Cold Springs Camp Resort

Prior to selecting Cold Springs Camp Resort as your camping destination, we kindly request that you thoroughly review our terms and conditions. All guests who are granted access to our campsites or cabin rentals are required to adhere to the Terms and Conditions, as well as the guidelines provided by Cold Springs Camp Resort. These guidelines may be available on our website at https://www.coldspringscampresort.com/rules.html, displayed on our property, and communicated by our dedicated Crew Members.

In the event that a Guest or their Family fails to adhere to any of the stipulated Terms and Conditions or guidelines, Cold Springs Camp Resort LLC reserves the right to revoke their Campsite/Cabin Rental reservation. Please note that Cold Springs Camp Resort LLC retains the authority to revoke this reservation, at its discretion, without any specific cause or justification.

To enhance the overall camping experience for everyone, we kindly request that all campers adhere to proper camper's etiquette. It is the responsibility of each guest to ensure that both they and their accompanying family or friends maintain appropriate behavior during their stay. 

This property is privately owned, and the management retains the discretion to decline service to any individual or group for any reason, except as prohibited by law. Cold Springs Camp Resort LLC reserves the right to revoke the reservation of any person or party without refund and to expel them from the Resort if they violate Resort rules or engage in behavior that is considered abusive, harassing, publicly intoxicated, inappropriate, disruptive, disrespectful, or disturbing to other campers, visitors, staff, or management.

All times in these Terms & Conditions are based on Resort time, which is EST

Campsite Use

- If you are reserving a Campsite at Cold Springs Camp Resort, please take note of the following responsibilities before your departure. It is expected that you will leave the campsite in the same condition as when you arrived. Prior to checking out, we kindly ask that you make sure all trash is brought to one of our dumpsters. Additionally, please ensure that no belongings are left behind on the campsite.  Lastly, do not leave any campfire burning when vacating the premises.

Cabin Rental Use

- If you are reserving a cabin rental at Cold Springs Camp Resort, please be aware of the following responsibilities before your departure. It is expected that you will leave the unit in the same condition as when you checked in. Prior to checking out, we kindly request that you disinfect the unit to ensure the well-being of our Resort crew members. Your cooperation is greatly appreciated in advance.

- We kindly remind you that failing to leave the Cabin Rental in a clean state will result in a minimum $200 cleaning fee being charged to your credit card. It is important to note that all Cabin Rentals are strictly non-smoking areas and pet-free. Therefore, if evidence of smoking or the presence of pets is discovered in or around the rental unit, a $200.00 fee will be applied. We appreciate your cooperation in maintaining the quality of our Cabin Rentals. By signing the terms & conditions, you authorize us to charge any of your credit cards that we have on file. 

- Before departing from the Cabin Rental, please attend to the following checklist:

1. Utilize the broom provided in the unit to sweep the premises.

2. Turn off all lights and ensure that windows are closed and securely locked.

3. Dispose of all garbage in the designated dumpsters located at the campground entrance.

4. Remember to retrieve all personal belongings from the cabin rental, including items stored in the refrigerator.

5. Securely lock the unit before your departure.

6. Do not leave any campfire burning when vacating the premises.

7. Return all keys to the office to avoid a charge of $15 per key for any unreturned keys.

Minimum Age

- Reservations can only be made by individuals 25 years of age or older.

- Cold Springs Camp Resort reserves the right to deny Campsites and Cabin Rentals to individuals under the age of 25.

Rates

- All rates, including site lock fees, are subject to change.

Site Lock Fee

- If you wish to choose a specific site, there is an option to pay a $40 site lock fee.

- If not, a site will be assigned upon arrival.

- The site lock fee must be selected at the time of booking and is non-refundable.

Charges

- By booking over the phone, online, or in person, you authorize the Resort to charge the credit card on file for any applicable charges.

Gate Card

- Our resort has a gated entrance that requires a gate card for access.

- Gate cards can be purchased at the Camp Store for a refundable $15 deposit (cash only).

Check-in and Check-out

- Check-in time is 1pm, and check-out time is 11am.

- Please plan your travel accordingly as early arrivals cannot be accommodated.

- Check-ins after 8pm on an off peak weekday are not possible. 

- Check-ins after 11pm on a peak weekday and all weekends are not possible. 

- If you anticipate a late arrival, please call the office prior to the office’s closing hours to notify them.

Minimum Stay

- A minimum stay of 2 nights is required, excluding holidays.

- Memorial Day Weekend, Labor Day Weekend, and Columbus Day Weekend have a 3-night minimum.

- Fourth of July requires a minimum stay of 4 nights.

One Family per Campsite/Cabin Rental

- Our sites and cabins are designed for one family, consisting of 1 or 2 adults and their minor children.

- Extended family or visitors in additional camping units (including tents) on the same site cannot be accommodated.

Additional People Charges

- Our rates are based on 2 adults and 2 children.

