Park Policies
Check In / Check Out
Please remotely check-in via your reservation link and confirmation email before arriving. Check-in begins at 3 PM EST and allows access to your site until 11 AM EST the day of check-out. Early check-in is not permitted, so please plan accordingly. Check-out time is 11 AM. Failure to vacate your site by 12 p.m. will result in an additional reservation day being charged to you. Check-out is automated and does not require office interaction. If you have any questions, please call our park number at (479)925-1333
If you are staying in our park for 30 days or longer, we require an agreement to be signed. Please contact the park manager for more details.
Site Changes
You have been assigned a specific site. If you wish to move sites, please check with the office. Due to reservations and maintenance, moving may not be possible.
Cancellation Policy:
Cancellations >30 days in advance of the reservation start date will receive a 100% refund. Cancellations made 7-29 days in advance of the reservation start date will receive a 50% refund. No refunds for cancellations made less than 7 days in advance of the reservation start date. All cancellations are subject to a $25 cancellation fee to cover credit card and processing fees. Holiday and Group Reservations are non-refundable. Holidays include: New Year Eve/Day week, Easter weekend and Monday, Memorial Day week, July 4th week, Labor Day week, Shades of the Past week, Fall/Spring Rod Run week, Thanksgiving week, and Christmas week. No refunds will be given after check in. Any Act of God or Government Order to close any part of our park does not deem any discounts to rates or refunds to be paid.
Any refunds will be credited to the card that it was charged unless campground credit towards future stay would be preferred. Manager approval for anything other than which is stated for policy on cancellations. Any adjustment to a reservation will be subject to pricing of the change based on duration of time, type of site and seasonal availability.
Open Fires
Open fires are not allowed in our park. Fires must be in designated fire rings.
Parking
Please do not park your vehicle or trailer in an adjacent site. Use of more than one site will result in additional charges, and/or towing at the owner's expense.
Each paid guest registration covers one vehicle per site. If the site allows, one additional vehicle may be added for $10.00 per vehicle, per night. Please contact the park for more details.
No parking allowed in common areas. Do not park in the middle of the road and do not block the office, bathrooms or laundry room doors.
Parking on the grass or concrete patio pads is not permitted at RV Sites or in tent areas.
Vehicle Policies
The park speed limit is 5 mph. This policy keeps you, your children, and your pets safe.
Exceeding the speed limit will result in a warning and multiple infractions will require us to ask you to leave. Safety is the number one priority for our guests.
Site and Park Navigation
Please be respectful of your neighbors and do not walk between sites when navigating the park.
Please use main roads, sidewalks, and designated public paths to walk around the campground.
Washing
Washing RVs or vehicles is not permitted. There is a car wash down the street.
Pet Policy
Monthly Stay Guests are not permitted to keep any Pets on the Premises without the prior written consent of park management. All pets must be approved by management and registered with management prior to check-in.
All Guests
- A pet fee of $50, for up to two pets, will be charged to all short term rental guests (glamping tents, tiny home, cabins) per stay.
- Domestic pets less than 50 pounds are permitted within the park.
- No more than 2 pets per household will be allowed.
- Pets must be kept inside your unit, or on a leash at all times.
- Guests are responsible for their pets at all times.
- Pets are not permitted to be unattended in the park and/or create any nuisance.
- If your pet defecates on the premises, it’s your responsibility as its owner to pick it up daily and dispose of it properly. Leaving feces anywhere on park premises will result in a $50 fine.
- Beaver Lake Glamping & RV Resort is not responsible for, and will hold accountable pet owner for any injury or damage caused by pet(s).
- Any damage caused to park property will result in a fine of $250.00. This includes, but is not limited to, cabins, glamping tents, & common spaces.
- Due to Insurance Requirements, all pets must be vaccinated in our park. Please make sure your pet’s shots are up-to-date.
- Service animals may accompany a disabled person without any proof of disability or certification for the service animal.
- Excessive barking is not tolerated and disturbs your neighbors. Please note that excessive barking may result in you being asked to leave without refund.
