Park Rules and Regulations

Rents:

All sites must be paid in full by the time of arrival.

Monthly sites require a $200 security deposit when making the reservation that will be applied to final balance. This guarantees an RV site not a site number. The park has the right to move sites as needed. To confirm your site number call the office 24 hrs in advance. 

  • Monthly reservations the first month is due in full at time of arrival.
  • Monthly reservations rents are due on the 1st of each month.
  • On the 5th day a late charge will be applied to your account in the amount of $ 5.00 per day
  • Site Selection is subject to availability at a $50 fee. 

THERE IS NO REFUNDS ON RENT

Vehicles:

·         Only one (1) RV or Park Model and two (2) vehicles allowed per space.

(With the exception of another vehicle IF YOU’RE SPACE CAN ACCOMIDATE IT as follows: golf-cart, or an off-road vehicle)

·         Guest may only reside in one RV per space Tenant cannot have any guest residing in any vehicles.

·         ALL your vehicle(s) MUST fit in your space intended. The common areas are NOT for parking

·         DO NOT park in an empty site, or on the street

·         All Vehicles/RV in the park must be in running condition and maintained

·         All vehicular noise must be kept to a minimum, please be mindful of your neighbor’s when warming up your diesel engines- they are loud

·         Absolutely no maintenance allowed on any vehicles.

·         Washing vehicles/RV are permitted “Don’t spray your neighbor”

 

RV Sites/Lots:

·         NO Storage is allowed under the RV, must be kept clean and free of any materials.

·         ONLY outside furniture and items intended for outside use are allowed and must be kept to a minimum.

(The following is NOT ALLOWED OUTSIDE: laundry machines, Clothes lines, appliances, open containers, or inside furniture.)

·         Tenants are responsible for keeping site/lot clean and free of debris during occupancy

(Trash/Debris is to be properly disposed of by Tenant in Park-Provided dumpster or by transporting to appropriate dump facility off-site)

·         No Open pit fire or wood fires allowed must be propane fire pit

·         ALL IMPROVMENTS AND ALTERATION TO THE RV SPACE AND HOME WILL REQUIRE AN IMPROVMENTS REQUEST FORM TO BE COMPLETED AND IMPROVED BY THE OFFICE, BEFORE ANY ALTERATION CAN BE DONE TO THE RV SITE OR HOME. Any Digging in the park must have written approval of management. All awnings, skirting, storage sheds, fences must comply with all state, county and city laws and zoning regulations. In some instances. It may be necessary to obtain a building permit.

·         For park models spaces, the Park required initial specification for improvements, accessories and equipment consist of full manufactured skirting, patio unitized awnings, unitized driveway awning, the hitched removed from the unit, manufactured steps with handrails, and lot landscaping. These initial requirements must be installed within 60 days after entry into the park.

·         DO NOT DRIVE OR WALK across vacant RV Spaces or other people’s lots. Underground water lines, cables, etc. could be easily damaged. Damages WILL be assessed and charged accordingly.

Guests/Visitors & Occupancy Restrictions:

·         Occupancy is for two (2) people per space

·         Tenants are allowed (4) guest per site, Daily fee per guest $5.00 Monthly Fee Per Guest $50.00

·         Tenants are the sole responsibility for their Guests and are subject to the same Rules and Regulations.

·         Guests attending Park Events must be accompanied by the Tenant

 

Health Department Regulations:

·         Sewer line from RV/Trailer to sewer connection must have a minimum 3” (inch) drop and must be off the ground.

·         ANYTHING LEAKING FROM TRAILER THAT IS NOT POTABLE WATER IS NOT ACCETABLE

·         DO NOT LEAVE personal hose hooked up to your sewer line for a long duration of time

 

Quiet Hours:

·         Quiet hours are observed from Monday – Saturday 10pm -7am (NO loud equipment, radios, music, TVs, or any other disturbance)

·         Sundays are quiet days (NO circular saw/grinders)

 

Speed Limit:

·         5 MPH! For the safety of people walking and pets

 

Pets:

·         All animal waste MUST be picked up on a daily basis regardless in dog runs or throughout the Park

·         They MUST always be kept on a physical leash while in the resort

·         They are NOT allowed in any of the park facilities only in the office

·         Pet’s CANNOT be chained outside unattended

·         Animal control will be called on any roaming pets (cats or dogs)

·         Do not allow your pet on other people’s lots

·         Maximum of 3 pets allowed per space.

·         Owners of uncontrolled pets will be terminated at the discretion of the manager

 

Swimming Pool/Spa:

·         NO Lifeguard is on Duty

·         Use of the Pool/Spa is for Tenant’s use ONLY

(If you have a guest, you must be accompanied by Park Tenant)

·         NO person under the age of 18 is permitted in the pool/spa without an adult supervision

·         NO GLASS CONTAINERS allowed in pool area

·         NO food or beverages allowed while in the pool/spa

·         NO pets in the pool/spa area or showers

 

Park Owned Plants/Trees:

·         Park Personnel will care/maintain Park-owned plants/trees

(DO NOT TOUCH water lines for irrigation anywhere in the park)

·         Tenants are responsible for any plant/tree you place in your lot; irrigation, installation, maintain

Private Parties:

·         Private Parties (birthdays, family gatherings, etc.) must be cleared & scheduled through the office.

·         ALL Park Events are for Park Residents ONLY

(If Guests are attending, they must be accompanied by Park Tenant)

 

Code of Conduct:

·         Aggressive and/or threatening behavior will not be tolerated!

(Violators will be subject to immediate removal and termination for cause)

·         NO violations of any law or ordinance of the city/county/state will be tolerated

Firearms:

·         The discharge of firearms is not allowed in the park at any given time

Smoking:

·         NO SMOKING is allowed in ANY park facilities/amenities

Management will make every reasonable effort to provide a safe and clean environment. However, Management disclaims any responsibility for any losses resulting from fire, theft, accident, or natural disasters.
