Colorado Heights Camping Resort – Terms & Conditions

RV Age & Condition

Any RV or trailer over 10 years old requires management approval prior to arrival. Please email recent, clear photos to colohtscheckin@outlook.com.

RV Conversion Policy

Personally converted trailers, buses, or other non-factory RV conversions are not permitted. All units must be professionally manufactured and originally designed for recreational use. Management reserves the right to refuse entry or remove non-compliant units.

Tent Policy

Tents are not allowed, with the exception of canopy-style tents with screened walls. No sleeping tents, pop-up ground tents, or other fabric structures are permitted. Management reserves the right to determine what constitutes an acceptable structure.

Rules & Conduct

I agree to abide by all posted and communicated park rules and will ensure my children, guests, and invitees do the same. Harassment, hate speech, or mistreatment of staff or other guests will result in immediate removal from the property without refund.

Assumption of Risk

I understand that outdoor activities involve inherent risks, including those related to weather, wildlife, and natural surroundings. I assume full responsibility for my actions and equipment use and release JT Resorts LLC dba Colorado Heights Resort, its owners, and Management from all liability related to injury or property loss during my stay.

Indemnification

I agree to indemnify and hold harmless Management from any claims, damages, costs (including attorney fees), or losses arising from my stay, including actions of my guests or pets.

Campsite Assistance Waiver

While staff may assist in guiding me to my site, I accept full responsibility for maneuvering my RV. I release Management from liability related to any damage incurred during setup.

Payment & Charges

All reservations must be paid in full before or upon arrival. Unpaid balances may be charged to any card on file. Amounts unpaid after 30 days may incur late fees as allowed by law.

Refund & Cancellation Policy

• 7+ days before arrival: Full refund minus $10 cancellation fee.
• 6 or fewer days before arrival: Refund minus the cost of 1 night’s stay.
• After arrival or no-show: Refund minus 1 night’s stay.
• Camp Credit is valid only for the current calendar year and applies only to site rental.
• No refunds for discomforts of nature.

Animal Policy & Waiver

Dogs are welcome under the following conditions:

• Must be leashed at all times and not left unattended.
• No excessive barking or disturbances.
• Must stay out of pools, food areas, playgrounds, and buildings.
• Dogs must be up to date on vaccines and flea treatment.
• Aggressive or disruptive dogs may be asked to leave with no refund.
• Owners assume all responsibility and liability for their pet and agree to indemnify Management from all related claims or damages.

Right to Refuse Service

Colorado Heights Resort is private property and reserves the right to refuse service to anyone, for any reason not prohibited by law. Violations of park rules or disruptive behavior may result in eviction without refund.

Media Release

By entering the premises, I grant Colorado Heights Resort the right to use any photo, video, or visual recording of myself or any member of my party for promotional purposes.
