Terms of Service

PAYMENT

All nightly and weekly reservations require payment in full at the time of reservation. Monthly reservations require a deposit of $300.  Monthly reservations will pay on the monthly anniversary date of check-in. Personal checks are not accepted at check-in.

TERMINATION/CANCELLATION POLICY

Nightly/Weekly Stays: For all stays shorter than 30 nights, no refunds are given on or after arrival. Cancellations made at least 14 days in advance will be refunded in the form that was used for the payment and will be charged a $5 cancellation fee. For reservations cancelled less than 14 days prior to your arrival date, guests will receive a 50% refund.

Monthly Stays: For all stays of 30 nights or longer, no refunds will be given on or after arrival. Cancellations made at least 45 days in advance will be refunded in the form that was used for payment and will be charged a $5 cancellation fee. Deposits will be forfeited for all reservations cancelled less than 45 days prior to your arrival date.

Either party may terminate this Agreement for any reason by giving the other party ten (10) days’ notice pursuant to A.R.S. § 33-341(B).  Park may terminate this Agreement without notice in the event of guest’s failure to pay rent or for criminal conduct of any member of guest’s household or conduct in violation of the Crime Free Addendum, or for violation of Park's Rules and Regulations.

CHECK-IN & CHECK-OUT

RV 

Check-in Time: 12 p.m. Check-Out Time: 11 a.m.

ALL RV'S MUST BE FULLY SELF CONTAINED (SHOWERS, TOILET, HOLDING TANKS ETC..)

Any guests that have not shown up 24 hours after their check-in time, and have not made prior arrangements with the park staff, will be considered a no-show reservation and forfeit their deposit.

SITE LOCATIONS  

All certified RV types are permitted unless prevented by specific site constraints.  Only one pup tent may act as a secondary unit on a site at the discretion of Comfort Communities as site size allows, and must be taken down during the day. Dining canopy tents are permitted, but may not be up in conjunction with a pup tent. Sites must be cleaned up of garbage and debris prior to departure. Additional charges may result for sites requiring additional cleaning.

PERMITTED OCCUPANTS

All reservations include a maximum of 6 guests unless otherwise stated. Rates are based on the maximum occupancy of the site. The individual reserving the site must be a minimum of 18 years of age and be physically present at the time of check in.  For every guest over  2, there will be a charge of $5 per person per day.

We do not allow RV's that are older than 15 years in our park.  Reservations made without our permission for vehicles older than 15 years will be denied without a refund.

AMENITIES & FACILITIES

 Please remember that all amenities are on a seasonal and weather dependent schedule that may have limited hours during the spring and fall. We reserve the right to close any facilities at our discretion without prior notice. Please refer to posted rules and regulations throughout the property for additional information on our amenities.

The Covered Wagon RV Park is currently under going a major renovation of the drains and subsequent plumbing and therefore do not have Restrooms/Showers available for guest use.  This message will be removed immediatly upon completion.

GENERAL RULES

QUIET HOURS

Our quiet time is from 11 p.m. - 8 a.m. daily, but please be courteous to your fellow guests during all hours of the day. During quiet hours, there is no loud talking, loud radios, loud televisions, or other loud noises allowed. The use of generators are not permitted on the property. We do enforce a curfew - anyone under 18 years of age may not leave their site or rental after 11 p.m. unless it is to and from restroom facilities accompanied by an adult.

RESPECT YOUR NEIGHBOR

Please be considerate of your neighbors' privacy and space. Do not walk on, or pass through the site of another guest. Respect our local culture, wildlife, and other guests. Please be mindful of our local bylaws and conservation of resources. Offensive or intolerant language and actions will not be tolerated. We reserve the right to immediately terminate a booking and evict any guest, without refund, for failure to comply with these rules and/or staff's request for you to remove the display of any offensive visuals or symbols.

SMOKING & ALCOHOL

There is no smoking allowed in restroom and shower facilities, indoor facilities, or common areas. Smoking is allowed on your own site as long as it is done so in a way that will not directly or indirectly impact the experience of other guests. Alcohol is permitted by legal drinking age adults as long as it is done so in a way that will not directly or indirectly impact the experience of other guests. Alcohol must be consumed in a responsible manner. Illegal drugs are strictly prohibited.

SITE SAFETY

Any chemicals or toxic materials must remain locked up at all times, or safely removed from the access of children or animals.

PETS

We are a pet-friendly park but pets may not disturb other guests, and must be cleaned up after by owners. Pets must always be on a leash and restrained when not confined inside an RV, and that no pet may be left unattended outside of an RV, even on the site.  Pets are the responsibility of the owner. Management reserves the right to remove or restrict disruptive or aggressive pets. Dangerous breeds of animals will not be allowed.  In the case of dogs, dangerous breeds include Chows, Dobermans, Rottweilers, Wolf-hybrids and Pit Bulls.  This applies to both full and partial breed dogs. Management's decision as to whether any pet is a dangerous breed is final and conclusive. All pets must also be up to date on vaccines, and copies of pet vaccine records must be available upon request. Upon check-in, please notify the office of your pets if you have not already added them to your reservation during the booking process.

GARBAGE & RECYCLING

Any garbage and recycling are to be put in the designated areas, garbage bins are located all along the main road, and large dumpster located in the NW corner of park.

SEWER HOOKUP

All sewer hoses must be undamaged, and sewer connections must be tight. There must be an acceptable slope from RV to sewer receptical at all times and not to be just laid on the ground.

WASTE WATER

The discharge of any waste water (septic or grey water) is strictly prohibited. Formaldehyde products are not permitted.

PARKING & RESORT ROADS

Two vehicles, inclusive of one RV, are included with each reservation as determined by Comfort Communities and as space allows. Additional vehicles are subject to availability of parking in designated areas. Towing is enforced at the guests expense. All guests must stay within park property boundaries. No trespassing on neighboring land is permitted.

SPEED LIMIT

Please obey posted speed limits on property. Failure to obey speed limits may result in removal from the property without refund.

TRANSPORTATION

Non-motorized skateboards, scooters, roller blades, roller skates and bicycles are permitted to be utilized as long as they are done so in a safe and quiet manner.  UTVs, ATVs, and large terrain vehicles are prohibited.

BIKES

Don't forget your bike helmet. In addition to following local regulations, we recommend that all riders wear a helmet while riding a bicycle. Bike riders must obey the same rules of the road as a motor vehicle. When operating a bike after sunset, you must have a light on both the front and back of the bike.  Please make sure to lock up your bikes any time they are not in use!

FIREWORKS

The use of fireworks, including sparklers and explosives of any kind, are not permitted under any circumstances. Anyone caught with fireworks may result in removal from the property without refund.

FIREARMS & WEAPONS

Guests must obey all federal, state and local laws regarding the ownership and possession of firearms. Firearms are not permitted in any property buildings or common areas. The only exception is that guests may have a firearm in a locked, private vehicle in parking areas if permitted by law. The discharge of firearms, BB guns, air guns/rifles, or similar devices is strictly prohibited.

GENERAL CONDUCT & REMOVAL

Guests are required at all times to comply with all rules and regulations posted at the property as well as directions of the park manager. We reserve the right to remove anyone in violation of these rules and regulations from the park.
