Cotton Patch Landing Terms & Conditions 

By accepting this reservation at our campground (the “Park”), you and your party (collectively, “Guest”) agree to the following Terms & Conditions. 

Section 1: Terms for All Guests on Site 

Liability Waiver: 

By accepting this reservation, Guest hereby waives, releases, discharges, and covenants not to sue the Park, its owners, its managers, its agents, and their respective employees (the “Indemnified Parties”) for  all claims and liability for personal injury, accidents, property damage, any other claim arising out of or in connection with Guest's use of the Rental/Property. Further, Guest agrees to defend, indemnify, and hold harmless the Indemnified Parties from all losses, claims, expenses and demands, including attorneys’ fees, that the Indemnified Parties may incur arising out of or in connection with Guest’s use of the Park or any of its property. Guest further agrees to be responsible and liable for the actions and safety of every person in their group. The Park reserves the right to remove any renter, occupant or guest who is subject to a lifetime registration requirement under a State sexual offender registration program. 

Quiet Hours: 10 pm - 8 am. Guests who violate quiet hours may be asked to leave immediately without refund and may be subject to fees including refunds due to other guests who are disturbed. 

Park Navigation: Please be respectful of your neighbors and avoid cutting through or walking between other sites; instead, use main roads, sidewalks, designated public paths. 

Speed Limit: The Park speed limit is 5 mph. This policy is to keep you, your children, and your pets safe.  Exceeding the speed limit will result in a warning.  Multiple warnings will require us to ask you to leave.  Safety is our number one priority for our guests. 

Pet Policy: We are a pet-friendly resort! Pets must be walked on a leash unless in a designated dog run area, cleaned up after, and may not disturb other guests. Pets must be current on their vaccinations. Pets are the responsibility of the owner. Pet fees and limitations on the number of pets may apply to your site. Management reserves the right to restrict disruptive or aggressive breeds. 

Visitor Guidelines: While occupancy is limited to the occupants specified at the time of booking, additional day and overnight visitors may be added subject to availability and additional fees.  Therefore, prior approval is required. 

The following guidelines apply:  

  • Day Visitors must leave the park by 10 pm 

  • Registered Guests of the park are responsible for the behavior of their visitors. 

  • All visitors must adhere to Park rules at all times and park in designated parking areas. 

Children: Must be supervised by an adult at all times. 

Playground: Open 9 am - dusk; adult supervision required. No food, glass, or rough play allowed. 

Site Changes: You have been assigned a specific site.  If you wish to move, please check with the office. Due to reservations and maintenance, moving may not be possible.  Always please inquire with Park management before moving sites. 

Boat Slips: The Park is not responsible for any damage to your boat while in our marina or in the Park. 

Non-Smoking Policy: Smoking is prohibited in all accommodations, buildings, designated non-smoking areas, and within 15 feet of any building or another guest’s site.   All tobacco materials (including cigarettes, chewing tobacco or dip) should be discarded in appropriate receptacles and not thrown onto the ground or in a firepit. 

Campfires: For safety reasons, campfires must be contained within the designated fire rings or fire pits.  In the event if a local fire ban due to weather conditions, we will inform campers of this temporary restriction.  To make it convenient for our guests, we provide firewood for purchase at our camp store.  Please refrain from bringing outside firewood onto the campground. Additionally, any damage to or removal of the fire ring from your site may result in a replacement fee. Guests may not move a firepit or fire ring from another campsite. 

Trash Disposal: Use designated dumpsters and trash cans located throughout the Park. Please tie trash bags completely closed and put your trash completely in the designated dumpster. Improper disposal attracts wildlife and endangers the Park and our guests. Do not dispose of wires, oil, furniture, mattresses, or any toxic waste chemicals in our trash cans or dumpsters.  Pick up all food and garbage throughout the day and clean your site at the end of the night. Pick up after yourself and report any spills or broken equipment immediately. 

Clotheslines: Clotheslines are not permitted at our Park.  

Bikes, Scooters & Golf Carts: Bikes and kid-powered scooters are welcome at the Park. Please remember personal safety equipment is required. Golf carts are also welcome, and they must have standard golf cart tires. NO ATV’s, Bad Boy Buggies, razors, side by sides, or modified golf carts. You must be at least 16 years of age with a valid driver’s license to operate a golf cart. Golf carts without proper lighting will not be allowed to operate after dusk. Non-motorized vehicles including but not limited to bicycles, tricycles, scooters, etc., are allowed as well, but may not be ridden after dusk, and all proper safety gear, including helmets, MUST BE WORN. 

