Policies
I agree, and shall cause my children, invitees and guests, to abide by the Park Rules, including those rules and policies posted at the Premises or otherwise communicated in any manner by Camp Mountventures Management.
As a participant in a recreation activity, I am responsible for acting within the limits of my ability and heeding all warnings regarding participation in the activity. I will maintain control of myself and any equipment while participating in the activity and will refrain from acting in any manner that may cause or contribute to injury to myself or to others.
I HEREBY RELEASE, WAIVE, DISCHARGE AND COVENANT NOT TO SUE Mountventures, LLC, d/b/a Camp Mountventures, its owners and agents (collectively, Camp Mountventures Management), from any and all liability to me, my children, my invitees/guests, personal representatives, and heirs for any loss or damage on account of injury to person (including death) or loss or damage to property relating to, or arising out of, use and occupancy of the Camp Mountventures property, facilities, amenities, fishing pond, and trails (collectively, the Premises) and any dangers and hazards associated with acts of nature such as changing weather conditions; high winds; thunder and lightning; temperature fluctuations; falling trees; tree limbs, ice; or encounters with wildlife.
I HEREBY AGREE TO INDEMNIFY, SAVE AND HOLD HARMLESS Camp Mountventures Management, and each of them, from any loss, liability, damage or cost (including attorney fees) they may incur due to injury (including death), damage or loss of property relating to use of the Premises by me, my children, and/or my invitees/guests or due to any incidents that may occur during my stay. I understand that, although Camp Mountventures Management makes every reasonable effort to provide a secure environment, the security of my person, my belongings, and all persons registered in my party is my sole responsibility.
As a courtesy, our employees, if so requested, may assist with directing you to your designated campsite. It is your sole responsibility to ensure that the site will accommodate your specific trailer/RV and that you will not hit any branches, trees, utilities, etc. when positioning your RV on the campsite. You agree to indemnify and hold Mountventures, LLC, d/b/a Camp Mountventures, its owners and agents (collectively, “Camp Mountventures Management”) harmless from any loss, liability, damage or cost (including attorney’s fees) that may result from an employee assisting or directing you onto a campsite. Furthermore, you release, waive, discharge and covenant not to sue Camp Mountventures Management for any and all liability, loss, or property damage relating to an employee assisting/directing you to your site.
I understand that I am and remain personally liable to pay the total amount of my reservation prior to my scheduled check-in date, or at such earlier date communicated to me. If I fail to pay the total due, I agree that Mountventures, LLC may charge any remaining balance (in addition to any damage charges or other amounts owed under these Terms and Conditions) to any credit or debit card on file with my reservation. Any amounts due after 30 days will be subject to the maximum late charge permitted under state law.
The Premises are privately owned and THE CAMP MOUNTVENTURES MANAGEMENT RESERVES THE RIGHT TO REFUSE SERVICE to anyone for any reason except for those prohibited by law. Camp Mountventures Management reserves the right to require any person or party it deems necessary to leave the campground based on violations of Park Rules or behavior management deems inappropriate or disturbing to others. Harassment or mistreatment of our staff or other guests, including but not limited to, racist comments or hate speech, will not be tolerated under any circumstances. I have read this notice and agree to it as well as all Camp Mountventures Rules and Regulations. In addition, I understand that I am responsible for the actions of all persons registered in my party, including any children, and any guests that visit during my stay. On behalf of each person in my party, I grant Camp Mountventures and its affiliated entities and promotional partners the right to include any photographic, video and other visual portrayals of each person in my party in any medium and for any purpose.
Additional Terms for Rental Units
I understand and agree as follows:
- Only credit card payments will be accepted for rental units and the card will be kept on file until a post-checkout inspection is completed.
