Terms of Service

ONLY RV'S. (No Tents)

As stated on our website and booking software, only RVs allowed. We allow classified Motorhomes (class A, B, C), Travel Trailers, Truck Campers, and Fifth Wheels. Sorry, no tent camping, tiny homes, car/suv camping, converted buses, standard vans, rooftop tents or converted cargo trailers. If you arrive with a non-authorized classified RV as stated above, your reservation will be cancelled without refund.

 

CHECK-IN 1:00 P.M. (Enforced)

Due to traffic/lane restrictions, maintenance requirements and that day’s check-outs; Our Check-In time is after 1:00 PM. Early check-in is NOT permitted. If you will be arriving in the area early, make other arrangements until 1:00 PM. No overflow parking. If you arrive after your arrival date, you still must follow our check-in policy of 1:00 PM on the day you arrive. Reserving or purchasing the day before or coming in after your arrival date doesn’t excuse our 1:00 PM check-in policy. We do not have a waiting area or overflow parking. Violation will cause us to turn you away until check-in time and/or prevent further stays.

Arrival Process

A personalized reservation packet with your last name will be posted outside. This packet will provide directions to your assigned campsite, park information and passcodes. We have no entry gate; therefore, you can arrive any time after 1:00 PM. Be prepared as the park is dark at night with no streetlights. Our quiet time hours are 10:00 PM to 8:00 AM. It’s required you produce minimal noise if you arrive within our quiet time hours.

 

CHECK-OUT by 11:30 AM

Check-out time is by 11:30 AM. Late check-outs are not allowed. We require guests to adhere to this policy as it prevents traffic issues due to our one lane roads, and to prepare the campsite for our next guest. Violation of policy can prevent future stays. We have no check-out process, but we thank you for choosing Point of Rocks.

 

1 RV & 1 Vehicle ONLY

Campsites are allowed 1 RV and 1 vehicle only. We have no overflow parking. Violation of policy will terminate reservation upon arrival without refund. All campsites require our guests to disconnect their vehicle or tow vehicle. We have no pull-thru sites.

 

Reservation Required

Be sure your reservation covers your entire stay. We cannot guarantee availability beyond the dates you book. If your full-length stay is not available, we suggest you attempt to book a reservation on another campsite for the missing dates.

 

"Lock Site" Explained

While we guarantee your chosen site type, our automated optimization system may change your site location to maximize occupancy. You can guarantee your chosen site location by paying a $15 lock fee during the booking process. A campsite number will only appear if you paid the “lock site” feature.

 

Don't See Your Campsite Number?

If you utilized our “Lock Your Campsite” feature, your assigned campsite number will appear on your confirmation email. If you did not choose to pay the "lock site" fee, your reservation confirmation will not show a campsite number. When you arrive, your personalized welcome packet with your last name will provide your assigned campsite, directions, and park information will be posted outside the office on our blackboard.

 

No Discounts Offered

We are not affiliated with any discount programs or provide club discounts. We offer no group discounts or weekly rates. Monthly rated campsites cannot be pro-rated.

 

RV Age Policy

All reservations under 28 days DO NOT have an RV age restriction. RV'S OLDER THAT 12 YEARS can stay up to 28 days (4 weeks) at the daily rate only (no monthly rate). No exceptions. Appearance will not waive this policy.

 

What's on my campsite?

All campsites have full service (electric, sewer and water) and picnic table. Campsites do not have BBQs or a fire ring. Wood fires are not allowed. No cable connection. Visit our website (porocks.com) for detailed campsite information, photos and measurements. 

 

Campsite Use & Items

Not allowed outside RV: appliances (refrigerators, freezers, washers, dryers, storage bins, storage containers, etc.), RV skirting, clotheslines, bird feeders, or anything that retains standing water, additions to campsite such as gardens (plants), decks, fences, ents, tool sheds, spa, play pool and tarps. Do not hang anything from trees or other park property or disturb rocks. Outdoor lighting should only illuminate your site and not disturb other guests. Keep outside objects to a minimum and should be limited to camping items only. Violation of this policy will terminate your reservation without refund. Abandoned items are charged a $200 disposal fee.

