Cancellation policy

RV sites:  Cancellations made 7 days or more prior to arrival will result in a refund minus a $20 cancellation fee.  Cancellations made less than 6 days prior to arrival will forfeit the first night’s site fee. All other deposits above these cancellation fees will be refunded.

Vacation Rental units: Cancellations made 30 days or more prior to arrival will result in a refund minus a $20 cancellation fee.  Cancellations made less than 29 days prior to arrival will forfeit the first night’s site fee. All other deposits above these cancellation fees will be refunded.

Amenities & Facilities

Please remember that all amenities are on a seasonal and weather dependent schedule that may have limited hours during the spring and fall. We reserve the right to close any facility at our discretion without prior notice. Please refer to posted rules and regulations throughout the property for additional information on our amenities. 


Accommodations/Site Rules

Gray water may not be disposed of on the site other than in the sewer, otherwise all must be disposed of in dump station.  Please do not flush baby wipes, sanitary napkins, etc. down the toilet. Only 1 ply toilet paper is to be used. Please do not attach anything to the trees/shrubs for (including but not limited to nails, clothes lines); disobeying may result in a $50 fine. Sink wastewater cannot be disposed of on the ground; must be connected to sewer.  Pump-outs can be performed for a fee, please inquire in the welcome center.



Campfires must be within the provided metal rings. Please do not move fire rings from other sites. Please ensure that your fire is completely extinguished before retiring for the night.  Campfires are permitted from 8:00am until midnight. Never leave your fire unattended. Please do not burn or leave trash in the fire ring. County and state bans may occur and will be posted at the welcome center.

Golf Carts

Personal golf carts are permitted, however, must be registered at the welcome center; proof of liability insurance id required. Personal golf carts must be electric and have working headlights. All operators must be 18 years of age and have a valid driver's license and registered with the Welcome Center. ATV’s, dirt bikes or other motorized toys, or non-licensed/non-registered vehicles are prohibited.

Permitted Occupants

All reservations have a maximum of 6 person per site unless otherwise stated.  RV/tent site rates are based on 4 people, 1 dog and 1 car.  Additional fees per person per day will be added for any additional people over 4.  Additional fees per car per day will be added for any additional cars. Please register any guests before or upon their arrival.

Vacation rental unit rates are based on 6 people and 1 car.  Daily pet fee will be added for any pets. Additional fees per car per day will be added for any additional cars.


There is a maximum of 2 pets per site. Pets are only allowed in designated vacation rental units. All pets must be current with vaccinations.  Exotic pets, aggressive/disruptive pets are not permitted in the resort.  Dogs must be on a short leash and under the owners’ control at all times. Pets cannot be left alone. Owners must clean up after their pet. There is a $100 fine for failure to clean up after your pet. Waste bags are located throughout the property for your convenience. Children 14 years and younger may not exercise a dog without adult supervision.

Pets are not permitted in the pool area, playground, pavilion, welcome center, bathhouses or laundry facilities. Service dogs are welcome. No visiting dogs permitted.

Photographs & Videos

By signing as a registered guest at this campground, you hereby give consent and grant permission to Sun Outdoors Cape May, to take and use images of Guest and his/ner minor children (photographs or video) and/or audio recordings and to disclose these images or audio recordings in aby public media, including radio, television, internet, or print, or in a Blue Water Development Corp publication.  I understand that the intended use of such images and/or audio recordings is for advertising, marketing, fundraising, or promotional purposes of BWD. I hereby waive any right to or interest in these images and/or audio recordings. I acknowledge that this consent is being made solely for the benefit of BWD and without any expectation of compensation or other benefits to me. To the extent that any benefit accrues or might accrue to BWD from these images and/or audio recordings, I hereby and forever waive any interest in or claim to such benefit. I hereby release and forever discharge BWD and its franchised affiliates (including without limitation all corporate affiliates and officers, directors, employees, and agents) from any and all claims, liability, actions, suits, demands, costs, expenses, and/or indebtedness arising out of, related to, or in any way connected with the use of images and/or audio recordings as described herein.

Pool & Swimming

No lifeguard on duty at the pool and it is ‘swim at your own risk.’ Hours and rules are posted at the pool. All children under the age of 16 must be accompanied by a parent or guardian over the age of 25 while at the pool. First Aid equipment is available at the pool. Hot tub spas are for 18 years old and older only.

Quiet Hours

Quiet hours are from 11:00pm to 8:00am.  No loud music, excessive noise, or disorderly conduct is permitted anytime. Curfew is 10:00pm, all children and teens must return to their sites.

Respect Your Neighbor

Please be considerate of your neighbors’ privacy and space. Do not walk on or cut through another camper’s site. Respect our local culture, wildlife, and other guests. Please be mindful of our local bylaws and conservation of resources. Refrain from any inappropriate language and actions with respect to race, religion, sexual orientation, and politics. The presence of any controversial language, actions, visuals, or symbols that may be deemed offensive or inappropriate (e.g., political signs, confederate flag, swastika, racial slurs, etc.) will not be permitted on the property.

