Big Tree RV Park

Monthly Sites

A minimum stay of 2 months is required to receive the discounted monthly rate. If your stay is less than 2 months, rent will increase by $200.

A minimum 7-day notice is required before your move-out date. If less than 7 days' notice is given, your $75 electric deposit will be forfeited.

Monthly rates are not prorated for early termination within a billing cycle

Arrival Requirements

All RVs are subject to an exterior inspection upon arrival. Big Tree RV Park reserves the right to decline entry based on RV condition.

Office & Guest Hours

Office Hours:

  Monday–Friday: 12 PM – 5 PM

  Saturday & Sunday: 3 PM – 5 PM

Check-In: 12 PM (Noon)

Check-Out: 12 PM (Noon)

RV Maintenance & Appearance

Your RV must be kept clean and in good condition. Units older than 15 years must be approved by management.

RVs must be washed every 4 months, including the roof. Notices will be sent when it’s time. You may wash your RV on-site or hire someone (who must check in at the office and wash during business hours).

No duct tape, tarps, or visibly damaged parts. All water/sewer hookups must be secure and leak-free.

Do not remove backflow preventers. Report leaks to the office.

Structures & Site Rules

Window A/C units are not allowed. Only manufactured awnings are permitted. All canopies must be approved by the office.

No platforms, decks, or porches allowed.

Storage under RV is limited to one ladder and one car dolly.

No fires on the ground — fire pits only.

Clotheslines are not permitted.

RVs must be parked next to your patio, not on it.

Speed Limit

The speed limit is 5 MPH throughout the park. No exceptions.

Visitors & Deliveries

All visitors must check in at the office upon arrival and be approved by management.

Guests are responsible for ensuring visitors follow park rules.

Service appointments must be scheduled during office hours, and service personnel must check in upon arrival.

Deliveries must be met at the office. This includes Uber, Lyft, taxis, etc.

Parking

No parking on grass or slabs. Each site has a designated parking setup — ask the office for your layout.

Maximum of 2 vehicles per site.

Visitor parking is for visitors only.

No trailers, boats, jet skis, or sheds on your site. These may be stored for an additional fee in the designated storage area (if available).

No washing or repairs of any vehicle except your RV. A wash/work station is located at the back of the park.

Vehicles

Guests must have their own tow vehicle and valid registration in their name at check-in. No RV drop-offs or borrowed tow vehicles.

No large commercial trucks (e.g., dump trucks, semis, tow trucks).

Golf carts are allowed but must adhere to the 5 MPH speed limit and be used only on roads. No alcohol while operating.

Quiet Hours

10:00 PM – 7:00 AM, daily. Please respect your neighbors — excessive noise will not be tolerated.

Mail & Packages

Monthly guests receive a mailbox key. Lost or unreturned keys incur a $25 replacement fee.

Packages must be picked up promptly.

Pets

Only non-aggressive dog breeds are allowed. Dogs must be leashed outside and waste must be picked up immediately.

No excessive barking.

Cats are allowed inside your RV only. If outside, they must be leashed.

Do not feed stray or feral cats.

Conflicts

If you experience an issue with another guest, notify the office. Do not take matters into your own hands.

For emergencies, call 911. For non-emergencies, contact the office at (904) 768-7270.

Rent & Late Fees

Rent is due by 5:00 PM on your due date.

If you'll be late, notify the office before your due date.

Late payments incur a $5/day fee. Chronic late payments are not acceptable.

Payments

Credit cards stored in Campspot may be charged automatically if you vacate the property with a balance due.

Trash & Mattresses

All trash must be properly disposed of — do not leave debris around your RV.

Mattresses and any furniture are not allowed in or near dumpsters. You are responsible for removing them from the property.

Tarps

Tarps are for temporary use only and must be approved by the office.

Use appropriate covers for stored items (e.g., bicycle covers instead of tarps).

Wi-Fi

Free Wi-Fi is intended for basic use only: browsing, email, banking.

No streaming or heavy use. Arrange for your own internet connection if needed.

Plants

Plants are allowed on patios in appropriate planters only — no 5-gallon buckets.

Plants must be maintained and not interfere with lawn maintenance.

Liability Notice

Big Tree RV Park is not responsible for lost, stolen, or damaged property.
