THANK YOU FOR YOUR STAY HERE AT OUR BELOVED PARK! WE SINCERELY HOPE YOU ENJOY YOUR TIME HERE WITH US! 😊 PLEASE TAKE A MOMENT TO BECOME FAMILIAR WITH OUR RULES AND POLICIES.

Check-in: Any time after 1PM on the first day of your reservation. If the site is open, early check-in may be allowed. Please notify the office if you are checking in after 5PM so an arrival packet can be placed outside the office for you.

Check-out: By 12PM the morning of the last day of your reservation. Late check-out may be allowed based on availability and may be subject to a surcharge to accommodate. Please note that if no prior arrangements are made, if you are here after 12PM, you WILL be charged an extra day.

Rates: Rates vary depending on length of stay. For reservations longer than 1 month, a valid credit card MUST be kept on file. Automatic payments are offered with signage of authorization form. The balance of your monthly rental is due on a 30-day basis, starting on the 1st day of each month.

NO PERMANENT RESIDENTS ARE ALLOWED, THOUGH LONG-TERM RENTALS ARE WELCOMED.

GUESTS MAY BE SUBJECT TO A BACKGROUD CHECK AT BLACK CREEK RV PARK’S DISCRETION.

RV’s: There is no year-limit for the age of RV, but rig MUST be in good condition. For long-term rentals, use of the wash station to clean RV is included in the cost of rental ONCE A YEAR.

WIFI: INTERNET VIA WIFI IS INCLUDED THROUGHOUT THE PARK AS A COURTESY.

There are three different networks available for use:

General Use:

1.     ID: BCRV; PASSWORD: floridarv

2.     ID: Black Creek; Sign in daily with button access (usage-based network)

Streaming Use (SmartTV’s, Roku’s, Gaming, etc):

ID: BCRV_Media; PASSWORD: floridarvmedia

Quiet Hours: Quiet hours are from 10PM to 8AM each day. Please refrain from loud music or other noise nuisances (pet noise, loud vehicles idling for extended periods, etc) during these hours. There may be consequences if you disturb another guest’s stay.

Emergencies: For emergencies (Fire, Police, or Ambulance) call 911. For maintenance emergencies you may call the office (850-880-6088). For after-hours you may call/text 865-407-1010 OR 850-376-7251.

Pets: Pets must be kept on a leash with a person ALWAYS present when outside. There is a field at the back of the property for use as a dog park. Please note, it is NOT fenced in, so dogs in this field should be trained for recall in the case of other dogs/people in the area. THIS IS THE ONLY DESIGNATED AREA OUTSIDE YOUR LOT WHERE PETS ARE ALLOWED OFF-LEASH. We allow dog fences at your RV site where dogs may be off-leash. ALL waste must be cleaned up immediately. Repeated violations may be subject to a clean-up fee:

1st offense: verbal/written warning

2nd offense: $75 fee

3rd and all other offenses: $150 fee (with the possibility of being asked to leave).

Let’s all respect each other’s right to a clean and healthy park environment!

DO NOT tie pets to hookups or trees. No outside kennels, cages, or leads/cable runners are allowed.

Guests: Each guest and visitor staying in the RV needs to register at the office upon entering the park. ID may be requested for repeat/long-term visitors of a guest.

Vehicles: One RV and up to two personal vehicles are allowed on each site. NO WORK TRAILERS/BOX TRUCKS. We offer vehicle storage at the back of the property for a storage fee of $50/month. Please make arrangements at the office BEFORE bringing vehicle into the park.

Garbage/Sanitation: We do not collect trash. Please place trash in a plastic bag and dispose of it in the dumpster near the office. This is accessible 24/7 for your convenience. DO NOT leave your trash bags outside. We have wildlife in the area that will tear into trash. A clean-up fee up to $150 WILL be charged if needed to clean up after wildlife in this situation.

