Cajun Haven RV Park

Basic Park Rules

This is an ongoing process to establish rules and regulations of the park. As of March 29th, 2021, this is to be used as our first draft of the rules and regulations. As rules and regulations are updated you will be informed.

  1. All residents must register at the front office. (Currently on-going)
  2. Slow down, drive slow
  3. DO NOT throw cigarette butts or any other trash on the ground, in the pond, or another area.
  4. 10:00 pm - 7:00 am will be quiet time. Respect your neighbor.
  5. If someone complains about loud noise or music within quiet time hours, music will be turned off and all guests must leave.
  6. Stay off the grass
  7. You are responsible for your visitors
  8. Fishing pond is for residents and guests only. If you see someone that is not a guest or resident please let us know.
  9. No Swimming in the pond
  10. Pet owners:

                      a.     All pets must be kept on a leash

                       b.     Residents are responsible for picking up their pet(s) waste.

                       c.     Fees will be charged for any damage done by your guest pet(s) or your pet(s)

  1. Do NOT leave trash out overnight.

a.     Trash service will be suspended at this time. Residences will be required to bring their own trash to the dumpsters in front of the park. The time it takes Killer to pick-up your trash and bring it to the road, animals and the environment are spreading trash around the park. We need everyone's help on this. Beautification of Cajun Haven RV Park will be our ongoing mission to improve day-to-day living for all residents.

  1. Common courtesy shall prevail between all persons in the park. Respect the privacy of your neighbor and guests. Profane, abusive, harassing, threatening language or actions directed at park personnel or other guests is unacceptable and could result in eviction.
  2. Vehicles and site occupancy:
    1. No parking on adjacent/vacant sites.
    2. No vehicle repairs or maintenance may be done in the park unless approved by management.
    3. In the process of establishing a relationship with a towing company. In the future, any vehicle not registered with the office. Cajun Haven RV Park reserves the right to tow vehicles out of the park at vehicle owner's expense.
  3. Damages and personal liability: Any guest or visitor that willfully or negligently damages or destroys park property, landscaping or equipment will be held liable for the value to repair or replace the damaged items property. The responsible party(s) may be evicted for willful damage.
  4. Right to refuse/Evict/Deny access: Cajun Haven RV Park is a privately-owned campground. Management reserves the right to refuse services, evict or deny access to anyone, under any circumstances it deems necessary, in accordance with applicable local, state and federal laws. There will be no refunds.

These rules and regulations were established to maintain high standards of cleanliness, safety, and maintenance, and with a “Good Neighbor Policy” in mind.

Policy changes: Since every contingency cannot be covered in a set of rules, from time to time, modification may be necessary. Management reserves the right to make changes deemed necessary to these rules and regulations at any time, without prior notice.

Pond Rules:

●      No Swimming allowed

●      No BOATING or KAYAKING Allowed

●      Catch and Release any largemouth bass smaller than 12 inches.

●      Catfish will be limited to 10 per day per resident.

●      Absolutely no fishing with cast nets or jug lines

●      No Limit on all trash fish.

●      DO NOT throw any trash in the pond. If you are caught throwing trash in the pond you will be asked to leave.

●      Only residents and guests of Cajun Haven RV PArk are allowed to fish in the pond.

Please adhere to fish limits to keep prices down and stock up!

These rules and regulations were established to maintain high standards of cleanliness, safety, and maintenance, and with a “Good Neighbor Policy” in mind.

 

Golf Cart Rules:

●      You may bring your GOLF CART ONLY at a cost of $5.00 per day

●      No motorized recreational equipment allowed in our park, such as 4 wheelers, go-karts, scooters, mini-bikes, or private watercraft.

●      ANY MISBEHAVING ON CART WILL NOT BE TOLERATED!

●      Golf carts must be operated properly. No horseplay, racing, or other misuse of vehicles is allowed. Driving a golf cart in the park is a privilege and driving recklessly and irresponsibly will incur the loss of this privilege.

