Bayou Black RV Park - Policies, Terms, Rules, and Conditions Agreement
Prior to your reservation being finalized for ANY length stay, this form must be submitted to show your acknowledgement and agreement to abide by our park policies, terms, rules and conditions during the course of your stay. Bayou Black RV Park management reserves the right to refuse entry or evict anyone who has shown a disregard for the park rules, WITHOUT REFUND. Agreement to these terms is assumed with ANY LENGTH stay reservation being finalized with payment.
HOURS:
* Check out time is full departure by 11 am.
* Check in begins at 2 pm until dark, whenever that might be.
* If early check in is needed, please contact park management to see if we can accommodate your needs.
QUIET TIME: 9:00 p.m. to 7:00 a.m.
VISITORS:
* Guests are limited to 4 visitors (of all/any ages) per pad space during 9am-9pm, and are responsible for the
conduct of, parking issues, and any damages or disruptions caused by those visitors while they are on the property.
* Visitors of guests are asked to be OUT of the park by 9pm.
* Please contact park management in advance, if requesting ANY exceptions to the above.
* ANY CHANGES to who is staying in your reserved pad space must be approved IN ADVANCE by park
management, even for one night.
* The pad spaces are rented to original applicant guests only.
* Any addition of NEW PETS for ANY period of time must be reported in ADVANCE to park management. Park guests may NOT feed any wild/stray animals.
* It is the guest's responsibility to notify park management of ANY changes to be made (pets, people, vehicles) to the Guest Information Sheet filled out at the start of a reservation.
* Guests do NOT have authority to allow other people not listed on the Guest Information Sheet to stay in their pad space (for any length of time) without prior park management approval - even for one night.
ADDITIONAL PERSONS:
* Reservations are for a maximum of 2 adults (age 16+) and 2 children (age 0-15) per pad.
* Additional persons beyond 2 adults (age 16+) and 2 children (age 0-15) will incur a per-person additional pad
fee and must be reported to park management in advance of a stay.
GARBAGE:
* NO CIGARETTE BUTTS SHOULD EVER BE THROWN DOWN ON THE PROPERTY GROUNDS OR LEFT IN
COMMON AREAS.
* At no time should loose trash (ex: drink/alcohol containers) be placed on the ground outside the dumpster or
thrown at the dumpster opening from a vehicle window.
* Trash should be bagged and placed in the park’s dumpster. Boxes must be broken down first.
* Household garbage should be kept inside your RV until you take it to the dumpster. DO NOT leave trash outside your RV, which will attract pests to the park.
* Pet waste should be DOUBLE bagged before disposal (i.e. poop bag tied off and then placed into your household garbage bag).
* Do not burn cardboard/paper as a method of disposal.
* Trash collection days may vary based on the vendor, and disruptions to service are outside our control. If you notice that they missed normal collection/the trash dumpster is overflowing, please notify park management so we can get that remedied.
CHILDREN:
* Children are welcome in the park but must be directly supervised at all times (if they are outside, you are outside).
* Do not allow children near the water hazard and wildlife. The park is not responsible for any physical injuries from these hazards. Park guest assumes all risks.
* Park guests are responsible for any damage caused by any children they host in the park under their reservation.

PETS: PLEASE READ CAREFULLY
* Pets are welcome at the park, but must be ON THEIR HAND HELD LEASH at ALL times.
* Pets must have all proper registrations and vaccinations at all times.
* Pets must have identification tags on their collars at all times.
* DO NOT leave pets unattended & tethered on a leash/chain/pen outside.
* DO NOT LET YOUR DOGS WANDER THE PARK LOOSELY whether you are present or not, or you will be asked to leave with no refund given. This is a liability issue for the park and insurance company requirements are in place for us.
* Please do not let your dog bark uncontrollably.
* Park guests are required to pick up after their pet every time they eliminate. Owners will be fined if they do not pick up after their pets.
* No aggressive breed dogs are allowed in the park (i.e. Pitt Bulls, Rottweilers, Dobermans, etc.).
* No dogs with a history of aggressive behavior (of any breed) are allowed.
