SPECIAL PROVISIONS REGARDING COPYRIGHT INFRINGEMENT

We are pleased to provide you with internet service during your stay. By clicking below, you agree not to download, share or otherwise use others' copyrighted content, such as movies, music, computer games or television shows without proper authorization.

Cobble Hill Rules & Regulations

These rules & regulations will be enforced for the safety and enjoyment of our guests.  They are subject to change or modification as needed and new copies will be sent to everyone in this event.  A copy of these rules must be signed by each guest at Cobble Hill Campground.

Please have a great time and enjoy your stay, also remember there are children everywhere so please be cautious when driving. The maximum speed limit is 5 MPH. Please be kind and no bullying.

Parking / Vehicles

Vehicles may be towed for expired tags, taking up multiple spaces, or parking in a non-parking space.  Vehicles that appear not to be operational or with flat tires are also subject to towing.  No mechanic work is allowed (changing oil, tires, etc.)  Vehicles violating any of the above will be towed at the owner's expense.  All vehicles and boats must be parked in designated areas.  None will be allowed to impede the streets.  Absolutely no boat trailers, cargo trailers, construction equipment or boats are to be parked on your lot.  No more than 2 vehicles per site.  There is absolutely no parking on vacant sites

ASSIGNED SITE subject to change without notice unless lock site fee was paid.

Loud Noise / Disturbing Other Persons

Be considerate and keep the volume of your music, voices, and other noise to a reasonable level.  Interfering with anyone’s use & enjoyment of the park, day/night is contrary to the Park Rules.  Please DO NOT walk-through other sites.  Quiet hours are from 10:00 PM-8:00 AM and children under 18 must be accompanied by an adult during these hours.  Please remember music and conversation are for your enjoyment, not  your neighbors  

Occupancy

Site fees allow 2 adults and 2 children under 18.  Guest fees are $5.00 daily for ages 16 and above.  All guests must register at the office prior to entry and there is a maximum of 6 people per site.  Children under 16 MUST be supervised at all times in the campground and must be accompanied by an adult.

Check-Out Check-In Time: Check Out is 11:00 AM   Check In is 2:00 PM

Pool: There is no lifeguard on duty, swim at your own risk.  For safety reasons, all children under 16 are to be accompanied by an adult. Pool hours are from 10am- Dusk.  NO LIFEGUARD on duty, NO SWIMMING ALONE, AND SWIM AT YOUR OWN RISK. No glass, breakable containers, within the fenced-in pool and waterslide area.  Rules are posted in the pool area.  SUPERVISION = SAFETY: Those under 16 MUST be accompanied by their parent(s) when inside the pool area and Waterslide area. NO EXCEPTIONS!! See Pool Rules posted at entrance to pool area.

Pets: Pets must be leashed, cleaned up after, not aggressive and not left unattended.   Dog fences/pens are subject to management approval.  Pets cannot be a nuisance to others, ex. Constant barking.  Do not leave doors or windows open on RV, if you are away from the site & pet is left inside the home.  They will not be allowed to be tied outside or left on decks. No pets will be allowed in any campground buildings or porches. The Park reserves the right to prohibit any pets or breeds at our discretion.  Failure to comply will result in a $25 fine per occurrence and will result with pet being barred from property

Freezing Water. During the months of November through March, you must use a blue heated water hose that is approved by management. No making your own heated hoses. If you do not use a heated hose, you must disconnect before 9pm and put the protective cover back over the faucet to keep it from freezing.

Unlicensed Motor Vehicles, All Terrain Vehicles: ATV’s, off-road motorcycles, dirt bikes or go-carts or any other non-highway unlicensed motorized vehicles or toys cannot be used in the park and on park roads with the exception of golf carts. 

Speed Limits: Speed limits in the park are 5 MPH and will be enforced.  Obey at all times. DRIVE SLOW.

Freezing Water: During the months of November through April, you must use a blue heated water hose that is approved by management. No making your own heated hoses. If you do not use a heated hose, you must disconnect before 9pm and put the protective cover back over the faucet to keep it from freezing.

