Terms of Service

We ask that all our guest(s) treat our property and other guests with respect during their stay with us. Please carefully read the following rules & regulations. All guests/visitors must abide all of our rules and regulations while on our property. Upon signing this contract, you confirm that you have read, agree to and will abide by all of the following policies: 

Payment: The total cost of the reservation will be charged upon booking. Accepted payment methods include Visa, MasterCard, American Express, Debit Interac & Cash.

Security Deposit: A security deposit will be charged at check-in for cottage guests ($150) and campground guests ($100). This deposit will be refunded at the end of your stay (once a check of the space is completed by staff) if the cottage/campsite is left CLEAN and UNDAMAGED and all the CAMPGROUND RULES WERE FOLLOWED during your stay. We ask that you "leave the space as you found it" (see below). If the cottage/campsite is not clean, damage is found by staff/management, or the campground rules are broken by the guest(s), the security deposit will not be refunded, and additional damage charges may apply. All guests agree that violation of our listed policies will result in the forfeiture of the security deposit, and may result in removal from the campsite/campground. Our staff completes rounds of the property during the day and night to verify rules are being followed throughout your stay.

Reservation Changes: If you must change the dates or nights of your reservation, please contact us as soon as possible to make the changes. Reservations can be changed without penalty up to 7 days prior to the check-in date of the reservation. Changes made to the reservation up to 24 hours prior to the check-in date of the reservation will charged a $50 fee for the change. No changes can be made to the reservation within 24 hours of the check-in date of the reservation.

Cancellations: Reservations can be cancelled with full refund up to 30 days prior to the check-in date of the reservation, or if within 24 hours of making the booking. Cancellations up to 7 days prior to the reservation will be refunded less a $50 cancellation fee. Cancellations within 7 days of the check-in date of the reservation are not eligible for refund for any reason. Cancellations due to extreme circumstances, including provincial closure and COVID exposures/quartantines will be fully refunded regardless of proximity to reservation start date.

Check-in/Check-out: You are welcome to arrive early and enjoy the property, however room access will not be provided until 3:00 PM (unless arranged). If arriving later than 6:00 PM, please inform us ahead of time. The room(s) will be held until 6:00 PM on the date of the reservation, after which if the guest(s) have not checked in or made arrangements, the reservation will be cancelled. Guests are also welcome to stay on the property on the day of check out, but the room(s)/campsite must be vacated by 11:00 AM.

Amenities: The rental of a cottage/campsite includes the use of the that space and all of its included amenities (listed on website) as well as access to common areas, fire pits, trails, and beaches. No other property facilities are included with your reservation. Boat rentals and use of other waterpark facilities must be purchased separately on site. Note. Use of courtyard and outdoor pool are only available to chalet/room guests.

Linens/Towels (for chalet/room guests): Linens/towels will be provided in the rental unit for your stay. Towels are for BATHROOM USE ONLY. You must bring your own beach towels Note. We do not provide daily housekeeping services.

BBQs (for chalet/room guests): Please do not move BBQs for any reason (against fire regulations). Propane tank rental available on site ($25 full tank). When using the BBQ, please make sure the tank is properly secured, and the tank is properly turned off (by turning knob on top of the tank) when finished. To start, use the starter on the BBQ or BBQ lighter provided in the kitchen.

Garbage/Recycling: “Leave the space as you found it”. We ask that all guests respect the cleanliness of the rental spaces (cottages and campsites) and the time of our dedicated grounds staff, and leave the space as clean as possible on check out. All garbage/recycling must be removed from the cottage/campsite before checkout, PROPERLY SORTED, and put into the LARGE DESIGNATED BINS around the property, which are designed to be resistant to curious forest creatures looking for lunch. Failure to properly sort or dispose of garbage/recycling will result in forfeiture of security deposit. For chalet/room guests, this includes cleaning of dishes and any excessive messes left in the rental unit.

Visitors: Visitors of cottage/campground guests must check in at reception on arrival. There is a charge of $20/adult and $10/child for the day. Overnight guests are permitted (depending on occupancy of cottage) at a charge of $50 per night per person (for cottages, $20 for campsites). Management reserves the right to enforce maximum occupancy for all cottages/campsites.

Parking: For chalets/rooms, multiple vehicle parking at the chalets is available and included with chalet/room rental. For campsites, parking for 1 vehicle at the campsite is included with campsite rental. Parking for additional vehicles is available at the campground, but not directly at the campsite. Additional vehicle parking is available for $20 per vehicle per night.

Pets: We are a pet friendly location! Dogs must remain on a leash while on the property, and waste must be collected and properly disposed of. There is a $50 charge per pet (per reservation). Excessive mess or damage to the property, or rental unit/space, caused by the pet will result in forfeiture of security deposit and/or additional charges for damages (see below).

