PARK POLICIES

Check-In & Check-Out Times

  • Check-In All Sites: 12:00 PM
  • Check-Out All Sites: 11:00 AM

Check in is at 12 PM CST and entitles you to your site until 11 AM the day after check in. Early check in is not permitted unless previously authorized. The guests who paid for the site the night before you has paid for their site until 11AM. We will not ask a guest to leave so that you can check in early. If you will be arriving in the area early, please make arrangements until your site opens up at noon. We do not have a waiting area for those checking in early. Check out time is 11 AM. You do not need to contact the office for check out, unless you need to pay for an after-hours check in.

Late check-ins are allowed at any time, please contact the park for instructions.

SITE CHANGES

  • You have been assigned a specific site, if you wish to move please check with the office. Due to reservations and maintenance, moving may not be possible. Please inquire before moving sites.
     

GENERAL PARK POLICIES

CONDUCT. We take safety very seriously at Cumberland Valley RV Ranch. We are a family RV park and therefore require you to strictly agree and adhere to the following:

  • No obscenity, offensive language or disruptive behavior allowed.
  • Actions by any person of any nature which may be dangerous or may create a health and safety problem or disturb others are not permitted. 
  • The use or display of any weapon is expressly forbidden.
  • Persons under the influence of alcohol or any other substance shall not be permitted in any common area or other area of the park which is generally open to other residents and their guest. This includes your neighbor’s lot. Excessive drunkenness will not be tolerated.
  • Illegal Drug Use will NOT be tolerated within our campgrounds. No exceptions. Management reserves the right to remove anyone violating this rule with no notice or refunds given.
  • Quiet time is 10 PM to 7 AM. Anyone playing loud music or management deems disruptive in any way will be warned only once and then asked to leave without a refund.
  • You are responsible for the actions and conduct of all occupants or guests at your site. Such responsibility shall include, but not limited to, financial responsibility for any breakage, destruction or vandalism to the park facilities and common areas. Management reserves the right to remove or have removed anyone violating the rules. No refunds given for remainder of stay for said removal.
  • Any camper or guest removed by management is not permitted back on park premises for any reason without prior management approval.

SITE & PARK NAVIGATION

  • Respect your neighbor’s privacy. Please be respectful of your neighbor and do not walk between sites when navigating the park. Please use main roads, sidewalks, and designated public paths to walk around the campground. Camp surveillance is in place and monitored.
  • Boundaries surrounding the campground and trails are clearly marked. It is unlawful to trespass onto neighboring properties.
  • Children under 18 must be supervised by an adult at all times. Riding bicycles without a parent and on our main entrance road is prohibited for the safety of your children and our incoming RV guests. Anyone under the age of 18 must be back at their site by dusk. Children may not use the restrooms without being accompanied by a parent or guardian.


VEHICLE POLICIES

  • Speed Limit. The park speed limit is 5 mph. This policy is to keep you, your children, and your pets safe. Exceeding this speed limit will result in a warning. Multiple warnings will require us to ask you to leave. Safety is our number one priority for our guests.
  • Driving on the grass or away from the main road is strictly prohibited. Failure to adhere to this rule may result in damages and additional charges.
  • Please do not park your vehicle, trailer, or boat in an adjacent site. Each paid guest registration covers 1 RV per site and 1 vehicle per site unless noted. Extra vehicles will need to be parked in designated areas. Ruts caused in your site due to additional vehicles will result in damage charges. 
  • No parking in common areas. Do not park in the middle of the road. Do not park in sites that you did not register for and do not block our buildings, bathroom and laundry room doors.
  • ATV’s. Dirt Bikes, Motorcycles, and Golf Carts. OHV’s are welcome onsite but may not be used within the park. They may ONLY be used to get to and from your site.


