Basecamp RV Park Terms and Conditions
Effective Date: May 29, 2025
Introduction Welcome to Basecamp RV Park.
By making a reservation or staying at our park, you agree to abide by the following Terms and Conditions. These terms ensure a safe, enjoyable, and respectful environment for all guests, staff, and property at 2162 Camperland Rd., Overgaard, AZ 85933.
General Terms
1. Reservations and Payments: All reservations must be made through our official booking system. Full payment is due at the time of booking. All stays of 29 nights or less are subject to a 6.38% Navajo County Transient Occupancy Tax.
2. Cancellation Policy: Cancellations on the day of or within 7 days prior to arrival receive no refund. Cancellations 8–14 days prior receive a 50% refund. Cancellations 15 or more days prior receive a full refund minus a $15 processing fee.
3. Refund Policy: No refunds after check-in, for inclement weather, failure to follow park rules, disorderly conduct, or inability to use amenities due to circumstances beyond the parks control. Management reserves discretion on all refunds.
4. Check-In and Check-Out: Check-in is 2:00 p.m. to 6:00 p.m.; check-out is 11:00 a.m. Late check-outs incur a $50 fee unless arranged.
5. Length of Stay: Stays over 30 days require management approval based on availability.
6. Guest Conduct: Guests must be respectful. Excessive noise, disruptive behavior, or rule violations may result in eviction without refund. Per Arizona State Parks regulations (A.A.C. R12-8-108), disorderly conduct (e.g., unreasonable noise, violent behavior) is prohibited.
7. Pets: Up to two pets per site, leashed, well-behaved, cleaned up after. Guests must immediately clean up pet waste; failure incurs a $25 fee per incident, charged upon verification by staff. Excessive barking or aggressive pets may result in eviction without refund. Management may restrict disruptive breeds.
8. Visitors: Only registered guests may enter. Visitors must register at the office ($5/pass), display a parking pass, and depart by 10:00 p.m. (day) or 12:00 p.m. (overnight). No visitor pets. Guests are responsible for visitors compliance. Unregistered visitors are considered trespassers, leading to eviction without refund.
9. Alcohol and Substances: Alcohol is permitted at assigned sites in moderation. Public intoxication or illegal substance use results in eviction without refund.
10. Childrens Supervision: Children under 16 must be supervised by an adult at all times.
Basecamp RV Park Terms and Conditions Park Rules
1. Site Maintenance: Keep sites clean and free of debris. Store personal items within site boundaries, not under/around RVs or picnic tables.
2. Vehicle Policies: (a) Speed Limit: 5 MPH. Exceeding this results in a warning; multiple warnings lead to eviction. (b) Parking: 1 RV and 1 vehicle per site. Extra vehicles park in designated areas, not on grass, roads, or unregistered sites. Trailers/boats incur fees. No vehicle repairs on-site. (c) OHVs: Off-highway vehicles (e.g., ATVs, golf carts) are for travel to/from sites only. Guests must carry insurance for OHVs and are liable for damages. No other OHV use permitted; violations result in eviction without refund.
3. Fires and Grills: Campfires only in designated fire rings, attended at all times. No outside firewood is permitted to prevent invasive species; use on-site firewood ($7/bundle, cash), available only when stock is on hand. Firepits are for firewood onlyno trash, food, or cigarette butts. Check burn line (928-535-6709) before lighting. Violations result in eviction without refund. Grills must comply with local fire regulations.
4. Waste Disposal: (a) General: Dispose of kitchen trash only in designated dumpsters. No large items (e.g., mattresses, tires, furniture) or unbroken boxes. A $150 cleanup fee applies for violations. (b) Septic Use: Only human waste, toilet paper, and RV-safe chemicals (e.g., Happy Camper Organic) in dump stations or sewer connections. No feminine hygiene products, wipes, diapers, or non-RV-safe items. Violations incur a $200 pump-out fee or eviction. (c) Dump Station: Free for Partial Hookup and Tent-Only guests, subject to rules.