Decorations & Structures: Exterior decorations, structures or modifications to common areas or rental units, including cottages, RVs, and campsites, must receive prior approval from campground management to ensure compliance with safety standards and aesthetic guidelines. 

Repairs: Self-repairs to RVs or vehicles are not allowed within the Park. 

Rug Limitations: Rugs larger than 3’ x 2’ are not allowed on the grass, to protect the grass for future guests. 

Backflow Preventors: Guests will be charged $19.99 plus tax for any damage or removal of RV site backflow preventors. 

Fireworks and Firearms: Except as provided below, fireworks and firearms are strictly prohibited in our park.  The prohibiting of fireworks includes sparklers, smoke bombs, aerials, and firecrackers. The prohibiting of firearms includes all guns including air soft, BB, and pellet guns.  If these items are seen outside of your RV or accommodation, you will be asked to leave immediately without a refund. Firearms may be permitted in our Park only by Guests who have a legal permit to own such firearm, provided however that such Guest shall not display or use the firearm while on the premises. 

Controlled Substances: The Park reserves the right to restrict the location of consumption of alcoholic beverages.  No controlled substances of any kind will be permitted in the Park at any time. Use of controlled substances or illegal drugs will result in immediate removal from the Park without refund.

Excessive Cleaning & Damages
Guests are expected to leave their campsite or lodging accommodation in a clean and orderly condition upon checkout. If excessive cleaning is required after your departure, the Park reserves the right to charge the credit card on file, at its sole discretion, up to an additional $200. This includes, but is not limited to, removal of trash, food waste, pet messes, or any condition that requires additional labor or materials to restore the site or accommodation to its original state. Additionally, guests will be held financially responsible for any missing items or damages to the site, accommodation, or Park property. Charges for such damages or losses will be assessed and billed accordingly.  

Emergency Protocols: Call 911 to report a medical emergency, in-progress crime, theft, break-in or other serious crime; then please call the office if possible.  For park safety issues or repairs, please call the park office. 

Severe Weather: In case of severe weather, seek shelter in the areas designated by the Park management. We love pets, so please bring them with you and please do not leave them in your RV during severe weather warnings. 

Nature of Stay: Guests acknowledge and agree that the nature of their stay is transient and that Guest does not have any tenant rights under applicable law. Management reserves the right to remove any day user, guest, camper or group of campers for any cause or violation of these terms. 

Recreational Packages: The Park management shall not be held liable or responsible for non-utilization of package components or loss of recreational opportunities due to weather or any other circumstances beyond our control. 

 Management Discretion, Policy Violations and Damage to Park Property:  Management reserves the right to evict any day user, guest, camper, or group of campers for any cause.  

Smoking in Accommodation: Guests will be charged $200. Failure to Clean Up After Pets: Guests will be charged $100. Damage to Park Property: Guests will be charged for any damage caused to any accommodation or Park property incurred during their stay. 

Section 2: Cancellation Policy 

  • Stays less than 28 nights
    • Cancellations 3 days or less in advance of your stay will result in no refund.
    • Cancellations 4 to 14 days in advance of your stay will incur a cancellation fee of one night's stay.
    • Cancellations 15 or more days in advance of your stay will receive a full refund minus a $30 processing fee.
  • Stays 28 nights or more
    • Cancellations 7 days or less in advance of your stay (or monthly due date) will incur a cancellation fee equal to one month's payment.
    • Cancellations 8 to 30 days in advance of your stay (or monthly due date) will incur a cancellation fee equal to half of one month's payment.
    • Cancellations 31 or more days in advance of your stay will receive a full refund minus a $30 processing fee.
  • Boat Rentals
    • Cancellations 3 days or less in advance of your rental date will result in no refund.
    • Cancellations 4 to 14 days in advance of your rental date will incur a cancellation fee equal to half of your reservation total.
    • Cancellations 15 or more days in advance of your rental date will receive a full refund minus a $30 processing fee.
    • **No refunds will be given for cancelled reservations on Holidays (Memorial Day Weekend, 4th of July, Labor Day Weekend, and Christmas - New Years)**

There will be no refunds for no shows, early departures, inclement weather, rule violations, disorderly conduct, or cancellations on Holidays (Memorial Day Weekend, 4th of July, Labor Day Weekend, and Christmas – New Years). Manager/Owner reserves the right to have discretion on all refunds.  

