Citrus River Village II
By accepting this reservation, Guest hereby waives, releases and discharges and covenants not to sue Citrus River Village for all claims and liability for personal injury, accidents, property damage, any other claim arising out of or in connection with Guests’ use of the Rental/Property. Further, Guest agrees to defend, indemnify, and hold harmless Citrus River Village from all losses, claims, expenses and demands, including attorneys’ fees, that Citrus River Village may incur arising out of or in connection with Guests’ use of the Rental/Property. Guest further agrees to be responsible and liable for the actions and safety of every person in their group. Citrus River Village reserves the right to remove any renter, occupant or guest who is subject to a lifetime registration requirement under a State sexual offender registration program.
Pulling Into Your Site: You must back into the site with the front of the RV or vehicle facing the street. It must be placed straight on to the street, no angle pull-ins are permitted. Use only your sewer line with proper sewer fittings. Use only 1 water hose provided, do not use any one elses or another sites water without permission.
Quiet Time: Quiet Time is from 11:00 PM - 7 AM, in keeping-with the family environment; all occupants are asked to refrain from any loud behavior or disturbances during this period. All music must be turned off during quiet hours. No bicycle riding after dusk. Minors must be on their Site and under direct adult supervision by 10:00 PM.
Speed Limit: For everyone's safety, the speed limit in the park is 10 MPH. Please pay attention to directional signage and abide one-way roads. No bicycles or golf carts may be operated during quiet hours.
Campfires: Live trees are not to be cut for firewood or for any reason whatsoever. All campfires are to be contained in metal fire rings to minimize danger. Campfires are not to be used to burn trash. Campfires are never to be left unattended and must be completely extinguished before retiring for the evening or departing the campground. Do Not burn leaves. Campfire height limit is 24 inches from bottom of pit.
Pets: Every pet owner is expected to observe the following rules. All pets must be kept on a leash (no longer than 6’) and under the control of the pet owner at all times. Please dispose of all pet droppings immediately. Pets may not be left unattended. Dog pens are NOT permitted. Pets are not permitted in any public buildings or swim areas. If any pet becomes annoying, bothersome or in any way a nuisance to other campers, said pet must be removed from the premises immediately upon Management’s request. Citrus River Village and its affiliates shall be held harmless and assumes no liability, implied or otherwise, for animal bites or injury. You, as a pet owner, specifically agree to carry your own insurance and agree to indemnify Citrus River Village and its affiliates to cover any injury or damage, which may occur.
Alcohol Policy: In keeping with a family environment, excessive use of alcoholic beverages is not tolerated. Violators will be requested to leave the resort without refund. No public intoxication allowed.
Improper Behavior: For the protection and benefit of all campers and guests, anyone who willfully or negligently destroys or defaces the property of another camper or campground property will be held liable for the full value of replacement cost and may be subject to eviction. Possession of firearms, B.B. guns, paint guns, bow and arrows, slingshots, air guns or fireworks on the premises is strictly prohibited. Further, any individual who violates these guidelines, or by their actions or words disturbs the peace, creates conflict, or otherwise creates a situation not in keeping with the family environment, will be engaging in improper behavior and will be instructed to leave the resort.
Parental Responsibility: Please provide proper supervision for your children while in the campground. All children must be under direct adult supervision. Children under 18 years must have adult supervision while in the Pool and Lake Areas and all Common Areas. Parent(s) or Adult(s) will be held responsible for the actions of minors traveling with the registered guest.
Clotheslines: For the safety of all campers, clotheslines are not permitted. Please visit the guest laundry.
Electricity: Please help conserve electricity, turn off all lights, A/C, and Heaters when leaving the resort for an extended period.
Trash: Please keep trash in proper trash bags (do not emply the bag) and take to the trash compactor located at the far corner of the resort. Do not leave any items on the side of the compactor. Do not place any household/rv items other than trash in the compactor.
Mail: Any guest(s) staying with Citrus River Village less than 1 year cannot receive mail. You can go to the post office for a box if needed.
Miscellaneous Items: This is a family resort, persons under the age of 21 will not be allowed to camp without direct adult supervision. Any disorderly or disrespectful conduct directed at staff, managers, guests or other campers will not be tolerated and will result in immediate termination of your camping privileges as well as removal from the resort.
Mini bikes, ATV’s, electric scooters, mopeds, and battery-operated (RC) cars & aircraft are NOT allowed in the resort.
Bicycle riding after dark is not permitted. Proper helmets are to be worn while riding.
All resort facilities and events are non-smoking.
There will be no refunds for early departure whether voluntary or involuntary.
The use of chainsaws is strictly prohibited.
The use of firearms is strictly prohibited.
The use of fireworks of any kind is strictly prohibited.
Nothing is to be connected to or strung from trees.
No washing of vehicles.
Charging of electric vehicles is stricly prohibited.
***Anyone found violating the Rules and Regulations as stated above, will be grounds for immediate dismissal and no refunds will be rewarded.
Cancellation Policy: Cancelling your reservation on the day of or 2 days in advance of your stay will result in no refund. Cancelling your reservation 2 to 28 days in advance of your stay, you will be refunded half of your total stay. Cancellations 28 or more days will receive a full refund minus a $25 processing fee.