- No vicious breeds are allowed on the premises at any time, specifically to include but not limited to Rottweiler, Chow-Chow, Pit Bull, Bull Terrier, American Staffordshire Terrier, German Shepherd, Doberman Pinscher, Wolf, Wolf-Hybrids, etc., or any mixed breed including one of these breeds in its lineage, and/or dogs with a history of biting a human being. In addition, no wild or exotic animals, including but not limited to pythons, boa constrictors, wild cats of any kind, wild dogs of any kinds including wolves or wolf hybrids, monkeys, or apes, or pigs. Failure to comply with this restriction shall subject the guest to immediate expulsion from the premises and termination of the reservation agreement.
ATV’s. Dirt Bikes, Motorcycles, and Golf Carts
Off-Highway Vehicles (OHVs) may be used for campsite access, but no recreational use permitted on the premises.
General Park Policies
Severe Weather
In case of severe weather, seek shelter in the bathrooms or laundry room. Signs for shelter areas are posted. We love pets, so please bring them with you and do not leave them unattended during severe weather warnings.
Visitors
If you expect to have day visitors to your site, please advise the park managers, otherwise excess vehicle charges will be charged to your stay. Day visitors must depart by 10:00pm MST. Registered guests are responsible for ensuring their visitors are properly registered and that all campground rules are followed. Visitors may not bring pets. We reserve the right to limit the number of people visiting a site.
Electrical Use
You are responsible for understanding your equipment's limitations. Amp usage exceeding 50 AMPs provided can trip your breaker. Beaver Lake Glamping & RV Resort is not responsible for electrical damage. If you have any electrical issues during your stay, please notify the office. Guests are not permitted to diagnose our electrical pedestals per insurance and safety requirements. Maintenance is happy to help.
Laundry
The laundry room is open from 7am-10pm. Change is available in the office. Please do not leave your laundry unattended. We are not responsible for accidents or theft.
Restrooms
For the comfort of all our guests, restrooms are open 24/7 except for occasional temporary closings for cleaning. Please help keep the restrooms clean. Guests under the age of 18 require adult supervision in the bathrooms and showers.
Pool Use
By signing below, I acknowledge that I have read and agree to abide by all posted pool rules at Beaver Lake Glamping & RV Resort. I understand there is no lifeguard on duty and that all swimming is at my own risk. Children under 14 must be directly supervised by a responsible adult (18 years or older) at all times. I agree to follow all safety guidelines set forth by the Arkansas Department of Health, including: showering before entering the pool, no diving, running, glass containers, horseplay, smoking, or alcohol in the pool area, and no use of the pool while ill or with open wounds. I understand proper swimwear is required at all times, and entering the pool in gym shorts, jeans, cut-offs, or other street clothes is not permitted. I understand that failure to comply with these rules may result in removal from the pool area or forfeiture of resort privileges.
Lake Use
By signing below, I acknowledge and agree to adhere to all rules governing lake access and use at Beaver Lake Glamping & RV Resort. Lake swimming hours are from sunrise to sunset. Parking at the lakefront is not permitted; guests may drop off only and must use designated parking areas to avoid obstructing roads, driveways, or other guest sites. I understand that there is no lifeguard on duty, and all swimming and lake activities are undertaken at my own risk. Children under 14 must be directly supervised by a responsible adult (18 years or older) at all times. I agree to comply with all safety guidelines, including: no diving, no running on docks or shoreline, no glass containers, no smoking or alcohol in the lake area, and no horseplay or disruptive behavior. I understand that failure to comply with these rules may result in loss of lake access privileges or removal from the resort.
Playground
Anyone under 18 must be always supervised in all areas of the campground. Loud music, glass, alcohol, and rough play are not permitted. Failure to follow these rules will result in you being asked to leave without refund. Any toys or personal items left anywhere in general park areas will be picked up at the end of day and locked in our office. Any items not claimed within 14 days will be discarded.
Quiet Time Policies
Quiet time is 10 PM to 7 AM. Anyone playing loud music will be warned only once and then asked to leave without a refund.
Trash Disposal and Recycling
The dumpster is located at the entrance of the park. Please tie trash bags completely closed and placed completely in the dumpster. If the can is full, please advise the camp managers.
Please do not place trash on the ground or leave food out at your campsite, as this attracts animals.
Do not dispose of wires, oil, cooking oil, furniture, mattresses, or any toxic waste or chemicals in our trash cans or dumpsters. Failure to adhere to this rule may result in charges for disposal fees.
Children
Children under 18 must always be supervised by an adult.