 

Know your Rig

Before booking, please ensure you know the correct length, number of slide outs and power usage (30 or 50 amp) of your RV. It is your responsibility to book an appropriate campsite that can accommodate your RV needs or requirements. If you arrive and your RV doesn't fit the site or amperage need, we may not have an alternative campsite available for you.

 

Electrical Use

You are responsible for understanding how many AMPs you are using in your RV. AMP usage over the 30 or 50 AMPs provided can trip your breaker. If our breaker constantly trips, please stop use immediately. Please notify the office if you have any electrical issues so our maintenance staff can address the situation. Guests are not permitted to diagnose our electrical pedestals for insurance and safety requirements.

 

Parking

Guest parking is only allowed for guests visiting our registered guests. No overnight parking. No parking in campsites that are not registered to you. Overnight vehicles in guest parking will be towed at the owners expense. Please refrain from parking on the roadways that can block traffic. Never block handicap ramps in front of bathrooms, laundry and office.

 

Unauthorized RV/Vehicle

We are a very busy park. To avoid interruption to confirmed reservations, security is prompt in responding to unknown RVs or vehicles. If we can’t locate the owner, we will tow the RV or vehicle at the owner’s expense. Be sure you park in your authorized/assigned campsite only and follow our check out time by 11:30 AM.

 

Quiet Time Policy (day and night)

The quiet time is 10:00 PM to 8:00 AM. Strictly enforced. It's always required to keep the noise level low (music or TV) low outside, within your own campsite. Surrounding neighbors shouldn't be subjected to loud music during any part of the day. Anyone reported or witnessed being loud or disruptive will be asked to leave without a refund and prevent any future stays.

 

Wi-Fi Availability

Wi-Fi available throughout the park for light web use only. No video streaming or heavy downloads. This is a FREE service we provide. Overuse of Wi-Fi can cause your device to be blocked and cause interruptions to others. We do not guarantee reception, which cannot be used as grounds for a cancellation, credit, or refund.

 

Kids Supervision

Parents must supervise kids for safety, noise level & policy adherence. Painting rocks is considered defacing private property and is not allowed. Park guests and kids must stay out of other campsites to ensure no interruptions to those guests. Please accompany kids while utilizing our laundry facility, store,picnic area and restrooms. We have a picnic area, which should not be utilized as a playground.

 

Don't Haves

We have no propane station onsite. (We suggest Blue Compass RV for propane) No site has a view of Watson Lake as we are surrounded by the Granite Dells. No rec. room, cable TV, swimming pool or hot tub. Point of Rocks cannot guarantee satellite reception or cell phone coverage.

 

Text Message (notifications)

If you opt in for text messaging, we will contact you regarding any campground emergencies, outages, reservation alerts or policy reminders. Text messaging is only active while you’re staying at the campground. Park and city emergency outages can occur without notice.

 

Violence & Conduct

We will not accept any harassment or intimidation of other guests, visitors or employees and is cause for immediate termination of your reservation without refund. Conduct of loud parties, intoxication, discharge of any weapons or fireworks on the premises will result in immediate termination of your reservation without refund.

 

Cancel and Change Policy

We require 4 days’ notice prior to your arrival date to receive a full refund minus the booking fee. If it’s 3 days or less, you will forfeit a fee equal to a one-night stay plus the booking fee. Please monitor weather conditions 4+ days before your arrival date, as it does not waive the above policy. Please also review this policy online.

 

Cancellation Process

Cancellations must be completed online. Open any of the confirmation emails from us; click the “Reservation Details” link and select the “Cancel Reservation” (3 dots or top right). You will receive TWO-TIME SENCITIVE EMAILS. FIRST EMAIL will confirm cancellation. SECOND EMAIL will verify refund and credit card information. YOU MUST complete this 2-STEP email process to successfully cancel your reservations.

 

Long-Term & Group Cancellations

Cancellation and/or change of any reservation that is 28 days or longer requires 15 days' notice prior to the arrival date to receive a full refund minus a $25 administrative fee and the nonrefundable $5 booking fee. If cancelled 14 days or less prior to your arrival date, a $250.00 cancellation fee plus the nonrefundable $5 booking fee will be deducted from your deposit. We do not pro-rate monthly reservations.