Refund Policy: There will be no refunds after you have checked in, for inclement weather, failure to follow the Rules & Regulations or disorderly conduct. Manager/Owner reserves the right to have discretion on all refunds.
Management shall not be held liable or responsible for non-utilization of package components or loss of recreational opportunities due to weather or any other circumstances beyond our control.
Citrus River Village or its management bears no responsibility for any loss or damage to any person or property, or thing howsoever caused.
The management reserves the right to evict any day user, guest, camper, or group of campers for any cause.

Your signature below acknowledges the following material terms governing your stay at the Resort and use of its facilities:
1. The Resort is a Recreational Vehicle Park, and your stay at the Resort and use of its facilities are governed by Chapter 513, Florida Statutes and the local government ordinances applicable to the jurisdiction. The laws and rules relating to mobile home parks, including Chapter 723, Florida Statutes, do NOT apply to your stay at the Resort. The installation of exterior amenities (carports, screen rooms, etc.) is not permitted.
2. Site Fees: All site fees are due on the 1st of each month. Site fees not received by the 5th will be charged and additional late fee of $100 and in addition to a $5 daily late fee. Monthly site rent is subject to change with 15 day notice. Additional resort fees, utilities, & non ad valorem assessments may billed monthly in addition to the monthly site rent.
3. The Resort shall not be your permanent residence. You are a transient guest, and you, your family and guests may not continuously occupy your recreational vehicle at a particular site in the Resort for more than six (6) months in an annual term, notwithstanding that this Transient Site Use Agreement is for the rental of the site for a term longer than 6 months. Because you are a transient guest at the Resort, your home may be occupied by other persons during other periods of time in the annual term, so long as you do not continuously occupy your recreational vehicle at the Resort for more than 6 months in an annual term. Pursuant to section 513.01(9) - (10), your recreational vehicle must be tied down in accordance with state and county requirements for storage on the site during the time period that the recreational vehicle is not occupied. Your Transient Site Use Agreement to stay at the Resort may be terminated upon: the lapse of the term stated herein; your failure to comply with the Resort’s rules and regulations, which by your signature below you confirm were provided to you with this acknowledgement (and which may be changed from time to time); your unlawful, improper or offensive use of the premises; or on any other basis provided by applicable law. Upon termination of your Transient Site Use Agreement to stay at the Resort, you agree to remove your recreational vehicle (as defined by Section 320.01(1)(b)1.-8., Florida Statutes), and all appurtenances, unless this time is extended in writing by the Resort.
4. It is your responsibility to secure your recreational vehicle in a manner as required by State and local codes and to make it safe during the normal course and all-weather events and to remove or properly secure your recreational vehicle during any named Storm event that is predicted for the vicinity of the Resort. If you do not remove the recreational vehicle from the Resort, you agree to the following terms and conditions of this Agreement: (a) You shall defend, indemnify and hold harmless, the Resort, its owners, shareholders, members partners, agents, and employees, from any and all claims, actions or causes of action caused, in whole or in part, by the recreational vehicle or the removal of the same and, (b) You agree that the Resort, its agents, employees and or contractor may, at your expense, remove the recreational vehicle from the Resort and you waive any and all claims, actions and causes of action in any way related to the removal. The indemnifications and releases stated herein shall apply to the sole, joint, concurrent, contributory negligence of the Resort, its agents, employees and / or contractors.
5. The Resort may cancel your Transient Site Use Agreement at any time based upon a closure of the Resort. You agree that in the event that the Resort is closed for any reason, that you will vacate the property upon 48-hour notice and shall assert no claim against the Resort for failure to fulfill the remainder of the term of any use agreement entered into with the Resort. You also agree that the damages suffered by the Resort for failure to vacate the premises is difficult, if not impossible to ascertain, and further that the Resort shall be entitled to liquidated damages in the amount of three (3) times the daily site rental rate per day if you fail to remove your recreational vehicle from the Resort within 48 hours of notice.
6. In the event that choose to leave your recreational vehicle on the site for a period of time greater than the first annual period under this Transient Use Agreement, the site rental shall be increased upon the anniversary date of ___ . Notice of such increase shall be provided to the Guest prior to the date of the increase, but failure to give or receive the notice shall not waive the right of the Resort to increase in the site rental in accordance with the terms of this paragraph.
7. You and all occupants and guests shall comply with all applicable federal, state and local laws and requirements applicable to the Resort, including those related to environmental laws and hazardous materials. You may not and will not use, generate, handle, store, release, manufacture, dispose, or otherwise permit the presence of any hazardous materials in, on, or about your recreational vehicle or any portion of the Resort (except for limited quantities of ordinary cleaning products for routine maintenance of your recreational vehicle in compliance with all applicable environmental laws). You agree that the Resort’s agents and employees and any environmental consultant and/or engineer may access the site to assess the presence or potential presence of hazardous materials and/or environmental law violations and will comply with their recommendations related to the examination and/ or remediation of hazardous materials. You agree that you will be responsible for any costs and expenses incurred by the Resort or otherwise, resulting from your failure to comply with any environmental law, or the foregoing provisions of this Section
8. You must fill out the time that you intend to occupy the recreational vehicle, as follows: I understand that I cannot continuously occupy the recreational vehicle for more than 6 months continuous occupancy. The Resort will rely upon your statement to establish that you are a transient guest of the Resort.
