Terms of Service

Article A. The Articles outlined in these Terms & Conditions are for our guest’s benefit & protection. This property is privately owned. The camper accepts camping privileges with the understanding that he/she does hereby release the Campground, its officers and employees of all liability for loss or damage to property and injury to his person arising out of his use of its camping facilities, and agrees to indemnify the Campground, its officers and employees, against claims resulting from loss or damage to property or injury to the person of any member of the family or guest of the registered camper arising out of the use of its camping facilities. Rates are subject to change due to circumstances beyond management’s control. The Campground reserves the right to evict unruly guests & their visitors for behavior which is in violation of family-friendly camping principles. By signing, you acknowledge that you have fully read and agree to comply with all of the Campground rules and regulations as outlined in these Terms & Conditions, as well as posted around the property grounds.

Article B. RV Site Monthly Stay Booking Agreement

  • Section 1. Guests are required to pay their metered electricity bill. The electricity usage associated with a guest’s site is metered & charged to the guest according to PP&L rates in the units of kilowatts per hour.

  • Section 2. Guests are not permitted to attend local area schools (K-12).

    • Clause 1. Home Schooling, Cyber Schooling, or Online College Classes are permitted.

  • Section 3. References may be required (better business bureau approved).

  • Section 4. Guests are not permitted to have their mail forwarded to our P.O. Box or business address.

  • Section 5. The maximum capacity of Propane Tanks permitted for guests to bring onto the property is 100 lbs.

Article C. Transient Lodging Booking Agreement

  • Section 1. I agree to leave this lodging accommodation I am booking in a good condition and without any new damage. I agree to a $50 excessive cleaning fee to be charged on my credit card on file IF any of the following items are found to be true about the accommodation at the conclusion of my stay:

  1. Food is left in the refrigerator and/or freezer.

  2. Food left in the sinks and/or countertops.

  3. Unwashed dishes left in the sink and/or countertops.

  4. Excessively dirty floors containing as exemplified: dirt, mud, food, or bodily fluids.

Article D. Lodging Monthly Stay Booking Agreement

  • Section 1. Guests staying in the Premium Cottage accommodation are required to pay their metered electricity bill & their metered Propane bill. The electricity usage associated with a guest’s site is metered & charged to the guest according to PP&L rates in the units of kilowatts per hour.

  • Section 2. Guests may not attend local area schools (K-12).

    • Clause 1. Home Schooling, Cyber Schooling, or Online College Classes are permitted.

  • Section 3. References may be required (better business bureau approved).

  • Section 4. Guests are not permitted to have their mail forwarded to our P.O. Box or business address.

Article E. Long-Term Seasonal Site Booking Agreement

  • Section 1. A guest’s request for a reup can be declined if they violate our Terms & Conditions. We reserve the right to evict anyone who does not comply with our Terms & Conditions at any point-in-time. As well as, determine the type of refund they will receive.

  • Section 2. These reservations are not intended for continuous living. This situation would require a Monthly Stay reservation. Long-Term Seasonal Sites are intended for intermittent camping only.

  • Section 3. It is the responsibility of the guest to keep their site(s) neat, clean, & free of debris.

    • Clause 1. Outdoor mats, carpets, chairs, bicycles and other items must be removed and stored out of the way to make way for mowing and weeding. Items stored under the units must be placed far enough under to not impede mowing or weeding at the perimeter of the unit.

    • Clause 2. Spring clean-up is expected to be completed annually by Easter. Areas around the bases of trees must be free of sod, mulch, leaves & stones in order to ensure the health of the trees.

  • Section 4. Guests must keep all firewood hidden from view with no more than ¼ cords per site.

  • Section 5. Privacy areas between sites must be kept in a natural state with absolutely no storage of any kind.

  • Section 6. Guests are required to contact management prior to each Monday at 9 AM to be added to that week’s Pump-Out Service List.

  • Section 7. A maximum number of 5 lawn ornaments are permitted.

  • Section 8. One storage unit is permitted per site.

    • Clause 1. This storage unit may not exceed the measurements of 5 feet length x 3 feet width x 4 feet height.

  • Section 9. Guests must notify management & get approval before building or erecting anything on their site.

  • Section 10. Decks are to be no larger than 144 square feet. They must also be erected in sections so that they could be easily removed.

