Policies & Rules

 General:

1.    Guests are responsible for any damage or injury caused by themselves, their children and/or pets.

2.    Guest assumes any and all risks associated with the foregoing and agrees to hold park harmless from and indemnify park against the same.

3.    The park is not responsible for personal injuries or damage, loss or theft of any personal property or vehicle.

4.    The laundry room is open 9 am – 9 pm. Change is available. Please do not leave your laundry unattended. We are not responsible for accidents or theft.

5.    For the comfort of all our guests, office restrooms are open 9am - 9pm with exception of a temporary closing for cleaning once per day. We ask for your help in keeping the restrooms clean, please. Guest under the age of 18 need to be accompanied by an adult to the bathrooms and showers.

6.    We reserve the right to evict any person(s) who does not comply with the rules and policies.

7.    All guests and visitors must register in the office upon arrival.

8.    All Motorhomes, RVs or Travel Trailers must be in good working order and appearance.

9.    We reserve the right to refuse access to any guests whose vehicle or RV is deemed to be unacceptable.

10.  Please be respectful of your neighbor and do not walk between sites when navigating the park. Please use main roads, sidewalks, and designated public paths to walk around the campground.

11.  Visitors are welcome at guest sites between the hours of 9am & 10pm, but they must first register at the office.

12.  Visitors are not permitted to stay overnight.  All visitors are required to leave by 10:00 PM.

13.  No overnight parking or storage of trailers, boats, jet skis or utility trailers is allowed in any camping area.

14.  Blowup mattresses, sleeping bags and cots are not allowed outside.

15.  We are happy to recommend a local Mobile RV Repair service that comes out to your site to assist you with any repairs.

16.  Clotheslines are not allowed.

17.  Guests may not hang any items from the trees.

18.  All sites are to be kept neat and clean for the duration of your stay.

19.  Only 1 RV and a maximum of 2 other vehicles allowed per site unless stated otherwise. No parking in common areas. Do not park in the middle of the road. Do not park in sites that you did not register for.

20.Large trucks must park in the office parking area. Ruts caused in your site due to additional vehicles will result in damage charges.

21.  All trash is to be disposed of in enclosed trash receptacles. Dumpsters are available at office. Dumpster lids are to be closed after use. If you require large items to be removed, we can arrange its removal at cost plus $50.

22.  DO NOT leave trash out overnight, wild animals do exist in the park.

23.  Boats, boat trailers, cargo trailers or car dollies are not allowed on sites. Additional parking spaces can be provided for day stays, long term storage will be required for long termers.

24.  Drones are permitted in our park. Do not fly drones over people, RVs, or vehicles. Drone insurance is required and easily acquired through Verifly, SkyWatch or similar. You will be held personally responsible for any damages caused by your drone.

All Sites: 12 PM - 9 PM

Check-Out Time:
All Sites: 9:00 AM – 12 PM

Late Check-Out Policy:
The front desk may be able to arrange a late checkout, if available. Additional fees may apply. To ensure availability for incoming guests, please plan prompt departures.

Safety:

1.    Shoes/foot protection must be worn at all times. Mesquite trees are present and thus mesquite thorns are present. Additionally, while we make efforts to keep glass off our beach, the lake is public property, and we cannot control any underwater hazards which may be present.

2.    No lifeguards are on duty, swim at your own risk.

3.    Children under 18 must be supervised by adult while swimming or fishing.

4.    Use of illegal drugs is PROHIBITED.

5.    Obnoxious behavior of ANY kind is PROHIBITED. DO NOT throw rocks.

6.    Speed limit on property is 15 mph.

7.    Motorcycles must be in idle speed when traveling through the park.

8.    No vehicles can block any portion of roadway.

9.    Vehicles may park in designated spaces only.

10.  Vandalism of any kind by anyone in your group including guests (regardless of age) may result in eviction from the park. 

Emergencies:

In case of severe weather, seek shelter. We will open the metal barn opposite the office during tornado warnings. We love pets, so please bring them in with you and please do not leave them outside your RV during severe weather.

Emergency Contact Information forms are required from all monthly guests. This information remains private and used only when a situation arises when we need to contact someone in the event of an emergency or is sought by law enforcement agencies. We never give personal information out to others.

If you observe any activity you believe to be of concern, call (361) 877–6604 24 hours a day. (No soliciting is allowed.)

If you need to call 911 for any reason, and if time allows, please call the office so the maintenance staff can be prepared to escort the emergency personnel to your site.

