Terms of Service

CANCELLATION/REFUND POLICY

Reservation must be paid in full at the time of booking. If your cancel 3 days prior to arrival, there is a $25 cancellation fee. If your reservation is cancelled within 3 days of arrival, you will be charged the equivalent of one night’s stay. Campers who don’t call or show for their reservation will be canceled without a refund of their deposit. There are absolutely no refunds for bad weather, wind, rain, heat, leaving earlier than planned, failure of your equipment, closure of park amenities for equipment failure or dangerous conditions, being asked to leave the park for unruly or bad behavior. 

CHECK-IN TIMES

Check-in is no earlier than 1 p.m.; check-out is no later than 11:00 a.m. 

RV TERMS & CONDITIONS

All recreational vehicles must be currently registered, in good condition and running. Grand Canyon Oasis RV Resort must approve any RV 15 years and older prior to making reservations. RVs deemed to be in poor condition (rusted, dented, in need of paint, broken or cracked windows, flat tires, etc ) will not be allowed. RVs must have their own working restroom and shower facilities. We do not currently have shower or restroom facilities onsite. All RVs must be leveled and supported with the proper equipment. Approved recreational vehicles include Class A, B and C motorhomes, fifth wheels, hard sided travel trailers, pop up trailers, toy haulers, camper vans and truck campers.

SITE RULES

Speed limit is 5 mph throughout the park. Watch for children! Observe and obey all posted signs throughout the park. Please respect guest’s privacy by not walking through occupied sites. All waste disposal hookups must be sealed with all hoses and connections free of leaks. Please do NOT set trash out overnight. Please dispose of trash only in waste receptacles. No large or bulk items. Please place trash in plastic bags and dispose of garbage in the resort provided dumpsters. Please keep your campsite area neat and organized. ONLY one recreational vehicle per site. ONLY 1 car per site.  Additional cars may park in the designated parking area in the front parking lot. Maximum of 6 persons per site and no more than 4 adults per site without prior authorization.

DAY GUESTS

All day guests must check-in with the camp host for a guest tag. No more than four day guests are allowed per day. Guests must have a guest tag visibly displayed in their vehicle and park in the front parking lot. 

CHILDREN

Please keep an eye on your kiddos. Parents are responsible for the whereabouts, safety and conduct of their children at all times. All minors under 12 must have adult supervision at all times.  

OUTDOOR LIVING SPACE

Do not remove picnic tables from their sites without approval. Winds can be strong and cause serious damage or loss of property. Please close awnings, canopies and umbrellas when RV is unattended and store or secure outdoor furniture. Only customary outdoor patio/lawn furniture and accessories may be left outside. No indoor furniture outside please. No tents, hot tubs, perimeter fencing/pet fences or pet pens, clotheslines, open trailers affixed to trees. No firearms, bow and arrows, pellet guns or hazardous materials. Campground personnel will periodically inspect sites to assure compliance with resort rules.  Do not leave any food out that will attract uninvited pests. Our home is close to nature, and we intend to keep it pest-free with your help.

FIRE SAFETY

Due to high winds and tinder-dry conditions, no outdoor smoking is allowed during periods when government-issued fire bans are in effect. You must smoke inside your RV or your vehicle. No smoking is ever permitted inside any RV resort building. All smoking material must be disposed of inside an ash tray. No smoking in any common areas including but not limited to playgrounds,  outside sitting areas and green spaces. No campfires, open-flame cooking or outdoor fires of any kind are allowed during fire bans and you will be subject to criminal charges if you violate this rule. LP Gas for barbecues, heaters and fire pits (contained with screen) are allowed. When not in use, such equipment must be placed back in storage. A fire extinguisher must be available in the RV.  Do not smoke or have an open flame or fire when it is windy, even if no fire bans are in effect. Please use common sense. All posted signs regarding health, safety, ordinances and laws must be observed and are strictly enforced. 

VEHICLES

Automobiles and RVs must park in designated parking areas. One motorized vehicle and one motorcycle are allowed per site. Vehicle(s) may not park on adjacent sites or grass areas. RVs, automobiles and motorcycles must be currently registered and running. Vehicles with flat tires, dead batteries, leaks, broken windows or with peeling paint, dents or exterior damage may not park at the RV Resort. All vehicle repairs, maintenance (e.g., oil changes, lubes, etc.), and washing RVs are prohibited. Golf carts are allowed to be operated only by licensed drivers and all passengers must be safely seated at all times. All posted traffic signs must be obeyed, and the posted speed limit is 5 mph and is strictly enforced. No boat, utility, storage or auto trailers may be parked in the RV park without RV park approval. Vehicles in violation of these rules will be towed at the owners’ expense. ATV’s, Side-by-Side’s, Minibikes are prohibited from resort premises without prior approval. 

