Chouteau Moto RV Park - Chouteau, OK

Rent Payment   

  • Rent Payable to: Chouteau Moto RV Park. via Campspot (card, ACH debit) or at the office with check or cash.

  • Rent is due in full on the anniversary date of your move-in. 

  • Rent will be considered late if not received within 5 days of your due date. Each day after the 5th day, late fees will begin to accrue: $5.00 per day.

  • Rent is to be paid in full for each month regardless of the date of departure.

  • Additional charges may be levied for certain unpredictable situations (Example: Fire that is the Lessee’s/Guest’s fault that damages any property belonging to the Park or another Lessee’s/Guest’s property).

  • Additional Charges Due In full no later than thirty (30) days from the receipt of a written invoice from the Owner.

  • All children under the age of 18 must be at their RV site by 10:00pm, unless accompanied by a parent or parents. 


Utilities

  • Chouteau Moto RV park will cover $75 per month towards your electric bill. Any charges exceeding this amount will be the responsibility of the camper and must be paid in full.
  • All other utilities are included in your monthly rent.

 

Trash

  • A dumpster is located on the west side of the park near the park entrances. It should be used for the disposal of bagged trash only. 

 

Shipping & Receiving

  • RV campers cannot receive personal mail at the complex address (packages only).

  • Package deliveries can be received Monday - Friday, 8 am to 5 pm. 

  • NO deliveries on Saturday or Sunday.

  • If the package is delivered to our main office we will sign and receive the delivery on your behalf. We will notify you via text or email immediately and keep packages in our front office temporarily. You will be responsible to retrieve your packages during normal business hours. 

  • Please note: Chouteau Moto is released of all liability for lost, damaged or stolen packages for all current/future orders shipped to the property located @ 900 S. Chouteau Ave., Chouteau, OK 74337

Lost, Damaged or Stolen Property

  • Chouteau Moto RV Park is released of all liability for lost, damaged, or stolen personal property.

Chouteau Moto RV Park RULES & REGULATIONS

Personal Vehicles

  • One vehicle allowed per site. Management must approve an additional vehicle.

  • Speed limit on the property is 10 MPH. Operate vehicles safely and responsibly. 

  • Park only in designated spaces; 

  • Do not drive through or park in an empty RV site.

  • No unlicensed and/or inoperable vehicles

  • Vehicles must be well-maintained (no oil leaks).

  • Please do not park/block any RV locations at any time.

  • Motorcycles/Vehicles cannot have any modifications that violate City of Chouteau Ordinances or vehicle noise regulations.  

  • Do not park vehicles on the grass at your site.

Recreational Vehicles 

  • One RV per site 

  • RVs must be well-maintained and in excellent overall condition. 

  • Campers are required to use hose supports. Sewer hoses on long term rigs should be raised off the ground.

  • You may have your RV washed by an outside mobile washing service. 

RV Sites

  • Keep RV sites neat, tidy and free of any trash, appliances, spare parts, or other loose items.

  • The office must approve storage underneath RVs in closed containers.

  • Management must approve all site build outs such as canopies, carports, porches etc.

 

Pets

  • Campers and tenants must pick up after their pets immediately and dispose of waste in designated receptacles.

  • If a pet becomes a problem for any of the other Lessees or guests, you and the pet may be asked to leave. 

  • Pet Policy: We are a pet-friendly park, but pets must be walked on a leash, cleaned up after and may not disturb other guests. Pets are the responsibility of the owner. Management reserves the right to restrict disruptive or aggressive breeds. Maximum of 2 pets per site. All pets over 35 lbs must be approved by management

  • Only two (2) animals will be allowed per RV site.

  • All dogs must be tagged and have a current copy of vaccinations on record in the Office

  • All dogs are required to be always under the control and visual observation of their owner.

  • A 6-foot leash rule is in effect whenever the animal is outside the owner’s RV. There is no exception to the leash rule.

  • A pet may never be tied up outside of an RV and left unattended.Owner Must Remain outside with their pet if the pet is tied up outside.

  • Cats are allowed at the RV park but may not roam freely in the park.

  • Dogs will not be allowed to chase people,golf carts or vehicles. 

  • If a Lessee’s/Guest’s animal bites another person or animal, the animal’s owner will remove the animal from the premises immediately. The animal that bites will, under no circumstance, be allowed to return to the park.

Firearms

  • No discharging of firearms of any kind is allowed in the park, including BB, pellet, or paintball guns.

Fires

  • No outside fires, except in fire rings or grills, with adult supervision and within compliance of any burn bans that may be in effect. Lessees/Guests must have an up-to-date fire extinguisher at site.

  • No fireworks are allowed in the park

 

Quiet Hours

  • Quiet time is observed from 10:00 pm to 8:00 am

  • Holiday Weekends and approved, planned, unscheduled activities are excluded.The Owner must approve all scheduled activities. 

  • However, at no time should you have your radio, television, or any other device, motor, or machinery so loud as to disturb your neighbors. 

Visitors/Occupancy

  • Campers must accompany visitors to the property at all times. Visitors under the age of 18 must always be accompanied by an adult.

