Cedar Cove RV Resort (CCRVR) Rules

Updated: March 2024.  Your Comfort and Safety is Our Primary Goal and Continuous Concern.  These
“RULES” Are Designed to Guarantee a Pleasant Stay for All of Our Guests.

1. Rates are designed to cover one family unit consisting of two adults, two children, and two pets.  Cost of additional guests or pets is $10 per day per person or pet (for daily and weekly rates).  We are proud to offer our Veterans a discount on weekly and daily rates.  All fees are due at time of reservation. All service fees for water, sewer, electricity and WIFI are included in weekly and daily rates; electricity is charged separately for weekly at $0.12 / kWh. If a specific site is desired, a "lock site" option is available for an additional charge.  No refunds will be given for early departure; no matter why, no matter when, no matter what.
2. Extended Stay is defined as a stay for 28 days or longer.  Rates are designed to cover one family unit consisting of two adults, two children, and 2 pets.  Cost of additional guests or pets is $30 per month per person or pet.  A maximum of 4 adults per site will be strictly enforced.  An Extended Stay reservation can be made by calling us or coming into the office. A refundable deposit of $75 to $200 per site is required.  The guest may choose to have the monthly invoice due on the 1st or 15th of each month.  To accomplish this, with a credit card on file, the first month will be prorated.  If the guest accepts the monthly rate, then, for whatever reason, leaves early, the guest agrees to pay retroactively the standard weekly/daily rates with the credit card on file as well as forfeiture of security deposit.  Included in the monthly invoice will be the charge for electricity for the period.  Each site has its own meter that is read 5 days prior to invoice date and charged at $0.12 per kWh.   Late Fees:  All site fees and charges are due on or before the due date on the invoice.  If funds are not received by this time, the reservation reverts to a daily rate.  If not paid by the 3rd daily, a boot will be placed on the unit and all services (water, sewer, electric) will be terminated and the unit will not be permitted to leave the park without payment being made.  Management has the right to move the unit into storage during this time.

3.  RV Parking: The entire RV should be parked on the pavement only. DO NOT DRIVE OVER THE BUMPER. All lines, hoses and cables should be on pavement as much as possible.

