XB Ranch Mobile Home Park Rules and Regulations

Check-In Time is 2PM and Check-Out Time is 11AM. These are self-check-ins and self-check-outs; no need to stop at the office, you can head straight to your spot and make yourself at home! All reservations are subject to acceptance by the landlord. Landlord reserves the right to review and evaluate each reservation for up to two weeks after originally receiving and processing the reservation.

If intending to cancel, please send an email to sales@marcompanies.com to request cancellation.

If canceled 9 days or less before check-in date, the stay is non-refundable.

If canceled 10 days or more before check-in date, the stay is 90% refundable.

All refunds will be returned to the payment method used to book the reservation.

The landlord reserves the right to require a reservation to be moved to another lot within the community as well as to another community if necessary.

XB Ranch does not issue refunds for service disruptions, inclement weather, or any other circumstances that are beyond the personnel’s ability to control. There are no refunds issued for early departure.

Site Occupancy and Parking: Speed limit is 10 mph. Parking space for no more than two (2) conventional consumer passenger vehicles is permitted at your space. Every vehicle must fit within space completely and not to extend over any lawn/yard. Anyone operating a motorized vehicle must have a valid driver’s license. One RV per site is allowed.

 

Facilities.  You will be issued facility codes with your move-in e-mail.  Use of facilities is not guaranteed and common areas and facilities may be temporarily closed or even permanently closed for renovations, remodeling, change in use, meetings, Management use, training, maintenance, national emergencies, pandemics, acts of God, due to force majeure, and the like, with no reduction or modification in the amount of rent paid. 

 

Campfires are not permitted. Grills are permitted but will need to be used responsibly.

 

Noise: No loud playing of radios, TV’s, or other disturbing noises will be permitted between the hours of 10:00PM and 7:00 AM per City Code.

 

Mail: All RV Residents will need to secure their own PO box for mail purposes as we do not provide mailboxes or mail keys.

 

Pets: A maximum of 2 pets are allowed. Noisy or aggressive pets are not allowed in the Resort.  Barking, growling, snarling, crying, howling, and such other noises that disturb others are cause for revoking permission to keep a pet.  Aggressive or vicious behavior is cause for revoking permission to keep a pet. The following breeds of dogs are not permitted: German Shepherd, Pit Bulls, Staffordshire Terrier, Bull Terriers, Rottweiler, Doberman Pinchers, Boxers, Huskies, Chows, wolves, or any mixture of these breeds.

When outside of the RV or other unit, your pet must be on a six foot (6’) or less leash. Pets may not be left unattended on the site or anywhere in the community. Tethering of pets to common areas or on RV sites is not allowed.  Pets may not be allowed to enter another guest’s site, flowerbeds, shrubs, yard, or any vacant sites. 

Pets are not allowed in the Clubhouse, Laundry, Bathrooms, or Pool Area.

Guests must have proof of their pet’s vaccinations available.  Each Guest must comply with all applicable state, city, and county requirements with respect to licensing, vaccinations, and leash laws. 

Feeding and/or watering of stray and/or wild animals, including but not limited to cats, is prohibited.  Breeding of animals is prohibited.

Exceptions to these pet restrictions will be made pursuant to the ADA and fair housing laws.  

 

Trash: All garbage must be wrapped, and all refuse must be placed in the proper container provided in the Park. All boxes must be broken down before placing into trash bins. Sanitary and health laws must be always obeyed. No construction material of any kind privately or commercially acquired is permitted in the trash bins. The disposing of motor oils or any other environmentally hazardous wastes into the trash containers is prohibited.

 

Site cleanliness: Your site must be always kept in an orderly and tidy fashion. Any items on your site must appear to be clean and well maintained. Tents, clotheslines, vehicle washing, or repairs are not allowed.

 

Sewer/Hookups: Water, sewer, electrical and gas connections must meet local codes. Park management will not be responsible for any obligation contracted by Resident for repair or maintenance to the property.

 

Electricity: 30/50-amp service is provided.  Customers are strongly encouraged to use surge protection devices to prevent damages to their vehicles and equipment due to power surges caused by nature, the power company, and other factors. XB Ranch Mobile Home Park is not liable for any damages to the RV or its contents.

 

Conduct: Registered campers will assume all financial responsibility for any damage or injury caused by any member of their party or guest.

We reserve the right to discharge any person from the campground for failing to abide by park rules or policies or for violation of laws and ordinances or for creating a disturbance or nuisance.

 

Storage: Storage is not allowed under or around your RV.

 

Repairs: Repairs to RVs and vehicles are not permitted in our community.

 

Electrical Use: You are responsible for understanding how many amps you are using in your RV. Amp usage over the provided outlet’s capacity can trip your breaker. Please be mindful of your amp usage, so that you don’t trip your breaker during your stay.
Please notify the office so that we can notify maintenance if you have any electrical issues during your stay. Guests are not permitted to diagnose our electrical pedestals per insurance and safety requirements. Maintenance is happy to help. Even if you are an electrician, laws prohibit you from working on our pedestals unless hired to do so.

 

Satellites/Solar Panels: Satellites and solar panels are permitted if attached to the vehicle. They cannot be left on the ground.

 

Firearms, Weapons, Fireworks, and Alcohol: It will be in violation of park rules to wear, carry or discharge firearms, weapons, and fireworks within the park premises, except for licensed peace officers who may be required to wear their firearms. It is also in violation of park rules to carry or consume alcohol in any common areas of the park. This includes common area parks and clubhouse.

Agreement to these Terms & Conditions supersedes any prior agreements, written or oral, with respect to the subject matter of this Agreement.  

This Agreement is covered by Chapter 3, Title 33 A.R.S.  It is NOT covered by the Arizona Mobile Home Parks Residential Landlord and Tenant Act since Tenant is renting the premises for use by a Recreational Vehicle, and not by a Mobile or Manufactured Home.  It is NOT covered by the Arizona Recreational Vehicle Long-Term Space Rental Act since this tenancy is for 180 days or less.

Either party may terminate this Agreement for any reason by giving the other party ten (10) days’ notice pursuant to A.R.S. § 33-341(B) and A.R.S. § 33-341(C) as applicable.  Landlord may terminate this Agreement without notice in the event of Tenant’s failure to pay rent or for criminal conduct of any member of Tenant's household or conduct in violation of the Crime Free Addendum, or for violation of Landlord's Rules and Regulations.

 

Buses, Alternate Equipment Types & Other Converted Vehicle: XB Ranch does not allow any vehicles not specifically listed in the "Equipment Type" section. we reserve the right to cancel the remainder of any reservation if a vehicle that does meet the expressed equipment types.

 

Rule violations, conduct that disrupts other guests, interference with management or operation of the property, or behavior that does not promote a family-friendly atmosphere can be grounds for ejection from the community without refund. There are no refunds issued for early departures. Additionally, refunds will not be issued for service disruptions, inclement weather, or other circumstance that are beyond personnel’s ability to control.