- Additional occupants over the age of 17 are $10 per person, per night.

- Additional children ages 3-17 are $6 per person, per night.

Maximum Number of People

-  One immediate family per site or cabin. The maximum number of people per site or cabin is six (6).

Visitors

- One visitor car per campsite/cabin rental is allowed.

- All visitors must register at the Camp Store and pay a fee before entering the Resort.

- Day visitors must leave by 11:00pm, and overnight visitors must leave by 11:00am the following day.

- Overnight visitors are not permitted to set up tents.

- Visitors of registered campers cannot bring pets into the Resort.

Tents

- Tents are only allowed on designated tent sites and not on RV sites.

- Setting up a tent on a site that is not a designated tent site then the Resort will require you to move to a designated tent site or remove the tent from the site.

Cancellations

- Cancellations or changes of dates must be made at least fourteen (14) days prior to the scheduled arrival for a refund, minus a $50 cancellation fee.

- No refunds will be issued for changes or cancellations made within fourteen (14) days of the scheduled arrival.

- Early departures are not eligible for refunds.

- Outages of water, electric, cable, sewer, and wireless internet are possible, and no refunds or compensation will be given for any outages by the Resort.

Quiet Hours

- Quiet hours are from 11pm to 8am.

- Late arrivals are encouraged to avoid setting up after 11pm to minimize disturbances to fellow campers.

Pets

- Friendly pets are welcome at our resort and considered part of your family.

- We provide small and large dog parks for your convenience.

- Please clean up after your pet at all times.

- Essential pet items such as pick-up bags and leashes are available for sale at our Camp Store. We do our best to keep these items stocked.

- Pets must not be left unattended, must be kept on a short leash, and under control at all times.

- Please do not use a retractable leash or have small children be responsible for your pet.

- We regret any inconvenience this may cause, but we have a strict policy prohibiting pit bulls or pit bull mixes on our premises. This includes breeds such as the American Staffordshire Terrier, Bull Terrier, and American Bull Terrier, among others. 

- For safety and health reasons, we do not allow pets to be brought into the cabins, pool area, or playground. 

- We appreciate your cooperation in ensuring that your pet behaves well and does not disturb fellow guests. Please make sure your pet is registered, licensed, and up to date with vaccinations, including rabies, as required by your state of residence. 

- It is important to note that Cold Springs Camp Resort assumes no responsibility for any damages or injuries caused by your pet. You are solely responsible for your pet's behavior and actions.

Golf Carts

- Bringing in rented golf carts is not permitted.

- You may bring your privately owned electric golf cart to our resort. Upon arrival there is an inspection fee of $100 cash. Pease call our office about a week before your arrival to complete the necessary golf cart rules form and to double check your golf cart adheres to our guidelines.

- We offer golf cart rentals. Please call our office at 603-529-2528 if you would like to reserve a golf cart rental for your stay.

Skateboards, Hoverboards, Roller Blades, Electric Scooters, "Big Wheels", Mini Bikes, 3 or 4 Wheelers

- The use of skateboards, hoverboards, roller blades, electric scooters, "big wheels," mini bikes, and 3 or 4 wheelers is not permitted in the Resort.

Campfires and Firewood

- Campfires must be extinguished by midnight.

- Firewood from other states is not allowed into the Resort. Only NH firewood, per NH State Law, is permitted.

- Firewood bundles are available for purchase at our Camp Store.

- Campfires are allowed only in fire rings and should always be attended and properly extinguished.

- Modifying fire rings or using firewood pallets is not permitted.

- Guests are not allowed to cut down trees or branches for firewood.

Wi-Fi

- Wi-Fi is a complimentary service provided by Cold Springs Camp Resort.

- The network is open and communication should not be considered private or protected.

- All communication is subject to monitoring.

- The Resort reserves the right to reduce or restrict access, at any time for any reason. 

- No refunds will be issued for disruptions in service.

Outages in Services

- Cold Springs Camp Resort may experience outages beyond their control. This includes water, electric, cable, wireless internet, and other utilities.

- No refunds or compensation will be given for any outages.

Alcoholic Beverages

- Alcoholic beverages may be consumed responsibly by adults 21 and older.

- Minors caught drinking will have their reservation revoked and will be immediately removed from the Resort.

Pool & Pond Rules

- Ages for each Pool/Hot Tub:

  1.  SPORTS POOL is for 5 years and older.

  2.  FAMILY FUN Pool is for any age

  3. ADULT ONLY Pool is for anyone 21 and older.

  4. JACK’S PAD Pool is for 5 years and older. 

  5. KIDDIE POOL is for young kids. 

  6. KIDS HOT TUB: 8 – 17 years old, please read restrictions before using. 

  7. ADULT HOT TUB: 18 years and older, please read restrictions before using.

- No running, jumping, or diving.

- Please note that the swimming pools and pond at Cold Springs Camp Resort are not supervised by a certified lifeguard. Swim at your own risk.

