Terms of Service

Please review the cancellation policy on your confirmation, when you make your reservation, you are accepting the terms.  The person whose name is on the reservation, is responsible for any additional charges for damages etc.

Check In On the day of arrival, anytime after 3pm, you will go straight to your cabin. It will be open and your key inside.  Early check in or late check out may be available for a $50 charge. You can text us at 417-532-2878 to see if it's an option. 

Check out is no later than 11am. You will need to follow the Check Out Instructions provided. We ask that you leave the key on the hook by the door and give us a text to let us know you are gone and we can get in and clean it. 

Extra Guests:  Maximum 2 extra guests (no matter the age) per unit with prior approval, there is a charge of $25 per person/per night for guests 5 years and older.

Pets: We will allow one house trained pet with a $25 per night fee. Guests will be responsible for any damage that may arise due to their pets. Pets need to be on a leash if outside the cabin. 

Keys: Please leave on the hook by the door when you check out.  If lost, a locksmith fee of $25 will be charged to the card on file. 

Cabin Supplies: Each cabin has an initial set-up of disposable items such as paper towels, toilet paper, dish soap, trash bags, soap and shampoo.  Guests are responsible for additional supplies.  

Towels:  Each cabin is provided bath towels, hand towels, wash cloths, and dish towels for your stay. Please bring your own towels for pool or river.   There is no daily linen service. You will be charged for any towels with excessive stains.  Make-up cloths and cleaning rags are provided, please use the rags for cleaning, spills, boots, etc.  You are responsible for any damages to contents of unit.

Parking: Parking/driving is allowed on gravel drive and parking areas only...Do not park/drive in the grass.  No ATV's allowed. 

BBQ Grills: No propane tanks or charcoal needed. All grills are directly piped into propane tanks, they have an on/off valve and a timer. Please replace grill cover when cooled. Please be respectful and clean the grill after using. 

Trash:  All trash needs to be placed in dumpsters near your cabin. No trash should be left in units, on decks or porches at any time!! 

Because of our small size, cancellations affect us significantly.  Therefore, we adhere to a very strict policy. Reservations MUST be cancelled 60 days in advance to receive a refund, minus a $25 CANCELLATION FEE.  When you make your reservation, you are accepting the terms.    No exceptions.  

Additional charges will incur if these are not followed. 

Group reservations- please make sure all items are returned to proper cabin if sharing from one to another and that all guests are aware of the rules.  Please follow the check-out instructions in your cabin, ask if any questions!
