IMPORTANT NOTICE!!!!
ELECTRIC CARS/HYBRID CARS ARE NOT ALLOWED TO BE CHARGED IN THE PREMISES DUE TO HIGHER ELECTRICITY COST. WE WILL CHARGE ADDITIONAL $100.00 PER MONTH ON TOP OF YOUR MONTHLY RATE IF YOU ARE CHARGING IT IN THE PARK PREMISES. PLEASE GO TO YOUR DESIGNATED CAR CHARGING AREA IN TOWN TO AVOID BEING CHARGED.

PLEASE BE MINDFUL ABOUT YOUR STAY DATES, THE END DATE OF YOUR RESERVATION IS YOUR CHECK OUT DATE OR RENEWAL DATE IF YOU ARE EXTENDING YOUR STAY.
CHECK IN IS @1PM- CHECK OUT IS 11AM
-RESERVATIONS CAN BE REVISED ONLY ONCE, MOST SPECIFICALLY THE ARRIVAL DATE. (WITH THE EXCEPTION OF SITE CHANGE due to site issues OR EXTENDING YOUR STAY IF THE SITE IS AVAILABLE)
-If you decide to pull out out earlier than your original stay, no refund will be issued.
-Desert Trails RV Resort, Park Owners and Managers, will not be liable for any damage, theft or vandalism to Renter's property or injury to renter's (person(s) occuring in the premises not inflicted by staff members and it's owners.
-Sites rented are good for 2 PEOPLE ONLY, it applies to daily, weekly and monthly. Renters overnight visitors must register at the front desk and there is a charge of $5.00 per person/per night will apply and eny day visitor is subject for management approval and must register in the office.
-You are allowed to have your RV plus 2 vehicles if it fits, if your site is small for you extra vehicles you are allowed to park it in the Visitor/Guest Parking overflow.
-Anyone caught violating the 2 guest rule occupancy shown above will be ask to leave without refund.
-MONTHLY RATES is the cheapest rate you can have, please keep in mind that if you shortened your stay to less than a month than your original reservation, your RATE will automatically converted into a WEEKLY RATE or DAILY RATE whichever applies.
-The Park will charged LATE PAYMENT FEE if the rent is not paid on time we will charge $10.00 per day for late payment.
-If you pull out earlier than your reserve date, gifting or having someone occupy the site other than the listed guest is strictly prohibited for liability reasons. Sub-letting is not allowed.
-Gazebo or Canopy are allowed as long as it will not require digging into the ground to install. Sleeping Tents are NOT allowed on site.
-Empty sites are not parking spaces for guest extra vehicle, a site rented by guests are only approved to have 1 RV plus 1 to 2 vehicles only if it fits.
-Washing of RV's or vehicles are NOT ALLOWED, if you hire commercial detailing, they have to be fully self contained and use their own water and power.
-Charging your Electronic Vehicle, e,g electric cars is not allowed.
-All RV's are subject to approval by the Management. We reserve the right to refuse service based on the RV appearance or condition. Rigs/RV's more than 10 years old must be approved in advance by the Management. We do Not allow TENT camping in our site or any areas in the park.
-No aggressive pets. Guest with aggressive pets will be asked to leave. All pets must be on leash at all times and leash must be less than 6 foot or shorter. Pets may not be tied outside of left aunattended. Pet owners must clean up after them and disposed of in a sanitary manner.
-In the event the guest caused damaged to plumbing, guest will be responsible for repairs of $150.00 or more depending on the damage.
-Specific site requests are possible but not guaranteed. Guests who will book 5 months or more will be given priority and it's a first come first serve basis. If you have been in the same site every winter, we will give you a chance to take the same site as long as you are booking it for 5 months. In the event you decided to cut your stay shorter than 5 months, you will still be responsible to pay the remainder of the 5 months you originally reserved for. On site storage will only be honored if you are booking for 5 months or longer.
-No electric heaters or dryers allowed. Quiet hours are from 10:00pm to 8am. Loud music is not allowed.
-Open wood campfire is NOT allowed. Propane fire is allowed.
-No clothelines allowed On-Site, we have a clothesline already in place behind the bathroom next to the water and soda dispenser.
-Upon check out, your site must be clean and please do not leave any belongings behind e.g, garden ornaments, plants, pots, yard tools, wooden stairs, mats, rugs,bird feeders etc. We will dispose anything that's left on site when you vacate your site at the end of your reservation.
-Apartment guests should keep the apartment organized, trash properly disposed of and linens and towels undamaged and leave no dirty dishes on the sink. Any damages of the linens or appliances inside the apartment will be charged to the guest.
-Please avoid flushing toilet papers in the Park's toilets to avoid clogging.
-Office hours are from 9:00am-5:00pm Monday through Saturday. If you call our office during our normal business hours and we do not answer, please leave a detailed message and we will return your call in the order it was received.
-Check in time is 1 pm and Check out time is 11:00AM- if you would like to stay longer, please contact the office before 10AM to ensure site availability.
-IMPORTANT NOTICE TO GUESTS AND RENTERS:
-Desert Trails RV Park is not a Section 8 apartment residential complex, therefore we are not participating in any Goverment Assistance Program that requires the Park or the Management to submit any form of Documentation regarding the business entity. The Managers are prohibited in parcitipating in such action.
-40+ Adults- No Children
Cancellation Policy
-All deposits made are forfeited when cancelled. Applies to Monthly rate, weekly rate, and daily rate.
Refund Policy
-No refund will be given for early departure, applies to monthly rate, weekly rate and daily rate.
COVID-19 Policy
-We are following PIMA County Health guidelines. We do not require mask in our building at this time, it you think you are at risk, you can wear mask at your own discretion.
