Bayview Campgrounds

 

Check In Time 3:00 P.M. Check Out time 11:00 A.M.

Lease is entered between Bayview Campground LLC (operating as Bayview Campgrounds LLC ) and the above listed Lessee ('s).
Terms: Cabin Rental agreement and pricing are based upon established nightly rate and or weekly rates, number of nights reserved and number of guest and pets as disclosed on the reservation site for each cabin or campsite.   Rates are based on Parties of 4 guest, additional fees are charged for additional guest of 5 or more per guest/per night. All guest must be reported accurately on the reservation at the time of reservation check in and additional fees paid at time of check in . Pets are welcome in designated cabins only and there is a pet charge per pet /per night. All pets must be accurately acknowledged and counted on the reservation or a pet charge plus any cleaning fees maybe charged to credit card on file without notice. 
Pets: Strictly enforced. Pets are  Welcome in designated cabins only (Pet Friendly cabins) for an additional fee per night/per pet (up to 2 pets only) $250.00 fee will be automatically charged to credit card on file without notice for pets brought into cabins that are not pet friendly. Pets are not permitted to be left unattended inside or outside. Pets become very stressed when left without their humans and can do significant amount of damage to property and or cause injury. Please be kind . Pets must be leashed while outside. 

No Smoking- All cabins are Smoke Free. No smoking in side cabins. Smoking permitted outside only.  This includes, cigarrettes, Ecigarrettes, cigars and marijuana. Cleaning fee of $250.00 will be automatically charged to credit card on file for any violation without notice.  $500.00 cleaning fee for marijuana or cigar violation.    

Criminal Activity:  Prohibited: lessee or guest shall not participate in any illegal or criminal activity such as distribution of drugs etc . Criminal activity witnessed could result in being asked to leave without refund. Security & Insurance: Bayview Campground staff live onsite and monitor the campground and its activities to the best of their abilities.  By signing this agreement, the lessee releases and agrees to hold harmless Bayview Campgrounds, owners, employees, contractors, vendors, suppliers and affiliates from liability or claim for negligence for any injury or property damage.

Check out Time: 11 a.m. If a Lessee or lessee's guest are not checked out by 11: am . $20.00 Late fee will automatically be charged to credit card on file. Any lessee or guest not checked out by 12:00 pm will be charged equal to one nights rates plus tax and any applicable fees plus the initial $20.00 late fee to credit card on file without notice. Guest will be contacted and asked to vacate property immediately. Bayview understands that issues arise that are out of our control and if you find you are running late or an issue has arise. Please call Office asap to make other arrangements. 
Damages/Injuries: Lessee is responsible for any and all damages incurred to leased property for term of the lease.  
Lessee is responsible for all guest. Lessee assumes all responsibility , liability for themselves, any and all guest, pets for term of said lease. Lessee is responsibility for any and all damages incurred by themselves or any guest in their party this includes injuries to themselves, or guest 
in their party or injuries they cause to another party or parties property on site. Any damages 
will be charged to credit card on file without notice. 

Guest: All Guest must be reported and checked in, This includes guest just visiting but not staying over night. Bayview reserve the right to know whos visiting our properties and Bayview reserves the right to control the number of guest visiting and or staying over night at all times. By signing this Lease, Lessee agrees to take full responsibility and liability for all guest, themselves, pets, guest pets, any and all injuries, and or damages either to themselves, their pets, guest pets or another guest property, guest  pets, guest property etc. 
Parties: Lessee or guest shall not engage  in hosting or permit  any parties at any leased cabins without written expressed consent from owner and or Manager. 
Quiet Time:  Observed from 11:00 PM TO 8:00 AM Please be kind and respectful.

 Cabin reasonable condition expectation- Cabins must be left in a reasonable used condition. excessive trash is expected to be gathered, bagged and dropped in Bayview's  dumpster across street by the lessee. Cabins left in unreasonable condition could result in cleaning fees being charged to lessee. Do not leave food in pans or dishes or leave spoiling food in trash. This includes fish. 


Linens- (Towels, wash cloths, hand towels, blankets, sheets and pillows) Are provided on behalf of our guest for use. All cabins have a standard number of each item that is tracked. Lessee is responsible for using these items respectfully. Linens are white, please do not use them for anything but to shower or dry off. Lessee is responsible for any damaged, stained or missing linens. Please check your luggage or duffle bags for these items hitch hiking. Replacement cost for damaged, stained or missing items. Bath towels $ 50.00 ea, Hand Towels $ 20.00 Ea. Wash Cloths $12.00 ea. sheets $ 30.00 ea, Pillows $ 50.00 ea. Bedspreads- $150.00 - $ 250.00

 

 

 

Seasonal Site Lease

This lease is entered between Bayview Campgrounds LLC (operating as Bayview Campgrounds LLC ) and the above listed Lodging Guest, camper(s).