PET POLICIES

  • Leash - We ask that you keep your pets on a leash at all times. This helps you, your pet, and other guests and other guests’ pets stay safe. Failure to properly leash your pet will result in the following: 1st offense - $150 fine; 2nd offense - $150 fine & removal from the campground without refund.
  • Buildings - Pets are not allowed in the buildings. County code laws do not allow pets in our buildings. Please do not tie your pet to our trees, doors, or posts. 
  • Cleaning Up After Your Pet - Be a good neighbor and please use the dog walk area and clean up after your pet always. Do not let your pet deposit waste on your site or any of our other guests’ sites please. Failure to clean up after your pet will result in the following: 1st offense - $150 fine; 2nd offense - $150 fine & removal from the campground without refund.
  • Leaving Pets Unattended - Pets may not be left unattended in our park. Please do not tie your pet to a tree and leave. Leaving your pets unattended is dangerous for your pet as many factors including weather, power outages, etc. can affect your pets well-being while you are away.
  • Pet Vaccinations - Due to Insurance Requirements, all pets must be vaccinated in our park. Please make sure your pet’s shots are up-to-date.
  • Barking - Excessive barking is not tolerated and disturbs your neighbors. Please note that excessive barking may result in you being asked to leave without refund.


CAMPGROUND USE

  • OPEN FIRES. Open fires are not allowed in our park. Fires must be in firepits or designated fire rings. Fires are to be completely monitored, kept under control, and extinguished with water when finished. Fires cannot be left unattended. Nothing but firewood is to be placed inside the fire pit, including cigarette butts, trash, or food scraps.
     
  • STORAGE. All sites are to be kept neat and clean for the duration of your stay. Storage is not allowed under or around your RV or picnic table. If you require extra storage, please contact the park for authorization.
     
  • ELECTRICAL USE. You are responsible for understanding how many amps you are using. Amp usage over the 50 AMPs provided can trip your breaker. Please be mindful of your amp usage, so that you don’t trip your breaker during your stay.

    Please notify the office so that we can notify maintenance if you have any electrical issues during your stay. Guests are not permitted to diagnose our electrical pedestals per insurance and safety requirements. Maintenance is happy to help. Even if you are an electrician, laws prohibit you from working on our pedestals unless hired to do so.
     
  • TRASH DISPOSAL AND RECYCLING. Trash cans are located throughout the park. Please tie trash bags completely closed and put your trash completely in the trash container. If the first can is full, please find another container. Please do not place your trash on the ground. Possums and racoons are attracted to left out or disposed of food and while we think they are cute and wonderful animals, we don’t want you to find a surprise night visiting racoon at your site because of incorrectly disposed of trash! Do not dispose of wires, oil, or any toxic waste or chemicals in our trash cans. Trash is emptied once per day. Times may vary due to maintenance scheduling requirements throughout the day.

    A dumpster is available on the east side of the park. Please do not dispose of any motor oil, cooking oil, wires, furniture, mattresses, or any toxic or hazardous waste items. Do not dispose of large or oversized items, electronics, appliances, automobile batteries, or other similar items. Failure to adhere to this rule may result in charges for disposal fees.
     
  • DRONES. Drones are not permitted in our park. Please do not fly drones over people or RVs. There are several local area parks where drones are permitted for your enjoyment.
     
  • CLOTHESLINES. Clotheslines are not permitted in our park.
     
  • FIREWORKS AND FIREARMS. Fireworks and firearms are strictly prohibited in our park. The prohibiting of fireworks includes sparklers, smoke bombs, aerials, and firecrackers. The prohibiting of firearms includes all guns including air soft, BB, and pellet guns. If these items are seen outside of your RV, you will be asked to leave immediately without a refund.
     
  • UNSIGHTLINESS & REPAIRS. All Motorhomes, RVs or Travel Trailers must be in good working order and appearance. We reserve the right to refuse access to any guests whose vehicle is deemed to be unacceptable. Repairs to RVs and vehicles are not permitted in our park. We are happy to recommend a local Mobile RV Repair service that comes out to your site to assist you with any repairs.

SAFETY AND EMERGENCIES

Emergency Contact Information forms are required from all monthly guests. This information remains private and used only when a situation arises when we need to contact someone in the event of an emergency or is sought by law enforcement agencies. We never give personal information out to others.

If you observe any activity you believe to be of concern, call (855) RV RANCH 24 hours a day. No soliciting is allowed.

