Terms and Conditions

Lodge and cabin check in 3:00pm with check out time 11:00am. Rv and tent sites check in 1:00pm with check out time 11:00am. 

Campsite Rules:

  • Only one RV per site.

  • No parking on roads.

  • Primary renter will be held responsible for any damages to property and clean up charges if campsite is left a mess - this includes cigarette butts.

  • Each RV/ Tent site reservation includes admission for 2 vehicles and 4 guests over the age of 10. Any visitors in addition to this will be charged 20 dollars a vehicle or 10 dollars per person whichever is more. IF HAVING GUESTS TO SITE YOU MUST PAY DAY USE FEE FOR EACH VEHICLE (TWO PER VEHICLE-$10 ADDL)

RV Rules:

  • While there is no vehicle age requirement, all RVs should be well-kept and in good condition.

  • All campers must have only factory equipment and be in good working order.

  • RVs cannot have any water or sewer leaks and repairs cannot be made on property.

  • RVs must be inspected and have current registration.

Pets:

  • No aggressive breed of dogs are allowed on the campground under any circumstance. BRH reserves the right to refuse admittance to any pets at its own discretion.

  • Pets are to remain on leash any time outside of RV.

  • Pet waste must be disposed of immediately.

Quiet Time & Conduct

  • Quiet time hours are between 10PM and 8AM on weeknights. 10PM to 8AM on Friday and Saturday.

  • Loud profanity, arguing, fighting or any behavior deemed threatening or abusive will not be tolerated. Guests will be required to leave immediately or law enforcement will be called.

  • No weapons or wire works allowed.

  • Do not walk through other campsites.

Cabin and Lodge 

  • No Large events/weddings without permission and extra fee.

  • Maximum of 2 pets with 150 dollar pet deposit. BRH reserves the right to refuse admittance to any pets at its own discretion.

  • Guests with dogs are asked to please respect the comfort and safety of other guests, both during and after your stay. For this reason, we ask that you please follow these guidelines during your time with us: -Clean up after your dog -Do not allow dogs on furniture or beds. It is also helpful to bring something (bed, blanket, etc.) on which you know your pet will be comfortable sleeping. Many pets are used to being allowed on furniture and beds at their own home, but this is not allowed in our rental properties. Please, bring any kennel or special bedding your pet may enjoy with this is mind. Extra cleaning fees will be charged for furniture, blankets, comforters, etc. that have pet hair left behind. This may include professional steam cleaning; usually resulting in charges above $200. -Don’t leave your dog unattended for long periods of time. A crate is ideal for those situations in which you must leave. You are responsible for any damages your pet causes. -Do your best to clean and dry your dog after a walk; this will help to ensure that no additional cleaning fee is neccessary due to pet related messes (ie: paw prints and mud on carpet) -Ensure that your dog’s medications and immunizations are up-to-date prior to your stay, especially flea treatment.

 

River:

  • Swim at your own risk. BRH RV has no actual swimming area and there is no lifeguard. BRH is not responsible in any way for swimmers once they have entered the river bottom.

  • While BRH cannot enforce rules on the river, our expectations are the same as on campground property. Inconsiderate behavior to our neighbors and friends will be cause for barring form future camping at BRH.

Cancellation Policy
Full refund less 25 dollar cancellation fee for cancellations up to 30 days before check-in. After that, 50% refund up to 7 days before check-in. Cancellations made within 1-6 days of check-in date will forfeit any refund. 

Terms and Conditions

I agree, and shall cause my children, invitees and guests, to abide by the Park Rules, including those rules and policies published here and posted at the Premises or otherwise communicated in any manner by Brazos River Hideout Management. 

I further understand and agree that Brazos River Hideout does not give credit or refunds due to the discomforts of nature. Brazos River Hideout refund policy varies, depending on the timing of the cancellation notice in advance of the reservation date, as follows:  

As a participant in a recreation activity, I am responsible for acting within the limits of my ability and heeding all warnings regarding participation in the activity. I will maintain control of myself and any equipment while participating in the activity and will refrain from acting in any manner that may cause or contribute to injury to myself or to others.

I HEREBY RELEASE, WAIVE, DISCHARGE AND COVENANT NOT TO SUE Yeoman Plumbing LLC, d/b/a Brazos River Hideout, DLH-JHB 2012 Trust its owners and agents (collectively, Brazos River Park Management), from any and all liability to me, my children, my invitees/guests, personal representatives, and heirs for any loss or damage on account of injury to person (including death) or loss or damage to property relating to, or arising out of, use and occupancy of the Brazos River Hideout property, facilities, golf carts, amenities, pools, water park, jumping pillow and hot tubs (collectively, the Premises) and any dangers and hazards associated with acts of nature such as changing weather conditions; high winds; thunder and lightning; temperature fluctuations; falling trees; tree limbs, ice; or encounters with wildlife.

I HEREBY AGREE TO INDEMNIFY, SAVE AND HOLD HARMLESS Brazos River Hideout Park Management, and each of them, from any loss, liability, damage or cost (including attorney fees) they may incur due to injury (including death), damage or loss of property relating to use of the Premises by me, my children, and/or my invitees/guests or due to any incidents that may occur during my stay. I understand that, although Brazos River Hideout Management makes every reasonable effort to provide a secure environment, the security of my person, my belongings, and all persons registered in my party is my sole responsibility.

As a courtesy, our employees, if so requested, may assist with directing you to your designated campsite. It is your sole responsibility to ensure that the site will accommodate your specific trailer/RV and that you will not hit any branches, bollards, trees, etc. when positioning your RV on the campsite. You agree to indemnify and hold Yeoman Plumbing LLC d/b/a Brazos River Hideout, DLH-JHB 2012 Trust, its owners and agents (collectively, “Brazos River Hideout Management”) harmless from any loss, liability, damage or cost (including attorney’s fees) that may result from an employee assisting or directing you onto a campsite. Furthermore, you release, waive, discharge and covenant not to Brazos River Hideout Management for any and all liability, loss, or property damage relating to an employee assisting/directing you to your site.

I understand that I am and remain personally liable to pay the total amount of my reservation prior to my scheduled check-in date, or at such earlier date communicated to me.  If I fail to pay the total due, I agree that Brazos River Hideout may charge any remaining balance (in additional to any damage charges or other amounts owed under these Terms and Conditions) to any credit or debit card on file with my reservation. Any amounts due after 30 days will be subject to the maximum late charge permitted under state law.

The Premises are privately owned and THE BRAZOS RIVER HIDEOUT MANAGEMENT RESERVES THE RIGHT TO REFUSE SERVICE to anyone for any reason except for those prohibited by law. Brazos River Hideout Management reserves the right to require any person or party it deems necessary, to leave the campground based on violations of Park Rules or behavior management deems inappropriate or disturbing to others. Harassment or mistreatment of our staff or other guests, including but not limited to, racist comments or hate speech, will not be tolerated under any circumstances. I have read this notice and agree to it as well as all Brazos River Hideout Park Rules and regulations. In addition, I understand that I am responsible for the actions of all persons registered in my party, including any children, and any guests that visit during my stay. On behalf of each person in my party, I grant Brazos River Hideout Management and its affiliated entities and promotional partners the right to include any photographic, video and other visual portrayals of each person in my party in any medium and for any purpose.
