TRANSIENT/NIGHTLY RENTALS - Rules & Etiquette

Northern Skys RV Resort Management reserves the right to amend any of the following rules and etiquette items listed below at any time.

  • Check-in Time: 2pm - You must physically come to the office and complete the check-in process
  • Check-out Time:11am
  • Quite Hours: 11pm-8am. Please be considerate of others. No loud music at any time. Quiet time is strictly enforced by Northern Skys RV Resort Management.
  • Speed Limit Please maintain a speed of 10 mph or less throughout the RV Resort. 
  • Parking: All motor vehicles, trailers, etc. must be parked on your site. These vehicles are not permitted to be parked on the road as it impedes accessibility in the event of an emergency. Maximum of 2 motor vehicles on your site. Parking of vehicles, boats, or other motorized vehicles on un-occupied sites is strictly prohibited.
  • Sites: Only 1 Camper allowed per site. You are not allowed to pitch a tent in addition to your RV. Tents site are only allowed one tent per site.
  • Gas Powered Vehicles: Golf carts, ATVs, UTVs, dirt bikes, and other such gas powered vehicles or electrical/battery operated rides are allowed in the RV Resort, but must maintain the speed limit and cannot be used during quiet hours.
  • Children & Curfew: Children under age 17 should ALWAYS be under the direct supervision of a parent/guardian. Children should never be left unattended. The RV Resort nor its management shall be held responsible for their safety or welfare. You are solely liable for their behavior. Anyone under the age of 18 must be on their sites by 11pm unless accompanied by a parent or guardian over the age of 18.
  • Pets: Well-behaved and vaccinated pets (maximum of 3) are welcome but must be on a leash when outside your lot. No exceptions. All animal waste must be cleaned up immediately. Failure to clean up after your pet may result in a cleaning fee. RV Resort guests are solely responsible for actions of their pets. 
  • Animal Control: The use of animal control measures by RV Resort guest is prohibited in the RV Resort such as trapping, poison, etc.
  • Fireworks & Firearms: No fireworks allowed. No open firearms displayed. Use of any open flame device besides grills in public areas, toxic chemicals, or any other hazardous equipment or supplies in the community is prohibited. 
  • Campfires: Fires are only permitted in designated fire pits unless prohibited by local ordinance when fire danger is present. When lighting a fire, please treat it with respect and extinguish it completely before going to bed or leaving the area. 
  • Firewood: Absolutely no transported (out of state) firewood is permitted. This is required to protect our beautiful flora and fauna. If you would like to build a fire in the fire ring at your site or in the general fire pits on property, please purchase at the RV Resort or through a certified DNR location.
  • Swimming: Swimming on property is at your own risk. We do not have lifeguards on duty. No diving allowed.
  • Trash: Household garbage only must be disposed of in garbage containers provided in the RV Resort. Absolutely no garbage from outside the premises is permitted.
  • Insurance: it is recommended that all units be insured against fire and storm damage and third-party liability with a reputable insurance company. Northern Skys RV Resort shall not be liable for any damage or injury to any parties.
  • Utilities: For sites without full hook-ups a Dump Station is available at no charge for our registered guests.
  • Safety: It is recommended that all units be fitted with a dry powder fire extinguisher, a fully functional smoke alarm, and a fully functional carbon monoxide alarm.
  • Privacy: Please be considerate of your fellow neighbor’s privacy and space. Please do not walk-on nor pass through other sites even if it is not being occupied at the time.
  • Visitors: All RV Resort guests are responsible for all persons and their property (including minors and guests) staying at their site during the duration of their stay.
  • Conduct: Disorderly conduct, drunkenness, illegal drugs, obscene language, obnoxious, disruptive, or vulgar behavior will not be tolerated on property. Maximum of 8 persons allowed per site. This policy will be strictly enforced. This is a crime free and illegal drug free resort.
  • Ejection: These RV Resort rules and etiquette were created with the health, cleanliness and the welfare for all in mind. Any violations of the rules above are grounds for dismissal and ejection of property and use from the RV Resort without reimbursement or compensation for loss of use or otherwise.
  • All guests need to physically check-in at the office

 

SEASONAL RENTALS – Rules & Etiquette

Northern Skys RV Resort Management reserves the right to amend any of the following rules and etiquette items listed below at any time.

