CAMPER RULES & REGULATIONS
General Rules and Regulations
- You must be 18+ to book a stay at Campfire Ranch. Guests may be asked to verify their age at check in.
- Minors are allowed if accompanied by an adult in their party during their entire stay. During winter, children must be 7 years of age or older to stay at the Thelma Hut.
- At check-in, guests may be asked to present identification and confirm reservation information.
- Campers consuming alcohol may be asked to show their ID at any time.
- All campers must vacate The Thelma Hut by 11am on the day of checkout.
- Use of the hut kitchen is off-limits to all guests, please ask our staff if you need something.
- Showers are not allowed at The Thelma Hut.
- Any guests in possession or using prohibited items forfeit their reservation and will be ejected from Campfire Ranch Red Mountain Pass. No refunds will be issued for forfeited reservations.
- Any guests engaged in unacceptable behavior forfeit their reservation and will be ejected from Campfire Ranch on the Taylor. No refunds will be issued for forfeited reservations.
- All Campfire Ranch rules are subject to change at any time.
Unacceptable Behaviors include without limitation the following:
- Irresponsible use of alcohol.
- Smoking of any kind inside The Thelma Hut or outside when a fire ban is in place. Please ask our staff where you can smoke.
- Public nudity or lewd behavior.
- Accessing any restricted or staff-only areas.
- Taunting, bullying, abusive or disruptive language, and/or obscene gestures.
- Littering.
- Failing to comply or cooperate with Campfire Ranch staff.
- Unsupervised children and children unable to follow rules or directions by Campfire Ranch staff.
- Relieving your bladder or bowels anywhere other than the restroom.
- Fighting or engaging in any action or activity that may harm, endanger, threaten or bring discomfort to staff, guests, visitors, vendors or members of the public.
- Publicly visible sexual behavior.
- Possession/use of illegal drugs.
- Damage, destruction, vandalism or theft of any property.
- Climbing or hanging from any structures or equipment.
- Use of the Campfire Ranch logos, marks, or artwork without written permission.
- Dogs left unattended or poorly behaving.
- Operation of motorized vehicles off designated roadways.
Prohibited Items include without limitation the following:
- Large speaker systems – personal sized speakers only please.
- Air horns.
- Butane torches or excessive flame elements.
- Fireworks.
- Drones.
- Confetti of any kind.
- Sillystring or other aerosol spray decorations.
- Illegal drugs and paraphernalia.
- Helium balloons.
- Spray paint.
- Firearms, pepper spray or any other weapons. Firearms used for hunting or target shooting must be locked and kept in your vehicle at all times.
- Vending of food, goods or services of any kind.
Frequently Asked About Permitted Items:
- Dogs – allowed for a nightly fee
- Alcohol - allowed for personal consumption only
- Cigarettes – smoking in designated areas only
- E-cigs or vapes – smoking in designated areas only
I acknowledge that I have read and understand the above Rules & Regulations of Campfire Ranch Red Mountain Pass and agree to comply with them during my stay. I acknowledge and agree that if my actions result in any of the “Unacceptable Behaviors” outlined above, I will be evicted from the property and no refund will be issued. I acknowledge and agree that if I bring any prohibited items onto Campfire Ranch property, I will be evicted from the property and no refund will be issued.
Cancellation policy:
- You may cancel your reservation at any time. Please refer to our refund policies to determine what extent you will be reimbursed you for your booking.
- Early departures or no-shows will be charged at the full applicable rate.
- Weather will not trigger a refund, unless conditions are determined to be unsafe by Campfire Ranch.
Refund Policy:
- You may book your stay at The Thelma Hut starting on August 1, 2024 for the 2024/2025 Winter Season.
- You may book your stay at The Thelma Hut starting on February 4, 2025 for the Summer 2025 season.
- Cancellations outside of 60 days from your arrival date will be refunded at 100% of your booking cost.
- Cancellations within 60 days of check-in date & time are nonrefundable.
- Cancellations after check-in are nonrefundable.
- Refunds are issued via the payment method you used when booking. No future hut credit is available provided in writing by Campfire Ranch staff.