 

Section 3: Terms for Guests with Reservation Stays Fewer Than 28 Nights 

Check-In: 3 pm - 10 pm. Please call ahead with early check-in requests to confirm if your site is available. An Early Check-in Fee of $10 per hour will apply.  Likewise, please call us ahead of time if you are unable to check in by 5 pm ET so we can arrange for a late arrival, such as leaving you a late arrival check-in packet. 

Check-Out: 10 am. Late check-outs will be charged a $30 fee. Failure to check out by noon will result in a charge equivalent to an additional night’s stay and may result in additional liability.  

Visitors: Per Visitor Guidelines in Section 1, Guests may have visitors with prior approval.  Visitors must leave by 10 pm, adhere to Park rules, and park in designated areas.  

Washing Vehicles: Limited to one bucket of water and a sponge. Hose washing is not permitted. 

 Cooking and Fish Storage: Kitchens and kitchenettes are not to be used to deep fry any foods with oil, grease or butter. Fish cooking of any kind is not permitted inside any lodging accommodation. Fish cooking in the Park will occur only at Park-supplied grill locations. Grills must have used coals removed at the completion of your stay. No bulk fish storage is permitted inside any lodging accommodation. Coolers kept in vehicles containing fish may only be drained directly into a public body of water. If the Park has a fish cleaning station, all fish must be cleaned at the fish cleaning station only. 

 

Section 4: Terms for Guests with Reservations of 30 Days or Longer 

Lawn Maintenance: Guests are responsible for keeping their campsite lawn neatly mowed and trimmed. Failure to comply will result in a maintenance fee being applied to your reservation. 

Utilities – Electricity and Water: Utilities will be billed monthly. Guests are responsible for keeping their meter area clean and accessible to staff. 

Decorations & Structures: Outdoor decorations and additional structures require prior approval to ensure safety and aesthetic compliance.  Existing structures are grandfathered in and acceptable. 

Site and Camper Maintenance: Campers or sites that are not well maintained will be subject to an assessment by management.  Management reserves the right not to renew a reservation or request a structure or camper be removed from the property to ensure safety and aesthetic compliance. 

Utility & Environmental Liability: The Park assumes no responsibility for power outages or environmental events affecting stored items. 

Visitors: Visitors are welcome when the registered guest is on site.  Subletting is not allowed. 

Cancellation Policy for Extended Stays: Applies as outlined in the Cancellation Policy. 

 

Section 5: Terms for Storage Only Guests 

Storage Liability: The Park is not responsible for any damage to your belongings while in the Park’s storage areas, whether covered or uncovered, outdoor or indoor storage.  The Park is not responsible for any power outages or unforeseen events.  Storage customers assume responsibility and liability for any and all damages, loss or injury of any kind or nature whatsoever arising out of or in connection with customer’s use of the Park’s storage facilities. Storage customers are responsible for maintaining insurance for their property stored at the Park.  Storage customers agree to seek reimbursement for damages to said property solely from the proceeds of such insurance, and the Park and its principals, employees and agents shall not be responsible for any loss, theft, vandalism of any such property, or damage thereto caused by fire, water, theft, or any other risk.  

Access & Hazardous Materials: Access to storage areas must be requested in advance.  Hazardous materials are prohibited. 

 

Section 5: Terms for Boat Rental Customers 

Boat Rental Customers agree to sign a Boat Rental Contract on site before commencement of boat rental. Please email info@cottonpatchlanding.com if you would like to review the Boat Rental Contract in advance. Rescheduling is permitted in advance and solely in the event of bad weather, which will be determined at the discretion of Cotton Patch Landing. Once the boat leaves the dock, there will be no refunds or rescheduling, even if rental period is cut short for bad weather or any other reason. Boat will have a full tank of fuel at the start of rental. Boat Rental Customer will be required to pay to refuel the boat at the end of boat rental at the Cotton Patch Landing marina docks. Failure to return the boat by the specified time will result in an overtime charge of $50 plus tax per each half hour past the agreed return time. 

 

The Park reserves the right to amend these Terms & Conditions without notice.