Riding bicycles without a parent and on the main road is prohibited for the safety of your children and our incoming RV guests. Anyone under the age of 18 must return to their site by dusk. Children may not use the restrooms without being accompanied by a parent or guardian.
Drones
Drones are not permitted in our park. There are several local area parks where drones are permitted for your enjoyment.
Clotheslines
Clotheslines are not permitted in our park.
Fireworks and Firearms
Fireworks and firearms are strictly prohibited in our park. Fireworks include, but are not limited to sparklers, smoke bombs, aerials, and firecrackers. The prohibition of firearms includes all guns including air soft, BB, and pellet guns. If these items are seen outside of your RV, you will be asked to leave immediately without a refund.
Repairs
Repairs to RVs and vehicles are not permitted in our park.
Safety and Emergencies
Emergency Contact Information forms are required from all monthly guests. This information is only used in the event of an emergency.
If you observe any activity you believe to be of concern, call our office 24 hours a day. (No soliciting is allowed.) If you need to call 911 for any reason, and time allows, please call the office so the maintenance staff can be prepared to escort the emergency personnel to your site.
General Liability
1. Guests are responsible for any damage or injury caused by themselves, their children and/or pets.
3. The park is not responsible for personal injuries or damage, loss or theft of any personal property or vehicle.
4. We reserve the right to evict any person(s) who does not comply with the rules and policies.
5. Beaver Lake Glamping & RV Resort does not allow the delivery of mail or packages to any guests. Guests must make arrangements to have their mail or packages delivered to a third-party location for pickup.
7. All Motorhomes, RVs or Travel Trailers must be in good working order and appearance, no RV’s older than 2000.
9. We reserve the right to refuse access to any guests whose vehicle is deemed to be unacceptable.
10. Tent camping is not permitted anywhere in the park.
11. Vehicles are limited to a maximum of two per site and the 2nd vehicle will incur an additional daily charge. Please contact our office for availability.
12. Total number of guests in any space cannot exceed the maximum capacity for that Site. RV sites max 6 people, Cabins and glamping tents max 4 people. For large families, please contact our camp managers.
13. Maximum of 8 people total at a site at any given time, including guests and visitors.
14. Visitors are welcome at guest sites between the hours of 8 am to 10 pm, but they must first be reported to the park managers.
15. Beaver Lake Glamping & RV Resort is in a natural wildlife habitat area. All guests should ensure pets and small children are supervised at all times.
I agree, and shall cause my children, invitees and guests, to abide by the Park Rules, including those rules and policies published in our disclosures and on our website. I further understand and agree that Beaver Lake Glamping & RV Resort does not give credit or refunds due to the discomforts of nature. Beaver Lake Glamping & RV Resort’s refund policy varies, depending on the timing of the cancellation notice in advance of the reservation date, as follows described in our cancellation policy. Camp Credit can only be redeemed in the same calendar year as the cancelled reservation and can only be applied toward your site or cabin/lodge rental. For reservations paid with a credit card, cash refunds will be credited to the credit card on file with respect to reservation.
I HEREBY RELEASE, WAIVE, DISCHARGE AND COVENANT NOT TO SUE Beaver Lake Glamping & RV Resort and Glamping, its owners, agents, or park management and staff, from any and all liability to me, my children, my invitees/guests, personal representatives, and heirs for any loss or damage on account of injury to person (including death) or loss or damage to property relating to, or arising out of, use and occupancy of the Beaver Lake Glamping & RV Resort property, facilities, and amenities (collectively, the Premises) and any dangers and hazards associated with acts of nature such as changing weather conditions; high winds; thunder and lightning; temperature fluctuations; falling trees; tree limbs, ice; or encounters with wildlife.