* PET FEE is set at $0.50/day, per pet, regardless of length of stay. [pet fee goes into effect May 1, 2024]
* Maximum of 2 small or 1 large pet per guest group is allowed.
* No additional pets of your friends & guests are allowed on the property during their visits.
* If guests acquire a new pet during their stay, they must immediately notify park management.
* Reminder - please do not let your dogs swim in the fishing pond, as you will have a risk of them being eaten by an alligator or bitten by a snake. The park assumes no liability for wildlife injuries.
WATER HAZARDS:
* Be aware that the fishing pond is not fenced.
* No one should swim here.
* NO UNSUPERVISED children are allowed at the park due to water hazard and wildlife hazard.
* Remember Mother Nature and all her creatures are also potential park guests, including snakes and alligators.
* Notify park management of any dangerous wildlife immediately. (Alligators will be removed by wildlife control professionals after they reach 4 feet in length, but they are still very dangerous before that length.) Please do not approach or antagonize any wildlife you may encounter.
* The personal safety of any guests/children on the grounds is at their own risk, not the responsibility of park owners.
FISHING:
* RV Guests at the park are welcome to enjoy the fishing pond on the property!
* Fishing is for CATCH AND RELEASE ONLY.
* Louisiana requires a fishing license to fish, even on our campground property. It is the guest's responsibility to be and remain in compliance.
* Visitors of our park guests will need fishing approval from the park management in advance.
SEWER:
* A positive sewer seal at both ends of sewer hose is required.
* A sewer hose must be fastened using a connector or a rubber donut.
* If for any reason you have a leak or make a mess, you are responsible for the total clean up of the mess by a professional sewage cleanup company, as it is a health code violation.
* Any spills are also subject to an charge of $100.00 to the person who holds the reservation.
WATER:
* Be aware of any water leaks with your RV and hoses. Guests are expected to be aware on a daily basis of the condition of their property.
* If leaving town on a trip, turn your water connection off before departure.
* Guests are responsible for repairing any water leaks immediately.
* Delays to repairs will result in water being capped until/unless the repair is finished.
FIREWORKS/FIREARMS:
* No fireworks are allowed on the property.
* No open firearms are to be displayed on the property.
SPEED:
* Maximum speed inside the park is no more than 5 mph, for the safety of all (especially children at play) and in order to avoid throwing gravel/rocks.
RV's:
* ALL GUESTS during ANY LENGTH reservation MUST HAVE IMMEDIATE ACCESS TO A VEHICLE THAT CAN TOW THEIR RV, AT ALL TIMES.
* Guests must be able to comply immediately with a notice to vacate the premises for inclement weather or any other reasons.
* RV’s must be always legally registered and in operable condition.
* At no time can the wheels be removed from your RV.
VEHICLES:
* A 'vehicle' is considered to be any trailer, golf cart, spouse/roommate vehicle, motorcycle, car, truck, ATV, boat, etc. that is in addition to and apart from your RV.
* RV Pad rental includes one (1) personal vehicle in addition to your RV. A 2nd personal vehicle may fit in your pad space, depending on the combined sizes of your RV, your pad, and the vehicles in question.
* Prior park management approval is required for parking/storing more than two (2) personal vehicles of any kind at your RV space.
* The size of the RV, the size of your pad space, and the vehicle size(s) will determine what additional vehicles will or will not fit.
* Do not take up more than the length OR the width of your concrete/gravel pad with your RV and/or personal vehicle (your RV stays over the gravel, does not go over the grass).
PARKING:
* NO DRIVING OR PARKING ON THE GRASS is allowed, as this will contribute to a muddy mess.
* Guests are NOT PERMITTED at any time or for any length of time TO PARK IN A VACANT PAD SITE, which must stay open at all times for new park guests to arrive.
* INOPERABLE VEHICLES are not allowed to be stored/kept on-site.
* AUTO REPAIRS/MAINTENANCE shall be done offsite.
* ADDITIONAL PARKING for our immediate park guests will be done with approval by park management in a designated storage area at management discretion, and for an added fee.