Campfire Thelma LLC - Liability Waiver, Indemnity and Media Release Agreement
Prior to being permitted to use the facilities and amenities or participate in activities conducted by or on behalf of Campfire Thelma LLC or any of its affiliates or the property owner (“Campfire Ranch” or “Campground” or “Hut”) all guests must review, complete, initial each part of this document and sign at the end.
NOTICE: This is a legally binding document. By signing this document, you give up your right and the right of your heirs, next of kin, personal representatives, and assigns to bring any claims or court actions, now or any time in the future to recover compensation or obtain any other remedy for an injury to yourself or your property or for your death, however caused, arising out of or related to your use of the facilities or amenities owned or operated by Campfire Ranch, even if such claim is based upon the negligence of Campfire Ranch or its employees, managers, agents, or contractors.
1. Acknowledgement of Risks
The undersigned user ("User") hereby acknowledges and agrees that use of the facilities and amenities offered and operated by Campfire Ranch has inherent risks and hazards. These risks and hazards include, but are not limited to, driveways, stairs, doorways, fences, trails, avalanches, snowbanks, gates, parking areas, lightning, wind, rain, snow, mixed precipitation, insects, wild animals, extreme temperatures, rocks, trees, fire, or swift-moving water. User is assuming such risks and hazards based on User’s desire to use the facilities and amenities to engage in activities at the Hut. User acknowledges that User may be subject to injury from such activities and use of the facilities and amenities, and that no form of preplanning can remove all of the danger to which User may be exposed in doing so. User further represents and warrants to Campfire Ranch that User has full knowledge of the nature and extent of all risks associated with engaging in activities at the Hut and the use of equipment, including but not limited to: skiing, snowboarding, snowshoeing, camping, cooking, cross-country skiing, snowmobiling, dogsledding, hiking, fishing, backpacking, running, mountain biking, road cycling, rock climbing, rappelling, hunting, rafting, kayaking, canoeing, swimming, power-boating, wildlife watching, well as any other activity that User may engage in while visiting the Hut.
2. Releases, Indemnification and Covenant Not to Sue
User, for him/herself, his/her personal representatives, heirs, and next of kin HEREBY RELEASES, FOREVER DISCHARGES, AND COVENANTS NOT TO SUE Campfire Ranch, its employees, agents, managers, contractors, and all other persons or entities affiliated therewith, as well as the owner of any Hut property, from any and all liability, claims, demands, actions, or rights of action, which are related to, arise out of or are in any way connected with User's presence at the Hut or participation in any Hut activity, including, but not limited to any and all claims asserting negligence by Campfire Ranch, its agents, contractors or employees, or any other persons or entities present at the Hut, for any and all injury, death, stress, disability, illness, disease, or damage to User or User's property. User further agrees, promises and covenants to hold harmless and to indemnify Campfire Ranch, its agents, contractors, managers and employees, and all other persons or entities present at the Hut against all injury or damage that User may negligently or intentionally cause to spectators or other third parties in the course of User's participation in any Hut activity or use of Hut facilities or amenities. User further agrees, promises and covenants not to use, assert or otherwise maintain any claim against Campfire Ranch, its agents, contractors, managers, employees, or any other affiliated persons or entities, for any injury, death, illness or disease, or damage to User or User's property, arising from or connected to User's participation in any activity or from any claims asserted against User by spectators or other third parties. In signing this document, User acknowledges and agrees that if anyone is injured or dies, or property is damaged while User is on or utilizing Hut facilities or amenities, User will have no rights to make any claim or file a lawsuit against Campfire Ranch, its agents or employees even if Campfire Ranch, its agents or employees, or any of them, negligently caused the injury or property damage.