If you need to call 911 for any reason, and time allows, please call the office so the maintenance staff can be prepared to escort the emergency personnel to your site.

We reserve the right to evict any person(s) who does not comply with the rules and policies or for behavior management deems inappropriate or disturbing to others.

SECURITY VIDEO SURVEILLANCE CONSENT

I HEREBY CONSENT TO THE VIDEO SURVEILLANCE of Cumberland Valley RV Ranch, which may include the recording of my image and/or voice. I understand that the video recordings may be used for security or monitoring purposes, and may be retained for a certain period of time. I further understand that the video recordings may be accessed by authorized personnel, including law enforcement, if necessary. I acknowledge that I have been notified of the video surveillance and understand the purposes for which it is being conducted. I agree to comply with any posted rules or regulations regarding the use of the premises where the video surveillance is taking place.

RELEASE OF LIABILITY

I HEREBY RELEASE, WAIVE, DISCHARGE AND COVENANT NOT TO SUE Cumberland Valley RV Park, its owners and agents, from any and all liability to me, my children, my invitees/guests, personal representatives, and heirs for any loss or damage on account of injury to person (including death) or loss or damage to property relating to, or arising out of, use and occupancy of the Cumberland Valley RV Park property, facilities, amenities, (collectively, the Premises) and any dangers and hazards associated with acts of nature such as changing weather conditions; high winds; thunder and lightning; temperature fluctuations; falling trees; tree limbs, ice; or encounters with wildlife.

I HEREBY AGREE TO INDEMNIFY, SAVE AND HOLD HARMLESS Cumberland Valley RV Park Management, and each of them, from any loss, liability, damage or cost (including attorney fees) they may incur due to injury (including death), damage or loss of property relating to use of the Premises by me, my children, and/or my invitees/guests or due to any incidents that may occur during my stay. I understand that, although Cumberland Valley RV Park Management makes every reasonable effort to provide a secure environment, the security of my person, my belongings, and all persons registered in my party is my sole responsibility.

ADDITIONAL TERMS AND CONDITIONS FOR MONTHLY RESERVATIONS **The following applies to long-term guests**

MONTHLY PAYMENTS ARE DUE ON THE 1ST DAY OF EACH 30-DAY CYCLE(S). THE RENTAL TERM SHALL BE ON A DAY-TO-DAY BASIS, WHICH MAY BE TERMINATED AT ANY TIME BY CUMBERLAND VALLEY RV RANCH, LLC. LATE PAYMENTS ARE SUBJECT TO A 3% PENALTY ON THE ENTIRE AMOUNT DUE. PAYMENT MUST BE MADE IN THE OFFICE, OFFICE DROP BOX OR THROUGH ONLINE PAYMENT. *ONLINE PAYMENT IS PREFERRED*

PLUS A MONTHLY MINIMUM ELECTRIC FEE OF $100.00 AND ANY METERED ELECTRIC OVERAGES BEYOND THE $100.00 MINIMUM WILL BE DUE ON THE 1ST DAY OF EACH 30-DAY CYCLE(S). 

MONTHLY STAYS OF 3 CONSECUTIVE MONTHS OR LONGER ARE NOT SUBJECT TO TAX.

CREDIT CARD ON FILE

Your credit card on file will automatically be charged for each month’s payment on the first day of each 30-day cycle unless an alternate form of payment has been approved by management prior to the day of the month listed above.  Your signature at the bottom of this form is your validation to charge for any item listed in this agreement.

AGREEMENT TERM

Management of Cumberland Valley RV Ranch, LLC (also referred to as “campground” or “the campground”) considers this Agreement an application until final execution with a signed agreement and the initial month is paid in full. This application will be accepted at the discretion of the Campground management. The Campground does not rent RV sites as permanent, semi-permanent or as “seasonal” tenants. RV sites are sold on a nightly basis or in a group of nights for no longer than 30 days at a time. 30-day site rentals are provided at a discount rate based on bulk cost savings to the camper. This is also referred to as “a monthly rate”, but the camping customer is not to be considered a tenant of the Campground.

