Cunningham RV Park

RULES AND REGULATIONS

-Check Out time is 1pm

-Check In anytime after 2pm

-       Pets must be on leash, no longer than 6 feet, this is state law, and supervised when outdoors. Please, walk pets on the park roads only. Please, clean up after your pets immediately, including your site. Pets are prohibited in the park’s main complex area: playground, pool and buildings. We ask all guest to clean up after themselves and pets, so that the next customer may enjoy a clean site and park employees can access site for maintenance, without having to stop work to clean themselves or equipment. Do not feed strays, guests feeding strays will assume responsibility for them.

-       Smoking is prohibited in all park buildings and inside pool gate.

-       Vehicles must be operated only on park roads, at a speed less than 5 mph and must be an insured vehicle (proof of insurance must be on file with office for golf carts).

-       Parking should take into consideration other guests. Parking parallel to roadways should be done on topside of sites, if you must park on bottom of site be sure to allow ample room for people turning out of lower rows. Only 2 vehicles per site, extra vehicles/ trailers are $50 extra per month and should be parked out front if room allows or you will need to consider storage somewhere. Empty spaces should be confirmed with office before use as parking. Ruts and/or dead grass  caused by parking or driving through sites will be the responsibility of the guest.

-       Tying lines to, climbing, cutting, and nailing to park trees is prohibited. Check with office before digging or placing objects greater than 8 inches into the ground, including satellite poles. Do not work on any park aperture (water faucets, electric pedestal, etc..)

-       Do not place anything on the grass that will kill it.  We understand some sites may have dead grass prior to your arrival from previous customers, but please contact office to see what we will alllow in your site for that.  You will forfeit deposit or a fee will be charged if grass is dead and needs to be replanted or tended to. 

 Contact office if you have a problem.

-       Quiet hours are from 10pm until 8am, but consideration for your neighbors is always in effect.

-       During freezing temperatures, it is impermissible to allow your water to drip. It is the guest responsibility to be sure their water lines are properly insulated and/or heated. Park may turn off water and/or close guest grey water tank to assure no problems or damage to parks septic system.

-     Grills are not allowed on picnic tables.  All camp fires must be contained and off the ground. You will need your own fire pit/ring, we do not provide one at site. Burning of trash and construction debris is prohibited by state law, as well as park.

-       Visitors must check in with park office. Fees are charged only if park facilities are utilized or if they stay over night. Guest are responsible for visitors and their adherence to all park rules. Please have ALL deliveries such as door dash, uber, lyft, amazon, food etc.. deliver to the front office only. Due to safety reasons we ask that they not drive through park or pick up at your site. You are responsible for any damage or trouble that the deliveries cause. 

-       Children are to be supervised at all times.

-       SWIMMING is at your own risk. Pool rules are posted. No glass, alcohol, food or smoking inside pool gates.

-       Dumpsters are for household garbage only, please contact office for other items.

-       General Site Maintenance: All trash should be properly disposed of; personal item should be kept neat. Campers lines (hoses, sewer, electrical) should be as out of the way as possible.

-       Littering is strictly prohibited, this includes cigarette butts.

-       Singular situational permission to circumvent a rule, for example placement of pole for a satellite dish, does not imply general or future permission. Always refer to the office for extraordinary circumstances.

-       Rules violations may lead to additional fees and/or ejection from park without a refund of paid fees. Park will charge an hourly fee for anytime spent cleaning up after, fixing damage caused by, and/or time spent continually reminding customers of rules. A fee may be assessed at $50 an hour with a $25 minimum.

-        Damages, unpaid fees and/or fines may be charged to Credit Card or taken from deposits if you have one. 

-       Any issues, please do not hesitate to contact office. Anonymity will be maintained. If situation requires park personnel after hours and someone cannot be reached at office number, you may call 864-308-9730. In case of real emergency use standard 911 to reach police, fire and/or medical.

-       Park operates under Lodging Establishment Act: Section 45-1-50: Any unpaid fees are subject to criminal charges. Section 45-2-60: Ejections are immediate. The lodging establishment act is posted in office for viewing.

Long term campers:

- Park will mow your site if free of obstructions, park does not weed eat around guest property, unless required to do so (additional fee charged). A weed eater is available for use.

- A late fee of 10% may be added to any overdue payments past 3 days, this does not imply that park may not eject for nonpayment.

-If you receive mail, please use park address as well as site #, this will allow for more efficient sorting and for you to do a general forward with post office upon departure. Please do not have your business mail sent here, it will not be accepted and post office will not forward it.

Cancellation Policies:

For reservations cancelled/changed more than 72 hours in advance, a full refund, minus one night's stay will be processed.

For reservations cancelled/changed less than 72 hours in advance will forfeit a refund of any kind

If you cancel a reservation for a long term site, there is no refund of $175/$500 deposit unless you cancel within 24 hours of making reservation and any

remaining money paid will be refunded according to policy listed above

Longterm Guest Agreement 

This RV park operates under the law provided for in Title 45-Hotels, Motels and Boarding houses, regardless of length of stay. You as a customer are paying a fee for use of the site. You are not obligated under any lease agreement to stay a defined period. You are therefore also not entitled to any notice of eviction. (That is landlord tenant law and would require a specified lease term, which you would be obligated to pay regardless of occupancy)

By signing this agreement, you are acknowledging,

-        That you are subject to the application of Title 45 law

-        That your stay here is “transient” in nature and you have not signed a long-term lease agreement with the RV Park determining the length of your stay.

-        That RV Park reserves the right to not re-register any guest without notice.

-        You will abide by all RV Park rules and regulations (a copy is available upon request as well as should be provided to you upon registration).

-        Long term fees are by nature a discounted nightly fee for advance payment in full, any fees not paid on time and in advance may revert to a daily rate. Any rules violations may result in the loss of discount and fees reverting to daily rate.  Fees are posted and available upon request.

-        Any unpaid fees are prosecutorial under criminal law (as put forth in Title 45). 

The RV Park will refund any unused portion of payments upon the event a customer is ejected from the park.