Quiet Hours: We ask that all of our guests be mindful of the other guests on the property. Quiet hours are 10:00 PM – 8:00 AM and we ask that all noise be kept at your chalet/campsite during that time.  Excessive noise after 10:00 PM will result in loss of security deposit, and possibly removal from the campground. If night-shift staff must be repeatedly dispatched to rental unit/space during quiet hours due to repeated noise disturbances, this will result in an additional staff services charge ($100) to your account every time staff must attend.

Respect & Kindness: We ask that all guests be respectful and kind at all times to all other guests of the property and to our staff. Our company takes pride in cultivating an atmosphere of close-knit community amongst our staff and guests. Disrespectful or inappropriate behavior, excessive drinking, cursing/swearing will not be tolerated. 

Glass: NO GLASS is permitted on beaches, courtyards, or pool deck AT ANY TIME. All beverages must be in plastic/metal cups.

Swimming: All guests acknowledge that our BEACHES ARE UNSUPERVISED and there is NO LIFEGUARD ON DUTY, and therefore SWIMMING IS AT YOUR OWN RISK. Children under 16 years of age MUST be supervised by an adult at all times. Persons using any floatation device, including pedal boats, must always wear life jackets, and have a boating safety kit with them. 

Boat Rental: Boat rentals are not included in the rental of chalets/campsites. Day passes for the boats are available for purchase at our reception and campground office. Boat passes are discounted for cottages and campers.

Camp fires: Camp fires are only permitted in designated fire pits (DO NOT move them for any reason). All fires must be extinguished with water when not supervised. Children under 16 years of age MUST be supervised by an adult at all times. All guests agree to abide by the Muskoka Forest Fire Danger Rating. If a fire ban is issued by the Muskoka Fire Department, then NO camp fires are allowed.

Firewood: Firewood is available for purchase on site for $15/square foot. Do not bring your own wood, as it is against provincial regulation due problems with invasive species found in wood. DO NOT CUT ANY WOOD from our property, including live or dead standing trees, or fallen brush. The only wood available to guests is the pre-cut wood sold by our staff. Damage to standing trees is a serious offense and violation of our local bylaw and will result in damage charges for each tree damaged.

Gates: We have several gates on our property, which will be open/closed at different times of the day. These are to prevent trespassing, and to direct incoming guests to our reception. Registered guests have 24-hour access through all gates (unless marked otherwise). To open the gate, simply unloop the gate fastener. We ask that you please close the gate when finished.

Smoking: Smoking is not permitted in any of our rental units. Smoking inside is a form of damage and the guest(s) will be charged a $150 fee for the professional cleaning of the space. Smoking is permitted on campsites and in outdoor common areas. Butts must be properly disposed of. Any butts left around the cottage/campsite will be deemed improperly disposed garbage resulting in forfeiture of security deposit.

Damage: All guests agree not to cause any damage to the property, buildings, or rental units/spaces (rooms, chalets and/or campsites). Any damage caused by the guest(s), their visitors, or pets will result in charges to the guest’s accommodation account reflecting the cost of repair of the damage caused, and by agreeing to this contract, you as the guest(s), agree to take responsibility for the cost of repair for any and all damages caused by you, a member of your party, visitors or pets. Damage charges will be accessed by our staff and issued to the guests accommodation account.

Annual Open/Close: Our property is open from May 1 until October 30 every year. All annual campers must vacate their campsite by Oct 31, or renew their annual reservation for the following year to guarantee placement and to allow storage on the campsite for the off season. High Falls Waterpark is open from June 1 to Sept 30, and is open 9AM to 6PM 7 days a week during that time.

Personal Liability: All guests agree that any and all injuries to their person or any persons in their party or any loss or damages caused to their property or property of any persons in their party while at High Falls Bay are their responsibility. All guests agree not to hold High Falls Bay or any of its associates or employees responsible for any and all injuries to their person or those in their party or loss or damages caused to their property while a guest at High Falls Bay. 

Privacy Policy: High Falls Bay collects/retains personal information of our guests, including names, addresses, phone numbers and emails, as well as credit card information for the purposes of holding reservations, contacting customers, and maintaining receipts of past reservations and customer payments. This information will be used only for these purposes, is kept secure by High Falls Bay, and will not be sold/given away to any third party.

Upon signing this contract you acknowledge that management reserves the right to terminate any reservation at any time and issue additional charges to your accommodation account if the management determines there has been a violation of any of the above mentioned rules and policies, including assessments of damage costs, by the guest, and/or any members of their party. High Falls Bay reserves the right to change these policies or our prices at any time without notice. High Falls Bay operates as an Inn under the Innkeepers Act and enforces its policies under this Act. All guests are subject to the policies and enforcements of the Innkeepers Act in addition to the listed rules and regulations.


 

 

Management shall not be held liable or responsible for non-utilization of package components or loss of recreational opportunities due to weather or any other circumstances beyond our control. NO REFUNDS.

High Falls Bay or its management bears no responsibility for any loss or damage to any person or property or thing howsoever caused.

 The management reserves the right to evict any day user, guest, camper or group of campers for any cause.