CUSTOMER RESPONSIBILITY

Any guest who destroys or damages the park's or other customer’s property will be required to make restitution. This includes running over trees and landscaping. If your RV has an electrical problem creating a problem with the park electrical system and a certified electrician has to be called, you will be responsible for the cost of the electrician’s service call and damages. The park shall provide utility hook-ups at the site for sewer, water and electrical service. Guests shall not make any alteration to the electric, water or sewer connections provided by the RV park. The park's responsibility shall extend only to the point of connection and the park shall not have any responsibility for the condition or functioning of any pipes, conduits or wires from such point of connection to the guest’s RV.  Wastewater must be disposed of properly; no dumping on the ground. Please use the appropriate sewer connection. The park reserves the right to disconnect utilities in order that repair, alterations or additions may be made. Guests will be notified, when possible, of any planned utility system shutdown. The park shall not be responsible for any loss suffered by any guest from planned or emergency shutdowns. Please do not use high voltage or excessively bright lighting at night. Beware of snakes, insects and other natural creatures indigenous to the region. We are not responsible for any personal injury or property damage caused by the wildlife. Absolutely no walking outside of fenced areas. 

GUEST CODE OF CONDUCT

Guests shall be responsible for the conduct of their family members, guests and/or visitors while at the park. RV owners, their family members, guests or visitors who create a disturbance or behave in a manner that constitutes a threat or substantial nuisance to other RV Resort guests will not be allowed to remain on the property. Loud music is not permitted at any time. Quiet time is 10:00 p.m. to 8:00 a.m.  No motorcycles, diesel vehicles or other vehicles with louder than normal exhaust may be operated inside the park. No generators may be used in the RV Resort. Please do not flush anything in toilets other than toilet paper. Please do not tamper with the landscaping, electric or plumbing systems.  Please do not chase or harass any of the wildlife. No soliciting, peddling, loitering, trespassing or trading allowed on the park. No criminal or drug related activity in or near the Park will be tolerated.  The Guest is responsible for all damage or destruction of property, and any injury to persons, caused by the guest or his or her family, visitor or pets. The Resort reserves the right to charge guests accordingly for any damage they cause to the grounds and/or Resort facilities, including but not limited to broken waterlines, damaged/missing sewer connections, cable lines, landscaping, and excessive debris (bottle caps, zip ties, cigarette butts, etc.) 

LAUNDRY

The laundry room door is locked at all times. Please never prop the door. The door code will be included in your reservaiton and could change from time to time for security reasons. You will be notified of any changes. Since the laundry room is a shared space, we kindly ask guests to use the washer and dryer only when they are there to empty it. If someone's items are in the washer or dryer, please notify us. Laundry hours are 9 a.m.- 9 p.m. The washer and dryer are operated by downloading the Shine Pay app and scanning the QR code on each machine to pay online. If you are unable to pay with this method, let us know and we can also charge your credit card directly. 

 

PET RULES

Pets are welcome! Please ask about our designated dog-walk areas. For the safety of everyone, pets must be kept on a leash no longer than 12' or confined inside the RV owner's RV at all times.  Up to two (2) pets, subject to approval, per site. No pens, fences or kennels in the park. Clean up after your pet; immediately remove pet waste from your site or the RV park and dispose of it.  This is a health issue and if you do not comply, you will be asked to leave. If your pet shows aggressive behavior, you will be asked to remove it from the park. Pets must be on leashes when outside of RVs. Pets must be accompanied by an adult (over 12) when outside of the RV.  No animal is to be left outside the RV when the RV owner is away from the site. Service animals of any breed are welcome; however these animals may not exhibit aggressive behavior. Aggressive or barking dogs will not be allowed to remain in the park. The pet owner is solely responsible for any damage done to people or property by the pet. Only pets that belong to registered RV guests are allowed on the property. Wildlife and/or farm animals are not considered pets and are not allowed. Please do not leave your pets unattended or exposed to the environment and surrounding wildlife.  

TINY HOME TERMS & CONDITIONS

If you break or damage something, or would love to purchase a keepsake, please let me know and arrange for its replacement or repair.

Due to previous problems (and we’re sure this doesn’t relate to you…) we’ve needed to implement a minimum age requirement of 21+. Guests under the age of 21 are still entirely welcome – they will just need to be accompanied by parents or guardians.

Check-in is at 4pm, and check-out is by 10am. Arriving slightly earlier, or want that extra hour to sleep? Should be fine, but please check with us first.

Please do not allow your pets on the furniture. 

Whhile we do a thorough professional clean between each guest stay, we kindly ask that prior to leaving, you clean any kitchen areas and dishes you used, and empty trash in the dumpster outside. It helps us get through our cleaning process quicker and allows us to keep cleaning costs down for you.

To keep our costs down (and pass those savings on to our guests) we kindly ask that you switch off lights and the A/C or heating when its not in use or leaving the house. Mother Earth thanks you too.

We ask that you kindly respect our maximum occupancy requirement. We have this in place instead of an additional guest charge in an attempt to keep costs down for you.

DISCLAIMER

Grand Canyon Oasis LLC is not responsible for damage, injury, or loss to either person or property. The owner/management of Grand Canyon Oasis LLC absolve themselves from all liability and responsibility pertaining to loss by fire, theft, weather, acts of God, property damage, accident or any other cause whatsoever, and guest agree to save, protect and hold harmless Grand Canyon Oasis LLC from all such liability. Grand Canyon Oasis retains the right to alter and modify any of the Rules and Regulations in keeping with the fairness and best interest of all participants. Management’s decisions in all disputes are deemed final. Violation of these rules and regulations that result in damage or destruction to Grand Canyon Oasis property or threaten the safety of resort guests will result in the termination of your stay. Additionally, resort management reserves all rights to terminate guests’ stay for any reason.