OPEN FLAMES:
* Prior park management approval is required for ANY personal fire pits to be used, as well as placement and guidelines for use. (Please contact park management and share a photo of your fire pit & state placement of fire pit to obtain approval for use on the property.)
* At NO TIME is any open flame or burning embers/coals to be unsupervised.
* All cooking/grill fires or fire pit use must be completely out and ashes cold before they can be left unsupervised.
* Do not over-fill fire pits or leave any unattended while still burning. Please be responsible with fire pit use. All fires and outdoor cooking must be continually supervised.
PARK GROUNDS:
* There will be NO car, boat or RV washing on the property. It creates a muddy mess for you and your fellow campers and adds to our water bills.
* There should be no stakes or spikes driven into the ground, as our electrical and plumbing services are down there.
* Please protect the trees - Nothing may be nailed/screwed to the trees. Do not attach clothes lines, hammocks or any sort of tether or ziplines etc. to the trees.
* You will be responsible for any damages caused to park grounds.
SECURITY CAMERAS IN USE:
* There will be security cameras installed and in use on the property.
* Please be advised that these are for the ensured security and safety of all guests/property.
* By staying in the park, you will do so with the understanding that cameras are being used on the grounds and will be monitored as needed.
SERVICE CALLS MADE:
* Park guests are not to attempt repairs to any park infrastructure - please instead report any issues/malfunctions to the park management to remedy.
* Park guests will be required to reimburse park management for any service calls made on your behalf, IF/WHEN it is determined that the issue was actually an issue with the guest's RV or errors with hookup on the part of the park guest, not due to a park grounds/facilities issue.
* For Example: If an electrician is called by tenant request - the electrician bills the park for the service call. If the electrician determines during the service call that it is actually the RV which has the electrical problem and it is not due to any issue with the park's electrical connection, the park guest will be billed the service charge to reimburse the park for the electrician visit.
LAUNDRY HOUSE:
* Hours are 7:00 a.m. to 10:00 p.m.
* Thank you for respecting the personal space, quiet and privacy of other tenants when using the laundry house. Do NOT walk around the back or sides of the laundry house as you will be encroaching on other guests' personal pad spaces.
* Line drying of clothing outside your RV is not permitted.
* Laundry facilities are for park guests ONLY.
* Do not use park laundry machines for any large, bulky items such as comforters/quilts, or for oily/greasy items, or at ANY time for shoes/boots.
* Trash can and broom/dustpan are provided as a courtesy in the laundry house for guest use. Please bag all trash (drink cups, etc.) & your dryer lint after every use, and sweep the floor as you notice it's needed. If the trash is full, please be a nice person and dump it in the park trash.
* Park guests will be financially responsible for damage caused to laundry machines due to guest misuse.
CONDUCT:
* No loud music at any time.
* Disorderly conduct, drunkenness, illegal drugs, obscene language, obnoxious/disruptive or vulgar behavior will not be acceptable and will be cause for immediate eviction without refund.
* BE CONSIDERATE OF PEACEFUL ENJOYMENT OF OTHERS. This is a quiet place, with personal relaxation in mind. Most park guests are here for work, many work through the weekends and/or work odd hours, and none of your neighbors would not appreciate losing sleep due to noise complaints. If you are coming to party, please go to a different park.
* Please obtain prior approval from park management for any planned gatherings in excess of 4 visitors (any/all ages) at your pad site. Guests and their visitors agree to use the park and its facilities at their own risk. The manager or owner is not responsible for ANY damages, injury, or loss to persons, pets, guest RV's, or personal property. Guests are responsible for damages caused by any visitors they host.
LONG TERM TENANT POSSESSIONS:
* Guests staying long-term should not have a large accumulation of belongings outside their RV's. A good guide is for guests to need no more than 30 minutes to pack up all personal items located outside their RV if needing to depart the premises.
* If you have an abundance of items that will not fit inside your RV, please rent a storage unit off-premises.
* No external sheds are allowed.
* No fencing of any kind allowed (including dog fencing).
* No accumulation of large amounts of personal belongings under and around your RV is allowed without park management approval. If in doubt, please submit a photo for consideration.
