WiFi available for purchase through Kenektd.  Select Cottonwood/Kenektd from the WiFi list to access their available packages.  

1. Office hour vary. If the office door is locked, please call 541-728-4184. Please respect managers privacy and do not knock on their trailer door except for dire emergencies.

2. Please do not walk through the sites of other guests. This includes the grass area in between the canal and the trailers along the canal.  Do not back your RV over the grass areas.  

3. Parents or guardians are responsible for the conduct of their children. Children under the age of 12 must be accompanied by and adult.

4. A maximum of 2 indoor pets are allowed per site and must be on record at the park office. Your pets must be on leash at all times while outside of your rig and can not be left outside unattended even if on leash or tether. You are responsible for picking up any dog waste immediately. If your animals are aggressive toward any guests, you will be required to leave the park.

5. For monthly guests, rent is due on the 1st of the month with a grace period until the 5th of the month. You will see managers around your site toward the end of the month reading your electric meter and charges will be added to your next rent bill. Failure to pay by the 5th of the month constitutes your desire to end your booking, and you will need to vacate your site immediately. Please make all checks payable to Ridge Development.

6. For extended stay guests, a 30 day written notice of ending your month to month booking must be given. Failure to give proper notice will result in forfeiture of your security deposit and any unused rent.

7. Maximum length of extended stay in the park is 11 months.  Any extenstion beyond 11 months must be requested and approved by manager. 

8. Speed limit in the park is 5 miles per hour. For the safety of all of our guests, you will be required to leave the park if you are unwilling to follow the speed limit within the park.

9. Each site is allowed 2 vehicles. They must be parked in your own site.  Electrical meters mark the boundary between sites.  No large commercial vehicles or cargo trailers unless prior written approval is given. All vehicles must be operable, in reasonably good condition, equipped with an exhaust system, and free from any fluid leaks.

10. Motorcycles can be ridden to and from the park only. ATV’s are not allowed to be ridden in the park.

11. Please keep your site clean and orderly. No piling or stacking of possessions around or under your RV.

12. Skirting is highly recommended for anyone staying at the park during winter months. The only allowable skirting is vinyl, T1-11, or plywood.

13. A heated water hose is required during the months of November through March.

14. No signage is allowed at your site. (ie for sale, garage sale, advertising)

15. Quiet time in the park is from 9pm to 8am. Please be respectful of your neighbors at all times.

16. Any addition to your site (ie. Stairs, decking, shed) must be approved by management prior to adding.

17. Cottonwood RV Park will not be liable for theft or damage of personal items and property left outside your RV.

18. Cottonwood RV Park strongly encourages the use of a water pressure reducer on water connection going from the park to your RV. If you choose not to use one, the park is not responsible for any damage to water lines or appliances within your RV.

19. It is required that you have a secure attachment to the sewer when you connect. This connection must keep your sewer hose from being easily lifted out of the connection.

20. Tarps and other means of covering your RV or vehicles in the park is prohibited.  No tent camping is permitted. 

21. Washing your RV and/or vehicles in the park is allowed using a small amount of biodegradable soap.

22. All RV’s must be owner occupied with all occupants being on record at the park office.  All occupants over 18 years of age on an extended stay reservation must have a background check run by the park office. No subleasing is allowed. This includes renting space within your RV.

23. Laundry, bathroom, and shower facilities are available. Dying of hair, bathing of pets, washing of pet bedding, and washing of extremely soiled work clothing is not allowed. Please use liquid laundry detergent or pods in the washing machines if possible. Please wipe up any excess water after you shower if you have not contained the water to inside the shower.

24. Laundry / Bathroom building door code is NOT TO BE GIVEN OUT under any circumstances. If someone asks you for the code, direct them to contact the office.

25. Propane fire pits and BBQ’s are allowed at your site unless Central Oregon is under high fire danger advisory. During the summer months you will need to check the current fire danger level before using these.  FIREWORKS OF ANY KIND ARE PROHIBITED IN THE PARK.

26. Smoking is prohibited outside your RV between the trailers. Please keep this contained to inside your RV or vehicle.

27. Any guest of the park whose actions constitute a direct threat to the health and safety of others or substantial damage to the property will be required to vacate the park immediately.