RV/Tent Site Locations

All sites are subject to change prior to arrival.  All RV types are permitted unless prevented by specific site constraints.  Tents and conversion vans are only permitted on designated tent sites.  Only one pup tent may act as a secondary unit on a RV site and must be taken down during the day.  Dining canopy tents are permitted but may not be up in conjunction with a pup tent.

Safety & Bikes

Children under the age of 16 must be supervised at all times (including on your site, while using amenities or common areas, and within amenity buildings). Children under the age of 16 must wear helmets when riding bikes. Anyone under the age of 18 must be on their site by 10:00pm unless accompanied by a parent or guardian over the age of 25. Bike riding is prohibited after dark.

Smoking/Alcohol/Marijuana/Illegal Drug Use

Sun Outdoors Cape May is a family campground. There is no smoking allowed in any vacation rental unit, restroom and shower facilities, indoor facilities, laundry facility, pool facility, pavilion, playground, welcome center, common areas or any outdoor amenities. Smoking is allowed on your own site if it is done so in a way that will not directly or indirectly impact the experience of other guests. Alcohol is permitted by legal drinking age adults at your site or rental, as well as throughout the resort if concealed. Alcohol must be consumed in a responsible manner. Public intoxication is not permitted; violators will be evicted.  Illegal drugs are strictly prohibited.

Trash & Recycling

Please dispose all trash and recycling in the campground dumpsters provided.  Do not leave trash bags outside overnight on your site as it will attract wildlife. Large items such as lawn chairs, grills, mattresses, appliances, or furniture cannot be disposed of in the campground.

Theft and Loss

Campers are responsible for securing their own personal property, including, but not limited to, their campers and contents, vehicles, tents, or any other personal property. Sun Outdoors Cape May, its owners, agents and employees are not responsible or liable for theft and assume no liability for accidents or damage caused by Acts of God or other casualty or damage such as, but not limited to, theft or loss of any kind, dog bites, fallen trees, limbs or branches (alive or dead), fires, floods, windstorms, electric outages, explosions, lightning strikes, accidents or vandalism to your camping unit, vehicle or other personal property and/or the personal property of your visitors. Campers are responsible for having insurance policies on their rigs.

Vacation Rental Units

Must be left in a clean condition or a minimum $100 cleaning fee will be charged. The refrigerator/freezer must be defrosted and cleaned, microwave, toaster oven, stove/oven, pots, and pans must be cleaned. Trash emptied and removed, bathroom cleaned, entire unit swept/vacuumed & floors mopped with provided cleaning supplies. A $60 charge will be assessed for any damaged, stained, ripped, or ruined mattress cover that is provided for your comfort and protection.  No smoking is permitted in vacation rental units or minimum of $250 ionizer cleaning fee will be charged. Credit card will be charged after check-out for necessary cleaning fees, pet shedding fees, and/or damages to your unit due to your negligence.


All visitors must register prior to entering the campground. You may pre-register your visitor(s) prior to their arrival. Visitors may not check-in after 9:00PM, overnight visitors must be pre-registered. Unregistered visitors will be denied entry after hours. Visitor dogs are not permitted in the park.  All visitor fees are non-refundable. Unregistered visitor fees will be assessed and addedto your reservation for payment before departure.

Release, Assumption of Risk and Indemnification

In consideration of me and my family or visitors being permitted to use the facilities and participate in any and all events or activities offered by Sun Outdoors Cape May/Blue Water Hospitality and/or its partners, (collectively the “Activity”) and with the understanding that me and my family’s or visitor’s participation in the Activity is only on the condition that I enter into this agreement for myself, my heirs and assigns, I hereby assume the inherent and extraordinary risks involved in the Activity in which I may participate. I expressly assume the risk of and accept full responsibility for any and all injuries (including death), sickness, disease, property damage and accidents, even if they may have been caused in whole or in part by any negligent act or omission by Sun Outdoors Cape May/Blue Water Hospitality and/or its partners and its subsidiary or affiliated entities or their employees which may occur as a result of my, my family’s or visitor’s participation in the Activity and release Sun Outdoors Cape May/Blue Water Hospitality and/or its partners from liability. I hereby waive any and all claims I may hereafter have against Sun Outdoors Cape May/Blue Water Hospitality and/or its partners as a result of any of the foregoing. I hereby agree to indemnify Sun Outdoors Cape May/Blue Water Hospitality and/or its partners for any and all claims, including attorney’s fees and costs, which may be brought by anyone as a result of an injury occurring during the Activity, even if it is caused in whole or in part by Sun Outdoors Cape May/Blue Water Hospitality and/or its partners negligence. I understand that the Activity may be inherently dangerous and that physical injury, property damage or death may result.