*ONGOING ACCEPTANCE OF TERMS AND CONDITIONS*

Terms and conditions may be updated periodically by management. Terms and conditions are available each time a payment is made online and by request. It is the camper’s responsibility to read these terms. Terms are considered accepted by all parties with payment of each invoice.

MONTHLY RATES & PAYMENT

The Monthly Camping Rate is a discounted camping rate for the month and may be paid in cash or by credit card. The Monthly Camping Rate includes up to four (4) Registered Adults and four (4) Registered Monthly Children. Monthly Children are not required to be immediate family members, but the adults must hold a legal guardian right to the children (example, grandchildren). The Monthly Camping Rate includes the following items: campsite parking with a maximum of one (1) standard size vehicle (off-campsite parking for a 2nd standard size vehicle may be allowed); water hookup, sewage hookup, Wi-Fi access (upon availability), one (1) campfire ring, use of the garbage dumpster (only for refuse accumulated while camping), and a mowed campsite. Electricity is charged in addition to the camping rate as detailed within this agreement. No subletting is allowed including renting or loaning the use of your camping unit to anyone not listed on your monthly agreement as a monthly camper. The campsite is for recreational use and purposes only (i.e. it may not be used as a permanent residence).

The site monthly rate is non-refundable. Monthly Payments must be received on or before the first day of each of the 30-day cycle(s). No discounts or special rate codes are allowed for monthly campers (rate is already heavily discounted). A 3% late fee to any payments made after the 5th day of the 30-day cycle will be applied. Any outstanding balance after the 7th day of the 30-day cycle is cause for camper removal from the property and additional applicable fee for expenses to do so. Removal means the camper(s), and all equipment and vehicles will be removed within 24 hours of notice by Campground management. All payments must be up to date. You cannot camp on the property if you have not paid for the nights in advance. You agree to be charged for any fees or incidental damages upon your end of stay.

INSURANCE AND LIABILITY

You are required to hold insurance on the RV, personal vehicles and all personal property. The Campground is not responsible for any damages or loss that may occur to your camper/RV, vehicles, personal property or to your person. This includes, but is not limited to, electrical service-related items, water service, weather damage or criminal activity by others. Proof of insurance on your RV must be provided to the campground office upon request. Failure to provide within 24 hours of the request is grounds for your removal from the campground. No refund will be given for the remainder of the current 30-day cycle if removed for lack of insurance.

UNSIGHTLINESS POLICY

RV’s may be required to be removed from the campsite that are older than 10 years or deemed as poorly maintained. The use of “For Sale” Signs on campground property is strictly prohibited. No interior type of furniture is allowed on the exterior of your RV campsite. No storage of items outside, near or under your RV is allowed. Your RV site must always maintain a well-groomed and presentable campsite. Nothing should be placed into the earth without campground management approval. The campsite should always appear similar to a RV’s site that is visiting for a few days.

HOSE POLICY

When the weather drops below freezing, you will be required to use a heated fresh water hose, or you must shut your water hydrant off AND disconnect your hose when temperatures drop below freezing. The water must remain off until temperatures are above freezing.

REMOVAL POLICY

Monthly Campers are required to provide means of removing the Camping Unit when appropriate or when this Agreement deems necessary. In the event this Agreement is terminated, the Monthly Camper agrees to immediately remove all debris, and/or belongings prior to the removal of the Camping Unit from the Campground property. If the Camper/RV is removed prior to the removal of all other personal property, the remaining items will be considered abandoned and become the immediate property of the Campground. Failure to remove personal debris from the campsite upon your departure, is subject to a site clean-up fee of up to $250.00. Any damage to the site will, and if the site is left in unusable condition, result in being subject to all repair fees and lost income fees, to be billed to your credit card on file.

TERMINATION

Any Monthly Camper, their Guest, or Visitor who is in violation of this Agreement or the Rules and Regulations of the Campground, is cause for immediate termination of this Agreement. No refunds will be given. Additionally, any Camper, Guest, or Visitor removed by management is not permitted back on park property for any reason and will be considered trespassing.
