CAMPGROUND GENERAL RULES AND REGULATIONS 2022
We want your camping experience with us to be enjoyable & safe.
Check In After 4pm Check Out Time 11am-ask for late checkout. During peak season a charge may apply for late check out.
- Quiet Hours 10pm-8am; Radios, TVs and any electronics should not be heard beyond your site. All extra lighting including string lights need to be turned off by 10 or if you are not at site. No loud gatherings or parties. Do not place bug lights next to your neighbor. Please be considerate of your neighbors.
- Speed Limit is 5 MPH for the entire campground. Let's keep our children safe. All motorized vehicles must be street legal, registered and insured. No mini-bikes, dirt bikes, go-carts, go peds, 4-wheelers, golf carts, gas or electric scooters, hover boards or other such vehicles are permitted. If you are seen speeding through the park you may be told to vacate with our receiving a refund.
- Pets are permitted only with payment. Dogs must have current vaccinations. Dogs must be kept on leash at all times. Limit 2 dogs per site unless approved by park staff. Pets are not allowed to be tied outside of your RV when you are not in the park and are not to be left unattended at any time. NO ground tie-downs or portable pet fences are permitted. If any pet demonstrates aggressive behavior toward another pet or camper, you will be asked to leave the campground. NO excessive barking. Clean up after your pets-at your site or if you are walking your dog; You are responsible for cleaning up after your pet. You will be charged $2.00 per pile of pet fecies.
- Sites-One camping unit and 2 vehicles per site. No vehicle storage allowed. No vehicle repairs on site. Washing cars and RVs are prohibited. No grey water dumped on ground. Maximum of 6 people per site including daily guests unless approved by park staff. Any guest using your camper in your absence must have prior approval by management. Sites must be kept neat-no outside freezers, refrigerators, storage sheds or clothesline. No outdoor rugs/carpets on grass areas.
-Electricity for RV sites. Base rate of $540 per month for a 30 day stay. Park back bills tenant for electric usage.Payment is due upon billing.
-Electricity and gas for short term Lodging guests: Park back bills tenant for electric and gas usage. Payment is due upon billing.
- You are responsible for the behavior and actions of your guests. It is your responsibility to make sure your visitors and guests learn, understand and abide by all the rules and regulations of Buckeye Estates & RV Park. All campers and visitors are to respect campground property-please notify us of any unusual behavior. They are also required to obey all municipal, federal, state and county ordinances, resolutions and laws. The park managment reserves the rights to revoke your camping privileges without refund should you, your children and/or visitors fail to comply with these rules. All campers and visitors are required to conduct themselves in a respectable manner.
-Children-You are responsible for the actions and safety of your children and other children under the age of 18 who are under your supervision. All children must obey the 9pm curfew and be on their sites. No child shall be left in the campground without responsible adult supervision. All children under 12 years old must wear a helmet while riding bicycles.
- Restrooms, Showers and Laundry-Please be considerate of other guests and leave restrooms/showers and laundry in good condition. Make sure to take all your belongings and wipe down the counter top after your use. Any article left in the restroom will be disposed of when restrooms are cleaned. Restrooms will be closed for cleaning. Do not leave clothes in the machines unattended.
- Firearms and Fireworks are strictly prohibited for the safety of all campers and guests. That includes all types of guns including paint ball guns and BB guns.
- Disruptive behavior-if the police are called due to disruptive behavior, that camper or campers will be immediately required to leave the campground.
This includes Monthly Campers, with the monthly agreement becoming void. There will be no refunds to any person in this situation.
- Insurance/Theft-We recommend that you purchase your own insurance. We are not responsible for theft of RV or contents thereof; Nor for any damage caused by natural weather or other causes (i.e. falling tree, hail or wind) Nor for spoilage of refrigerated/freezer foods due to loss of electricity. All activities in the campground are done at the individual's free will and Riverview RV Park will not be responsible for injury to guests or for loss of money/ valuables of any kind.
