Beachside RV Park, Crystal Beach, Texas

RULES & REGULATIONS 

The following rules and regulations are in place to ensure a pleasant stay for you and our guests.  Management reserves the right to deny service to any guest or terminate their stay at the park immediately for lack of adherence to park policies.

Check-In

  • Check in time is 3:00 pm. 
  • Standard rates are for Two adults and up to 4 children.  Additional guests are $5 per daily/weekly reservation and $40 for monthly reservations. Maximum number of guests is 6.  Extended stay does not constitute a landlord/tenant agreement. Rates are subject to change within a 48 hr notice. 
  • For our extended stay guests, site fees are due and payable on a monthly basis which would mean the same day of the month as original check in; extended stay does not constitute a landlord/tenant agreement.  Rates are subject to change within a 48 hour notice.
  • Monthly Customers will have a three day grace period before they are charged a late fee. The late fee is $15 plus $10 per day as an additional penalty for payment past the due date; if the total amount is not received by the due date. If a customer does NOT pay within two weeks of the last grace period day, park management has the right to give notice to leave. No partial payments accepted. 

Check-Out

  •  Check-out time is noon.  If you wish to extend your stay, please notify park staff prior to noon on the day of your scheduled departure to re-register and avoid any site conflict.  We cannot guarantee the same site if you choose to extend, so please try to allow sufficient notice.
  • Guests checking out after noon, without notice, will be charged for an additional day, at the regular rate.
  • Extended stay guests should provide five (05) days notice prior to checking out of the site that way management can open the site to new guests. 

Reservation Requirements for Long-term guests:

  • All long-term guests (one month or more), excluding returning summer guests, must provide proof of income to confirm booking. Acceptable documents include pay stubs, bank statements, or other verifiable records.
  • Any RV or camper older than five years must be pre-approved by management. Guests must submit current photos of the RV or camper for review before reservation approval. This policy helps maintain the appearance and quality of our park.

Cancellation Policy

  • Management reserves the right to reschedule any guest requesting a cancellation, but is NOT obligated to do so. Rescheduling will be case by case and subject to availability.
  • If the guest cancels their reservation 15 or more days away from their reservation, they are able to receive 80% of the total paid balance

Refund Policy

  • If the guest cancels their reservation 15 or more days away from their reservation, they are able to receive 80% of the total paid balance

  • If the guest cancels their reservation within 14 days of their reservation, they are able to receive 50% of the total paid balance          

RV & Vehicle Appearance

  • RV’s and any personal vehicles must display current valid state vehicle registration and be in good condition.  The park reserves the right to refuse service of any RV/pop up camper based upon its appearance and/or state of disrepair.
  • SIDE BY SIDES, RAZORS and OFF ROAD VEHICLES ARE NOT PERMITTED WITHIN THE PARK
  • Extra trailers need to be trailered and parked in OVERFLOW PARKING  
  • Extensive mechanical maintenance to an RV and/or vehicle on site is not permitted.

Parking

  • Park within your registered site.  Limit of two (02) vehicles, plus your RV. If extra trailers are brought for golf carts, boats, etc. You will have to pay a trailer parking fee. Call the park for the parking fee price. Please all additional vehicles need to be parked in OVERFLOW PARKING 
  • Please do not park in landscaped or common areas.
  • Do not park in vacant sites, as you will be subject to charge for that site at the daily rate.

Golf Carts

  • We adhere to the Galveston County Laws for golf cart use.
  • Drivers must possess a valid Driver’s License
  • Speed limit of 5 MPH
  • 1 Golf Cart per site

Speed Limit

  • A maximum speed limit of 5 MPH is strictly enforced.

Quiet Time

  • Quiet time is from 10:00 PM to 8:00 AM.  Please be courteous to your neighbors.

Site Appearance

  • Your site must be kept clean and free of trash and debris.
  • Outside storage is limited to normal items such as a BBQ, table, chairs, bikes, etc.
  • Clotheslines are not permitted.
  • No large items can be stored underneath an RV. (Contact park staff for info)
  • No fences of any kind.
  • No external water tanks, washers/dryers, freezers, fridges, swing sets, or pools.