 

Change Reservation Process

Click the following link to Change Request Form. Change Requests must be completed online using the form below. Policy requires 4 days notice prior to your arrival date to receive full credit of your reservation. If it’s 3 days or less, you will forfeit a fee equal to a one-night stay. If notice is received after the start of your reservation, in addition, you will forfeit every day missed until the form is received. 

 

No-show Policy

No-show reservations will be charged for all missed days, date of notification, and the nonrefundable $5 booking fee. If you arrive after your check-in date, you still must follow our check-in policy of 1:00 PM on the day you arrive due to restricted lanes and traffic. No exceptions. We do not communicate by email/text.

 

 

Camp Credit

Any camp credit approved by management will expire after 1 year it was provided. Please be sure to contact the office directly to utilize this credit for new reservations. 

 

Weather Guarantee by Sensible Weather

If you purchased this guarantee during the reservation process. Sensible Weather will check the weather forecast each day of your stay and will reimburse you up to the daily rate when the official NOAA day-of forecast says it will rain for 1 or more hour between 8 AM and 8PM. Weather Guarantee cancellation requests can be sent to support@sensibleweather.com. or call (424) 367-1964. You are agreeing to the Weather Guarantee Terms & Conditions and Privacy Policy by adding to your trip. Sensible will only use your contact information for notifications related to weather on your trip.

 

Booking Fees (Non-Refundable)

All reservations are charged a booking fee. If booking multiple campsites, this fee will be applied per campsite.

 

Refund Process

Please allow 5-7 business days for a refund to process back into your original credit/debit card used, no exceptions. No cash refunds for credit card transactions.

 

Moving Campsites?

If you chose to move campsites to extend or make your reservation happen, you are required to move by 11:30 AM. Please schedule your activities around this requirement.

 

Mail Delivery

As a courtesy we do allow mail delivery. Campground has no responsibility for missing mail or lost packages. Immediate pickup is required due to limited space. Registered mail requiring signature is not allowed. Never make an address change with the Post Office. Mailing address must appear as:

Smoking

Smoking is PROHIBITED in the office, patios, and bathroom buildings.  When you smoke outside, anywhere on the property, please dispose of your leavings in a proper manner – NOT ON THE GROUND. Violation of policy may prevent future stays.

 

Fires / Barbecue

Wood fires & pellet smokers are not allowed. Propane firepits and self-contained charcoal or propane BBQ grills are allowed while aways supervised.

 

RV Rental Reservations/Services

If you utilize an RV rental service, you take full responsibility for property damage during 3rd party (RV owner) pickup and delivery. Customers are required to ensure delivery is after 1:00 PM and pickup by 11:30 AM.

 

Laundry Hours / Policy

Laundry hours 8 AM-4 PM (last load in by 2:30 PM) Do not wash pet items, mats, or rugs. Stay with your laundry to ensure prompt movement, allowing others to use the machine. It’s policy to only use 2 machines at one time.

 

Group Reservation

Group reservations must be booked online selecting multiple campsites under one profile or have each individual book their own reservation. We suggest locking campsites to keep guests together. If a guest needs to know where other group members are located, they must obtain this information from the group leader.


Drone Pilots

Commercial and recreational drone pilots are prohibited from flying their drones over other people, structures or vehicles. Please follow all FAA restrictions / laws as Point of Rocks RV Campground is less then 8 miles from an airport. 

 

Severe Weather / Monsoon Season

In case of severe weather and during monsoon season (June-September), keep your awnings rolled in when away from your campsite. In case of water outage, please be sure to keep your freshwater tank full. During these months, mosquito activity is high, be prepared. Monitor local weather for any alerts.

During winter months (December - February), Point of Rocks has freezing temperatures and occasional snow. Please be prepared and verify that your RV is classified as 4 seasons ready. Our water lines are heated and insulated, but regular water hoses will freeze, so be sure to remove and empty your hose during freezing temperatures. We recommend using a heated water hose. Utilize your furnace and tank heaters if you have them, to heat and protect your RV pipes and tanks. Never completely fill your water tank in case furnace heat fails.

