Terms of Service

This property is privately owned. The camper accepts camping privileges with the understanding that he does hereby release the Campground, its officers and employees of all liability for loss or damage to property and injury to his person arising out of his use of its camping facilities, and agrees to indemnify the Campground, its officers and employees, against claims resulting from loss or damage to property or injury to the person of any member of the family or guest of the registered camper arising out of the use of its camping facilities.

The office hours are typically 8:30am-5:30pm, 7 days a week, but does vary by season. Please call 970-247-0783 for current office hours.

Operation of ATVs or Golf Carts inside the park is prohibited.
No wood-burning fires are allowed at any time.

RV and TENT SITES: Check-in is 1:00pm and Check-Out is 11:00am
Additional persons - $8.00 per person per day
One camping unit and one vehicle per site - For additional parking, please check with the office for availability (not guaranteed)

If you need to cancel a RV or Tent Reservation, you need to call 48 hours PRIOR to your arrival date and there will be a $25 fee. If you cancel within 48 hours there are no refunds.

LODGING: Check-in is 4:00pm and Check-Out is 10:00am
Deluxe, Family, Premium and Accessible Cabins, or Camping Cabins, Standard Camping Cabins, and Vacation Home 
All LODGING is NON-SMOKING {smoking inside the unit or on the patio/porch will result in a $250.00 charge added to the credit card for cleaning and deodorizing}
Additional persons in cabins - $12.00 per person per day
Deluxe, Family, Premium or Accessible Cabins and Vacation Home require a security deposit and no pets are allowed.

If you need to cancel a Cabin Reservation, you need to call 3 days PRIOR to your arrival date and there will be a $25 fee. If you cancel within 3 days, there are no refunds.

If you need to cancel a Vacation Home Reservation, you need to call 7 days PRIOR to your arrival date and there will be a $100 fee. If you cancel within 7 days, there are no refunds.

Camping is an outdoor experience, there are no refunds due to discomforts of nature or any adverse weather conditions.
There are no refunds for early departures and no discounts or refunds if any amenities are unavailable.
No refunds will be provided on special event or holiday weekend reservations.


LATE ARRIVALS: In the event, that you arrive after our office hours, there is a night registration box located to the left of the front door.
Inside you will find your name on your reservation packet.
Sign the check-in slip and place it in the night slot.
Follow the map to your site as indicated so that you will be heading in the proper direction to enter your site.

PET POLICY: No Pitbull, Dobermann, Rottweiler, Mastiff, Wolf hybrid or other known aggressive dog breeds of any mix.
The maximum number of pets allowed is two.
Please observe pet areas and pet restricted areas.
NO pets are allowed in the Deluxe, Family, Premium, Accessible Cabins and Vacation Home.
Camping Cabins and Standard Camping Cabins: Pets are limited to two and must be in a crate when left alone in the camping cabin.
There is a $20.00 per pet fee, there is a limit of two pets in the Camping Cabins and Standard Camping Cabins.
Pets must always be on a leash {except for in the designated off-leash dog park}
Barking must be under control.
Waste must be picked up immediately. If you are reported not picking up or we pick up after your pet, there will be a minimum charge of $25.00 billed to your account.
Health and safety must always be attended to {adequate food, water, and shelter}.

I have read and agreed to comply with all the Campground rules and regulations as posted in the office and/or on the grounds.
I have received and read the resort rules and will abide by them including all rules that pertain to pets and persons.

GENERAL RESORT RULES:

  1. The office hours are typically 8:30am-5:30pm, 7 days a week, but does vary by season. Please call 970-247-0783 for current office hours.
  2. Check-out time for RV and Tent Sites is 11:00am and Check-out time for Cabins and Vacation Home is 10:00am.
  3. Smoking is prohibited in all buildings and common areas. Please dispose of all smoking materials properly. No smoking at the pool.
  4. Pets: All pets must always be leashed. We ask that the lead is no longer than 6 feet. Your pets must not be left alone or tied up in or outside of your RV or camping cabin. VIP’s (very important pets) are solely your responsibility. We have an off-leash dog park located just after the maintenance building. Barking must be kept under control. It is mandatory that you pick up after your pet immediately and dispose of waste properly.
  5. Children must be supervised. The parents/guardians must assume responsibility for the actions of their children and their guests. Children under the age of 13 must be accompanied by an adult.
  6. Quiet Time is 10pm to 7am. Please be quiet and considerate of your neighbors, including outdoor lighting.
  7. Please do not cut through sites. And do not drive through, or park in unoccupied sites.
  8. Maximum Speed limit is 5 MPH.
  9. If you need additional parking, please check with the office for availability {not guaranteed}.
  10. No wood-burning fires are allowed at any time.
  11. Guests are responsible for disposing of their own rubbish into the dumpster conveniently located at the front gate as you exit the resort. Please put only recycling in the recycling bins, no garbage!
  12. All RV sewer connections must be airtight per state law. Do not “drop” your sewer hose into the pipe without a fitting. RV sewer connectors are available in our store. Please do not discharge gray or black water on to our grounds per state law.
  13. All visitors must check in at the office. There is a day use fee for all visitors. Visitors must depart the resort by 10 PM.
  14. Fireworks are NOT allowed at any time in our campground due to fire danger. This includes sparklers.
  15. Pool: There is NO lifeguard on duty! Swim at your own risk. Persons under the age of 16 MUST be accompanied by an adult. More rules are posted at the pool. Pool is open Memorial Day through Labor Day from 9 am – 8 pm.
  16. Management reserves the right to refuse service or evict anyone. Guests and their visitors use the resort at their own risk. Management and owners are not responsible for damages, injury or loss to persons, pets or property.
  17. Water is precious, in limited supply, and is state monitored. Washing of vehicles is prohibited. Water pressure is set at 45 PSI.
  18. Generators are not allowed at any time, day or night! {except for in the event of an emergency}
  19. Tents or Tarps are not allowed on RV sites, cabins, and vacation home.
  20. Operation of ATVs or Golf Carts inside the park is prohibited.
  21. No riding of bicycles or skateboards on the Pickleball Courts or Covered Pavilion area.
  22. Please do not hang anything, including hammocks, or clotheslines, from the trees or your RV.
  23. Resort Management reserves the right to amend these rules at any time, for any reason, without notice, as well as interpret these rules how they see fit.