Fires: Campfires are allowed within the park at provided fire rings only, located on each site. Extinguish fires before retiring each night. Charcoal/Propane grills with screens may be used outside for cooking. There is a public event/bonfire/picnic area in the wooded space behind the dog park at the back of the property. Please make arrangements at the office BEFORE use of this area.

Sewer Hoses: You must use a 4” threaded or airtight donut type hose that must be supported off the ground. NO STORING OR DUMPING OF HAZARDOUS LIQUIDS ON THE GROUND OR IN THE SEWER.

Digging/Planting of Shrubs: This is NOT allowed. You will be responsible for any damage to underground utilities.

Sites: As a courtesy, with your request, our employees may assist with directing you to and into your designated campsite. It is your sole responsibility to ensure that the site will accommodate your specific trailer/RV without hitting branches, bollards, trees, equipment, etc.

Sites must always be kept clean and neat. Please conserve water and electricity. Outbuildings/permanent structures are NOT allowed. A pop-up shade/awning screen house is allowed to the side or back of your RV. DO NOT put or use BBQ grills on picnic tables. DO NOT leave fires unattended. We do not permit the cutting, nailing, or mutilating of trees on the property to protect them. Fallen limbs may be used as firewood.

WHEN CHECKING OUT, YOUR SITE MUST BE CLEAN AND LEFT THE WAY YOU FOUND IT. Please note, we reserve the right to charge the credit card on file a cleaning fee up to $150 for having to clean your site of any garbage or personal items left behind. If you would like a site evaluation prior to departure, please contact the office at 850-880-6088. Evaluations are available from 12:30PM-4PM the day before the last day of your reservation.

Agreement Statements:

I hereby agree to indemnify and hold Black Creek RV Park LLC, owners and employees, harmless from any loss, liability, damage, or cost (including attorney’s fees) that may result from any employee assisting or directing me into a campsite. Furthermore, I release, waive, discharge, and covenant not to sue Black Creek RV Park LLC, owners and employees, for all liability, loss, or property damage relating to an employee assisting/directing me to my site.

I understand that I am and remain personally liable to pay the total amount of my reservation prior/at my scheduled check-in date, or to pay the total of my monthly balance, in the case of long-term rentals, by the 1st of each month. If I fail to pay the total due, I agree that Black Creek RV Park may charge any remaining balance (in addition to any damage charges or other amounts owed under these Terms and Conditions) to any credit or debit card on file with my reservation. Any amount due after 30 days will be subject to the maximum late charge permitted under state law.

I understand that harassment or mistreatment of BCRV staff or other guests, including but not limited to, racist comments or hate speech, will NOT be tolerated under any circumstances. I also understand that this includes a responsibility to be held accountable for any such mistreatment or harassment caused by all people registered in my party, including any children or guests that visit during my stay. I agree with the consequences up to and including being asked to leave if such actions are documented. On behalf of each person in my party, I grant Black Creek RV Park LLC the right to include any photographic, video, and other visual portrayals of each person in my party in any medium and for any purpose.

I hereby release, waive, discharge and covenant not to sue Black Creek RV Park LLC, owners or employees, from any and all liability to me, my children, and my invitees/guests, of any personal or property loss or damage relating to, or arising out of, use and occupancy of the Black Creek RV Park property, facilities, and any dangers/hazards associated with acts of nature including, but not limited to: inclement weather conditions, high winds, thunder, lightning, temperature fluctuations, falling trees or tree limbs, and encounters with wildlife.

I understand that am responsible for any damage caused by my pet(s). Additionally, I hereby assume all responsibility for risk, injury, damage, or other harm that may occur while my pet is at the campground or is caused by my pet. Further, I knowingly and voluntarily release and discharge the campground for all claims, damages, liabilities, injuries, demands, or cause of action, both present and future that me or my invitees/guests may have against any of the parties arising out of an incident relating to my pet’s presence in the campground.

I understand that if I am asked to leave for any reason, I will NOT be issued a refund for the remainder of my reservation term.
