Canopy Oaks RV Resort - Lake Wales, FL
Check-In/Check-out
- Check-in for Cottages is normally 4pm and RV Sites is 1pm-5pm with help from office staff. Past 5pm, guest are expected to self check in at the Late Arrival Kiosk to the left side of the building and/or Online via. your portal.
- No early check-ins and late check-outs are permitted unless approved by office staff and/or On-site Manger.
- No refunds for early departure. Once checked in, refunds for your stay are not permissible.
- Check-out for both RV and Cottages is 11am. Guests who remain after 1pm will be charged an additional nights stay.
Visitors
- A visitor is defined as a person visiting an existing guest that has a valid current reservation.
- Call our office staff to ensure visitors are permitted during your stay in case of occupancy, parking, or other restrictions.
- All visitors must adhere to all resort guidelines during their visit and must obtain a valid visitor's pass at the resort entrance.
- All visitors must sign a lilability waver at resort entrance in order to proceed in the park.
- Day fees will apply to all visitors and must be paid in full at the time of entry. Rates may vary depending upon the season.
Amenities
- Pool opens at 8am til dusk. Pool is cleaned daily - limited hours for use may exist. Pool is subject to be closed if incliment weather or poor weather conditions in general arise.
- You and those accompanying you must have your wristbands to enter the pool area. No one without a reservation or
visitor's pass is allowed at the pool area. - Management company is not liable for injuries sustained as a result of amenity misuse.
- Children fourteen (14) and under must be supervised by an adult at all times.
- No pets are allowed in or around the pool.
- No lifeguard on duty. Swim at your own risk.
- The restrooms and bathhouses are open 24/7.
- Our self-service laundry room is open 24/7. Hanging laundry out to dry is not allowed anywhere in the resort.
- Place your bagged trash at the front of your site before 10am daily. A member of our team will collect trash once per day. If you need to dispose trash after the 10am pickup, you may place your trash in one of the large dumpsters in our premisise. Do not leave trash out after 10am, overnight, or in any open container to avoid wildlife interaction.
- Please do not cut, trim, or otherwise disturb the natural vegetation in and around the facility. No screws, nails, or bolts in resort trees.
- Please report any issues with your site to resort staff.
Quiet Hours
- Quiet hours are from 10pm-8am.
- Any guest creating disruptive noise after quiet hours is subject to ejection from the resort.
- Pets are included in quiet hour restrictions. Any disruptive pets after quiet hours are subject to ejection from the resort.
- If you have a noise complaint during quiet hours, please contact our after-hours number.
Parking/ Vehicle
- Parking is alowed only on your concrete site or designated areas.
- Vehicles are not allowed to park on the grass, gravel, mulch, along roadways, or vacant sites. No street parking.
- Please bring as few vehicles as possible.
- Drive only on roadways and never through an empty site.
- Bikes, golf carts, and any other recreational vehicles must be parked at your site, never on the street.
- Extra vehicles, including boats without a boating cover in good condition and trailers, must be parked in designated parking areas. Additional fee for overflow parking may apply. All vehicles must be registered at the Front Deask upon arrival.
- ATV's, UTV's, and Dirt Bikes or similar motorized vehicles are NOT ALLOWED to be driven/ touch resort grounds on the resort property. This includes street legal vehicles of that nature.
Trash
- Please place all tied-up, BAGGED trash at the end of your site between 10am-11am.
- Do not leave trash out overnight due to animals.
- For any other waste, please contact guest services.
- Fines may be incurred for any trash placed in waste bins that is not bagged.
Uber/Lyft
- Please do not use GPS location pins when navigating to the resort, as they may direct you to an incorrect location. Please be sure your driver enters the exact address below:

- Providing your site number can help prevent drivers from mistakenly arriving at neighboring properties.
Pet Policy
- While we do not have a pet breed restriction policy, if your pet exhibits aggressive behavior towards any animal or human,
you will be asked to leave the resort without a refund. - Excluding service animals, pets are permitted in pet friendly rentals ONLY.
- The maximum number of pets allowed per site (RV) is two (2).
- Service animals are not considered pets and are therefore exempt from the pet limitations minus leash rule.
- Pets (including service animals) must always be kept on a leash (6 feet max). No tethering of pets to any utility fixtures, picnic tables, trees or fences.
- Pets must be domesticated and vaccinated with proof of vaccination records on hand upon arrival.
- Pets left unattended at your site must be kenneled. Crates and kennels CANNOT be placed outside of your RV.
- Pets may NOT be left unattended in the dog park.
- No pets are allowed in or around the pool area or clubhouse.
- You are responsible for picking up your pet's waste and for any damage/harm they cause.
- The company is not responsible for and will hold accountable pet owner for any injury or damage caused by pet(s). In addition, the owner of the pet that causes injury or damage to others is expected to resolve the issue directly with the injured party..
Smoking (and Vaping)
- Smoking (and Vaping) is prohibited in any of our buildings, at the beach, pools, tiki bar, or near site tiki huts.
- Smoking (and Vaping) is allowed only in designated smoking areas, or at your site. NEVER inside a tiny home.
- Evidence found inside a rental will lead to a charge of $500 to the payment method we have on file for your unit.
- You are responsible for disposing of smoking-related items properly.
Golf Carts
- The resort speed limit is 15 mph.
- Only Golf Carts equipped with lights may be driven at night (no light bars allowed).
- Golf Cart Drivers must be licensed and insured.
- Personal Golf Cart usuers must provide proof in insurance upon check-in.
- The minimum age to operate a golf cart on Canopy Oaks RV Resort property is 18.
- Golf Cart use is at your own risk.
- Canopy Oaks RV Resort staff reserves the right to limit use based on occupancy or misuse.
Site Condition/ Liability
- Flags of current nations, states, provinces, sports teams, military (branches only), and college affiliations are permitted. No other flags are permitted including the display of political flags, symbols, or materials (including but not limited to banners and posters) representing any political party, movement, or agenda, confederate flags, flags containing profanity/ inappropriate visuals, flags containing hate speech/ discrimination of all forms.
- Please keep your rv site tidy and debris free.
- Please do not use air conditioners not designed for RV use (i.e., window units or evaporative coolers)
- Only outdoor patio furniture and items intended for outside use are allowed outside the RV and must be kept to a minimum. Indoor furniture such as couches, recliners, and end tables are not permitted outside the RV.
- To the fullest extent permitted by law, the guest waives, releases, and discharges the Management Company, it’s owners, employees, affiliates, agents, and assigns from any and all liability for claims, demands, causes of action, damages, or losses arising from or related to any injury, illness, accident, accident, theft, or damage sustained during the visit, regardless of cause, including the negligence (but excluding gross negligence or willful misconduct) of the Management Company.
- The guest (s) agrees to idemnify and hold harmless the Management Company and it's affiliates from and against any and all claims, liabilities, damages, costs, and expenses (including reasonable attorney's fees) arising from or related to the visitor's conduct, presence on property, or failure to comply with these terms and resort rules.
- By entering the property managed by Newby Management (the "Management" Company) guest(s) hereby acknowledge and agree to abide by all polices, procedure, and conditions outlined in these Terms and posted on-site. Entry to the premisise constitutes full acceptance of these terms. Any violation may result in removal from the premises without refund or recourse.