●      No Driving golf carts between the hours of 10pm-7am

●      No evening driving is permitted without proper headlights.

●      Speed limit for golf carts is 5 mph.

●      Operate golf carts at your own risk. 

●      Only licensed drivers are allowed to operate golf carts.

Your compliance is very much appreciated and will ensure a pleasant stay for all guests.

●      Check-in time is 1:00 PM for RV sites and 3:00 PM for Cabins. Early RV check-in may result in an early check-in fee. Check-out time is 12:00 PM. Late check-outs will result in an extra fee, no less than $20. Late check-in is available to those who pay in full. If you are caught entering after hours and have not paid in full, you may be charged a $50 fee.

●      Refunds/Prorating - No prorating or refunds for early departures.

●      Visitors - All visitors must check-in at the office and comply with park rules/policies. There is a $10 per person/per day fee for any visitor over the age of 4 years old. No one campsite may have over 8 people.

●      Common courtesy - Common courtesy shall prevail between all persons in the park. Respect the privacy of guests. Profane, abusive, harassing, threatening language or actions directed at park personnel or other guests is unacceptable and could result in eviction.

●      Noise control – No obnoxiously loud music or partying. Quiet time 10:00 PM – 7:00 AM.

●      Emergency and safety - No illegal drugs. All weapons shall be kept in compliance with state/federal laws. No discharge or use of firearms in the park. No smoking in or around buildings. Speed limit 5 mph. If you observe any activity you believe to be of concern, please contact the office.

●      Vehicles and site occupancy - No parking on adjacent/vacant sites. No vehicle repairs or maintenance may be done in the park unless approved by management.

●      Sites - Cleanliness of the park is important to everyone. All trash should be bagged and taken to the dumpster. Outdoor items should be neat and orderly. Hazardous materials shall be discarded properly. Please leave park facilities as you would like to find them. If they need attention, notify the office. No one campsite may have over 8 people.

●      Portable grills - Gas/charcoal grills are allowed. Wood fires are also permitted.

●      Laundry - No clotheslines or hanging laundry outdoors. No washing of pet bedding in the laundry facility.

Pet rules - We reserve the right to refuse or require removal of any animal at any time. Cats are allowed but may not roam freely in the park. Dogs must be on a leash (6 feet or shorter) and under control of an adult at all times. Excessive barking is not allowed. Pet owners must immediately pick up after their pet and deposit waste in a bag. If sites are left with dog waste, there will be an additional charge. Aggressive animals will not be allowed in the park. Pets may not be left outdoors unsupervised.

●      Fishing – Refer to weekly handout for fish limits and abide by our limits to keep ponds stocked. We allow absolutely no fishing with cast nets or jug lines.

●      Golf Carts – You may bring your own electric golf cart for a fee of $5 per day. No evening driving without proper headlights.

●      Recreational equipment – No motorized recreational equipment allowed in our park, such as 4-wheelers, go-karts, mini-bikes, or private watercraft. Equipment must be operated properly. No horseplay, racing, or other misuse allowed.

●      Damages and personal liability - Any guest or visitor that willfully or negligently damages or destroys park property, landscaping or equipment will be held liable for the value to repair or replace the damaged items property. The responsible party(s) may be evicted for willful damage.

●      Guest property - Guests use the Park’s facilities at their own risk. Secure your valuables. Management assumes no liability for loss or damage to guest property and/or injury to person, pet, or party arising due to use of resort facilities or caused by others on the premises.  The campground is not responsible for loss or damage due to fire, accident, theft, weather or catastrophic events.

●      Right to refuse/Evict/Deny access – Cajun Haven RV Park is a privately-owned campground. Management reserves the right to refuse services, evict or deny access to anyone, under any circumstances it deems necessary, in accordance with applicable local, state and federal laws. There will be no refunds.

●      Policy changes - Since every contingency cannot be covered in a set of rules, from time to time, modification may be necessary. Management reserves the right to make changes deemed necessary to these rules and regulations at any time, without prior notice.