  • Any other company of the Lessee’s/Guest’s should park in the designated parking area for visitors next to the office.

  • The maximum occupancy of one RV site is 4 people. 

  • Chouteau Moto RV Park does not rent to campers under the age of 18.

 

Golf Carts, ATVs, and UTVs

  • Children 15 years of age and under are not allowed to drive golf carts.

  • No recreational vehicles such as Dirt bikes,youth motorcycles,or four-wheelers are allowed in the RV Park.

  • UTVs are not allowed during quiet hours from 10pm to 8am.

  • Golf Carts Are Required To Turn Lights On At Dark.

Installation and Maintenance of RV and Rental Site

  1. Lessee/Guests Responsibilities:
    Lessees/Guests shall keep the premises, and the RV placed thereon, neat, clean, in good repair, and used in such a manner as not to be detrimental to any other Lessee/Guest or to the operation of the RV park for health, safety, and/or aesthetic reasons. No household furniture shall be used as patio furniture (e.g., recliner, couch, kitchen table and chairs). No Lessee/Guest may enclose decks with walls or windows (e.g., no add-on rooms).

  2. Plumbing Maintenance:
    Plumbing must be kept in good repair, and plumbing leaks must be repaired immediately. All exposed water lines must be properly insulated and/or have operative heat tape to prevent freezing from ground exit forward.

  3. Additions and Improvements:
    With prior written approval of the Owner, awnings, screened rooms, decks, or porches not of a permanent nature may be placed on the Lessee’s/Guest’s site. Any such improvements or additions must follow the Lease Agreement.

  4. Digging Restrictions:
    Lessees/Guests shall NOT dig on the RV Site without the prior written consent of the Owner, and staked verification by utilities authorities of the location of underground infrastructure systems (electrical, sewer, water, telephone, cable, etc.). Any damage done to an underground utility by the Lessee/Guest shall be repaired at the Lessee’s/Guest’s expense.

 

Responsibilities of the Lessee/Guest

  1. Respect and Privacy:
    Lessees/Guests are required to respect the privacy and boundary lines of other Lessee’s/Guest’s sites. Lessees/Guests, and those in their party, shall not conduct themselves in such a way as to unreasonably disturb other Lessees/Guests. Lessees/Guests, along with their household members and guests, agree to refrain from any illegal activities. The Lessee/Guest shall be responsible for the activities and behaviors of all persons residing with them.

  2. Property Maintenance:
    Lessees/Guests and their household members and guests shall not deliberately or negligently destroy, deface, damage, alter, or remove any fixture, mechanical or utility system, or furnishings of the park property or another Lessee’s/Guest’s property.

  3. Compliance with Laws:
    Lessees/Guests shall not use or occupy their RV in such a way as to cause any site to fail to comply with the terms of this Lease Agreement or State or Local laws and ordinances.

  4. Utility Maintenance:
    Lessees/Guests shall be responsible for the expense of maintaining plumbing, electrical, and other utility services within the RV, and from the point at which they connect to Chouteau Moto RV park utilities. Chouteau Moto RV park is not responsible for electrical surges.

  5. Prohibited Decorations:
    No hanging strings of lights in or around tree trunks and/or branches. Keep hoses, satellite cables, and other objects out of the way of the mowers and weed eaters.

  6. Generator Use:
    Generators must be disconnected from Chouteau Moto RV park utilities before use.

  7. Pest Control:
    Lessees/Guests shall maintain the RV site free from rats and reasonably free from insects, vermin, and other pests to the extent that failure to maintain may affect the fitness for human habitation of any RV site.

  8. Water Leaks and Sewage:
    Lessees/Guests are responsible for any damage caused by failing to control water leaks from within the RV and disposing of insoluble items, which may cause blockages, surfacing, or backup of the sewage system.

  9. Trash Disposal:
    Household waste/trash must be deposited in park dumpsters located on the west side of the park near the park entrances. If unsure if your items should be deposited in dumpsters, please ask the park Office first.

  10. Prohibited Items in Dumpsters:
    The following items are not allowed in our dumpsters:

    • Electronics such as computers, TVs, etc.

    • Construction materials such as concrete blocks, wood, insulation, etc.

    • Large metals such as railings, roofing, walls, etc.

    • Furniture such as sofas, chairs, tables, etc.

    • Appliances such as grills, refrigerators, microwaves, sinks, etc.

  11. Event Planning:
    If planning an event or celebration (birthday, anniversary, family reunion, etc.), please contact the Office. Inquire at the Office for extra parking for your guests.

  12. Commercial Activities:
    No commercial enterprises may be conducted on park property, including RV sites, by Lessees or their guests.

  13. Subletting Prohibition:
    Subletting, subleasing, or sub-renting of any site is forbidden.

  14. Vandalism and Theft:
    Vandalism or theft will not be tolerated. Mayes County Sheriff’s Office will be notified, and violators will be prosecuted.