4.   Check-in time is 2 PM. Check-Out time is 11 AM. All site fees are due in advance.           There are no refunds for early departure.
5.   The speed limit is 5 MPH. Please watch for children, pedestrians, and their pets. Electric-Golf cart speed is also 5MPH. Children are not allowed to drive golf carts or any other motorized vehicles. The use of non-electric Golf Carts,
4x4’s, Side by Side’s, etc. are prohibited on CCRVR property.
6.  Quiet hours are 10 PM to 6 AM. Please respect your neighbor’s privacy and property.
7. Trash: Must be bagged and properly disposed of in trash dumpster located between sites 9 &; 10.  If we must clean up your site, there will be a $25 fee per occurrence added to the guest's account.
8.  Picnic tables should remain at each pad site. Do not move your picnic table from your pad site area. Do not set any hot equipment such as portable propane stoves or charcoal grills on picnic tables.
9.  Fishing is permitted for registered guests of CCRVR ONLY. Adults and Children aged 16 years old or older require a valid Texas fishing license which can be purchased in camp store.   Please respect bag limits set by Texas Parks & Wildlife Department.
10.  Children permitted at the beach or bay ONLY with adult supervision.
11.  Boats may be anchored out in the cove for no more than 2 days at owner’s risk.
12.  Pets: are not allowed to be tied up or left unattended outside at your site.  All pet waste must be picked up immediately (even in your site) and disposed of properly. Pet Waste Bag stations are located throughout the Resort for convenience. Failure to comply will result in a $25 fine per occurrence. If you observe a violation of this policy, please report to the Management; you will remain anonymous.
13.  Parking is allowed in designated spaces only. Do not park in an unoccupied RV site. Do not park on the grass. Park only in the space you are assigned. If you have more than 2 vehicles, the 3rd vehicle must be registered and parked in overflow parking (marked spaces in front of the office and adjacent to the Palapa) at an additional cost of $20.00 per week or $60.00 per month. Guests residing in pull-through sites (45-54) may park 1 additional passenger vehicle in the overflow area at no additional charge. Resident vehicles must display a valid vehicle permit.  Short term guest parking is only allowed in marked spaces in front of the office and adjacent to the Palapa. Vehicles
parked in an unauthorized site/space/street/grass may result in towing of the vehicle at the owners’ expense.
14.  Smoking is not permitted within 15 feet of the store or inside the Store or buildings. (Per Harris County Smoking Ordinance).
15.  RV Condition: All RV’s must have valid tags to enter park and be in good working order and appearance. If your RV is greater than 10 years old, management will require a picture via email (all 4 sides) for approval. CCRVR reserves the right to revoke a reservation upon arrival if the RV does not pass the visual inspection or does not match the condition presented in photo. No FEMA trailers.  No window air conditioners allowed.
16.  Vehicle washing/maintenance: washing RV’s or autos is NOT PERMITTED in the resort unless it is done by an approved vendor that supplies their own equipment and water.  Ask the Office for the approved vendors. Absolutely No mechanical work (including oil changes) allowed in the resort at any time!!  All outside Vendors are required to sign Cedar Cove’s Indemnity Agreement and provide proof of General Liability Insurance prior to commencing work on the Property or that of Its residents.  All vendors will sign in and out at the office.
17.  Grass/Landscape: CCRVR reserves the right to enter onto any and all sites to perform necessary care and maintenance of grounds. Guests are advised NOT to place any items on grass at their site that would slow or prevent the mowing/maintenance process. Guests must cover and elevate all sewer connections/hoses and electrical cords. Do not run connections across the grass. CCRVR is not responsible for damage to sewer lines, hoses or electrical cords that do not comply with this rule.
18.  Storm Safety Evacuation Plan: Thank you for staying with us on beautiful Galveston Bay. As you know the Texas Coast is vulnerable to many different natural weather-related situations that may make it necessary for you and your equipment to evacuate the park with as little as 4-hour notice. While management always keeps a close eye on the weather, especially during hurricane season (June 1 through November 30), CCRVR must ask your cooperation by keeping your property “ready to go” should the need arise. This includes but is not limited to keeping your RV registered and inspected, as well as having your tow vehicle on site in good working order. Our staff is trained to remove all park owned picnic tables and chairs, but you will be required to remove and take with you anything you have brought into the park. Please be assured ALL EQUIPMENT WILL BE REMOVED if an evacuation order is issued either by the National Weather Service, Harris County Government or CCRVR Management at RV owner’s expense.
19.  Mail & Packages: While we will make every effort to accommodate our guest needs, we cannot be responsible for mail and packages left at the office. We will try to contact you when you have deliveries, however it is the guest responsibility to know when items will be delivered.
20.  Toy Trailers: It is the guest’s responsibility to use hitch locks and or chains to secure small trailers while on CCRVR property.
21.  Subletting or Renting of RVs: At no time will subletting of space or the renting of an RV be permitted on CCRVR property.

Primitive Camping

Primitive Camping is defined as camping without amenities. CCRVR offers tent camping our undeveloped 5-acre tract on Galveston Bay.  Cost is $35 per night per 4-person tent for a maximum stay of seven nights; there is a $50 security deposit required per campsite.  Rates are designed to cover one family unit consisting of two adults, two children, and two pets.  There are no designated campsites, good environmental stewardship is expected.  Please use the fire rings provided.  Firewood is available at the store.

Primitive campers may drive to their campsite as conditions and their vehicle allow.  (Remember, this is primitive, and you may get stuck!!)  Parking is available at the office and beside palapa.

Trash must be bagged and properly disposed of in trash dumpster located between sites 9 & 10 AND NOT BURNED!  If we must clean up your site, security deposit will be forfeited.

There are showers, toilet facilities, and water spigot located downstairs at office.  All CCRVR rules above apply to primitive campers as well!

 

Management reserves the right to change or amend these rules at any time without notice.

Management shall not be held liable or responsible for non-utilization of package components or loss of recreational opportunities due to weather or any other circumstances beyond our control. NO REFUNDS.

Cedar Cove RV Resort or its management bears no responsibility for any loss or damage to any person or property or thing howsoever caused.

 The management reserves the right to remove any day user, guest, camper or group of campers for any cause.

Electronic Signatures: You agree that your electronic signature, whether digital or encrypted, is intended to authenticate the Terms and Conditions contained herein and to have the same force and effect as manual signatures. Delivery of a copy of this Agreement or any other document contemplated hereby bearing an original or electronic signature by email transmission in “portable document format” (“.pdf”) form, or by any other electronic means intended to preserve the original graphic and pictorial appearance of a document, will have the same effect as physical delivery of the paper document bearing an original or electronic signature.