●      Discounts - Discounts may not be used on holiday weekends, "special" weekends, or any other days that Cajun Haven RV Park chooses.

●      Trailers - Any extra trailer over 20 ft long must be booked it’s own site. Any trailer under 21 ft long may be parked in overflow parking, but is not guaranteed the space. All overflow parking is first come, first serve.

 

CAJUN HAVEN RV PARK’S SITE SERVICE AGREEMENT

REFUND POLICY

Cajun Haven RV Park does not give credit or refunds due to the discomforts of nature. Cajun Haven RV Park refund policy varies, depending on the timing of the cancellation notice in advance of the reservation date, as follows:

  • Refunds will be given  to those who cancel their reservation before 10 (ten) days of arrival.

  • Credits will be given and kept on file for up to one year from the cancellation date to those who cancel their reservation 9 (Nine) days of arrival.  

  • Early departures are not eligible for refunds or credits towards future reservations.

  • In the event a Mandatory Evacuation is ordered, a credit will be issued for your next reservation.

Late Fee Policy: 

For extended stay guests lot rent is due either on the 1st or the 15th of every month. Cajun Haven RV Park will extend a 5 day grace period. Starting on the 6th or 21st of each month guests will accrue a $25 a day plenty plus a $50 processing fee. In the event Cajun Haven RV Park has to process an eviction an additional $150 eviction fee will be added to guests invoice.

Dumpster Policy: 

  • All trash must be securely bagged prior to disposal. 

  • Place all trash inside the dumpster. 

  • Comply with all recycling regulations. 

  • No appliances. No bulk items, such as tires, carpets, construction waste, mattresses or furniture. 

  • No batteries, hazardous chemicals, oil or flammable materials.

  • No Paint cans. 

  • Flatten all boxes.

  • Close dumpsters after use. 

If caught not complaining with Cajun Haven RV Park dumpster policy you will be assessed a $100 fine.

NOTE: RATES ARE SUBJECT TO CHANGE WITHOUT NOTICE.

THE MANAGEMENT ASSUMES NO RESPONSIBILITY FOR ACCIDENTS, INJURIES OR LOSS FROM ANY CAUSE. WE MAINTAIN A NO REFUND POLICY – SUBJECT TO “SPECIAL CIRCUMSTANCES”.

Cajun Haven RV Park will not tolerate any onerous, noxious or offensive activity of any sort that could interrupt and / or adversely affect the enjoyment of other parties utilizing our facilities. In the event of such onerous, noxious or offensive activity, in the judgment of management, the parties responsible for such activities will be required to leave the park immediately, without a refund.

INDEMNITY AND WAIVER OF LIABILITY: Customer shall indemnify and hold Owner harmless from and against any and all claims, demands, costs and expenses, including reasonable attorney’s fees, arising from any and all damages or injuries caused by fire, water, wind, civil strife, or acts of God, owner and / or customer actions or inactions (or those of their employees, agents, or invitees), or any other related to Customer’s use or occupation of the RV site, regardless of whether such loss was caused by the negligence of any of the Campground parties.

THEFT OF SERVICE LAW

Any guest who leaves without paying for site services or who refuses to pay for site services when due is subject to criminal prosecution. We are providing service hook-ups for your RV. We require full payment in advance and will prosecute any violations under the “THEFT OF SERVICES LAW”.

AFFIRMATION

AS A CUSTOMER OF CAJUN HAVEN RV PARK, I FULLY UNDERSTAND AND ACCEPT THESE RULES AND ANY OTHER ATTACHED PARK RULES.

I also agree to vacate the premises at the request of management if I violate these rules and regulations, without a refund of any prepaid fees.

This agreement does not constitute a landlord / tenant agreement. Payment for sites is entirely for services rendered UNDER A HOST / GUEST ARRANGEMENT.

By signing the Registration Card at check-in you are agreeing to abide by all rules and regulations of this campground.