- At departure, the rental unit is to be left in a reasonably clean condition (broom swept), garbage is to be removed from the rental unit and placed in an outside dumpster, all kitchens and kitchenettes are to be left clean, and the microwave, fridge, and countertops are to be wiped clean, and all bedding and linens are to be placed in the hamper; otherwise, Camp Mountventures Management may charge my credit card up to a $150 cleaning fee. I understand and agree that if I leave the rental unit in an unreasonably filthy condition, permit a pet to occupy a rental unit not designated as pet-friendly or smoke in a rental unit, Camp Mountventures Management may charge my credit card for the cost to professionally clean the rental unit ($250 minimum charge). For any missing bedding or linens, Camp Mountventures Management may charge my credit card up to a $150 replacement fee. Up to $500 replacement fee per piece of furniture if damaged or removed may occur. For any damages to building interior & exterior structures, you will be charged for the full amount for the contractor to fix damages.
- All damages to the rental unit, whether caused by myself, my children, guests or pets, will be disclosed to Camp Mountventures Management immediately or at checkout. All damages occurring to the rental unit during my stay will be charged to my credit card after a thorough inspection has been made by Camp Mountventures Management. Damages for which I will be responsible include, but are not limited to: lost key(s), broken/lost TV/DVD/AC remote controls, broken items, discharged fire extinguishers (if not used for a fire), damaged/dented/bent appliances, furniture, cabinetry, writing on walls or bedding, and ripped or torn mattresses or covers.
- Cleaning services will not be provided during the stay.
- Do not move the furniture from its current location.
- Smoking of any kind (cigarettes, vapes, e-cigarettes, etc.) is strictly prohibited.
Additional Terms for Long-Term Residents
I understand and agree as follows:
- Long-term residents, regardless of payment method, must have a credit card on file for security purposes.
- A late fee of $35 will be applied for residents who have not paid their rent, electricity, and taxes by the 5th day of the month. If you are late and fail to pay your rent, electricity, taxes, and the late fee by the last day of the month that the invoice is for, you will be asked to move off of the property.
- At departure, the campsite is to be left in a reasonably clean condition, garbage is to be removed from the site and placed in an outside dumpster, all decorations, structures built, and anything else added to the spot that was not there upon arrival is to be removed and left in the same condition as it was upon arrival; otherwise, Camp Mountventures Management may charge my credit card with up to a $250 cleaning fee.
- All damages to the site, whether caused by myself, my children, guests or pets, will be disclosed to Camp Mountventures Management immediately or at checkout. All damages occurring to the rental unit during my stay will be charged to my credit card after a thorough inspection has been made by Camp Mountventures Management. Damages for which I will be responsible include, but are not limited to: destructed grass beyond the area of the provided fire pit, permanent changes made to the site that cannot be easily fixed by management (decks built, etc.), broken or damaged electrical meter, water or sewer hookup.
- Camp Mountventures Management holds the right to increase monthly rental rates at their will. If rates are to change, Camp Mountventures Management will give at least a 30 days notice.
- Monthly rentals are subject to paying their metered electricity at the same rate in which Camp Mountventures is charged by the electric company.
- An Application for Long-Term Residency will be required before approval of long-term stay.
- Residents agree to follow all rules and regulations set forth by Camp Mountventures Management. Failure to comply with the rules and regulations will result in eviction in which you will have five (5) days to clean up your site and leave the premises. If additional incidents occur within the five (5) day period, you will be required to leave immediately.
Animal Waiver
I hereby agree to the following regulations and conditions relating to my dog while camping at Mountventures, LLC, d/b/a Camp Mountventures (“Campground”) with my dog.
- Excluded Areas. I agree to keep my dog out of the following areas including, but not limited to, laundromat, bathhouse, fishing pond, cabins, and apartment.
- Excluded Dogs. I agree that the Campground has the sole discretion to exclude dogs. The basis for exclusion may include, but is not limited to the following: breed-specific exclusions; due to their young age are exempted from state or local law vaccination requirements; are sick; are in heat; are aggressive, vicious, dangerous or potentially dangerous; require muzzling; or are easily frightened or sensitive, resulting in disruptive behavior (such as fighting or biting) in response to a stimulus.
