Terms of Service

Please read below for important information relating to your stay. 

By Accepting the terms and conditions listed below, you agree to abide by all rules and regulations of Portal RV Resort 

At Portal RV Resort, we try to honor your site choice as listed on your reservation confirmation, however, please understand that site availability is guaranteed, but not a specific site, except in the event of a Lock Site Payment made on your reservation. Occasionally, it will be necessary for our staff to reassign you to a new site, even if you paid a lock site fee. In the event this occurs, we will refund any lock site payments in full.  

Portal RV Resort Rental Policies

RV Site Reservations at Portal RV Resort are restricted to RVs ten (10) years or newer, including Motorhomes, 5th Wheels, Truck Campers, and Travel Trailers. We do not allow Tents, canvas sided pop-outs, Pop-up Trailers, Hybrid Trailers or Pop-Up Truck Campers or Canvas/Fabric of any kind.  RVs that do not meet the 10 year age restriction may have their reservations cancelled and will not receive a refund. Exceptions can be made by submitting a photo of your rig.  Please contact us for exceptions to the age rule.  Premium Sites are privately owned and have different restrictions than non-premium sites. Please see additional restrictions listed HERE. If your reservation is made in a premium lot, and your RV does not meet the requirements, YOUR RESERVATION WILL BE CANCELLED AND YOU WILL NOT RECEIVE A REFUND. 

All of our Vacation Home Rentals come fully stocked with everything you need to enjoy your stay. This includes linens, cookware, and all appliances.  Pets are prohibited in all Vacation Rental Homes.

Payment – is due at time of booking your reservation. If a balance exists, it will due immediately upon arrival. Village Camp- Moab will only accept major credit cards, cashier’s check, or money order.  No Cash will be accepted.

Cancellation Policy

Portal RV Resort Cancellation Policy: If you need to cancel your reservation , you must call or email the front desk 7 days before your stay to receive your deposit refund, minus a processing fee. Text message notifications of cancellations will not be recognized.  Any failure to cancel your reservation will result in forfeiture of the entire deposit.

RV & Cabin Bookings: 7-day cancellation notice is required for a full refund minus a $25 Processing Fee.  Please call or email the front desk to cancel your reservation.  If you have to cancel within 7 days before your arrival, a cancellation fee of 1-night stay will be applied to your refund. Reservations that are cancelled within 48 hours before arrival are non refundable.

Holidays & Special Events: Bookings during a holiday or special event require a multi-night minimum stay and are not refundable.  Special conditions may apply during high-daemand periods or special events.  Please check with your selected park for details.

There will be no refunds for shortened stays after arrival. 

The camper accepts camping privileges with the understanding that s/he does hereby release the Campground, its officers and employees of all liability for loss or damage to property and injury to his person arising out of his use of its camping facilities and agrees to indemnify the Campground, its officers and employees against claims resulting from loss or damage to property or injury to the person of any member of the family or guest of the registered camper arising out of the use of its camping facilities.

Portal RV Resort reserves the right to refuse reservations to or ask any customer to vacate the property if not in compliance with the campground rules. 

Check-In– All Guests are required to check in at the Resort Office to pick up your rental packet. If you are to arrive after hours, your welcome package will be placed outside the office door with your name boldly written on it. Inside your welcome package will be a site map with directions to your site and other helpful information. 

Arrival & Departure Information for RV Sites and Vacation Home Rentals

  • RV Site Check-In Time: 1:00 PM
  • RV Site Check-Out Time: 11:00 AM
  • Vacation Home Rental Check-In Time: 3:00 PM
  • Vacation Home Rental Check-Out Time: 10:00 AM

Departure time:  Unauthorized extensions beyond this time will result in a charge equal to one days rent at the published rate for that time period.  We reserve the right to take possession of the property in the event of non-payment and/or holdover.