Article F. Occupancy Policy

  • Section 1. The subletting of any of our accommodations from guests to occupants other than the guests who are originally registered with the reservation is strictly prohibited.

  • Section 2. For Lodging, RV, & Tent Site Accommodation Reservations which stay 27 night(s) or less, the number of guests included in the base rate is 2 Adults (person(s) aged 18-64) or 2 Seniors (person(s) aged 65+) OR any combination of those two Age Groups. As well as, 2 Children (person(s) aged 4-17) or 2 Infants (person(s) aged 0-3) OR any combination of those two Age Groups.

    • Clause 1. Extra Adults & Seniors above what is included at the base rate will be charged at $6/ per person/ per day.

    • Clause 2. Extra Children above what is included at the base rate will be charged at $6/ per person/ per day.

  • Section 3. For Long-Term Seasonal Site Accommodation Reservations, the number of included guests in the base rate is 2 Adults (person(s) aged 18-64) or 2 Seniors (person(s) aged 65+) OR any combination of those two Age Groups.

    • Clause 1. The Children Age Group will be charged at a one-time fee of $50/ per Children.

    • Clause 2. Extra Adults will be charged at a one-time fee of $150/ per Extra Adult.

    • Clause 3. Extra Seniors will be charged at a one-time fee of $100/ per Extra Senior.

  • Section 4. The maximum number of occupants on any Accommodation Reservation is 6 person(s).

    • Clause 1. Of those 6 person(s), only 4 may be in the Adult/Senior Age Group.

    • Clause 2. Of those 6 peron(s), only 4 may be in the Children/Infant Age Group.

  • Section 5. The minimum number of occupants required to book any accommodation reservation is 1 Adult or Senior.

  • Section 6. A Visitor is considered a guest of a reservation & will be charged as such if they stay for 30+ minutes on any day(s) of the reservation. The previous sections in this article on the basis of pricing & Age Group definition apply for Visitor charges.

Article G. Payment Policy

  • Section 1. This Campground follows a Standard 3 Stage Payment Policy for all accommodation reservations which stay a total of 62 night(s) or less.

    • Clause 1. A Stage 1 Payment: To continue the booking of these reservations, a customer must put down a 33% payment in the total of the sum of the reservation’s current invoice.

      • Reservations Which Qualify:

      • Case 1. ​​RV & Tent site type reservations which are created 6+ months (182+ days) before their check-in date & have a check-in date on a designated Non-Holiday date.

    • Clause 2. A Stage 2 Payment: To continue the booking of these reservations, a customer must put down a 50% payment in the total of the sum of the reservation’s current invoice.

      • ​Reservations Which Qualify:

      • Case 1. Lodging, RV, & Tent site type reservations which are created 2+ months (60+ days) before their check-in date & have a check-in date on a designated Holiday date.

      • Case 2. RV & Tent site type reservations which are created between 5.9 month(s) to 1 month (181 days to 30 days) before their check-in date & check-in on a designated Non-Holiday date.

      • Case 3. Lodging site type reservations which are created 1+ month(s) (30+ days) before their check-in date & check-in on a designated Non-Holiday date.

    • Clause 3. A Stage 3 Payment: To continue the booking of these reservations, a customer must pay 100% of the reservation’s current invoice.

      • Reservations Which Qualify:

      • Case 1. Lodging, RV, & Tent site type reservations which are created 1.9 month(s) (59 day(s)) or less from their check-in date & check-in on a designated Holiday date.

      • Case 2. Lodging, RV, & Tent site type reservations which are created 29 day(s) or less from their check-in date & check-in on a designated Non-Holiday date.

    • Clause 4. A Stage 3A Payment: Lodging site type reservations which check-in on either Non-Holiday or Holiday designated dates must have their invoice paid in full by 29 day(s) or less before their check-in date to continue upholding their reservation.

      • Case 1. Failure to provide full payment at this point-in-time will result in the mandatory cancellation of the reservation followed by an immediate level 2 refund.

    • Clause 5. Stage 0 Payment: No payment is due from the customer to continue the booking of these reservations.

