Caney Lake Landing & RV Park Policies & Rules

General:

1. Tenants and Guests are responsible for any damage or injury caused by themselves, their children and/or pets.

2. Tenant assumes any and all risks associated with the foregoing and agrees to hold Landlord harmless from and indemnify Landlord against the same.

3. The resort is not responsible for personal injuries or damage, loss or theft of any personal property or vehicle.

4. We reserve the right to evict any person(s) who does not comply with the rules and policies.

5. Early check-in may be availbale if there is no one in the site. Contact us at least 3 days before arrival date to inquire.

6. Caney Lake Landing & RV Park does not allow the delivery of mail or packages to any guests. Guests must make arrangements to have their mail or packages delivered to a third-party location for pickup. Exceptions can be made if needed.

7. RV sites must be kept clean and tidy at all times. 

8. All Motorhomes, RVs or Travel Trailers must be in good working order and appearance.

9. We reserve the right to refuse access to any guests whose vehicle is deemed to be unacceptable.

10. Tent camping is permitted only in RV spaces when RV spaces are being rented.

11. Tents are limited to a maximum of two per site and cost an additional $10 per tent, per night.

12. Total number of guests in any space cannot exceed the maximum capacity for that site.

13. Maximum of 12 people total at a site at any given time.

14. Visitors are welcome at guest sites between the hours of 9 am & 10 pm.

15. Visitors are not permitted to stay overnight. All visitors are required to leave by 10:00 PM.

16. Open campfires must be kept in a firepit at all times. No fires are to be made on the ground at any time.

17. Fires must not be left unattended.

18. Charcoal grills are allowed but must be monitored at all times.

19. Propane grills and propane fire pits are allowed.

20. Blowup mattresses, sleeping bags and cots are not allowed outside.

21. Maintenance on RV’s or vehicles on property is not allowed.

22. Washing RVs or vehicles on property is not allowed.

23. The use of any paint products or chemicals is prohibited.

24. Clotheslines are not allowed.

25. Guests may not hang any items from the trees.

26. All sites are to be kept neat and clean for the duration of your stay.

27. Only 1 RV and a maximum of 2 other vehicles allowed per site unless stated otherwise.

28. All trash is to be disposed of in the dumpster on site.

29. DO NOT leave trash out overnight.

31. All guests should ensure pets and small children are supervised at all times.

Check-In Time: All Sites: 1:00 PM

Check-Out Time: All Sites: 12:00 PM

Late Check-Out Policy:

The front desk may be able to arrange a late checkout, if available. Additional fees may apply. In order to ensure availability for incoming guests, please plan prompt departures.

Cancellation Policy:

• Cancellations made 2 weeks or more prior to arrival will receive a refund minus a $25 cancellation fee.
• Cancellations made less than 2 weeks prior to arrival will not receive a refund. 
• No refunds are given for early departures.

Safety:

1. Beach area is open from 8:00 AM to 9:00 PM. No swimming in the lake anywhere on propery after 9 PM

2. No glass containers allowed at the beach area.

3. NO LIFEGUARD ON DUTY AT THE BEACH AREA, SWIM AT YOUR OWN RISK.

4. The use of Firearms of any kind is PROHIBITED.

5. The use of archery, paintball, slingshots or air guns is PROHIBITED.

6. Fireworks of any kind are PROHIBITED.

7. Use of illegal drugs is PROHIBITED.

8. Obnoxious behavior of ANY kind is PROHIBITED.

9. Speed limit on property is 5 mph.

10. No Swimming near the boat launch or the docks at any times. Swimming is ONLY allowed at beach area.

11. Children under 12 years of age must always be accompanied by an adult at beach area.

12. No vehicles can block any portion of roadway.

13. Vehicles may park in designated spaces only.

14. Only persons with a valid driver’s license may operate a motor vehicle in the Resort, including golf carts, etc.

15. Vandalism of any kind by anyone in your group (regardless of age) may result in eviction from the property.

Security:

1. Management is not responsible for lost, stolen, or damaged articles. Keep your valuables locked up.

2. Report any problems with your site to the Main Office immediately.

3. We adhere to and maintain all state, county, and local laws on property.

Quiet Hours:

1. Quiet hours are from 10:00 PM to 8:00 AM.

2. Please be courteous to other guests around you.

3. Loud music or objectionable noise is not allowed at any time.

4. Inconsiderate guests will be evicted from park.

5. Profanity or violence towards other guests or ptoperty staff will result in immediate eviction from park.

6. Guests violating rules that results in eviction notice will not receive any refunds for their stay.

Pet Policy:

1. We reserve the right to refuse service to anyone whose pet is NOT considered suitable to the serenity/safety of our guests or the property.

2. Pets must be kept on a leash under the control of someone who can always manage all animals.

3. There is a two-pet limit in the resort.

4. No exotic or oversized pets are permitted. This includes all reptiles or large birds.

5. Excessive barking is not tolerated and disturbs your neighbors. Please note that excessive barking may result in you being asked to leave without a refund.

6. Pets may not be left outside unattended.

7. Guests are responsible to “clean up” after their pets.

8. Pets muat be current in all vaccinations.

9. Pets are prohibited in property buildings and amenity areas.

10. Property is not responsible for and will hold accountable pet owner for any injury or damage caused by pet(s).

11. Service animals may accompany a disabled person without any proof of disability or certification for the service animal.

 

PONTOON RENTALS

Half day or full day rentals 

-Boat must be picked up and returned at Caney Lake Landing.
-The boat will come with a full tank of gas and renter is responsible for returning it with a full tank. You may fill it up at our gas pumps when you return. We have pumps on the water in front of Caney Lake Landing and also on land.  A $25 fill up fee will be charged if we have to fill it up, along with the cost of the gas. 
-Driver must provide a valid drivers license and be over the age of 25. 
-Late fees of $50 will be applied for late returns. If over 30 minutes late, you will be subject to charge of another full rental fee.

-All trash and personal belongings must be removed upon return. A $25 clean up fee will be added if we have to remove trash or personal belongings from the boat.

IMPROPER USE:
Renter agrees (a) that the rented boat shall not be used to carry passengers or property for hire; (b) that the rented boat shall not be used to carry passengers or property in excess of the rated capacity of the boat; (c) not to use the boat to tow or propel any other boat, barge or thing without the owner's written permission; (d) not to use the boat (or motor) in any race or competition; (e) not to use the boat (or motor) for any illegal purpose; (f) not to operate the boat (or motor) in a negligent matter; (g) not to operate the boat (or motor) outside of Caney Lake; (h) not to permit the boat (or motor) to be operated by any other person then the assigned driver; (i) not
to remove the motor from the boat for any use whatsoever. (j) Renter shall be responsible for any damage done to the boat (or motor).