Pets

  • Up to two (02) pets are welcome.  Dogs must be leashed at all times.
  • No aggressive breeds are allowed—Pitbull, Rottweiler, German Shepherd, Doberman, Cane Corso, or any other classified aggressive breed.
  • Pet owners must provide proof of an up-to-date rabies vaccination upon reservation. This documentation should be submitted to the Park Manager or emailed to us at beachsidervp@gmail.com.
  • Pet owners are required to clean up after their pets. Failure to do so will result in a $15.00 fee if the Park Manager must handle it.
  • Do not leave dogs unattended outside your RV, even while leashed or in portable pens, for long periods, or anytime you are away from the park.
  • Excessive dog barking can be disruptive to your neighbors, and will not be tolerated.

Trash

  • Please place all trash in plastic bags and deposit them in the dumpster promptly and properly.  Do not throw bags of trash, etc. on top of the dumpster.
  • Absolutely NO fish, bait, shrimp or other seafood is to be disposed of in the dumpster.
  • Do not put hot charcoal ash in the dumpster or dispose of it on park grounds.

Fires

  • Welding is not allowed anywhere within the park for safety and fire prevention.
  • Open fires and fire pits are not permitted. BBQ grills are authorized either charcoal or propane
  • Fireworks are strictly prohibited in the park. 

Facilities

  • Please help keep our facilities neat and clean.  Report any problems immediately.
  •  All common areas are to be kept free of debris; dispose of your household trash in a dumpster and all other debris you will need to contact Bolivar Peninsula for arrangements.
  • No personal music is allowed in common areas.
  • No profanity is allowed in common areas.
  • Appropriate clothing is required in common areas.
  • Dish washing is not allowed in any common areas including bathrooms and recreation areas.

Alcoholic Beverages/Public Intoxication/Illegal Drugs

  •  Public intoxication will not be tolerated at any time.
  • Illegal drugs are strictly prohibited in the park at all times.  Law enforcement will be notified if use of illegal drugs is suspected.  Offenders must leave the park immediately without refund.

Damage

  • Damage to park property, theft or destruction will be assessed to the responsible party.
  • Parents are responsible for the conduct of their children, and will be held financially liable for any damages caused by their children.
  • Guests are responsible for their visitor’s behavior.
  • The park, its owners, managers, employees or agents are not responsible for loss or damage to a guest or visitor’s RV, vehicle, or person for any reason.

PRIVACY POLICY AND LIABILITY WAIVER

1. Use of Likeness and Photos
By entering Janson 21 Beachside LLC, guests grant the park, its affiliates, and assigns an irrevocable, perpetual, worldwide, royalty-free license to use their likeness, including photographs or videos taken in reasonably public areas of the park (e.g., the recreation center, pool, or park grounds), for advertising, promotional, or other purposes. No photos or videos will be taken or used from private areas such as personal RVs, restrooms, or showers.


2. Wi-Fi and Internet Use
Janson 21 Beachside LLC provides Wi-Fi for guest convenience. By accessing the park’s network, guests agree that:

  • The park, its affiliates, and assigns assume no responsibility or liability for any issues, damages, breaches, losses, or other incidents arising from network use.
  • Guests are solely responsible for their internet activity, including the security of devices and data while connected.
  • The park makes no guarantees regarding network security, performance, or availability and disclaims all liability for any harm resulting from WiFi use.

3. Data Retention and Protection
While Janson 21 Beachside LLC may collect and retain information necessary for reservations, operations, or guest services, the park, its affiliates, and assigns disclaim all liability for any loss, theft, misuse, or unauthorized access to this information. Although we follow generally accepted data protection practices, guests agree to hold the park harmless for any data breaches or incidents beyond reasonable control.


4. General Liability
Janson 21 Beachside LLC, its affiliates, owners, employees, agents, and assigns disclaim all liability for any and all claims, damages, losses, injuries, or other incidents arising from a guest’s stay, including but not limited to:

  • Accidents, injuries, or illnesses occurring anywhere on park grounds.
  • Loss or theft of personal property, including vehicles and RVs.
  • Acts of nature, weather-related damage, or other circumstances beyond the park’s control.

5. Agreement to Terms
By staying at or using any services or facilities at Janson 21 Beachside LLC, guests, their heirs, executors, and assigns agree to:

  • Waive all claims against Janson 21 Beachside RVP LLC, its affiliates, and assigns for any
  • reason.
  • Release and indemnify Janson 21 Beachside LLC from all liability forever.
  •  Acknowledge that this agreement extends in perpetuity and applies to any and all claims, known or unknown, arising from their stay.

6. No Warranty
All services and amenities provided by Janson 21 Beachside LLC are offered “as is” without any express or implied warranty of any kind.

7. Severability
If any provision of this policy is deemed unlawful or unenforceable, the remaining provisions shall remain in full effect.