      • Reservations Which Qualify:

      • Case 1. Any reservation which is a part of a Group Reservation that is not being occupied by the wagon master (Group Creator). These invoices may be outstanding at this time until their claim-by-date has passed. Standard Payment Policy applies to these reservations at the time of claiming. Failure to claim group reservation sites by their claim-by-date will result in mandatory cancellation.

  • Section 2. Should any customer with any accommodation reservation arrive at the Campground on their reservation's check in date with an outstanding balance on its invoice, the invoice's entire balance WILL BE DUE AT THIS TIME. Failure to provide payment for the entire invoice at this point-in-time will result in the mandatory cancellation of the reservation accompanied by the filing of any necessary trespassing offenses & necessary police involvement.

  • Section 3. This Campground follows a Monthly Invoice Payment Policy for all accommodation reservations which stay a total of 63+ nights. A customer who has created an RV or Lodging reservation which stays a total of 63+ nights has the option to pay their reservation’s invoice through multiple invoices which will be billed to the customer on the anniversary of their check in date every consecutive month. It is always available to the customer to instead pay the entirety of these reservations up-front.

    • Clause 1. All RV or Lodging reservations which stay a total of 63+ days will receive a one-time Security Deposit charge of $150 on their invoice. This charge will be refunded back to the customer on their reservation’s check out date, less any damage costs or unpaid electricity/propane charges.

      • Case 1. Those who opt for monthly invoice billing will receive this charge on their first month’s invoice.

      • Case 2. The $150 Security Deposit charge will not be refunded back to the customer IF the reservation is cancelled at any point-in-time.

    • Clause 2. Customers who opt to have the monthly invoice billing will receive an email 2 days before their monthly payment is due. In the email is the weblink where they can make the payment. Payment for the invoice will be expected by the end of the day on the payment due date.

      • Case 1. Failure to provide payment on a monthly invoice by its due date will result in a $10 late-payment-charge added to that month’s invoice.

      • Case 2. The guest consents to the Campground charging their credit card on file for their monthly invoice payment on its due date each month if they opt to enroll in the Auto-Pay feature.

    • Clause 3. Customers which opt to have monthly invoice billing will be required to pay the total of their last month’s invoice up-front with their first month’s invoice.

      • Case 1. If the customer’s last month’s invoice sum is less than that of their second month’s invoice, the customer shall pay the full amount of the last month’s invoice AS WELL AS however much of their second-to-last month’s invoice to bring the sum total of that last month’s invoice to be equal to their second month’s invoice.

    • Clause 4. Guests who do not pay their monthly invoice through our Campspot Online Portal will receive a $20 service fee on that month’s invoice which was not paid through the Online Portal.

Article H. Cancellation Policy

  • Section 1. This Campground permits the cancellation of any of our accommodation reservations.

    • Clause 1. A cancellation may be initiated by a customer at any point-in-time.

  • Section 2. All accommodation reservations that are 27 day(s) or less which have been cancelled by a guest will be attributed a corresponding “Refund Level” depending on a number of factors. There are 3 Levels of Refunds offered at this Campground. The 3 Levels of Refunds are outlined in Article I of the Terms of Service.

  • Section 3. If a customer initiates a cancellation on a reservation whose stay is a total of 28+ nights, the refund will be as follows:

    • Case 1. The cancellation is made 1+ days before the check in date; Guest receives the sum of all payments made towards the reservation’s invoice refunded back, minus a $5 inventory-holding fee.

    • Case 2. The cancellation is made any subsequent day after; refund will be decided on a case-by-case basis.

Article I. Refund Policy

  • Section 1. This Campground follows a Standard 3 Level Refund Policy for cancellations on all accommodation reservations which stay a total of 27 night(s) or less.

    • Clause 1. A Level 1 Refund: The customer receives the sum of all payments made towards their reservation's invoice refunded back to them, commonly on their credit card, minus a $5 inventory-holding fee.

      • Cancellations Which Qualify:

      • Case 1. All site type reservations which are cancelled 60+ days before their check-in date & have a check-in date on a designated Holiday date.

      • Case 2. All site type reservations which are cancelled 30+ days before their check-in date & have a check-in date on a designated Non-Holiday date.

    • Clause 2. A Level 2 Refund: The customer receives a Camp Credit* on their account in the sum of all payments made towards their reservation's invoice, minus a $5 inventory-holding fee.