 

Washing / Maintenance

Washing RVs or vehicles is prohibited. Repair or maintenance to RVs and vehicles is not permitted. Visit our business page for contact information for local mobile RV techs/wash. 

 

Trash Disposal

Trash cans are located throughout the park and are indicated on your campground map. Please tie trash bags and dog waste bags closed and put your trash completely in the trash container. If the first can is full, please find another container. Do not place your trash on the ground. Please do not dispose of wires, oil, TV’s, furniture, mattresses, or any toxic waste or chemicals in our trash cans. Please utilize our metal cans for safely disposing of charcoal only. Failure to adhere to this rule may result in charges for damage to property.

 

Fireworks and Firearms

All fireworks are strictly prohibited. All firearms must be kept in a case and can only be carried between your RV and vehicle. Firearms cannot be carried or used within the campground.

 

Long Term (Monthly stays)

The current monthly rate is listed on our website at porocks.com. Metered electric is due at the end of each month. No monthly prorations, even if you arrive late or leave early. Monthly reservations must be even (whole months) calendared days (e.g., 15th to 15th). Reservation requests outside a whole month will be charged at a daily rate. RV age must be 12 years or less. The maximum stay at Point of Rocks RV Campground is 3 months. A valid insurance card is required. Valid RV and vehicle DMV registration is required. We suggest 4 season RVs during the winter months. No RV skirting allowed. Monthly campsites are preselected and are the only monthly rated campsites. Guests are required to remove all items before your departure date. Only on-board propane tanks allowed. No oversized tanks allowed outside. A $200 disposal fee may be applied for large items left behind after your departure date. Registration with the Prescott's Assessors Office is required for any stays over 28 days. This registration is sent once your reservation is paid online. Failure to provide registration information via this email will cancel your reservation without refund.

 

Pet Policy (maximum 2 pets)

We are a pet-friendly campground and ask that you follow these rules to ensure all guests have an enjoyable stay. Point of Rocks RV Campground has the sole discretion to exclude any pet. ADA approved service animals do not count as a pet. Arizona and federal law allow service dogs, but emotional support animals cannot be claimed as service animals. The basis for exclusion may include but is not limited to the following: breed-specific exclusions, pet is sick, aggressive, vicious, noisy, dangerous, or potentially dangerous, requires muzzling, easily frightened or sensitive, resulting in disruptive behavior (such as fighting or biting) in response to a stimulus. 

Requirment & Policy: To stay at Point of Rocks RV Campground and due to insurance reasons, guests with pets MUST have paperwork, proof of current rabies vaccination. Restricted breeds are; No Chow, Doberman, Rottweiler, or any “Pit Bull” type breeds, including American Staffordshire Etc. are allowed in the park. No exotic pets (dogs & cats only).

Be a good neighbor & policy: Dogs must always be on a max 6-foot leash (non-retractable) while outdoors and always under supervision. Dog fences are not permitted on the campsite. Immediately clean up after your pet. Do not let your pet deposit waste on your site or any of our other guests’ sites please. Failure to clean up after your pet will result in you being asked to leave without a refund. Dog waste bags are available for free. Bag stations are located near sites 56B, 96, and 19. Pets may not be left unattended in our park. Please do not allow your pets in the laundry room, restrooms or in the office. No exceptions or tolerance policy.

Assumption of Risk and Release. I understand that my permission to have my pet at the Campground with me is a privilege and not a contractual right. Such permission is expressly conditional upon my adherence to the terms of these rules and other rules in effect at any given time. I understand that the Campground may revoke such permission at any time for any reason. Additionally, I hereby assume all responsibility of risks, injury, damage, and/or other harm that may occur while my dog is at the Campground or caused by my dog. Further, I hereby knowingly and voluntarily expressly release and discharge the Campground, its owner, its agents, its parent companies, members, managers, directors, officers and employees (“Released Parties”) from any and all claims, damages, liabilities, injuries, demands, or causes of action, both present and future, whether known, unknown, anticipated or unanticipated, that me or my guests or invitees may have against any of the Released Parties arising out of or incident to my pet’s presence in the Campground, whether arising from any act or omission, whether negligent or otherwise, of me, my dog and/or any guest or invitee. I further agree to indemnify each of the Released Parties for any and all such claims, damages, liabilities, injuries, demands, or causes of action, including costs, expenses, and attorney’s fees arising as a result of or related to the presence of the pet at the Campground. This provision shall be enforceable to the fullest extent of the law. Again, any aggression resulting in contact from your pet against other pets, guests or campground officials will immediately be reported to Animal Control and case termination of your reservation without refund and prevent future stays.

