Camp at Bristol, Bluff City, Tennessee

Welcome to Camp at Bristol! These Terms and Conditions (“Agreement”) govern your stay at our RV park. By booking, renting, or staying at our park, you (“Renter” or “You”) agree to comply with these rules and regulations. Please read the following carefully before your visit.

 

1. Reservation and Payment

  • Reservations must be made in advance either via phone, online, or in person. A valid credit card is required for booking.
  • Payment for your reservation must be made in full at the time of booking or check-in.
  • Cancellation Policy:
    • Cancellations made at least 30 days before your reservation will receive a refund, minus a 20% cancellation fee (or up to $100, whichever is less).
    • Cancellations made less than 30 days before your reservation will be subject to a cancellation fee of 10% of the total reservation cost or a maximum of $100, whichever is less. In this case, only a credit will be issued for a future visit, which must be used within 12 months. If the credit is not used within this period, it will be forfeited.

2. Check-in and Check-out

  • Check-in time: 12:00 PM to 4:00 PM.
  • Check-out time: 11:00 AM. Late check-outs may incur additional charges.
  • Early check-ins and late check-outs are subject to availability and approval from park management. Please reach out in advance to discuss options.

3. Site Use and Restrictions

  • RV sites are intended for RVs only. Tents or other camping structures maybe used in our designated sites or with prior approval from park management.
  • Only one RV  and one vehicle are allowed per site. Extra vehicles may incur additional fees.
  • Speed Limit: Please adhere to posted speed limits throughout the park. The speed limit is 5 MPH for the safety of all guests.
  • Parking: All vehicles must be parked within the boundaries of your assigned site. Unauthorized vehicles must be parked in designated areas, and extra parking fees may apply. Additional parking is available at $30 per day pre-event and post-event, and $40 per day during event days.
  • Awning and Outdoor Items: Please ensure that your awning is properly secured and that no furniture or other outdoor items extend beyond your site’s boundaries. All items must be kept tidy and organized.
  • Trash Disposal: Please dispose of trash in the designated dumpsters. Do not leave trash on or around your site.
  • Quiet Hours: Quiet hours are from 10:00 PM to 8:00 AM. Please be mindful of your noise levels during these hours. During events, hours will be updated and posted for extended enjoyment of guests.
  • Guests agree to abide by all Campground Rules, Regulations, and Safety Guidelines. A violation may result in the termination of all agreements for the use of the campground and its facilities..

4. Pets

  • Pets are welcome at Camp at Bristol, but must be kept on a leash at all times when outside the RV.
  • Owners must clean up after their pets. Pet waste bags must be disposed of properly.
  • Pet Limit: Only 2  pets per site are allowed. No aggressive or dangerous animals are permitted.
  • No pets are allowed in park buildings or recreational areas unless otherwise stated.
  • Dangerous or aggressive animals will not be allowed to stay, and management reserves the right to ask for a pet to be removed from the park.
  • Pet Waste: Failure to remove pet waste will result in a $50 fine per occurrence.

5. Prohibited Activities

  • The following activities are strictly prohibited in the park:
    • Smoking inside any enclosed areas or buildings.
    • Illegal drug use or the possession of illegal substances.
    • Disruptive behavior or actions that disturb other guests.
    • Open campfires or fire pits outside of designated areas.
    • Any activity that violates local, state, or federal laws.
    • The use of fireworks or any pyrotechnics.
    • Possession of weapons such as firearms, knives, chains, etc., while outside of a personal camper or vehicle.
    • Illegal, Irresponsible, or Offensive Behavior: Camp at Bristol will not tolerate vulgar, disrespectful, or dangerous actions, activities, or language. Any such behavior may result in a warning and/or immediate removal from the property without a refund. Violators may be escorted off the property by local authorities.

6. Electrical, Water, and Sewer Hookups

  • Each RV site is equipped with basic hookups (electric, water, and sewage) where available.
  • Only approved, RV-ready equipment may be connected to park utilities.
  • Generators: If allowed, generators may only be used during specified hours and must not disturb neighboring guests.
  • Management is not responsible for power outages or water disruptions, but efforts will be made to resolve any issues promptly.

7. Responsibility and Liability

  • Renters must comply with all safety rules and regulations for the duration of their stay.
  • Liability Insurance: Guests agree to carry their own liability insurance. Camp at Bristol will not be held responsible for loss of any kind. This agreement releases Camp at Bristol from any and all liability.
  • RVs in Good Condition: Guests are responsible for keeping their RVs in good material and visual condition. If advised by management to make changes, guests agree to do so promptly and in good faith.
  • Camp at Bristol and/or management is not responsible for any loss or damages caused by fires, floods, windstorms, natural disasters, theft, accident, vandalism, negligence, loss of electricity, communicable diseases, or acts of God.

8. Park Management’s Right to Refuse Service

  • Revocation of Privileges: Camp at Bristol reserves the right to revoke camping privileges at its discretion. Failure to abide by the campground standards, rules, regulations, and safety guidelines will result in the revocation of camping privileges. Guests will be asked to vacate the premises immediately.

9. Emergency Contact Information

  • In case of an emergency, call 911 immediately.
  • For urgent park needs (water leak, sewer issues), call or text 423-571-3782.

10. Happy Camping Policies

  • Golf Carts: Golf carts are permitted if the Golf Cart Safety Agreement is signed and approved by management. ATVs are not permitted.
  • Flags: USA or military service flags only (no political or offensive flags, signs, or banners).
  • Children: Parents/guardians are responsible for their children’s safety and behavior. Children under 12 must be supervised at all times.
  • Site Boundaries: Guests must remain on their reserved site or in public areas. Do not drive, walk, or otherwise infringe upon any other site, whether occupied or not.
  • Commercial Sales: Unauthorized commercial sales or solicitation are not permitted on Camp at Bristol property.
  • RVs with Bathrooms: All RVs must have their own self-contained full bathroom (no outside showers or toilets permitted). Portable toilet rentals are available with prior approval.

11. Campfires

  • All campfires must be in approved fire pits or rings. No external fires are permitted.
  • Never leave a fire unattended and always extinguish it completely.
  • Only wood should be burned in fire rings. Fire rings may not be used to dispose of cans, bottles, food, cigarettes, or trash.

13. Event Parking Rules

  • Parking Pass: A parking pass should be visible on your dashboard at all times.
  • Park in designated Event Parking spots only as directed by on-site parking attendants.
  • Please ensure your vehicle is locked. We are not responsible for lost, damaged, or stolen items.
  • Watch for pedestrians when entering and exiting the facility.