I HEREBY AGREE TO INDEMNIFY, SAVE AND HOLD HARMLESS Beaver Lake Glamping & RV Resort Management, and each of them, from any loss, liability, damage or cost (including attorney fees) they may incur due to injury (including death), damage or loss of property relating to use of the Premises by me, my children, and/or my invitees/guests or due to any incidents that may occur during my stay. I understand that, although Beaver Lake Glamping & RV Resort makes every reasonable effort to provide a secure environment, the security of my person, my belongings, and all persons registered in my party is my sole responsibility. As a courtesy, our employees, if so requested, may assist with directing you to your designated campsite. It is your sole responsibility to ensure that the site will accommodate your specific trailer/RV and that you will not hit any branches, bollards, trees, etc. when positioning your RV on the campsite. You agree to indemnify and hold Beaver Lake Glamping & RV Resort and Glamping its owners and agents (collectively, “Beaver Lake Glamping & RV Resort Management”) harmless from any loss, liability, damage or cost (including attorney’s fees) that may result from an employee assisting or directing you onto a campsite. Furthermore, you release, waive, discharge and covenant not to sue Beaver Lake Glamping & RV Resort Management for any and all liability, loss, or property damage relating to an employee assisting/directing you to your site.
I understand that I am and remain personally liable to pay the total amount of my reservation prior to my scheduled check-in date, or at such earlier date communicated to me. If I fail to pay the total due, I agree that Beaver Lake Glamping & RV Resort LLC may charge any remaining balance (in addition to any damage charges or other amounts owed under these Terms and Conditions) to any credit or debit card on file with my reservation. Any amounts due after 30 days will be subject to the maximum late charge permitted under state law.
The Premises are privately owned and MANAGEMENT RESERVES THE RIGHT TO REFUSE SERVICE to anyone for any reason except for those prohibited by law.
Park Management reserves the right to require any person or party it deems necessary to leave the campground based on violations of Park Rules or behavior management deems inappropriate or disturbing to others. Harassment or mistreatment of our staff or other guests, including but not limited to, racist comments or hate speech, will not be tolerated under any circumstances. I have read this notice and agree to it as well as all Rules and regulations. In addition, I understand that I am responsible for the actions of all persons registered in my party, including any children, and any guests that visit during my stay.
On behalf of each person in my party, I grant Beaver Lake Glamping & RV Resort and its affiliated entities and promotional partners the right to include any photographic, video and other visual portrayals of each person in my party in any medium and for any purpose.
Additional Terms for Rental Units
I understand and agree as follows:
At departure, the rental unit is to be left in a reasonably clean condition, garbage is to be removed from the rental unit and placed in an outside dumpster, otherwise, Beaver Lake Glamping & RV Resort may charge my credit card with a $125 cleaning fee.
I understand and agree that if I leave the rental unit in an unreasonably filthy condition, permit a pet to occupy a rental unit not designated as pet-friendly or smoke in a rental unit, Management may charge my credit card for the cost to professionally clean the rental unit ($250 minimum charge). All damages to the rental unit, whether caused by myself, my children, guests or pets, will be disclosed to the registration office immediately or at checkout.
All damages occurring to the rental unit during my stay will be charged to my credit card after a thorough inspection has been made by Park Management. Damages for which I will be responsible include, but are not limited to: lost key(s), broken items, discharged fire extinguishers (if not used for a fire), damaged/dented/bent furniture, writing on walls or bedding, and ripped or torn mattresses or covers.
Animal Waiver
I hereby agree to the following regulations and conditions relating to my dog while camping at Beaver Lake Glamping & RV Resort (“Campground”) with my dog. Excluded Areas. I agree to keep my dog out of the following areas including, but not limited to, food and beverage areas, playground and pavilions.
Excluded Dogs. I agree that the Campground has the sole discretion to exclude dogs. The basis for exclusion may include, but is not limited to the following: breed-specific exclusions; due to aggressive, vicious, dangerous or potentially dangerous; require muzzling; or are easily frightened or sensitive, resulting in disruptive behavior (such as fighting or biting) in response to a stimulus.
I agree to keep my dog on a leash or in a carrier while in all public areas of the Campground. I further agree to have my dog with me or a designated individual at all times, and understand that I may not leave the dog unattended in the cabin or at the campsite. I agree to prevent noise or any other disturbance by my dog, in the interest of other guests at the Campground.
Vaccinations. I represent and warrant that my dog is up to date on all vaccinations (including rabies and distemper) and flea treatments.
Disturbances. I agree that, should my dog create any disturbances, which cause complaints to be made to the management by other guests or employees of the Campground, at the request of a Campground employee, I will immediately make arrangements to house my dog elsewhere outside the Campground. Additionally, I understand and agree that if I do not find alternative housing for my pet after being asked to do so, I will be asked to leave the Campground and will not be issued a refund.
