Please contact the office for early or late check in/out needs. If you would like a late departure up to 2pm, there will be a charge of $20. Any departures after 2pm will be charged one (1) day's daily rate. All late departures are based on availability.

Internet
WiFi provided as a courtesy; quality of connection is not guaranteed; please do not stream television programs as this limits available usage for other guests.

Utilities
Longer than one week stay (7 days) require a $100 Electric Deposit
Electric is charged back to guest in arrears monthly for stays longer than 7 days
Current Electric Rate is $0.13/kwh
If applicable you should receive a refund of the remaining deposit within 10 days
To avoid damage to underground utilities, you must obtain Owner’s prior written consent before digging or driving rods or stakes into the ground. You will bear the cost of repairs to any damaged utilities or Owner’s property.

Fireworks and Firearms
Fireworks, explosives, and firearms or flammable, odorous, noxious, hazardous or pollutant materials or any other goods which would cause danger or nuisance are strictly prohibited in the Campground. “Fireworks” includes sparklers, smoke bombs, aerials, and firecrackers. ”Firearms” includes all guns including air soft, BB, and pellet guns. If these items are seen outside of your RV, your rights of occupancy will be immediately terminated without a refund.

Laundry 
The laundry room is open 24/7. Please do not leave your laundry unattended. Company is not responsible for accidents or theft. Pets are not allowed in the Laundry Room.  No smoking in the facilities. Please observe any instructions posted on the machines to keep the machines in good working order for all guests. 

Speed Limit
The park speed limit is 5 mph. This policy is to keep you, your children, and your pets safe. Exceeding this speed limit will result in a warning. Owner may immediately terminate your rights of occupancy upon a second warning. Safety is our number one priority for our guests.

Fires
Open fires are not allowed in the Campground. Fires must be in firepits or designated fire rings. You must place the fire pit over the gravel or concrete, so that the heat from it does not damage the grass. Notwithstanding, fires are only permitted if a fire ban is not in effect. Please check     the current fire ban    information on the Brazoria County website prior to use.

Security
No security officers, security guards, or security personnel will be provided and Company is not responsible for any criminal acts which occur in the Campground.

Rent
All space rent is due in advance. Partial payments are not accepted. Any stay beyond the prepaid term is subject to a late charge of $10.00 per day. Non payment will result in immediate termination of utilities and all privileges. Any guest’s terms can be non-renewed at the sole discretion of the Owner.

Quiet Hours
Quiet hours are from 10:00pm to 7:30am. No loud parties, loud music or public intoxication at any time. Guests are responsible for their visitors. Solicitation of any kind is strictly forbidden. Activities that are illegal, unlawful, or contrary to applicable law of any kind are strictly prohibited

Children Policy
Children are to be supervised at all times and parents/guardians assume responsibility for all actions of their children and their guest’s children. Children under the age of 16 are not allowed in any facilities without a parent/guardian. Tree climbing is not permitted.

Pet Policy
Indoor pets are welcome if Owner approves in advance. NO outdoor pets allowed. Dogs must be cleaned up after and must be leashed and under physical control of the owner/handler at all times. Noisy or unruly pets are not allowed. There is a $20.00 fine for not picking up after your pet. Exception includes seeing eye and disabled assistance dogs.
No pets allowed in the laundry room.

Guests
For any guest to stay at the Campground overnight, the guest must be registered with Owner and pay any guest fee. No guest may stay more than five (5) days without prior written permission from Owner. You agree to acquaint all guests with the conditions of use in the Campground, including, but not limited to, these Terms of Service/Rules and Regulations. You will be personally responsible for the actions and conduct of your guests. If you will not be present, then no guest(s) may occupy or otherwise use your RV without Owner’s consent. 

Vehicle Passes
Each site will accommodate up to two vehicles. All vehicles must be operational and have current registration. Additional vehicles, to include your guests visiting the Campground, must be approved by Owner. Vehicles that do not have a visible parking pass may be towed at the vehicle owner’s expense. 

No Parking
Parking on open sites, grass, or on the roadway without approval of the Owner is prohibited. Please respect the privacy of fellow guests and do not walk through occupied sites. Use of more than one site will result in additional charges. ATVs are not permitted to be driven in the Campground or parked on your site. 

RV Site
You must keep your RV in good working condition and clean. Owner reserves the right to refuse service to any RV or vehicle based upon its appearance and/or condition. Please keep all cords, cables and hoses coiled and out of the way of the grounds crew. Unless performed by a licensed, on-site RV repair company, no repairing or overhauling of vehicle is allowed in the Campground. NO OIL CHANGES.