ACCEPTABLE ITEMS:
* Include but are not limited to the following - outdoor lawn furniture, tiki torches, charcoal or gas grills, bicycles, lawn benches with storage under the lids, potted houseplants, decorations like lawn flags, fishing poles (keep under your RV), etc.
DISALLOWED ITEMS:
* Include but are not limited to the following - inoperable vehicles, auto parts, tires, storage tubs, standing ladders, and large collections of random items.
* Additionally, no work materials such as steel drums, work supplies, or industrial materials may be collected or stored at your pad site at any time.
* No trash such as broken items, plastic bags of items, discarded mattresses, or what would otherwise be considered "junk" items may be kept for any length of time on your pad site outside of your RV.
PENALTY FEES:
* Check out is full departure by 11am. Late check out = charged one night reservation fee (unless prearranged with management).
* Site left unclean or damaged = minimum of $50+ (INCLUDING loose pet excrement and/or cigarette butts left on property).
* Park rules violations may result in additional fees.
RESERVATION CHANGES:
* All final changes to site reservations should be made 24 hours in advance of arrival date 11am check in.
* Reservations may be changed to different dates (within the boundaries of the cancellation policy) but camp credits must be used within 90 days.
RESERVATION RELEASE POLICY:
* If not checked-in by 11am on the 2nd day of your reservation, and park management has not been updated on your plans, the hold on your pad site will be subject to release/cancellation and no refund issued. (Be sure to communicate with us to avoid this!)
CANCELLATIONS:
* 10+ days before your reservation starts = 100% refunded
* 4-9 days before your reservation starts = 50% refunded
* 0-3 days before your reservation starts = No refund
* Early Checkout = No refund for unused/skipped days on any length stay (including monthly reservations) with early departure
* BBRV Park is not responsible for changes in employment/job status, any unexpected life changes for our guests, or guest injury/illness impacting guest's travel or reservation plans
* BBRV Park is not responsible for any faulty internal RV systems on guest's RV, flat tires or other mechanical malfunctions, external repairs needed on RV, or guest's inexperience with connections/driving/parking/backing into a pad space
* BBRV Park is not responsible for potential outages or limitations on complimentary amenities, acts of God, or for any undesirable weather conditions.
* In the event of severe inclement weather that necessitates a mandatory full-park closure, camp credit will be given to be used on a future stay. In the event of freezing temperatures, guests are responsible for protecting their RV and leaving water on a drip. Any damage to park infrastructure due to guest negligence will be billed to the guest.
* Any cancellation for any reason will incur an administration fee to process a refund.
* Please contact us in writing via email or text, then follow up with a phone call, regarding any cancellations.
* Please allow up to 2 weeks for refunds to be processed. Refunds will be electronically applied back to the original method of payment.
ELECTRICITY:
In order to keep pad fees as low as possible for the park, please note the following park policies (if this will impact you, please budget accordingly) - We are able to continue offering "bills paid" monthly rates if everyone does their part to keep expenses reasonable for the park as a whole.
EXTREME HEAT
* Additional electricity fees of $20 per pad will be automatically applied to each park guest's monthly pad rate during the 3 hottest months of the year: July, August, and September
* Use of a 2nd separate A/C unit (like a window unit) by any guest in addition to the RV's air conditioning system will incur a separate, additional $25/month surcharge for that guest
EXTREME COLD
* Additional electricity fees of $20 per pad will be automatically applied to each park guest's monthly pad rate during the 3 coldest months of the year: December, January, and February, where electric heaters are likely to be used in addition to propane heaters
* Additional water fees of $10 per pad will be automatically applied to each park guest's monthly pad rate during the 3 coldest months of the year: December, January, and February, to offset high water bills due to dripping faucets during freezing temperatures to keep your RV lines from freezing
MONTHLY RESERVATIONS:
* Unless park management is told differently, and assuming your pad is still available for you the next month, we will assume you are renewing your monthly stay each month.
* If no deposit has been paid to secure a pad site (see next section), renewal of month in same pad is not guaranteed.