- Supervision. I agree to keep my dog on a leash or in a carrier while in all public areas of the Campground. I further agree to have my dog with me or a designated individual at all times, and understand that I may not leave the dog unattended in the cabin or at the campsite. I agree to prevent noise or any other disturbance by my dog, in the interest of other guests at the Campground.
- Vaccinations. I represent and warrant that my dog is up to date on all vaccinations (including rabies and distemper) and flea treatments.
- Disturbances. I agree that, should my dog create any disturbances, which cause complaints to be made to the management by other guests or employees of the Campground, at the request of a Campground employee, I will immediately make arrangements to house my dog elsewhere outside the Campground. Additionally, I understand and agree that if I do not find alternative housing for my pet after being asked to do so, I will be asked to leave the Campground and will not be issued a refund.
- Assumption of Risk and Release. I understand that my permission to have my dog at the Campground with me is a privilege and not a contractual right. Such permission is expressly conditional upon my adherence to the terms of these rules and other rules in effect at any given time. I understand that the Campground may revoke such permission at any time for any reason. Additionally, I hereby assume all responsibility of risks, injury, damage, other harm that may occur while my dog is at the Campground or caused by my dog. Further, I hereby knowingly and voluntarily expressly release and discharge the Campground, its owner, its agents, its parent companies, members, managers, directors, officers and employees (“Released Parties”) from any and all claims, damages, liabilities, injuries, demands, or causes of action, both present and future, whether known, unknown, anticipated or unanticipated, that me or my guests or invitees may have against any of the Released Parties arising out of or incident to my dog’s presence in the Campground, whether arising from any act or omission, whether negligent or otherwise, of me, my dog and/or any guest or invitee. I further agree to indemnify each of the Released Parties for any and all such claims, damages, liabilities, injuries, demands, or causes of action, including costs, expenses, and attorney’s fees arising as a result of or related to the presence of the dog at the Campground. This provision shall be enforceable to the fullest extent of the law.
- Acknowledgment. By signing below, I acknowledge that I have read the foregoing Assumption of Risk & Release and fully understand its provisions and implications. My execution of this Release is entirely voluntary and intended to be binding on my heirs, executors, legal representatives and assigns.
I have read this Animal Waiver and understand it is my responsibility to abide by the Rules. I further understand that it is my responsibility to ensure that my guests and invitees also comply with the Rules. Failure to adhere to the policies and rules set forth herein may result in my removal from the Campground without a refund.
Additional Rules
General:
- Tenants and Guests are responsible for any damage or injury caused by themselves, their children and/or pets.
- Tenant assumes any and all risks associated with the foregoing and agrees to hold Landlord harmless from and indemnify Landlord against the same.
- The resort is not responsible for personal injuries or damage, loss or theft of any personal property or vehicle.
- We reserve the right to evict any person(s) who does not comply with the rules and policies.
- Excessive noise, fighting, inappropriate gestures (ex: flipping the middle finger), and other abusive or violent behavior will not be tolerated and will result in immediate eviction.
- Subleasing of RV pads or campers is strictly prohibited.
- All Motorhomes, RVs or Travel Trailers must be in good working order and appearance.
- We reserve the right to refuse access to any guests whose vehicle is deemed to be unacceptable.
- Tent camping is not permitted in or around RV sites. You must make a separate tent camping reservation and set up in one of the designated tent camping areas.
- Only 6 guests per RV site. If the number of guests exceeds 6, you must
- Blowup mattresses, sleeping bags and cots are not allowed outside.
- Maintenance on RV’s or vehicles on property is not allowed unless you have management’s permission.
- Washing RVs or vehicles on property is not allowed unless you have management’s permission.
- The use of any paint products or chemicals is prohibited.
- Clotheslines are not allowed.
- Guests may not hang any items from the trees.
- All sites are to be kept neat and clean for the duration of your stay.
- Only 1 RV and a maximum of 2 other vehicles allowed per site unless stated otherwise.