Security:

1.    Management is not responsible for lost, stolen, or damaged articles.  Keep your valuables locked up.

2.    Report any problems with your site to the Main Office immediately.

3.    We adhere to and maintain all state, county, and local laws on property.

Electrical Use:

1.    You are responsible for understanding how many amps you are using in your RV. Amp usage over the 50 AMPs provided can trip your breaker. Please be mindful of your amp usage, so that you don’t trip your breaker during your stay.

2.    Please notify the office so that we can notify maintenance if you have any electrical issues during your stay. Guests are not permitted to diagnose our electrical pedestals per insurance and safety requirements. Maintenance is happy to help. Even if you are an electrician, laws prohibit you from working on our pedestals unless hired to do so.

3.    A $100 electric deposit is required upon check in for monthly stays.

Quiet Hours:

1.    Quiet hours are from 10:00 PM to 7:00 AM.

2.    Please be courteous to other guests around you.

3.    Loud music or objectionable noise is not allowed at any time.

4.    Inconsiderate guests will be evicted from park.

5.    Profanity or violence towards other guests or park staff will result in immediate eviction from park.

6.    Guests violating rules that results in eviction notice will not receive any refunds for their stay.

 

 

Pet Policy:

1.    We reserve the right to refuse service to anyone whose pet is NOT considered suitable to the serenity/safety of our guests or the park.

2.    A one-time, nonrefundable fee of $50 is required for any pets.

3.    Pets must be kept on a leash under the control of someone who can always manage the animals.

4.    Excessive barking is not tolerated and disturbs your neighbors. Please note that excessive barking may result in you being asked to leave without refund.

5.    There is a two-pet limit in the park.

6.    No exotic or oversized pets are permitted.  This includes all reptiles or large birds.

7.    All Pets must be registered at the Front Desk upon arrival.

8.    Pets may not be left outside unattended.

9.    Guests are responsible to “clean up” after their pets.

10.  Guests should carry proof of pet’s current vaccinations.

11.  Pets are prohibited in park buildings and amenity areas.

12.  Park is not responsible for and will hold accountable pet owner for any injury or damage caused by pet(s).

13.No pets are allowed in cabins. A $100 charge per occurrence/day will be assessed if evidence of pet presence is noted.

14.Service animals may accompany a disabled person into park buildings.

Boating, Fishing, Pier use:

1.    Shallow water and obstacles exist at the park, we are not responsible for damages.

2.    Fishing licenses are required by state law.

3.    Pier lights must be turned off if not actively using the pier. Please respect quiet hours if fishing after dark.

Wildlife:

1.    Wild animals do exist in and around the park. These are not tame animals/pets and should NOT be approached or considered suitable to interact with. While we make efforts to remove problem animals, we also enjoy the experiences of nature in our park. For the serenity/safety of our guests in the park, pets must be restrained.

2.    Pets must be kept on a leash under the control of someone who can always manage the animals.

3.    Use caution and be alert when walking at night. Wildlife that has been identified at the park include snakes, racoons, coyotes, deer and hogs.

Rental Equipment:

1.    We reserve the right to refuse service to anyone.

2.    Insurance cards, driver’s license and deposits must be provided before taking possession of rental equipment.

3.    Damage to rental equipment or damage of any property of guests will cause the renter to be held personally liable and an insurance claim to be placed against renter’s auto insurance, and/or charged against the credit card on file.

Rental Equipment:

Your Site # is subject to change prior to arrival unless a site lock fee was paid during the time of booking. You have been assigned a specific site, if you wish to move, please check with the office. Due to reservations and maintenance, moving may not be possible. Please inquire before moving sites.

By accepting this reservation, Guest hereby waives, releases and discharges and covenants not to sue Emerald Hills RV dba Emerald Hills Waterfront RV, or subsidiaries thereof, for all claims and liability for personal injury, accidents, property damage, any other claim arising out of or in connection with Guests’ use of the Rental/Property. Further, Guest agrees to defend, indemnify, and hold harmless Emerald Hills RV from all losses, claims, expenses and demands, including attorneys’ fees, that Emerald Hills RV may incur arising out of or in connection with Guests’ use of the Rental/Property. Guest further agrees to be responsible and liable for the actions and safety of every person in their group. Emerald Hills RV reserves the right to remove any renter, occupant or guest who is subject to a lifetime registration requirement under a State sexual offender registration program.

Management shall not be held liable or responsible for non-utilization of package components or loss of recreational opportunities due to weather or any other circumstances beyond our control.

Emerald Hills RV or its management bears no responsibility for any loss or damage to any person, property, or thing, howsoever caused.

The management reserves the right to evict any day user, guest, camper, or group of campers for any cause.

By signing this agreement, you have acknowledged and agree to park policies.
