The Preserve

Rules and Policies

          We are excited to welcome you to the Preserve.  The Preserve is located in an environmentally sensitive area and is home to a diverse array of wildlife as well as flora and fauna.  We want you to take full advantage of the natural resources around you, to wind down and tune out.   Therefore, once you park your RV, walking, biking and electric golf cart will be the only modes of transportation allowed. We have bike stations located at the camp store and at a central location in the park.  Bikes are free for use onsite.  Once you are done with your ride, please place the bike in the station for the next person’s use.

ARRIVAL/DEPARTURE TIME AND CANCELLATION: Arrival time is 3pm; departure time is 12pm. For Nightly guests, cancellation must be received at least 3 day prior to your stay for a refund (please see our cancellation policy below).

QUIET TIME: 10pm-8am. Please be considerate of others. No loud music at any time. Quiet time is strictly enforced by on-site security/management.

CHECK-OUT TIME: 12:00pm. If you plan on staying longer, the earlier you re-register, the better your chance of keeping your same site.

SPEED LIMIT: Please maintain a speed of 5 mph or less throughout the property.

WILDLIFE. Please do not feed the wildlife.  Its for their sake as well as yours.

DUMPSTATION: The dump station is located at the exit to the campground and is marked with appropriate signage.  The water at the dump station is not potable. Do not drink.  Grey and blackwater may only be discharged at the dump station.  Discharging on the ground is a violation of the law!

HONEYWAGON. For your convenience we do have a honey wagon service.  You are asked to schedule the service via text message at 518-681-9712 at least 24 hours in advance.

CHILDREN: Children under age 17 should ALWAYS be under the direct supervision of a parent/guardian. Children should never be left unattended. We are not responsible for their safety or welfare. You are solely liable for their behavior.

PETS: No pets other than service animals are allowed on the property.  Service animals must be on a leash at all times and owner is responsible for all clean up.  The owner is also responsible for their pets and their actions.

TRASH: Trash cans located on property are for personal trash only. All trash must be put in the cans.  Trash that is bagged & tied may be placed in the dumpster which is for personal trash only. DO NOT leave trash outside by your RV. Sites are to be kept clean and orderly as determined by management.

RECYCLING: We have special garbage cans located on property for recycling. Please use them. Break down boxes and sort glass, plastics and paper accordingly. DO NOT leave recycling outside by your RV. Sites are to be kept clean and orderly as determined by management.

SURGE PROTECTION: All RV's should be equipped with a surge protector due to insurance requirements.

INTERNET:   WiFi is offered free of charge with your reservation. If you experience problems with your connection, please let management know.  The WIFI password is _____. If you desire more speed than the standard system, you can purchase an upgrade.

NO FIREWORKS ALLOWED. Use of any open flame device besides grills in public areas, toxic chemicals, or any other hazardous equipment or supplies in the RV Park is prohibited. Ground fires on property are prohibited. Use for fireworks on the campground will be a reason for ejection.

FIREWOOD: Absolutely no transported firewood is permitted. This is required to protect our beautiful flora and fauna. If you would like to build a fire in the fire ring at your site or in the general fire pits on property, please purchase a bundle of firewood from the general store.

FIRES: Fires in general are permitted in fire rings supplied on each campsite unless prohibited by local ordinance when fire danger is present. When lighting a fire, please treat it with respect and extinguish it completely before going to bed.

PARKING: One vehicle per campsite. Boat/trailer parking is available for a small fee upon request. Please park in the designated parking area.  Tent campers will park behind the office and be transported to their sites.

SWIMMING: Swimming in the river is prohibited.  Wading in the river is at your own risk. We do not have lifeguards on duty.

ALCOHOL:  Alcohol consumption is permitted for all campers over the legal age of 21. When consuming alcohol on property you are liable for your own safety and the safety of others. Do not drive on property (including golf carts or bicycles) after drinking. You are also liable for any destruction caused by you or your party. Please respect your neighbors and limit noise while consuming alcohol.

SMOKING. Absolutely no smoking in public areas.  You may smoke in your RV or Tent only.  All campground owned lodging is no smoking.

RESPECTING OTHER CAMPSITES: Respect social distancing and please do not cross over occupied camp sites.

RESPECTING OTHER CAMPERS: Remember the Golden Rule and treat other campers the way you would like to be treated. Use of hate speech/hateful acts of any kind are absolutely prohibited. Degrading comments about things like race, religion, culture, sexual orientation, gender or identity will not be tolerated.

DO NOT HANG THINGS FROM TREES/PICNIC TABLES: Please do not tie ropes, chains, or leashes, including hammocks, tents, clotheslines, etc., around our trees or picnic tables.

VISITORS: All visitors should register in the campground office upon arrival and must pay an entrance fee.

CONDUCT: Disorderly conduct, drunkenness, illegal drugs, obscene language, obnoxious, disruptive or vulgar behavior will not be tolerated on property.

EJECTION: These park rules were created with the health, cleanliness, legality and welfare of all in mind. Any violations of the rules above are grounds for dismissal from the park.

REFUNDS: If for any reason you are asked to leave or choose to leave early, no refund will be given.

RENTALS.  We have a number of items for you to rent during your stay. Please inquire at the office about (1) tube rentals, (2) kayak or canoe rental, (3) wood fired pizza oven rental, and (4) Breeo open fire cooking pit rental.

THE RESORT AND OASIS.  The areas identified as the Resort and Oasis are private and not designated for general camper use.  Please do not enter these areas unless your reservation is for lodging at one of these locations.

THE PAVILION.  The pavilion is available for all camper use.  In the pavilion you will find a Blackstone griddle, an Egg charcoal cooking grill and a wood fired pizza oven.  Please be respectful and give everyone an opportunity to access these amenities.  You will be responsible for any damage you cause to any of the property in the Pavilion and by signing below you authorize us to charge your credit card for the cost to repair or replace any property (including bicycles) you damage.

MOVIES. Movies will be shown on the Greens on a 24 foot outdoor screen. The sound will be broadcast via Bluetooth. You must have earphone listening devices.  These can be purchased at the camp store or you can use your own.

ACTIVITIES. Please check in at the camp store for an updated schedule of activities. Starting in the Springs of 2023 we will offer numerous activities including 1) star gazing (astronomy), 2) bird watching, 3) fly fishing, 4) guided nature hikes, 5) movies and 6) morning yoga. In addition, we will have local breweries and creameries offer on site tastings, and offer bus transportation to local events such as the brew tours, art tours and cheese tours.  And, of course, we will offer drop off for tubing and kayaking adventures. Certain of these activities will be at an additional charge.

RELEASES. Prior to engaging in any risky activity, such as tubing, you will be required to sign a general release.

By signing this document, I agree I was presented this document at check-in and further agree and carry responsibility for all persons (including minors and guests) staying at my campsite for the duration of our stay at The Preserve.