 

Policy Violations

Point of Rocks RV Campground reserves the right to require any person or party it deems necessary, to leave the campground based on violations of Park Rules or behavior that management deems inappropriate or disturbing to others. Harassment or mistreatment of our staff or other guests will not be tolerated under any circumstances.

I have read this notice and agree to it as well as all Point of Rocks RV Campground Rules and Regulations. In addition, I understand that I am responsible for the actions of all persons registered in my party, including any children, and any guests that visit during my stay.

 

Video and Photographic Images

On behalf of each person in my party, I grant Point of Rocks RV Campground and its affiliated entities and promotional partners the right to include any photographic, video, and other visual portrayals of each person in my party in any medium and for any purpose.

 

Term and Conditions

By accepting this reservation, Guest hereby waives, releases and discharges and covenants not to sue Point of Rocks RV Campground for all claims and liability for personal injury, accidents, property damage, any other claim arising out of or in connection with Guest’s use of the property. Point of Rocks RV Campground, its owners and agents release all liability to me, my children, my invitees/guests, personal representatives, and heirs for any loss or damage on account of injury to person (including death) or loss or damage to property relating to, or arising out of, use and occupancy of the Point of Rocks RV Campground property, facilities, amenities, and any dangers and hazards associated with acts of nature such as changing weather conditions; high winds; thunder and lightning; temperature fluctuations; falling trees; tree limbs, ice; or encounters with wildlife or owner pets. Guest further agrees to be responsible and liable for the actions and safety of every person in their group. Point of Rocks RV Campground reserves the right to remove any guest who is subject to a lifetime registration requirement under a State sexual offender registration program.


Campground guests are financially responsible for any damage to property, intentional or accidental. Willful damage or defacing of campground property will be cause for immediate eviction and prosecution.
All long term (30+days) guests are subject to a background check. Felony Record and Sex Offender prohibits staying at Point of Rocks RV Campground. If it’s discovered during your stay that campsite occupants have a felony record or are a registered sex offender, management of Point of Rocks RV Campground is authorized to direct the occupants to leave the campground and revoke stay. Reservation will be cancelled immediately without refund. Failure to leave the campground would require management to contact local police and request arrest.
As a courtesy, if you requested an employee of Point of Rocks RV Campground to help direct you to your designated campsite, you must adhere to this waiver. It is your sole responsibility to ensure that the site will accommodate your specific trailer/RV and that you will not hit any branches, rocks, trees, etc. when positioning your RV on the campsite. You agree to indemnify and hold Point of Rocks RV Campground, LLC, its owners, and agents harmless from any loss, liability, damage, or cost (including attorney’s fees) that may result from an employee assisting or directing you onto a campsite. Furthermore, you release, waive, discharge and covenant not to sue Point of Rocks RV Campground Owners and agents for all liability, loss, or property damage relating to an employee assisting/directing you to your site.


I understand that I am and remain personally liable to pay the total amount of my reservation prior to my scheduled check-in date, or at such earlier date communicated to me. If I fail to pay the total due, I agree that Point of Rocks RV Campground may charge any remaining balance (in addition to any damage charges or other amounts owed under these Terms and Conditions) to any credit or debit card on file with my reservation.

 

Acknowledgment

I acknowledge with my payment that I have read and agree to the foregoing Terms & Conditions and fully understand its provisions and implications. My execution of this Release is entirely voluntary. I have read the Animal Waiver and understand it is my responsibility to abide by the Rules. I further understand that it is my responsibility to ensure that my guests and invitees also comply with the Rules. Failure to adhere to the policies and rules set forth herein may result in my removal from the Campground without a refund.

By submitting my payment, I agreed to the Terms and Conditions/Park Rules of Point of Rocks RV Campground.
