GUEST CONDUCT AND CAMPGROUND RULES: 

Persons booking a site must be 18 years old, or older.  

Code of Conduct: “Do unto others as you have them do unto you” Disturbing behavior or any action that disrupts the enjoyment of others will not be tolerated. Treat others with respect. 

  • All guests must register, pay, and receive a pass to be on the property. All vehicles must be registered and display a pass. Campers are responsible for the conduct of their guest(s) and their awareness of all rules. 

  • Alcoholic beverages and drugs of any kind are to be safeguarded against access by minors. 

  • NOT ALLOWED to be used on Condit’s Ranch Property:
    •  Fireworks of any kind 
    • Guns and firearms of any kind, including pellet and airsoft guns 
    • Bow and Arrows, including crossbows 
    • Weapons of any kind 

  • Pets: must be leashed or kenneled while outside of unit. Pets should not be left unattended.  Pets are not allowed on the beach, in the beach water, or in any of the fishing ponds. Guard dogs and those with unfriendly temperament are not permitted.   

  • Trees/Yard: Do not cut, nail into or deface trees. Do not hang clothes or tie pets to trees. Management must approve any tree trimming or cutting of trees.  

  • Dumpsters: Garbage is to be bagged and placed inside the dumpsters, not on top or beside it. No excessively large items are to be dumped without permission, we have security cameras and items will be returned.  

    • Break down boxes before putting them in the dumpster (or burn them if appropriate) 

  • Flag/Sign Policy: No political, promotional, or derogatory flags or signage permitted.   

  • Water Usage: Water supply is well dependent. You must receive permission from management for excessive usage of water (ex: filling pools of any kind, slip and slides, washing trailers and other non-essential needs). 

  • Vendors: All Vendors must be approved by Condit’s Ranch ownership/ management. Campers and/or guests are prohibited from inviting any 3rd party vendors without approval.  Inviting a non-approved vendor onto the property is strictly prohibited and then vendor, as well as the camper, will be asked to leave the property. 

Quiet Hours/ Lights Out:  

Monday - Thursday: 10:00 P.M. to 8:00 A.M.  

Friday - Saturday: 11:00 p.m. to 8:00 A.M.  

Nature Trails: Open from dusk to dawn 

  • Keep noise levels low during these hours. Shut off or dim lighting at campsite. Management may ask you to reduce noise or shut off lights if it's disruptive. 

  • No golf cart cruising during quiet hours. Vehicles must be parked at your own site. Exception: if you are invited to visit another campsite, a golf cart may be used for transportation to return directly back to your site during quiet hours. 

Golf Carts and Motorized Vehicles: All motorized vehicles (golf carts, UTV’s, etc.) 

  • Only approved Golf Carts, ATV’s and UTV’s will be allowed on property. Vehicle must be registered at the office with proof of insurance. 
  • Only licensed drivers, or individuals 16 years old or older, may operate vehicles.  
  • Speed limit is 7 mph 
  • Headlights required for night driving. 
  • Vehicles must stay on roads or designated trails. 
  • Reckless or disruptive behavior will result in a one-time warning, and then privileges will be lost if a driver has to be warned a second time. 

Beach Rules 

  • NO LIFEGUARD ON DUTY, SWIM AT YOUR OWN RISK 

  • NO FISHING ALLOWED in Beach Pond. 

  • Pond Open from 8 AM - Dusk. 

  • Children under 17 must be supervised by an adult. 

  • Appropriate swimwear required. 

  • No pets, alcohol, or glass on the beach or in the water. 

  • Anyone under the influence exhibiting erratic behavior will be removed from the beach. 

  • No vehicles allowed in the beach or playground area. 

Management reserves the right to disconnect utilities in order that repairs, alterations, or additions may be made. Guests will be notified, when possible, of any planned utility system shutdowns. We are not responsible for outages beyond our control. 

Condit’s Ranch shall not be responsible for any loss suffered by any guest from planned or emergency shutdowns. 

Customer agrees that they will be solely responsible for any claims, damages, injuries or other cause of actions arising out of the use of Condit's Ranch property and facilities.  Customer agrees to indemnify, protect and hold harmless Condit's Ranch as to any injuries, damages and causes of action, litigation or other claims asserted by the Customer, their immediate family, or guest.  Customer is responsible for their injuries or any injuries they may cause to others.  

Management reserves the right to terminate this agreement at any time, especially if rules are disregarded.  Failure to follow rules after warnings could result in the camper (you), family member, significant other, or guest being asked to leave Condit's Ranch Property. Refusal to leave the property when requested may result in a criminal charge.  

I/we undersigned have read the rules and agree to comply with them I understand that I am responsible for family, guests and myself.