Garbage: Garbage material must be placed in designated areas.  Household waste is only allowed in dumpsters.  No dumping of food scraps or cooking grease on the ground.  It must be disposed of in the dumpsters provided and bagged properly.  The following items are examples NOT to be placed in dumpsters, mattresses, furniture, or any large item, etc.  These large items should be taken to a landfill or removed by a debris removal service.  Items left outside the dumpster are subject to a $200 fine. 

Bicycles: Bicycles are allowed on roads only.  No riding bicycles after dark.

Alcoholic Beverages: Alcohol is permitted only on a registered campsite or by the ampitheater.  Drinking or the possession of an open alcohol container in any other Park area is prohibited.

Additions: Decks, canopies and exterior buildings are not permitted in the campground. 

Guests: There will be no subleasing of campers allowed.  

Fireworks, Firearms, and Hunting: Fireworks, Firearms, and Hunting are prohibited in the Park.

Campfires: Please DO NOT move fire pits or fire rings and DO NOT leave fires unattended.  

Golf Carts: All guests wishing to have a golf cart must sign a liability waiver and provide a proof of insurance.  Only those 16 years of age and older with a valid driver's license are permitted to operate golf carts.  Golf carts must use existing drives and will have to go over the speed bumps not around them.  You may not drive through another campsite at any time, or your privileges will be revoked.  Proof of $100,000.00  Liability Insurance must be on file in office.

Maintenance of Lot: We will maintain the grounds; however, your lot is your responsibility to keep neat and orderly.  Guests with dog pens will be responsible for their own grass & weeds.  There will be one written notice, then you will be billed for cleanup.  No dumping of food scraps or cooking grease on the ground.  It must be disposed of in the dumpsters provided and bagged properly.  Clothes Lines are not permitted and nothing is to be hung from trees.  Keep lot decor to a minimum for mowing purposes.

Profanity / Violence: Screaming, hollering, abusive language and boisterous and/or violent behavior will not be tolerated.

Smoking: No smoking in any campground buildings or cabins.  Dispose of smoking butts in proper containers, not on ground or in fire pits.  

Fishing: Fishing is catch and release only; no license required.

THIS IS A VACATION RENTAL AGREEMENT UNDER THE NORTH CAROLINA VACATION RENTAL ACT. THE
RIGHTS AND OBLIGATIONS OF THE PARTIES TO THIS AGREEMENT ARE DEFINED BY LAW AND INCLUDE UNIQUE PROVISIONS PERMITTING THE DISBURSEMENT OF RENT PRIOR TO TENANCY AND EXPEDITED EVICTION OF TENANTS. YOUR
SIGNATURE ON THIS AGREEMENT, OR PAYMENT OF MONEY OR TAKING POSSESSION OF THE PROPERTY AFTER RECEIPT OF THE AGREEMENT, IS EVIDENCE OF YOUR ACCEPTANCE OF THE AGREEMENT AND YOUR INTENT TO USE THIS PROPERTY FOR A VACATION RENTAL.

Terms & Conditions: 

I agree, and shall cause my children, invitees and guests, to abide by the Park Rules, including those rules and policies published at carolinarosecampground.com, posted at the Premises or otherwise communicated in any manner by Cobble Hill Campground Management. 

I further understand and agree that Cobble Hill Campground does not give credit or refunds due to the discomforts of nature.  Cobble Hill Campground's refund policy varies, depending on the timing of the cancellation notice in advance of the reservation date, as follows:  

Campsites: If a reservation is canceled more than 2 weeks prior to the arrival date we issue a full refund, minus the non-refundable $25 transaction fee; or Camp Credit in the full amount can be elected. For a reservation canceled less than 1 week prior to the arrival date, the full amount of the reservation payment is forfeited. View campsite rules and policies here.

Camp Credit can only be redeemed in the same calendar year as the canceled reservation and can only be applied toward your site or cabin/lodge rental. For reservations paid with a credit card, cash refunds will be credited to the credit card on file with respect to reservation.