Assumption of Risk and Release. I understand that my permission to have my dog at the Campground with me is a privilege and not a contractual right. Such permission is expressly conditional upon my adherence to the terms of these rules and other rules in effect at any given time. I understand that the Campground may revoke such permission at any time for any reason. Additionally, I hereby assume all responsibility for risks, injury, damage, other harm that may occur while my dog is at the Campground or caused by my dog. Further, I hereby knowingly and voluntarily expressly release and discharge the Campground, its owner, its agents, its parent companies, members, managers, directors, officers and employees (“Released Parties”) from any and all claims, damages, liabilities, injuries, demands, or causes of action, both present and future, whether known, unknown, anticipated or unanticipated, that me or my guests or invitees may have against any of the Released Parties arising out of or incident to my dog’s presence in the Campground, whether arising from any act or omission, whether negligent or otherwise, of me, my dog and/or any guest or invitee. I further agree to indemnify each of the Released Parties for any and all such claims, damages, liabilities, injuries, demands, or causes of action, including costs, expenses, and attorney’s fees arising as a result of or related to the presence of the dog at the Campground. This provision shall be enforceable to the fullest extent of the law.
Acknowledgment. By signing below, I acknowledge that I have read the foregoing Assumption of Risk & Release and fully understand its provisions and implications. My execution of this Release is entirely voluntary and intended to be binding on my heirs, executors, legal representatives and assigns.
I have read this Animal Waiver and understand it is my responsibility to abide by the Rules. I further understand that it is my responsibility to ensure that my guests and invitees also comply with the Rules. Failure to adhere to the policies and rules set forth herein may result in my removal from the Campground without a refund.
EXTENDED STAY GUEST POLICY
RV Extended Stay Agreement
TERM: This extended stay agreement is entered into on the check in date. The terms of this agreement will continue week to week or month to month depending on payment schedule, until such time as default occurs.
CAMPGROUND RULES: These monthly/weekly rules are provided in addition to the normal campground rules. It is your responsibility to review, agree to and abide by all rules. A complete copy of campground rules is attached hereto and may also be found on our website www.BeaverLakeGlamping.com.
SMOKING POLICY: Smoking WILL NOT be permitted in public areas. These areas include but are not limited to; Pool Area, Restrooms/Shower Area/Bath House, Playground, Office Area, etc…
A $250 FINE WILL BE ADDED TO YOUR ACCOUNT IF YOU ARE CAUGHT BREAKING THIS RULE.
FEES: $595.00 is the base rate for monthly rentals. This includes up to four people, one camping unit and one vehicle. There is a maximum of (4) four people allowed per monthly site.
CASH POLICY: Cash will not be accepted for payment of rent or utilities. All payments will need to be made with a debit or credit card.
ELECTRIC FEES: Property Management reserves the right to begin billing back electric usage for each long term reservation at any time. Electric Usage for your site will be charged back to you per actual KW used plus any applicable tax. Electric charge is due the 1st of each month with your rent. Upon departure, metered sites will be read, and payment will be due before you leave. Locks on meter boxes MAY NOT be removed. You will be assessed a $250 fine if we find you have disconnected your meter or tampered with the lock.
VEHICLES: Parking space for vehicles is very limited. We will do our best to allow you to park at or near your site, however, Beaver Lake Glamping & RV Resort reserves the right to have you park in an overflow area. At no time will more than two vehicles be allowed for monthly/weekly rentals.
PAYMENT DUE AND DEFAULT: The monthly rental rate is calculated from the first day of the month through the last day of the month. Payment in full is due on the 1st day of the month. If rent is not paid on the 1st, it will be automatically debited on the 2nd of each month. Rent will be considered late after the 7th of the month. If rent is not paid by the 7th of the month, a late fee of $50 will be charged on the 8th, and an additional $5 will be charged daily until rent is paid in full. Any arrivals or payment outside of the first of the month will be prorated at a daily or weekly rate and the monthly rate will begin on the first of the next month. If you plan to stay into the next month, you must advise the office one week prior so they may block your site out for the next month. Failure to notify the office may result in your site being booked and you will be expected to leave accordingly. If you have not checked out on your scheduled date by 11 a.m., your camping unit and vehicles may be towed at your expense. Your failure to pay rent or other charges promptly when due, or to comply with any other term or condition of this agreement, shall result in default and forfeiture of all rights under this agreement.