Water and Sewer Disposal
A positive sewer seal at both ends of your sewer hose is required on all sites. Owner operates on a septic system. Please do not flush anything other than biodegradable toilet paper in toilets. (No Sanitary Products).

Site Appearance
No permanent fixtures such as wood or metal canopies, sheds, etc. are permitted. Cleanliness of the Campground is important to us. Sites are to be kept clean and orderly, as determined by Owner. Storage is not allowed under or around your RV or picnic table. Garbage dumpster is available at all times. The dumpster is for household garbage only. Items should not be left outside the dumpsters. No trash or cigarette butts are to be thrown on the ground anywhere in the Campground including your site. Clothes lines are not permitted. The cutting of trees or plants is not permitted.

Right of Entry
Owner shall have a right of entry upon your RV site for maintenance and repair and for protection of the Campground, at any reasonable time. Owner may enter an RV without prior written consent in the case of an emergency or when you have abandoned your RV.

Right to Remove
You are not a tenant of the Campground. You are a licensee of the Campground and your license to enter the Campground may be terminated at any time for any reason. Owner reserves the right to evict, remove, eject, or refuse entry to any person who has violated these Terms of Service/Rules & Regulations without a refund. 

Subletting and Assignment
You may not sublet or assign your RV site. If you sell your RV and the new owner wants to remain in the Campground, Owner must approve the new owner. Otherwise, the new owner must remove the RV at the time of your check-out date. 

Cancelation Policy
Short Term Stays:
Reservations cancelled more than 30 days in advance incur a $10 cancellation fee.
Reservations cancelled 14 days in advance of arrival will incur a $25 cancellation fee.
Reservations cancelled 14 days or less in advance of arrival will incur a cancellation fee of one night’s stay.

Long Term Stays:
Monthly Reservations:
Reservations cancelled more than 45 days in advance incur a $10 cancellation fee.
Reservations cancelled more than 14 days in advance will incur a $25 cancellation fee.
Reservations cancelled 14 or less in advance of arrival will incur a fee of one night’s stay.

Rights Reserved
Owner reserves the right to make changes to the rules, regulations and fees that Owner deems necessary. These Terms of Service/Rules & Regulations are used merely as a guideline and are not all inclusive of what may be enforced. Owner requests advance notice prior to leaving. Leaving without notice could forfeit your deposit.

Compliance
You must comply with and will cause all other guests to comply with all present and future Terms of Service/Rules & Regulations that Owner adopts for the safety, care, operation, and cleanliness of the Campground. Owner will use reasonable efforts to apply all such Terms of Service/Rules & Regulations consistently among all guests of the Campground; however, Owner will not be liable for the failure of any other guest or person to comply with the Terms of Service/Rules & Regulations.

Acknowledgement
By completing the reservations, you attest that you have read the Terms of Service/Rules & Regulations and understand it is your responsibility to abide by the Rules. You further understand that it is your responsibility to ensure that your guests and invitees also comply with the Rules. Failure to adhere to the policies and rules set forth herein may result in your immediate removal from the Campground without refund.

SMS Text Message Service
By booking a campsite and agreeing these terms of service, you provide consent to text messages, you authorize Bastrop Bayou RV Park to send calls or text messages, including messages that may originate from an automatic dialer, to the mobile phone number provided to Bastrop Bayou RV Park. Through this program you will receive communications on your mobile device. By opting in for text messaging service, you, the user, agree to these Terms as well as our Privacy Policy as it pertains to specific usage of text messaging service. You are not required to consent to receive marketing messages or required to agree to the receipt of such messages as a condition of reserving any property and/or purchasing any goods or services. You may revoke your consent to receive SMS messages at any time by replying "STOP". Your carrier's standard messaging rates apply to your entry or submission message, our confirmation and all subsequent SMS correspondence. Bastrop Bayou RV Park does not charge for any content, however downloadable content may incur additional charges from your cell phone provider. Please contact your wireless carrier for information about your messaging plan. Your carrier may impose message or charge limitations on your account that are outside our control. All carrier charges are billed by and payable to your mobile service provider. Message and data rates may apply. By subscribing, you consent to receiving both transactional and promotional messages using automated technology. You represent that you are the owner or authorized user of the wireless device you use to subscribe for the service, and that you are authorized to approve the applicable charges. We will not be liable for any delays or failures in your receipt of any SMS messages as delivery is subject to effective transmission from your network operator and processing by your mobile device. SMS message services are provided on an AS IS, AS AVAILABLE basis.

Not responsible
RV Park is not responsible for accidents or injuries due to fire, theft, wind, flood, personal negligence, animals (domesticated or wild), acts of God or other unforeseen acts.