* Monthly pad fees will be automatically processed within 1-2 days prior to the new month starting for your reservation. Contact park management each month with any special needs, prior to this window of time each month.
* It is solely the guest's responsibility to update or change payment methods with park management if needed, and to ensure the account on file will have adequate funds, prior to the next reservation charges being processed.
AVOID INTERRUPTIONS TO YOUR STAY:
* If guests are staying on a recurring monthly reservation, we will require a deposit if you would like park management to block off your expected stay of up to 6 months into the future so nobody can book your pad site and displace you during your reservation.
* Because any reservations are only considered finalized when they are prepaid, this deposit is the only way guests can ensure others will not reserve their pad space in the future (like for a weekend getaway six weeks away, during high demand dates like Mardi Gras or a local festival, or on holiday weekends like Labor Day, etc.)
* Otherwise, any time beyond a guest's current pre-paid reservation end date will be shown online as "available" for new reservations. If a guest decides not to put the deposit down and block off their pad space, they will be notified of any reservations that are booked which will necessitate their departure from the pad to allow for the newly booked future reservation.
* The deposit will be at a flat rate Rate, and it will be credited back to the guest in full toward the final bill of their stay or refunded if no money is owed at departure. All refunds incur a processing fee.
* We can also move the expected departure date up or back on the calendar as needed once a deposit has been paid.
ENDING RECURRING MONTHLY STAYS:
* Ending any normally recurring monthly stay requires a MINIMUM 1-WEEK NOTICE to management prior to end of your month.
* IF NO NOTICE IS GIVEN of your intention to NOT renew your monthly stay, GUEST WILL BE BILLED FOR ONE ADDITIONAL WEEK UPON UNEXPECTED/SUDDEN DEPARTURE, in order to provide park management time to fill the empty pad space unexpectedly.
* Park management is not responsible for employer changes, life changes, or any other reason a sudden departure is needed.
* Please communicate your needs to us as soon as possible, and we will try our best to assist you with your changes.
* Any refunds based on our normal cancellation policy will consider this 1-week notice needed before refunds will be given.
LIABILITY:
* All park facilities and equipment are intended for the convenience of the guests.
* Any and all persons using the facilities do so at THEIR OWN RISK and consent.
* The park management is NOT RESPONSIBLE for any damage or accidents due to fire, theft, wind, flood, personal negligence, wild animals, bugs, poisonous snails, fallen branches/trees, acts of God, other park guests or visitors, or ANY other unfortunate circumstances.
* Guests are expected to maintain a personal insurance policy to cover themselves, their visitors, their property, and their vehicles/RV at all times during their stay and use it to file any coverage claims needed by the guest.
* The registered guest is financially responsible for all individuals and/or pets staying or visiting them at their pad site.
* The registered guest is financially responsible for any/all damage to the park caused by themselves, any individuals and/or pets staying or visiting them at their pad site.
* The registered guest is financially responsible for any malfunction or damage sustained by the RV/trailer which they check into the park, without regard for negligence.
MAINTENANCE AND COMPLIANCE ISSUES:
* Please report any noticed maintenance needs/issues to the park management as soon as possible so we can remedy it quickly. We try to catch most things, but if we don't know about it, we cannot assist you.
* Park rules are to ensure peace and tranquility for all residents. Please report ANY violations of any of the above rules by other tenants. (This will be kept strictly confidential.)
* Management prefers to address issue(s) on your behalf. Please do not attempt to remedy negative behavior of the other tenants. If there is an urgent safety need, please contact local law enforcement, and then contact park management.
* If there is a dangerous situation, contact emergency responders first, and park management second. (ex: police, fire department, ambulance, etc.)
Please be advised that any reservation at the park is under a site service agreement, not a landlord/tenant agreement/arrangement. This means that if a guest doesn't prepay, they don't stay. All RV park stays must be prepaid for each night in a pad. Nonpayment of pad fees ($0 paid) for that same night's stay will result in immediate removal from the premises by the Sheriff's Department if pad has not been prepaid by the prior night's checkout time of 11am.