Terms:  The season begins April 1 and ends Oct 31.  Campers may stay on the property up to three (3) nights per week and for three (2) full weeks of their choosing during the season. Seasonal rate is for family of 4. Additional guest will be charged $3.00 per night and must be checked in/out at office. No exception.

Winter Storage:  Camper storage over the winter is NOT included in this lease. Winter storage 11-1 thru Mar 31

Security & Insurance: Bayview Campground staff live onsite and monitor the campground and its activities to the best of their abilities.  By signing this agreement, the leasee releases and agrees to hold harmless Bayview Campgrounds, employees and owners from liability or claim for negligence for any injury or property damage. Leasee is responsible for the security of their property and is responsible for maintaining adequate insurance protection.   Criminal background checks may be performed on leasees for the safety of all campers.  Bayview reserves the right to end leases based on criminal backgrounds.

Payments: (see rate sheet for price and payment option)

 The seasonal price for your site is $  .  Cash, personal checks and credit cards are accepted. A non-refundable deposit  is due upon signing to secure the chosen site.  The payment amount due at time of signing is your seasonal rate divided by 3.  Please contact us if you are having an unforseen issue arise and would like to make other arrangements.   A late fee of $60 will be charged for payments received more than 14 days late and will reoccur every 14 days until the account is paid.  On the 14th day, the credit card on file, on your account will be charged the payment amount plus any late fees. Bayview reserves the right to refuse payment and terminate the lease if the balance is not paid by July 1.  A $50 fee will be assessed for any returned checks.  Only money orders, cash or credit cards will be accepted thereafter. No refunds, full or partial, for early departure or inclement weather. No exceptions! If fees are not paid, camping units may be moved and/or detained to accommodate campground operations.

Utilities:  We have full hook up and partial hook up. Electric, water and sewer are provided as part of lease for designated Full hook up sites only.  Water & electric only for designated Partial hook up sites only. Campers agree to conserve water.  Portable electric heaters and washing cars/vehicles/campers or any personal property on Bayview property are prohibited.  Please do not leave your air conditioning on when leaving the area. If we see your air unit on and you are not in the area for more than 24 hours, we will shut the electric to your site off and you maybe charged $10.00 per night for violation. 

Site Maintenance:  Bayview will perform routine landscaping and maintenance on the site, including tree trimming and grass cutting/edging.  Site must be kept clean and free of debris. Leasee may not alter the site in any way, including landscaping. Storage sheds, decks and other permanent structures are not permitted.  Decks already in place may stay.  Fire pits will be kept away from trees.

Camper Appearance: Camper must be kept clean and free of debris. Camper and site may not be altered in any way that would prevent quick camper removal.

Community Rules:  Leasee and guests agree to follow the campground rules provided with this lease.

Guests:  Overnight guests are welcome. Please register your guests at the office. For safety reasons we must know who is staying at each site. Must register each guest at the office including id's or drivers license an pay A $3/night fee per guest. Applies to cover water and usage costs.

Vehicle parking:  One vehicle in addition to the camper is permitted to park on the site. Parking on the grass is prohibited except for pull thru sites RVPT 1-5.  Guest vehicles must use designated parking areas, not other sites.  Guests are asked to park in parking lot left of store if visiting or staying overnight.  No site may have more than 2  vehicle’s on the property at any time and one for smaller sites.  Boat/trailer parking may be arranged for additional fees, but is not provided with this lease.

Pets:  Pets are welcome. Pets must be under control at all times. No barking dogs.  If any violent behavior is witnessed or barking, you will be asked to remove the pet from the premises and it will not be permitted on the property for the remainder of this lease. Please keep your pets leashed and do not leave them unattended at anytime. You are responsible for cleaning up after your pets.

Keys: Campers agree and must provide a set of keys to their camper if it remains on the property throughout the season.  Bayview will NOT enter the camper except for emergencies such as water leaks or fire.

Utilities (end of season requirement): Must be completed by 10/31. All campers must be fully disconneced from bayview campgrounds utilities. This includes Electric, water, and sewer. Lessee is responsible for winterizing own property/camper/Rv. 

Termination:  This lease is subject to termination if the above terms and rules are not followed. Campers agree to remove their campers within three (3) days if the lease is terminated for any reason.  Notification of termination will be made in writing and mailed to the above address and posted on the camper.  No refunds will be issued for any reason if lease is terminated by either party.•  

 Vehicle parking: Each campsite  have designated parking spots. Please use designated at all times
•    One vehicle and Camper is permitted to park on the site. Parking on the grass is prohibited. Guest vehicles must use designated parking areas only, not other camp sites. Guests are asked to park in parking lot by store if visiting or staying overnight. No site may have more than 2 vehicle’s , on the property at any time and one for smaller sites.
•    Speed Limit: 5 MPH in park. Be alert for children

Please return this lease with a copy of your current driver’s license. We  must have a  credit card on file for each lessee, for  security reasons, although you may pay any way you choose. (you can provide this upon check in).