As a participant in a recreation activity, I am responsible for acting within the limits of my ability and heeding all warnings regarding participation in the activity. I will maintain control of myself and any equipment while participating in the activity and will refrain from acting in any manner that may cause or contribute to injury to myself or to others.

I HEREBY RELEASE, WAIVE, DISCHARGE AND COVENANT NOT TO SUE Carolina Rose RV LLC d/b/a Cobble Hill Campground, its owners and agents (collectively, TRG Management), from any and all liability to me, my children, my invitees/guests, personal representatives, and heirs for any loss or damage on account of injury to person (including death) or loss or damage to property relating to, or arising out of, use and occupancy of the Cobble Hill Campground's property, facilities, golf carts, amenities, pools, water park, jumping pillow and hot tubs (collectively, the Premises) and any dangers and hazards associated with acts of nature such as changing weather conditions; high winds; thunder and lightning; temperature fluctuations; falling trees; tree limbs, ice; or encounters with wildlife.

I HEREBY AGREE TO INDEMNIFY, SAVE AND HOLD HARMLESS Cobble Hill Campground Management, and each of them, from any loss, liability, damage or cost (including attorney fees) they may incur due to injury (including death), damage or loss of property relating to use of the Premises by me, my children, and/or my invitees/guests or due to any incidents that may occur during my stay. I understand that, although Cobble Hill Campground Management makes every reasonable effort to provide a secure environment, the security of my person, my belongings, and all persons registered in my party is my sole responsibility.

As a courtesy, our employees, if so requested, may assist with directing you to your designated campsite. It is your sole responsibility to ensure that the site will accommodate your specific trailer/RV and that you will not hit any branches, bollards, trees, etc. when positioning your RV on the campsite. You agree to indemnify and hold Carolina Rose RV LLC d/b/a Cobble Hill Campground, its owners and agents (collectively, “Cobble Hill Campground Management”) harmless from any loss, liability, damage or cost (including attorney’s fees) that may result from an employee assisting or directing you onto a campsite. Furthermore, you release, waive, discharge and covenant not to sue Cobble Hill Campground Management for any and all liability, loss, or property damage relating to an employee assisting/directing you to your site.

I understand that I am and remain personally liable to pay the total amount of my reservation prior to my scheduled check-in date, or at such earlier date communicated to me.  If I fail to pay the total due, I agree that Carolina Rose RV LLC d/b/a Cobble Hill Campground may charge any remaining balance (in addition to any damage charges or other amounts owed under these Terms and Conditions) to any credit or debit card on file with my reservation. Any amounts due after 30 days will be subject to the maximum late charge permitted under state law.

The Premises are privately owned and THE Cobble Hill Campground MANAGEMENT RESERVES THE RIGHT TO REFUSE SERVICE to anyone for any reason except for those prohibited by law. Cove Creek RV Resort Management reserves the right to require any person or party it deems necessary to leave the campground based on violations of Park Rules or behavior management deems inappropriate or disturbing to others. Harassment or mistreatment of our staff or other guests, including but not limited to, racist comments or hate speech, will not be tolerated under any circumstances. I have read this notice and agree to it as well as all Cobble Hill Campground Rules and regulations. In addition, I understand that I am responsible for the actions of all persons registered in my party, including any children, and any guests that visit during my stay. On behalf of each person in my party, I grant Cobble Hill Campground and its affiliated entities and promotional partners the right to include any photographic, video and other visual portrayals of each person in my party in any medium and for any purpose.

Additional Terms for Rental Units

I understand and agree as follows:

  • At departure, the rental unit is to be left in a reasonably clean condition (broom swept), garbage is to be removed from the rental unit and placed in an outside dumpster, all kitchens and kitchenettes are to be left clean, all dishes are to be washed and put away, and the microwave, fridge, stove and countertops are to be wiped clean; otherwise, Cobble Hill Campground Management may charge my credit card with a $125 cleaning fee.  I understand and agree that if I leave the rental unit in an unreasonably filthy condition, permit a pet to occupy a rental unit not designated as pet-friendly or smoke in a rental unit, Carloina Rose Campground Management may charge my credit card for the cost to professionally clean the rental unit ($250 minimum charge).