  • Seasonal Lot Lease Term: The term of the Lot Lease shall begin on November 1st, 2022 and will run thru October 31st 2023. The RV Resort is open with full services and amenities May 5th, 2023 until October 2nd 2023. Letters of Intent to Renew will be issued over Labor Day weekend and a non-refundable $500 deposit will be due by November 1, 2022).  This will lock in your site for the upcoming summers season. This deposit will be applied towards your seasonal lot rent. Electric is not included for Wharf Premium, Standard or Full Hook-up Sites. Any electric use during off-season dates will be billed to individual named on the lease agreement. Northern Skys RV Park Management will maintain/plow main roads during the winter season. Snow removal on individual lots and transportation of RV/Wheel house is the tenants responsibility. Seasonal Site leases are not auto-renewing and Northern Skys RV Park reserves the right to choose not to renew your lease. Should you have any unpaid balance on your account after September 30th 2022, you will not be eligible for renewal until balance is paid in full.
  • Deposit Information: To reserve your site for the upcoming season, a non-refundable deposit (50% of lease rent) is due by February 1st, 2023. Full payment is due no later than May 1st, 2023. You site may not be occupied until your balance is paid in full. Site rent is non-transferable and subletting of sites or units is not allowed. If your full deposit has not received by February 1st 2023, we reserve the right to rent your site and you will be charged a storage fee of $500 per month until your unit is removed.
  • Past Due Balances: Past due payments exceeding 30 days are subject to a monthly 1.5% finance charge (18% Annually) or the highest amount allowed under Minnesota law, whichever is lower. If there is an outstanding balance after 60 days, Lessor reserves the right to terminate the agreement and the Lessee must vacate the premises within five (5) days without reimbursement or compensation for lot rent paid. Past due balances exceeding 1 year are subject to lien of Lessee’s property upon the premises.
  • Site Condition & Units: All units and sites shall maintain the space in a clean, attractive, and well-kept manner.  Seasonal RV Resort guests shall not store, collect, or keep upon space any material except standard patio furniture and/or barbeque. Also, no inoperable, unlicensed, or “junk” vehicles shall be stored on the site.  Any new RV Resort guest must have units no older than twenty (20) years and in good physical condition. Seasonal units older than twenty (20) years must have RV Resort Management approval to be determined in RV Resort Management’s sole discretion. Existing seasonal units older than 20 years may not change sites without prior approval from RV Resort Management.
  • Snow Removal: Seasonal RV resort guests are responsible for removing snow from their own site. Northern Skys RV Resort Management will make their best effort to keep roads and common areas cleared of ice and snow.
  • Extensions & Structures: Extensions & structures of any kind may not be erected adjacent to or around the unit without permission of the Northern Skys RV Resort Management prior to construction. This includes, but is not limited to hard roofs, sheds no larger than 100 square feet’, screened in structures, decks, patio stones, and fire pits.  Absolutely no fences and no pitching of tents on seasonal sites or common areas. Upon termination or expiration of your lease, the site must be returned to its original condition. Tents on your site are strictly prohibited. Should you need to house additional guest transient camp sites are available as well as RV rentals.
  • Site Work & Contractors: Any site work request forms must be submitted to RV Resort Management for approval in advance to any commencement of work, for which such approval shall be made in RV Management’s sole discretion. We ask you provide a detailed description of the work requested along with your name, site # and phone number on the form. It shall be submitted for review and scheduling by RV Resort Management. We also ask to be notified when any outside contractors may be doing work on your unit.
  • Selling & Assignment of Units: Units older than 20 years old may not stay in the park if sold or otherwise transferred to another owner or site without prior approval of the Northern Skys RV Resort Management. If another RV Resort guest has requested a site change to your site, your unit must be moved to another site if sold or ownership otherwise is transferred.
  • Quite Hours: 11pm-8am. Please be considerate of others. No loud music at any time. Quiet time is strictly enforced by Northern Skys RV Resort Management.

Trailers not in use should be stored in the area that has been designated for them. All other items, fish houses, etc need to be stored in our designated “dead storage” area. Please check with Northern Skys Management for rates and availability.

  • Insurance: it is recommended that all seasonal units be insured against fire and storm damage and third-party liability with a reputable insurance company. The RV Resort shall not be liable for any damage or injury to any parties.
  • Utilities: Sites with private septic dump tanks must notify the office by Thursday afternoon in order to be scheduled for the following week. Septic pumping will be metered and you will be billed for what was actually pumped out of your tank. This is being done to decrease the amount of non-authorized contractors on site and also enables us to negotiate a better rate for all parties involved. Property reserves the right to meter utilities and pass that cost to site rental guests with an advanced notice.
  • Safety: It is recommended that all units be fitted with a dry powder fire extinguisher, a fully functional smoke alarm, and a fully functional carbon monoxide alarm.
  • Privacy: Please be considerate of your fellow neighbor’s privacy and space. Please do not walk-on nor pass through other sites even if it is not being occupied at the time.

You are responsible for your guests conduct. Boat launching, use of slips, etc not paid in full by your guests will be added to your site account. This is a crime free and illegal drug free resort.

Any violations of the rules above are grounds for dismissal and ejection of property and use from the RV Resort without reimbursement or compensation for loss of use or otherwise.