 

Threats and/or Violence

  1. Verbal Threats:
    A Lessee/Guest may not threaten to verbally harm another Lessee/Guest, the Owner, or an Employee of the park. If a Lessee/Guest threatens to verbally harm another Lessee/Guest, Owner, or Employee of the park, the Owner will conduct an investigation. Based on the findings, a determination will be made, and the Lessee’s Lease can be terminated. Guests will leave with no refunds.

  2. Physical Threats:
    A Lessee/Guest may not threaten to physically harm another Lessee/Guest, the Owner, or an Employee of the park. If a Lessee/Guest physically abuses or threatens physical abuse to another Lessee/Guest, the Owner, or an Employee of the park, the following procedure will be followed:

    • First Violation: The Mayes County Sheriff’s Office will be contacted. After determination by the park Owner of the Lessee/Guest responsible for the physical abuse, that Lessee’s Lease Agreement will be immediately terminated, and the Lessee will be asked to remove their RV and all personal belongings from the park. Guests will leave with no refunds.

  3. Rule Enforcement:
    Any Lessee/Guest needing to have rules enforced may contact the park Owner or Chouteau Moto RV park Management.

 

Responsibilities of the park Owner

  1. Electrical Service:
    The Owner will provide the Lessee/Guest with adequate and safe electrical service to the meter box. The Owner is responsible for maintenance of the electrical service up to the point at which it surfaces at the electric meter box.

  2. Water Service:
    The Owner will provide the Lessee/Guest with potable water at adequate pressure to meet everyday needs and to prevent a health hazard from back siphoning. The Owner is responsible for maintenance of water lines to the point at which the lines surface from the ground under the RV.

  3. Wastewater Disposal:
    The Owner will provide adequate wastewater disposal, properly connected to a properly operating subsurface disposal system. The Owner shall ensure that the sewage disposal system is serviced adequately to prevent surfacing or back-up. The Owner is responsible for maintaining the sewage disposal system to the point where it surfaces from the ground to service the RV.

  4. Lawn Maintenance:
    The Owner shall provide lawn maintenance that includes regular mowing of the grounds, RV sites, and reasonable weed-eating of the same.

  5. Common Area Maintenance:
    The Owner shall maintain common area structures and keep trash areas free from rats and reasonably free from all insects, vermin, and other pests.

  6. Common Area Safety:
    The Owner shall ensure that the common areas are maintained in a manner that enables Lessees/Guests to utilize them for the purposes envisioned without adversely affecting their health and/or safety.

  7. Road Maintenance:
    The Owner will maintain roads on a year-round basis in a fashion that ensures the safe use of, and fitness for, the purposes for which they were intended, without unreasonable interruption. Winter weather clearing will be upon availability to hire a crew.

  8. Personal RV Maintenance:
    The park maintenance crew will not perform maintenance or repairs on Lessees’/Guests’ personal RV or RV Cottage.

  9. Non-Discrimination:
    The Owner shall not discriminate against any Lessee/Guest or prospective Lessee/Guest.

Access

  1. Conditions for Entry:
    The Owner may enter the RV site under the following conditions:

    • To inspect the site for any violation.

    • To make necessary or agreed-to repairs, alterations, or improvements.

    • To supply agreed-upon services.

    • To exhibit the site to prospective customers, workers, or contractors.

  2. Emergency Access:
    When the Owner reasonably believes there is a likelihood of imminent injury to any person, damage to property, or interruption of utility services, the Owner may enter the RV site without notice to the Lessee/Guest.

 

By accepting this reservation, Guest hereby waives, releases and discharges and covenants not to sue Chouteau Moto RV Park for all claims and liability for personal injury, accidents, property damage, any other claim arising out of or in connection with Guests’ use of the Rental/Property. Further, Guest agrees to defend, indemnify, and hold harmless Chouteau Moto RV Park from all losses, claims, expenses and demands, including attorneys’ fees, that Chouteau Moto RV Park may incur arising out of or in connection with Guests’ use of the Rental/Property. Guest further agrees to be responsible and liable for the actions and safety of every person in their group. Chouteau Moto RV Park reserves the right to remove any renter, occupant or guest who is subject to a lifetime registration requirement under a State sexual offender registration program.


Stays for less than 28 nights:
Canceling your reservation on the day of or 7 days in advance of your stay will result in no refund. Canceling your reservation 8 to 14 days in advance of your stay, you will be refunded half of your total stay. Cancellations 15 or more days will receive a full refund minus a $15 processing fee. 

Stays for more than 28 nights:
Canceling your reservation on the day of or 30 days in advance of your stay will result in no refund. Cancellation 31 or more days prior to arrival will receive a full refund minus a $25 processing fee.

There will be no refunds after you have checked in, for inclement weather, failure to follow the Rules & Regulations, or disorderly conduct.  Manager/Owner reserves the right to have discretion on all refunds. 

Management shall not be held liable or responsible for non-utilization of package components or loss of recreational opportunities due to weather or any other circumstances beyond our control.

Chouteau Moto RV Park or its management bears no responsibility for any loss or damage to any person or property or thing howsoever caused.

The management reserves the right to evict any day user, guest, camper or group of campers for any cause.