  • All damages to the rental unit, whether caused by myself, my children, guests or pets, will be disclosed to the registration office immediately or at checkout. All damages occurring to the rental unit during my stay will be charged to my credit card after a thorough inspection has been made by Cobble Hill Campground Management. Damages for which I will be responsible include, but are not limited to: lost key(s), broken/lost TV/DVD/AC remote controls, broken items, discharged fire extinguishers (if not used for a fire), damaged/dented/bent appliances, furniture, cabinetry or dishes, writing on walls or bedding, and ripped or torn mattresses or covers.

Animal Waiver

I hereby agree to the following regulations and conditions relating to my dog while camping at Carolina Rose RV LLC d/b/a Cobble Hill Campground with my dog.

  • Excluded Areas. I agree to keep my dog out of the following areas including, but not limited to, food and beverage areas, the pool and pool deck, Club House, Office, Ranger Station, playgrounds and pavilions.

  • Excluded Dogs. I agree that the Campground has the sole discretion to exclude dogs. The basis for exclusion may include, but is not limited to the following: breed-specific exclusions; due to their young age are exempted from state or local law vaccination requirements; are sick; are in heat; are aggressive, vicious, dangerous or potentially dangerous; require muzzling; or are easily frightened or sensitive, resulting in disruptive behavior (such as fighting or biting) in response to a stimulus.

  • Supervision. I agree to keep my dog on a leash or in a carrier while in all public areas of the Campground. I further agree to have my dog with me or a designated individual at all times, and understand that I may not leave the dog unattended in the cabin or at the campsite. I agree to prevent noise or any other disturbance by my dog, in the interest of other guests at the Campground.

  • Vaccinations. I represent and warrant that my dog is up to date on all vaccinations (including rabies and distemper) and flea treatments.

  • Disturbances. I agree that, should my dog create any disturbances, which cause complaints to be made to the management by other guests or employees of the Campground, at the request of a Campground employee, I will immediately make arrangements to house my dog elsewhere outside the Campground. Additionally, I understand and agree that if I do not find alternative housing for my pet after being asked to do so, I will be asked to leave the Campground and will not be issued a refund.

  • Assumption of Risk and Release. I understand that my permission to have my dog at the Campground with me is a privilege and not a contractual right. Such permission is expressly conditional upon my adherence to the terms of these rules and other rules in effect at any given time. I understand that the Campground may revoke such permission at any time for any reason. Additionally, I hereby assume all responsibility of risks, injury, damage, other harm that may occur while my dog is at the Campground or caused by my dog. Further, I hereby knowingly and voluntarily expressly release and discharge the Campground, its owner, its agents, its parent companies, members, managers, directors, officers and employees (“Released Parties”) from any and all claims, damages, liabilities, injuries, demands, or causes of action, both present and future, whether known, unknown, anticipated or unanticipated, that me or my guests or invitees may have against any of the Released Parties arising out of or incident to my dog’s presence in the Campground, whether arising from any act or omission, whether negligent or otherwise, of me, my dog and/or any guest or invitee. I further agree to indemnify each of the Released Parties for any and all such claims, damages, liabilities, injuries, demands, or causes of action, including costs, expenses, and attorney’s fees arising as a result of or related to the presence of the dog at the Campground. This provision shall be enforceable to the fullest extent of the law.

  • Acknowledgment. By signing below, I acknowledge that I have read the foregoing Assumption of Risk & Release and fully understand its provisions and implications. My execution of this Release is entirely voluntary and intended to be binding on my heirs, executors, legal representatives and assigns.

I have read this Animal Waiver and understand it is my responsibility to abide by the Rules. I further understand that it is my responsibility to ensure that my guests and invitees also comply with the Rules. Failure to adhere to the policies and rules set forth herein may result in my removal from the Campground without a refund.