NO REFUNDS FOR EARLY DEPARTURES: There are absolutely no refunds given for monthly/weekly campers due to early departures. Supply and demand is such that we turn business away all of the time because we are full.
CAMPERS: All campers are permitted to be set up on jack stands/scissor jacks only.
GOLF CARTS/ATV’S: Golf Carts/ATV’s permitted at your site.
Bathhouse Use Policy: The bathhouse is provided for the comfort and convenience of all guests and must be used respectfully and responsibly. Any excessive mess, damage, or misuse—such as leaving trash not in cans, fecal matter outside of toilets, clogging toilets, sinks or showers, or otherwise failing to maintain cleanliness—will result in a $100 fine and a warning. If the issue persists after the warning and fine, you will be asked to vacate the property immediately, with no refund.
MAIL: Beaver Lake Glamping & RV Resort is not responsible for your mail and as such will not receive an individual’s mail under any circumstances. Any private mail received will be thrown away.
CAMPSITE: The area around your camper and the campsite must be tidy, free of clutter and sanitary at all times. Any fixture of permanence such as outdoor lighting mounted in trees or mounted on poles, swing sets, skirting around your camper, your name mounted on posts which are buried in the ground etc. are all violations and are not allowed. No household furniture is allowed outside. Please remember, this is a resort CAMPGROUND, not a trailer park.
CAMPER GREY / BLACKWATER: All campers using campground septic system must use deodorizing chemicals and ensure that only CAMPER toilet tissue is flushed in toilets – no sanitary products. Any damage to our equipment as a result of negligence or failure to comply will result in a fee assessed to you for repairs.
ASSIGNMENT-SUBLETTING: Your campground space and rental rate are not transferable if you sell your camper and may not be transferred to another individual under any circumstance. You shall not sublet or assign this agreement or your assigned lot space to other parties under any circumstance. This agreement will be void and you will be asked to remove your RV from the park if it has been found you have assigned or sublet this agreement to any party.
CONDUCT: You are responsible for the conduct of your guests. All persons using the campground facilities must conform to reasonable standards of conduct and behavior, in order that all may enjoy the facilities. Violation of federal, state or local laws or regulations, failure to comply with campground rules, disorderly conduct, intoxication, the use of foul language, and like behavior will be cause for immediate dismissal of the offender and cancellation of the lease without a refund. The campground facilities are family oriented.
QUIET HOURS: Quiet hours will be in effect from 10:00 PM until 8:00 AM daily in the extended stay sites. Please be considerate of others. Report any suspicious persons to the main office or call 911 and report them to the local police dept.
REGISTRATION: All camping units, trailers, 5th wheels, motorhomes and vehicles in the campground must be properly registered with the state and said registration must be valid at all times.
TRASH SERVICE: The trash cans provided in the campground are for HOUSEHOLD TRASH ONLY. No furniture, bedding, appliances, packing materials, large boxes, construction materials, etc., may be left in or around the trash containers. DO NOT PUT USED OIL IN OR AROUND THE TRASH CONTAINERS! A $250 FINE WILL BE ADDED TO YOUR ACCOUNT IF YOU ARE CAUGHT BREAKING THIS RULE.
ON SITE REPAIRS: Any outside contractor working on your camper must first check in with Beaver Lake Glamping & RV Resort managers and provide proof of insurance. All contractors must have insurance while performing any work on your camper. The contractor will be held liable for any and all damage that occurs to your camper, our campground property and other occupant’s personal property. You must advise contractors that trash receptacles are for the use of our campground occupants. Under no circumstances may the contractor use these trash containers for their refuse.
PETS: Pets are permitted provided they are friendly and do not disturb other guests. All dogs must be current on all vaccinations and on a leash at all times when not in your camper. Two pets are allowed per campsite. Special exceptions may be made for one additional pet, however, Beaver Lake Glamping & RV Resort reserves the right to charge a pet fee.
Items NOT PERMITTED at your campsite:
- Bait buckets / water buckets
- Clothes lines
- Refrigerators / freezers
- Wire spools as tables
- Bird baths
- Building supplies / lumber / construction materials
- Mail boxes / newspaper delivery boxes
- Free standing propane tanks
- Inoperative vehicles
- Signs or flags, unless permitted by campground management.