- Children under 3 years old must wear swim diapers.

- Appropriate swimwear must be worn. No jams, cutoffs or t-shirts in any pool or hot tub, bathing suits only.

- No glass bottles or objects are allowed in the pool area.

- Pets and smoking (including vaping) are prohibited in the pool area.

- All children under 14 must be accompanied by an adult in the pool area and at the pond.

- Failure to comply with pool rules will result in removal from the area.

Firearms, Fireworks, & Weapons

We do not allow fireworks, firearms,  BB guns, air guns/rifles, any similar devices, or weapons of any kind. If anyone is found with fireworks, firearms, or weapons of any kind, they may be subject to immediate removal from the Resort without any refund.

Photo Release

- Entrance to Cold Springs Camp Resort grants permission to photograph or film guests or visitors for lawful purposes without credit or acknowledgment.

- By accepting these terms and conditions, I hereby grant Cold Springs Camp Resort, LLC, its agents, and their respective licensees, successors, and assigns (referred to collectively as "the licensed parties"), the irrevocable right to use, publish, and copyright my name, picture, portrait or likeness, testimonial, voice, video, photographic images, and artwork for the purpose of advertising, promoting, and publicizing Cold Springs Camp Resort (product or service) in any known or unknown media, worldwide and in perpetuity.

- I acknowledge that any pictures taken of me by the licensed parties are owned by them, and I shall not authorize their use by anyone else if I receive any print, negative, or other copy thereof.

- Furthermore, I understand and agree that I will not be provided with any advertisement or material for further approval, and the licensed parties shall have no liability to me for any distortion or illusionary effect resulting from the publication of my picture, portrait, likeness, photographic images, or artwork.

- These terms and conditions apply to myself, my immediate family, guests (including all minors) staying at my campsite/cabin rental, and my property. I fully agree to be bound by these terms and conditions.

Activity Release

- By participating in the activities at Cold Springs Camp Resort, I willingly and voluntarily release the Resort, its officials, property owners, employees, fellow campers, advertisers, and promoters from any liability or claims. I waive any right to initiate lawsuits or make claims against them. I understand and acknowledge that the activities provided by Cold Springs Camp Resort are not essential services.

- I am fully aware that there are inherent risks associated with the activities in which I or my child will be participating, whether those risks are known or unknown, anticipated or unanticipated. These risks may result in injury, death, illness, disease, or damage to myself, my child, others, or property. Despite these risks, I voluntarily assume all responsibility for any injuries, death, illness, disease, or damage that may occur during our participation in these activities.

- I understand that my participation in these activities is entirely voluntary, and no one is forcing me or my child to participate despite the associated risks. I comprehend the implications of signing this waiver and accepting the risks, and I acknowledge its impact on my legal rights.

- By signing this document, I confirm that I have read and understood the aforementioned rules and this entire agreement. I acknowledge that no oral representations can modify or change this agreement in any way, and I agree to be bound by its terms. This agreement remains binding for my heirs, assigns, personal representatives, estate, or myself.

Dog Release

- I hereby acknowledge and agree to indemnify Cold Springs Camp Resort, along with their members, directors, officers, agents, and employees, against any claims of loss or injury that may arise directly or indirectly from the actions of other individuals, owners, guardians, or their dogs while in the dog parks or on any part of Cold Springs Camp Resort property. Additionally, I (we) agree to release the aforementioned parties from any liability in case of loss, disappearance, theft, death, or any harm to our dog(s). This includes damages or injuries that may occur due to the alleged negligence of Cold Springs Camp Resort, the parties mentioned above, any other person, or any other cause.

Bike & Scooter Release

- Remember to bring your bicycle helmet. Along with adhering to NH State Law requiring children under 16 to wear helmets while riding bicycles, we strongly advise all cyclists to wear a helmet when riding a bicycle and anyone riding scooters to also wear a helmet. It is essential for bike riders & scooter riders to follow the same traffic rules as vehicles and golf carts in our Resort. If you plan to ride a bike after dusk or before dawn, it is mandatory to have both a front and rear light on your bike. Scooters are prohibited after dusk and before dawn. 

Covid-19 Release

- Guests should not enter the resort if they or anyone in their reservation is feeling ill, experiencing COVID-19 symptoms, or has a temperature exceeding 100 degrees Fahrenheit.

- Entry is also prohibited if there has been direct contact with or a positive test for COVID-19 within the last 10 days.

- Guests needing to change dates due to COVID-19 should contact the office to discuss options.

- Cold Springs Camp Resort is not liable if a guest develops COVID-19 while visiting.

By signing this document, I acknowledge that I have thoroughly read, comprehended, and accepted the terms and conditions outlined by Cold Springs Camp Resort. I willingly release, waive, and discharge any claims against Cold Springs Camp Resort, LLC, including its owners, property owner, and family members, among others. I am aware that failure to comply with these guidelines may lead to eviction from the Resort without any refund.