- Trash-You can dispose of your trash at the large dumpster located at the northside of the park, just east of the pond. Garbage must be contained in a tied trash bag. If the trash container is full you need to check with the park manager for disposal. Do not leave the trash outside of the container. If you have boxes please break them down to make more room for more trsh. Littering is prohibited. Pick up and properly dispose all cigarette butts. Please keep your site clean. If management finds cigerette butts laying around your space during your stay or immediately following your stay (prior to another camper / resident arriving) you will be charged $2.00 per cigarette butt trash collected.
-Be courteous of your neighbors. Stay on the designated roads and walkways. Please do not cut through occupied sites. Respect quiet hours and use low lights when driving through the campground at night.
- For ALL Guests: During the winter months you must use a heated hose, which can be purchased at the park office or local retailer. If you do not have a heated house you will not be allowed to use the water and there will be no price adjustment for the non use. When temperatures drop below 32 degrees, guests will be required to disconnect their water hose and shut off the hydrant to avoid freeze up of the water hydrant. If there is a Y on the hydrant, please must also remove this value. Turning off the hydrant allows the water to drain back into the ground. Heat tape is not fail-safe and will not be an acceptable alternative to shutting off the hydrant. We may lock hydrants if instructions are not followed. Failure to disconnect all water hoses and failure to shut off the hydrant that causes damages and freeze up of the hydrant will result in a replacement charge of $2000. The only way to shut off and fix a cracked hydrant is to completely shut off the water through the entire park. Please be mindful of the outcome and unhook.
Back Flow Prevention Devices: All RV Guests are required to have a back flow prevention device connected to their water line. If managment finds no device installed they will disconnect the water line without notice and Guest may not reconnect the water line until the guest can install one. These devices can be purchased at the park office or at the local hardware store.
- LATE FEES - Flat late fee of $40 is charged per month and then $5.00 per day for nightly, weekly and monthly guests. If you are on a lease, consult your lease for these fees
-Lodging Guests- If we collect a security/cleaning deposit and you leave the place clean you will be refunded your deposit less any damages. If you damage the property or items are found missing from the furnished unit you will be charged for the repair or replacement. Security deposits are equal to the 1 or 2 months rent, depending on the circumstances, ie. furnished units, etc. Deposits are due at the time of your reservation. Buckeye Estates reserves the right to charge any and all attorney fees to the lodging guest for eviction court orders or any lawsuits.
-Mail is delivered to the park office and placed in tenant cubbles or held behind the front desk for pick up. If the office is closed, please call the park phone during regular business hours to make arrangements for pick up of your mail, 620-251-2375
-CANCELLATION POLICY: If you are unable to honor your reservation, call and cancel before the deadline. Daily/Weekly RV-Notify Buckeye Estates & RV Parkby 1pm three days prior to your arrival date. Monthly RV-Notify Buckeye Estates & RV Park at least two weeks prior to your arrival date. A cancellation fee of $5/night per campsite is charged for cancellations made prior to deadline. Cancellations after the deadline will result in forfeiture of reservation cost.
It is Buckeye Estates & RV Park’s discretion to reserve the right to revoke your camping privileges should you, your children or visitors fail to comply with any of these rules. By utilizing the campground and its services you consent to the same. We also reserve the right to take any action at equity and/or law that we deem appropriate to enforce the rules and regulations of Buckeye Estates & RV Park and/or to satisfy any claims we may have.
Buckeye Estates & RV Park and Border Lane Investment Group LLC, all management and employees reserve the right to refuse service to anyone noncompliant with campground rules and regulations. We also reserve the right to change Rules and Regulations at any time to protect the safety of all campers. All activities in the campground are done at the individuals free will and Buckeye Estates & RV Park and Border Lane Group LLC will not be responsible for accidents or injury to campers or guests or for loss of money/valuables of any kind.
