1. Space: One RV Space in Dale Hollow Paradise RV Park, Burkesville, KY.

2. Terms of Lease: A period of one year beginning
and ending . Prepayment required. Yearly lease amount is $4,000.00

$40.00 Nightly rental. $180.00 Weekly rental $720.00 Monthly rental
Sales and use tax of 6% charges on all rentals under 30 days as well as tourism tax of 3% on rentals under 30 days. ($2.99 booking fee applies when booked online to cover cost of credit card usage charges and online overseeing fees.)
3.Check in is at 1:00pm and check out is at 12:00 Noon the following or last day.
4. Deposit: $500.00 to hold lot on yearly lease.(only applies to long term rentals)
5. Sublease-Tenant expressly agrees that the lease premises nor any portion thereof shall not be assigned for subleased at any time.
6. Utilities: For anything under 30 day rental all utilities are included. Yearly lease-all utilities included except electric.(water, sewer, wi-fi, and trash). Electric is metered separately and will be billed directly to the Tenant. Individual electric bills are the responsibility of the RV tenant, not Dale Hollow Paradise. Sewer-connections to waster/sewage, or eluent from sinks, toilets or other plumbing fixtures must be deposited in dumping facility (sewer connection) only and may not be deposited directly on any pavement, dirt, or vegetation. Water-pressure regulators are recommended to be used. Heated water hoses are recommended during freezing temperatures. Water use is included in the lot rent, but any excessive use could be billed back to the tenant. Trash-Please drop your household garbage into the large dumpster. There is no garbage collection at each site. Any dumping of large items such as mattresses, appliances, electronics, computer, ets. Are NOT allowed in the dumpsters. Please do not leave hot ashes, or large boxes (not broken down) in dumpsters. Let’s keep the park clean please.
7. Storage sheds: Must be no larger than 10x12 to be placed within the rear of lot perimeter at the tenants’ cost and must be portable type construction. Prior approval needed by Dale Hollow Paradise. Any shed left upon vacating the lot will remain the property of Dale Hollow Paradise. Storage sheds are not to be used for sleeping or living in at any time. Carports and decks may only be installed if of a portable and removable nature. No permanent carports or decks are to be constructed on any RV site. All carports and decks must be removed upon tenant vacating site.
8. Fences: No permanent fencing may be constructed on the RV site. Only temporary and removable fencing or invisible fencing be installed and must be approved by Dale Hollow Paradise. Gardens and landscaping on RV Site must have prior approval from Dale Hollow Paradise.
9. Lot Maintenance: Lot are to remain clutter-free at all times. Bar-B-Q grills, chairs, and other personal items can be out but kept in a neat fashion. Open fire pits are allowed at each site but must be kept contained and extinguished if they are no longer going to supervised by Tenant.
10. Vehicles- No vehicle engines or motor repairs are to be stored on the site. All vehicles parked on the site are to have current titles and tags: no storage of inoperable vehicles is allowed at any time.
11. Golf Carts: Can be used at RV Site. They must be driven by someone with a valid driver's license. This is for the safety of the cart owner and residents. If operated at night, proper lighting is required. No reckless operations of carts will be tolerated. Cart owners takes full responsibility of Golf cart and any liabilities.
12. Insurance: Owners are to fully insure their trailer and buildings and contents against damage and theft. Proof of liability insurance for RV/s and vehicles are to be placed on file with management.
13. Road speed: The speed limit is 10 MPH throughout the entire park.
14. Responsibility: Dale Hollow Paradise is not responsible to owners for any loss or damage to their property including, but not limited to explosion, fire, flood, tornado, windstorms, high water, hail, Act of God or any other conditions. The park is not responsible for damage or theft of RV contents, equipment, accessories, or personal belongings. The owner/lessee accepts full responsibility for their RV and agrees to carry their own insurance to protect their RV and such other property against said perils. Lessee specifically releases Lessor from any liability from damages, accidents, or injuries.
15. Firearms- No discharging of firearms are permitted at any time in the park. Fireworks will need to be approved prior by Dale Hollow Paradise and only permitted on the 4th of July.
16. Noise-Between the hours of 10:00 pm and 7:00 am excessive noise created by tenants or guests will not be tolerated. All children are to be on their sites or with their parents after the hours of 10pm. This includes teenagers. If you do not obey, you do not stay.
17. Pets-Pets are allowed but must be kept on leashes when outside of RV. It will be the responsibility of the owner to insure all stool deposits are cleaned up. Pets will not be left tied unattended. The owner takes full responsibility of their pets at all times.
18. Guests and visitors are welcome. They should be informed of our regulations. Remember owners are responsible for the conduct of their guests. Loud and boisterous parties or conduct will not be tolerated. Common sense and good judgment are the rules to follow.
19. Lessee agrees to pay a $50 charge for all returned checks and must provide valid payment within a week of said returned check.
20. Upon yearly lease expiration, a 30 date notice is required if lessee is not going to renew lease for another year.
21. Lessor/management reserves the right to change, alter, or otherwise make changes to this agreement or rules and regulations at any time without prior notice.
