of partial month’s rent will be given; however, electric security deposit will be settled at departure.)  Cabin Guests:  Check-in at 3:00 PM, check-out at 11:00 AM.

QUIET HOURS: 10:00 PM to 7:00 AM.  We don't expect you to whisper during quiet hours, but we ask you to keep the noise down.   Please consider your neighbors.  IF YOU ARE LOUD or we see something that concerns us, we will let you know in the nicest way possible. Likewise, please let us know if something concerns you!

WIFI SERVICE:  We are in the country and our WiFi service is not comparable to that in the city. (Go to Settings - choose WiFi - select BWJ Guests.  Password is: caddolake.)    It will not support streaming of movies, music, etc., gaming, downloading or uploading.  (No WiFi in Cabin 4; however the guest may come to the RV park for use.)   (The Caddo Mobile Home, Turtle Shell and Blue Heron cabins have a different WiFi service.)

LIMITED CELL SERVICE:  We are in the country and our cellular service is not comparable to that in the city.  AT&T has no nearby towers.  T-Mobile and Verizon work best, but may be spotty at times. The nearest AT&T towers are in Jefferson, TX (8 mi. West) or near Hwy. 43 (4 mi. East).

MAXIMUM NUMBER OF PEOPLE  RV Site capacity is 6 people. (No tents allowed at the RV site.)  Primitive Tent Site capacity is 5 people per tent.  (No generators allowed.)  Cabin capacities are indicated in each booking. (No tents allowed at the cabins.)  DAY VISITORS, PARTIES & OTHER GATHERINGS ARE NOT ALLOWED WITHOUT PRIOR APPROVAL

MAXIMUM NUMBER OF VEHICLES;   Each site or cabin is allowed 2 vehicles (and the RV if in an RV Site).  Extra vehicles, boats, trailers, etc. MUST be parked in the Overflow Area (grassy area East of Longs Camp Rd.).  NO PARKING IN CABIN SEWER SYSTEM AREA.  NO PARALLEL PARKING ON RV PARK RIVERBANK.  NO 4-WHEELER, DIRT BIKE OR OFF-ROAD VEHICLES ARE PERMITTED.  Golf carts are acceptable (for transportation purposes).

CABIN SAFETY FEATURES:  Each cabin is equipped with a fire extinguisher which is located underneath the kitchen sink.  Smoke alarms are mounted in each cabin.  A carbon monoxide detector is mounted in the Kayak Cabin (the only one of our cabins that is equipped with gas).

SPEED LIMIT 10 MPH. Take it real slow please.  Children may be in the park and could quickly dart out into the roadway.

RV PARK RESTROOMSEntry Code for Men's Room and Women's Room located on the West side of the office building:  1025.  We strive to keep them clean and well stocked.  Let us know if they need our attention.  Bath houses are for our two-legged guests ONLY!   Pots and pans have no legs, so please do not wash them in the bathrooms. Water can be gathered at the faucet located behind the picnic table in front of the office.

RV PARK LAUNDROMAT:  1 coin-operated washer ($2.00) and 2 coin-operated dryers ($1.00 & $1.50) are accessible through the rear door of our office building.  Entry Code:  082569 + "unlock" icon.  Please promptly remove your belongings after completion of the wash/dry cycle.

BOAT LAUNCH:  Launch fee is $5.00 per day per vessel, and is waived for reserved guests only.  Launch at your own risk.

FIREARMS:  We all know what the state laws are in relation to firearms.  Obey the law.

ALCOHOL:  We ask you to use it responsibly.  Drunk and disorderly behavior will not be tolerated. 

CAMPFIRES:  Fires are allowed in the appropriate areas at each campsite unless we are under a burn ban (bring your own firewood).  PLEASE keep fires on the smaller size and do not leave them unattended.  Please douse them with water when leaving the area.  

BBQ GRILLS: Charcoal grills are provided at each cabin, and there are a few in the Primitive Tent Camping Area, but not at the RV sites.  You may bring your own grill. DO NOT PUT A GRILL OR ANYTHING HOT ON THE PICNIC TABLE.  You damage, you pay.

HOUSEKEEPING/GARBAGERV and Tent Guests:  Please keep your area clean.  Put your trash in the dumpster located on the East side of the office. DO NOT PUT FISH REMAINS IN THE DUMPSTER.  (Put remains in the river to attract more fish!)  Cabin Guests:  Place inside trash in outside trash can. Please be courteous enough to wash your dishes, put them up, and leave the premises as clean as possible.  All cabin items have been inventoried.  You'll be charged for missing or damaged items.  WE MAY ALSO IMPOSE A CLEANING FEE OF $50 AFTER YOUR DEPARTURE IF THE HOUSEKEEPING RULES ARE NOT FOLLOWED.  NOTE:  We have raccoons, so please use our dumpster rather than leave trash out overnight.

CANCELLATION / REFUND POLICY:

14 days+ prior notice - A 10% cancellation fee will be retained, with the remainder refunded within 5-10 bus.days.

13 days or less - No refund

No substitutions and no refunds for early departures, holiday reservations, Booking fees or Site Lock fees.

Monthly RV Park Guests:  No refunds of partial month's rent will be given at departure; however, the electricity security deposit will be settled.

HOLD HARMLESS:  We are not responsible for losses and/or damages to your property during your stay. All bodies of water, including the river and lake-like areas surrounding our park are not owned, operated, or controlled by Backwater Jacks.  We are not responsible for your use of the river or any surrounding bodies of water.  No jumping or diving from decks, docks or walkways. All damage to person or property arising from the use of the waterways is not the responsibility of Backwater Jacks