      • Cancellations Which Qualify:

      • Case 1. All site type reservations which are cancelled between 59 days to 30 days before their check-in date & have a check-in date on a designated Holiday date.

      • Case 2. All site type reservations which are cancelled between 29 days to 49 hours before their check-in date & have a check-in date on a designated Non-Holiday date.

    • Clause 3. A Level 3 Refund: The customer receives NO REFUND or CAMP CREDIT*.

      • Cancellations Which Qualify:

      • Case 1. All site type reservations which are cancelled 29 days or less before their check-in date & have a check-in date on a designated Holiday date.

      • Case 2. All site type reservations which are cancelled 48 hours or less before their check-in date & have a check-in date on a designated Non-Holiday date.

      • Case 3. All site type reservations with their cancellation made the day of their check-in date or any subsequent day after.

  • Section 2. Refunds for all accommodation reservations which stay 28+ days are decided on a case-by-case basis.

*Camp Credit is a form of monetary currency that is only valid at our Campground and is used to discount a future stay. Camp Credit is not transferable from one family to another and expires 1 year from the date of which it was credited. Unless a Camp Credit is something you would plan on using, we do not recommend paying your balance in full until 48 hours before your scheduled arrival date and you know you're coming; UNLESS you are a Lodging reservation. All Lodging reservations are required to be paid in full 30 days before their scheduled arrival date. (See Payment Policy for more information)

Article J. Reservation Editing Policy

  • Section 1. A customer’s decision to change their reservation’s check in date, check out date, site occupancy, site type, and site location will be reviewed and approved on a case-by-case basis.

    • Clause 1. The approval of any one of the mentioned options in Section 1 may also incur additional charges to the customer’s invoice which they will be responsible for paying.

    • Clause 2. The opposite may also occur, in which case a refund may be provided on a case-by-case basis, given before the customer checks out.

Article K. Grounds Policy

  • Section 1. No fireworks of any kind or type are permitted on the premises of the property.

  • Section 2. Setups of slip-and-slides (water slides) are not permitted.

  • Section 3. RV & Tent Site Arrivals after 10 PM are FORBIDDEN on designated Holiday weekend dates.

  • Section 4. Campground quiet hours are from 10 PM to 8 AM. Noise pollution during these hours will result in the guest being asked to leave the park.

    • Clause 1. Curfew is 10 PM for guests younger than 18 years old. Children must be back at their sites by the time of curfew.

  • Section 5. Sites are always expected to be kept neat & clean by guests.

  • Section 6. Fire Rings are for firewood & charcoal only. No pallets are allowed.

  • Section 7. Public Dumpsters are for bagged garbage & boxes only.

    • Clause 1. No trash from outside the park can be brought to our dumpsters.

  • Section 8. No weed or foliage killer is to be used by any guest. Nor should any guest trim, cut, or remove foliage on the property without management’s permission.

  • Section 9. No firearms or illegal substances are allowed on the premises of the Campground.

  • Section 10. The washing of RVs & other vehicles is prohibited on the premises of our property during designated Holiday weekend dates. Other dates are acceptable & it is encouraged.

  • Section 11. No enclosures, fences, easy-up-screens, or other methods of obstructing your neighboring site’s view is permitted.

    • Clause 1. Tarps are not permitted.

  • Section 12. No nails or screws are permitted to put into trees or other anchor-points around a site.

  • Section 13. Guest brought Golf Carts are permitted.

    • Clause 1. They must be in good condition.

    • Clause 2. The guest must provide management proof of insurance before usage on the property.

    • Clause 3. Only licensed drivers may drive golf carts on our property.

    • Clause 4. Headlight usage is required for driving after hours.

  • Section 14. Public display of clothing for drying purposes via Clothing Line, Drying Racks, or hung from a tree is prohibited. As well as, any other means possible.

  • Section 15. No Personal Hygiene such as beard trimming, body hair removal, teeth brushing, or any other such thing in this category may be done in our Public Restrooms.

Article L. Pet Policy

  • Section 1. Pets are permitted on only the RV & Tent site types.

    • Clause 1. The maximum number of Pets per reservation is 2.

  • Section 2. Pets are prohibited from all Lodging site types.

  • Section 3. Pets which are dogs are distinct under the following clauses:

    • Clause 1. Dogs must be leashed at all times when outside of an RV.