3. Media Release
User hereby assigns to Campfire Ranch and its affiliates, successors, assigns and licensees a perpetual, irrevocable, worldwide, transferable, sublicensable, royalty-free, fully paid-up, nonexclusive, unlimited license to record, photograph, use, copy, reproduce, display, publish, distribute, modify and edit User’s name, image, appearance, likeness, voice, photograph and other personal characteristics (collectively, “User’s Image”) in connection with User being a subject of or included in photographs, films, videotapes, recording or any media whatsoever now known or in the future made or obtained by Campfire Ranch, its agents or representatives in connection with User’s participation in Campfire Ranch activities or use of Hut facilities or amenities (collectively, “Content”). User authorizes Campfire Ranch, its agents, affiliates, licensees or assigns, to cause the same to be exhibited in any manner, media, channel or format now known or hereafter developed, and for any legitimate purpose, including without limitation, in advertisements and other marketing promotions, on the websites associated with Campfire Ranch, and on social media accounts owned or controlled by or on behalf of Campfire Ranch. User acknowledges that said Content is and shall remain the sole property of Campfire Ranch, in which they reserve no rights. User waives any rights that User may have to inspect and approve the Content or User’s Image, and Campfire Ranch shall not have any liability by virtue of any retouching, blurring, distortion, alteration, optical illusion or use in composite form, whether by traditional photographic techniques or digitally, whether intentional or otherwise, that may occur or be produced in the taking, reproduction and/or display of User’s Image.
4. Acknowledgement of Effect of This Release Agreement
User understands and acknowledges that by signing this document User has given up certain legal rights and/or possible claims which User might otherwise be able to assert or maintain against Campfire Ranch, its agents, contractors, managers or employees, and other affiliated persons or entities, including but not limited to rights arising from or claims related to the acts or omissions, fault or negligence of Campfire Ranch, its agents, contractors, managers or employees or any other affiliated persons or entities. User further understands and acknowledges that by initialing and/or signing this document, User has assumed responsibility and LEGAL LIABILITY for any claims or other legal demands, including attorney’s fees and costs, which may be asserted by spectators or other third parties against User as a result of User's participation in any Hut activity or the use of facilities or amenities owned or operated by Campfire Ranch and User has received any and all information that is deemed necessary or important in making an informed choice regarding its participation in any activity at the Hut or the use of facilities or amenities owned or operated by Campfire Ranch. User understands that this document is intended to be as broad and inclusive as is permitted by the laws of the State of Colorado and that the balance of this document shall continue in full force and effect if any portion of this document is held invalid.
5. Participant Insurance Benefits and Representation of Physical Condition
User understands and acknowledges that no medical benefits or insurance will be provided to User for injuries occurring while User is at the Hut. User represents that either (a) User has sufficient health, accident, and personal liability insurance to cover bodily injury, property damage, or any consequences resulting from User's participation in Hut activities or use of any facilities or amenities owned or operated by Campfire Ranch and/or (b) User is capable of personally paying for any and all expenses or liability resulting from such participation or use. User further acknowledges that they are in good physical and mental health, and are not suffering from any condition, disease or disablement, which would or could potentially affect participation in activities at the Hut or use of facilities or amenities owned or operated by Campfire Ranch.
6. Consideration
As consideration for User’s acceptance of this document, Campfire Ranch will permit User to participate in Hut activities and use the facilities or amenities owned or operated by Campfire Ranch, subject to user's compliance with all Campfire Ranch Camper Rules and Regulations. Campfire Ranch retains the right to deny entrance to its facilities or participation in its activities, to anyone in its sole discretion.
If User is signing for a child or guardian, User acknowledges that they are the parent of the below named participant, as the term “parent” is defined in C.R.S § 13-22-107(2)(b), and, in addition to execution of the foregoing on behalf of the participant, they hereby waive and release any prospective claim of the participant against Campfire Ranch, its/their officers, employees, agents, consultants and representatives for negligence, to the extent provided by C.R.S. § 13-22-107(3), in connection with the above-described activities.
User understands that this document constitutes the entire agreement between the undersigned User and Campfire Ranch, its agents or employees, and that it cannot be modified or changed in any way by the representations or statements of Campfire Ranch, its agents, workers, managers or employees or by User. User’s and, where applicable, their Parents/Guardians’ signatures below indicate that they have carefully read this entire document in full, understands it completely, and agrees to be bound by its terms. This Waiver and Release is a Colorado contract and User consents to the jurisdiction and venue for any action relating to this Liability, Indemnity and Media Release Agreement in Gunnison County, Colorado regardless of User's residence or domicile.