5. Pond Rules: The pond on Basecamp RV Park property is currently not filled. Once completed, the pond will be available for swimming, paddle boarding, and kayaking. Use of the pond is at your own risk. The pond is unsupervised, and no lifeguards or staff are assigned to monitor it. Guests acknowledge that swimming, paddle boarding, and kayaking involve inherent risks, including but not limited to drowning, injury, or death, and agree to assume all such risks. Basecamp RV Park is not liable for any accidents, drownings, or injuries occurring at or near the pond, except in cases of gross negligence or willful misconduct by the park. Children under 16 must be accompanied by an adult in the pond area. Fishing or other unapproved activities in the pond are prohibited. Guests may use their own kayaks or paddle boards or rent equipment from the park; rental fees must be paid in full at the time of rental. Life jackets are required for all pond activities.
6. Navigation: Use main roads, sidewalks, or public paths. Do not walk through other sites.
7. Washing: RV/vehicle washing only with 1 bucket and sponge. No hose washing.
8. Severe Weather: Seek shelter in bathrooms or laundry room during severe weather. Bring pets to shelters.
9. Electrical Use: Sites provide 30 amps. Guests manage consumption and report issues to the office. No guest repairs on pedestals. No electric vehicle charging is permitted due to pedestal limitations; violations result in eviction without refund.
10. Laundry: Open 24/7. Do not leave laundry unattended. Basecamp is not liable for accidents or theft.
11. Restrooms: Open 24/7, except during cleaning. Children under 18 must be supervised. Keep restrooms clean.
12. Clotheslines: Not permitted.
13. Fireworks: Prohibited, including sparklers. Violations result in eviction.
14. Repairs: No RV/vehicle repairs on-site. Contact the office for local repair services.
15. Quiet Hours: 10:00 p.m. to 7:00 a.m. No excessive noise.
16. Smoking: Permitted at assigned sites, no littering. No cigarette butts or chewing tobacco in firepits or on ground; violations incur a $150 cleanup fee.
17. Vandalism: No carving, stickers, or damage to park property (e.g., trees, tables). Guests pay replacement costs; violations may involve sheriff action.
18. Glass Bottles: No glass bottles outside RVs to prevent breakage and injuries.
Liability and Safety
1. Assumption of Risk: Guests acknowledge that RV camping and recreational activities, including future pond use, involve inherent risks (e.g., weather, wildlife, uneven terrain, drowning). By using park facilities, guests waive, release, and discharge Basecamp RV Park, its owners, and agents from all claims for personal injury, property damage, or other losses, except in cases of gross negligence or willful misconduct. Guests assume responsibility for their groups actions and safety.
2. Indemnification: Guests agree to defend, indemnify, and hold harmless Basecamp RV Park from all losses, claims, expenses, and demands, including attorney fees, arising from their use of the park, guest actions, or damages caused by their RVs, vehicles, OHVs, pets, or visitors.
3. Property Damage: Guests are liable for damage to park property (e.g., utilities, landscaping, facilities) caused by themselves, pets, or visitors. Repair or replacement costs, plus a $50 administrative fee per incident, will be charged. Guests must report accidental damage immediately.
4. Insurance: Guests must carry insurance for their RVs, vehicles, and OHVs, covering damages caused during their stay.
5. Emergency Procedures: Follow staff or local authority instructions during emergencies. Emergency contact numbers and shelter signs are posted at the office. Monthly guests must provide private emergency contact information. Report concerns to (928) 242-9851 (24/7).
No soliciting.
Termination of Stay Basecamp RV Park reserves the right to terminate a guests stay without refund for violations of these Terms, including disorderly conduct (A.A.C. R12-8-108), excessive barking, vehicle/OHV violations, unauthorized visitors, improper waste disposal, vandalism, smoking debris, glass bottle use, EV charging, failure to clean up pet waste, property damage, fireworks, or non-compliance with park rules, including pond rules. For stays exceeding 180 days, eviction proceedings follow the Arizona Recreational Vehicle Long-Term Rental Space Act (A.R.S. ğ 33-2101 et seq.).
Managements decision is final.