    • Clause 2. Dogs must not bark & annoy other guests.

    • Clause 3. All dog droppings must be picked up within 5 minutes from their dropping.

    • Clause 4. Fighting dog breeds such as Pit Bulls, Rottweilers, Dobermans, or ANY mixture of these breeds are NEVER permitted on the premises of the Campground at ANY time. Our insurance does NOT cover these breeds.

    • Clause 5. All dogs must have proper documentation of an up-to-date rabies vaccination.

    • Clause 6. If a guest works long hours or just plans to leave their dog unattended in their RV for 5+ hours a day on a daily-basis, then the dog is not permitted to be at the Campground.

  • Section 4. This Campground takes dog barking very seriously. If a guest brings their dog to the park, it is expected of them to quiet the dog if they begin to bark out of hand. If this section is not abided by, the guest will be asked to leave the park, & blocked from future reservations.

Article M. RV & Vehicle Policy

  • Section 1. All RVs & Vehicles on the property must have their current inspection & registration up-to-date, as well as being properly insured. Failure to provide this will result in an immediate removal from the property’s premises.

  • Section 2. All RVs permitted on the property must be less than 10 years old & not be visibly moldy or dirty.

    • Clause 1. RV appearance is subject to be met with management approval & all RV Site reservations are subject to termination as deemed necessary by management.

  • Section 3. Guests must notify management upon the purchasing, selling, or transfer of an RV registered with a reservation in the park.

  • Section 4. 1 Vehicle (Not including an RV) is included in the base rate of all accommodation reservations.

    • Clause 1. Extra Vehicles (Not including an RV) are charged at $3/ per day for reservations which stay 27 day(s) or less.

    • Clause 2. Extra Vehicles (Not including an RV) will be charged at a one-time fee of $50/ per Vehicle for Long-Term Seasonal Sites & Lodging & RV Site Monthly Stay reservations.

  • Section 5. The maximum number of Vehicles (Not including an RV) for all accommodations is 3.

Article N. Holiday First-Right of Booking Policy

  • Section 1. Customers who have booked any accommodation reservation 7 night(s) or less with a check in date on a designated Holiday date, have the First-Right of Booking to that specific site type, site location, and its corresponding calendar week-days the following year. 

    • Clause 1. This booking protection expires at 12:00 AM the following Thursday after the designated Holiday dates.

Article O. Winter Camping Agreement

  • Section 1. If a guest is staying on a site which has its personal water hook-up turned on during the dates of Mid-November through Mid-April & this site does not have a ground crock or heat-taped hydrant, the guest is to follow these distinct clauses:

    • Clause 1. He/she will disconnect their hose from the hydrant and shut off the hydrant when temperatures are 32 degrees or below. They will make sure there is an air gap when the hydrant is off.

    • Clause 2. The guest will use their RV’s water holding tank when temperatures drop below 32 degrees.

  • Section 2. In the event that a water hydrant associated with a guest’s site freezes or breaks, the guest is responsible to pay for the repair costs of that broken hydrant.

  • Section 3. Any skirting placed around a guest’s RV must be first approved by management.

    • Clause 1. All RV skirting must be white or match the color of the RV it is around.

    • Clause 2. RV skirting around any RV must fit the RV.

    • Clause 3. RV skirting may not be foam board.

      • Case 1. Foam boards may be placed behind an approved skirting.

  • Section 4. The guest accepts the fact that maintenance only plows the fallen snow in & around the sites which are open during the winter.

  • Section 5. A guest is responsible to keep heat tape on their hose from the faucet to their RV. It is their responsibility to see that it continues to work.

  • Section 6. Guests agree to buy & use their own heat tape on water hydrants and understand it is their responsibility to see that it continues to work.

Article P. COVID-19 Policy

A Message Regarding Covid-19 to our Customers:

Governor Tom Wolf has announced for the state of Pennsylvania that privately-owned campgrounds are allowed to open and operate amidst the COVID-19 crisis. We will continue to place the health and safety of our employees, customers, and community first. We will have one public restroom open, which will be vigorously cleaned daily.

We are currently open for business to self-contained RV’s. When you arrive, there will be full hook-ups and a gravel pad available. We recommend that you, the customer, interact within 6 feet between non-immediate family members.
