Terms of Service

Arrivals and Departures

  • Check in is between 12pm-6pm. A fee of $20 will be added for all late arrivals between 6pm-8pm. No check-ins after 8pm.
  • Entrance Gate Code is: 2024#
  • Check out is 11am. Late check out fee is $25.
  • No refunds for early departure or canceled reservations. See our Cancellation Policy.
  • All balances on reservations are charged 24 hours prior to arrival.

Parking and Vehicles

  • 5 MPH speed limit.
  • Overflow parking is available for guest. Please inquire at the office.
  • All vehicles, including RV, must be neat in appearance and in good and operational condition.
  • No on-site repairs to vehicle or RV without managers approval.
  • All vehicles must be parked in designated parking areas. Parking in vacant RV sites, grass, or street is not allowed.
  • Trailers and/or 3rd vehicles must be kept in storage and will be charged the current storage rate.

General Rules

  • Quiet hours are from 10pm–8am.
  • Deposit trash in the dumpsters on the property. Trash receptacles are not allowed outside your RV.
  • Criminal or drug related activity will not be tolerated at any time.
  • All overnight guests must be signed in at the office.
  • Management reserves the right to refuse service to anyone at any time.
  • By law, HNM RV Parks (dba Big Oaks RV Park) is a service-oriented business and therefore does not have a tenant/landlord relationship with any daily, weekly, and/or monthly guests.

Rig and/or Site Appearance

  • We reserve the right to refuse service to any camper based on their rig or site appearance and/or condition at any time.
  • Proper leveling blocks are to be used to level rig. Cinder blocks are not allowed.
  • Keep discharge hoses off the ground and sewer connection securely attached to prevent sewer gasses from escaping and debris from entering the septic system.
  • Black tanks must remain closed, unless dumping.
  • Propane firepits only (small personal charcoal or gas grills are allowed on the gravel or pad).
  • Outdoor items should be neat and orderly. No clotheslines.
  • No “Y” connectors allowed on water hose.
  • Side skirting is not allowed.

Pet Policy & Agreement

Management reserves the right to deny a Camper pet privileges if the pet poses any threat to the health and safety of other campers (weight and breed restriction). Dogs, at maturity, must not exceed 40 pounds in weight. Pit Bull, Chow-Chow, Rottweiler, Doberman Pinscher, German Shepard, Staffordshire Terrier, American Bulldog, and other aggressive breeds are strictly prohibited.

  • Pets must be up to date on shots. Those documents are required to be on file with the RV Park prior to your stay.
  • Maximum of two (2) quiet, well-mannered, pets per site.
  • You are responsible for picking up after your pet.
  • Pets must be on a leash and under your control while outside your RV at all times. Supervised tethering is allowed.
  • Pets may not cause any disturbance that might annoy neighbors.
  • Under no condition is a pet to invade the privacy of another camper’s site.
  • Pet owners are always responsible for their pets including injury, destruction, and annoyances to other persons. The park and staff shall not be liable for any loss, damage, or injury of any kind caused by a camper’s pet.
  • Exterior pet housing (confining barricade, structure, pen, etc.) is not permitted.
  • Visitors of guests may not bring any pet into the park.

By booking and/or signing below you understand that we do not refund for any monies or deposits given.

By signing the below, for payments made by credit card, guest(s) agrees to pay the above total amount according to the card issuer agreement and authorize any previously charged amounts.

By signing below, guest(s) agrees to hold harmless the property, its agents, and affiliates for any damage, injury, death, or acts of nature that may occur from use or occupation of the property. Use of property amenities and facilities are used solely at the discretion and risk of the guest(s) and the property is not liable for misuse of amenities resulting in any damage or injury.

By signing below, guest(s) acknowledges that they have read and agree to adhere to the property Terms & Conditions. Guest(s) understand that Terms & Conditions apply to all members or visitors of their party, and not adhering to the Terms & Conditions may result in the party being asked to vacate the property without a refund. Big Oaks RV Park is privately owned and operated and reserves the right to refuse service to anyone.
