Cancellation Policy

Cancellation Policy for Short-Term Stays (Less than 30 Days)

When your site is booked, the balance of your reservation will be charged to your card. Please note the following cancellation policy:

• No refunds will be given for late arrivals or early departures.

• No refunds will be given for reservations canceled within 2 days prior to arrival.

• A 25% cancellation fee will be assessed for reservations canceled 3-13 days prior to arrival.

• Reservations canceled 14 days or more prior to arrival will receive a full refund.

• Same-day reservations or reservations made within 72 hours of your arrival are non-refundable.

All reservations less than 30 days are subject to a 1% transient room tax.

Reservations do not guarantee site location.  Site lock fees are available for purchase for $15/stay.

 

Cancellation Policy for Long-Term Stays (More than 30 Days)

When your site is booked, the balance of your reservation will be charged to your card. Please note the following cancellation policy:

• Cancellations made 30 days or more prior to arrival will receive a full refund.

• Cancellations made 15-29 days prior to arrival will incur a 25% cancellation fee.

• Cancellations made 14 days or less prior to arrival will not receive a refund.

• Same-day reservations or reservations made within 72 hours of your arrival are non-refundable.

Site Security Deposit: All long-term stays are subject to a $500 site deposit due at the time of booking.  This deposit will be applied to the first month’s rent.  The remaining balance will be charged 14 days prior to arrival.  By providing a credit card number, you are giving authorization to be billed for the full amount, including any fees and costs incurred while on property, damages and repairs sustained to site and outstanding balances not paid at the time of departure. Long term guests are subject to a minimum $100 departure fee for damages to the site, personal belongings left or site left unclean.

Background Check: All long-term guests are also subject to a $24.95 per guest non-refundable background check.