- All trash is to be disposed of in the dumpster at the entrance of the campground.
- DO NOT leave trash out overnight.
- Boats, boat trailers, cargo trailers or car dollies are not allowed on sites. Storage is available for free in the Spearhead Trails parking lot (Camp Mountventures is not responsible for items stored there).
- Drones or other remote controlled machines may not be used at any time on the property.
- All incidents witnessed by guests are to be reported to Camp Mountventures Management immediately.
- Bathrooms in the laundromat are strictly for Camp Mountventures guests only. Each site will be provided with a unique keycode upon check-in. Keycodes are not to be shared with anyone else. If you share your code with a non-resident, you will be asked to leave the campground immediately.
Safety:
- The use of Firearms of any kind is PROHIBITED in the Resort.
- The use of archery, paintball, slingshots or air guns is PROHIBITED.
- Fireworks of any kind are PROHIBITED.
- Use of illegal drugs is PROHIBITED.
- Obnoxious behavior of ANY kind is PROHIBITED.
- Speed limit on property is 5 mph until you pass the Wishy Washy, which then increases to 10 mph.
- Motorcycles must be in idle speed when traveling through the Resort.
- Venturing onto any property beyond the roadways, your assigned spot, laundromat/bathhouse, or fishing pond is PROHIBITED.
- No vehicles can block any portion of roadway.
- Only persons with a valid driver’s license may operate a motor vehicle in the Resort, including golf carts, scooters, etc.
- Vandalism of any kind by anyone in your group (regardless of age) may result in eviction from the resort.
Security:
- Management is not responsible for lost, stolen, or damaged articles. Keep your valuables locked up.
- Report any problems with your site to the Management immediately.
- We adhere to and maintain all state, county, and local laws on property.
Quiet Hours:
- Quiet hours are from 10:00 PM to 8:00 AM.
- Please be courteous to other guests around you.
- Loud music or objectionable noise is not allowed at any time.
- Inconsiderate guests will be evicted from park.
- Profanity or violence towards other guests or Resort staff will result in immediate eviction from park.
- Guests violating rules that results in eviction notice will not receive any refunds for their stay.
Check-In / Check-Out:
- I will abide by the following times when arriving and departing from Camp Mountventures.
- Check-In: 2 PM
- Check-Out: 11 AM
- Early check-in is not permitted. The guests who paid for the site the night before you have paid for their site until 11 AM. We will not ask a guest to leave so that you can check in early. If you will be arriving in the area early, feel free to sit in the Spearhead Trails parking lot located on the CMV property until 2 PM.
- If you stay beyond your check-out time, Camp Mountventures Management may charge my credit card a $50 fee.
Pet Policy:
- We reserve the right to refuse service to anyone whose pet is NOT considered suitable to the serenity/safety of our guests or the Resort.
- Pets must be kept on a leash under the control of someone who can always manage all animals.
- No exotic or oversized pets are permitted. This includes all reptiles or large birds.
- Pets may not be left outside unattended.
- Guests are responsible to “clean up” after their pets.
- Guests should carry proof of pet’s current vaccinations.
- Pets are prohibited in buildings and amenity areas.
- Resort is not responsible for and will hold accountable pet owner for any injury or damage caused by pet(s).
- Service animals may accompany a disabled person without any proof of disability or certification for the service animal.
Winter Responsibilities:
- Insulated sleeves for water spigots will be provided to long-term residents only. The sleeves are for the protection of our fixtures, not the residents’ unit.
- It is the responsibility of the resident to unhook from the water spigot to prevent damage from freezing.
- Camp Mountventures is not responsible for residents not taking preventative measures to protect their unit during freezing weather.
- If Camp Mountventures property is damaged due to negligence or misuse by residents, they will be charged at least $100 to repair.
Cancellation Policy
We are happy to provide a full refund less a $5 processing fee for cancellations made at least 7 days prior to the reservation start date. For cancellations made within a 7-day period, we can offer a refund minus a $15 fee.
