Blue Sage Farm RV Park, Eagar, Arizona

When staying at the property you are a guest. We ask that you treat all other guests with respect. Please respect the personal space of others to ensure other guests have a comfortable stay as well. This includes not walking through a rented space, no smoking in any part of our building.  Any verbal abuse, or vulgar language is not allowed. Please respect our quiet time from 10 pm to 7 am.

Check in/ Check Out: For safety, check in must happen before dark. Visitors may park in front of your site, but no overnight visitor parking is allowed. You are responsible for your guests while they are on our property. You are allowed one vehicle to park at your site. Check out is 11am. We must enforce a strict no smoking policy in our public facilities (bathrooms, laundry room and office) since it is a county ordinance. If you are observed smoking in our facilities, we will impose a $ 50 cleaning fee.

All RVs must be built in 2000 or newer and in good working condition, good repair, and aesthetically pleasing. No leaks of any kind are allowed. This includes grey water, fresh water, sewage, or oil from vehicles. Please make sure your tanks completely seal when hooked up to hoses. Older RVs must be approved by management. No under RV storage allowed and sites always need to stay clean. If your RV is not in good condition, you will not be allowed to park on our property. All tank drain hoses must be elevated off the ground.

Speed Limit:  the speed limit in the park is 10 mph.  In addition, never drive through any vacant rental spaces.

Laundry Facility: The laundry machines are for park guests only. Please be courteous to others by removing clothing promptly (within 30 to 60 minutes after a cycle finishes). Please do not use our washers for extremely soiled clothing. Always clean up after yourself. No smoking in our facilities.

Restrooms: We are happy to offer full bathrooms to our guests as a convenience. Please pick up after yourself. If you bring it in, bring it out. Wipe down surfaces with the cleaning supplies provided in the plastic bin under the sink. Please, be courteous to other guests by keeping your time brief. Report any cleaning discrepancies to the office. Absolutely NO SMOKING in the bathroom!

Winterizing: Guests are responsible for winterizing their RV and water faucets used.  We are open year-round and at our elevation we do experience exceptionally low temperatures. Therefore, from November through March we require you to have a heated water hose connected to our water faucet. Guests are responsible for any damage and the replacement of broken faucets due to improper winterization. Skirting is allowed. It must look aesthetically pleasing and be approved by the manager.

Damage: Any damage that occurs during your stay, including set up and check out to the property or landscaping will be at the cost of the guest responsible for the damage. Also, any damage done by one party to another guest’s RV or property will be handled directly between the two parties.

No Abuse: Any abuse of drugs or alcohol or unlawful behavior will result in immediate eviction from the park without any refund.

Rent: Rent will be paid on a nightly, weekly, or monthly basis. Credit card and cash are accepted, and payment is due upon arrival if not paid in advance. Monthly rent is due by the 1st. There will be a $5 late fee per day if not received by the 5th. Any unpaid balances at the time of check out will be charged to the credit card on file.

Pets: By renting a space, you are agreeing to abide by all rules and accepting all responsibility for your pets and any risks, injury, damage, or other harm that may occur while your pet is at the Campground or caused by your pet. Pets must be leashed and picked up after. They must be kept within your RV space when not being walked. Never leave your pets unattended. Our Pet Policy is in place to benefit and protect all residents, guests and their pets.

•  2 dogs per site

•  No longer than a 6-foot leash allowed.

•  No aggressive behavior, excessive barking will not be tolerated.

•  Pick up ALL dog waste. No exceptions. If you need bags, please ask at the office. If our staff must pick up after your dog, you will be charged $ 25 every time we pick up after your pet. After the third time that our staff must pick up your pet’s waste, you will be asked to leave without a refund. We are doing everything possible to ensure and increase your safety, comfort, and pleasure while visiting our park.

Garbage: We supply a dumpster for trash; All garbage should be placed in plastic bags that are tied tightly. We ask that you break down/flatten any boxes before depositing them in the dumpster. Please close the lid on the dumpster after disposing. Do not leave any garbage outside of the dumpster.

This RV Park uses a Grinder Pump sewer system. Sewer is ground and pumped out of a vault across the RV Park property and then to the town sewer line. If the electricity goes out or the pump stops working, there is an alarm system and red light that will flash. If this ever happens, stop using all water and close all your holding tanks while we address the problem.

Blue Sage Farm LLC reserves the right to refuse service to anyone. They reserve the right to evict any user, guest, camper, or group of campers for any cause. They also reserve the right to change or alter rental and electrical rates as well as any improvements to the park. By accepting this reservation, Guest hereby waves, releases, and discharges and covenants not to sue Bue Sage Farm LLC for all claims and liability for personal injury, accidents, property damage, and any other claim arising out of or in connection with Guests’ use of the property. Further, the guest agrees to defend, indemnify, and hold harmless Blue Sage Farm from all losses, claims, expenses, demands, including attorney’s fees, that Blue Sage Farm may incur out of or in connection with Guest’s use of the property. Guest further agrees to be responsible and liable for the actions and safety of every person in their group. Blue Sage Farm reserves the right to remove any renter, occupant, or guest who is subject to a lifetime registration requirement under a state sexual offender registration program. Blue Sage Farm shall not be held liable or responsible for non-use of package components or loss of recreational opportunities.
